Hmmm. Is the 3.5m for the carcass alone? What's the size of this your standard building? Are there no concrete elements or reinforcements bars in the building? Did you fill the cavity at all ? And how many blocks are u looking at to complete this structure? With the prevailing market rates of building materials,I think this amount cannot build a standard one bedroom mini flat apartment . I believe it's wrong to assume an amount can complete a structure without a drawing and site assessment. olukaygold: |

The warehouse is a two- in -one warehouse. We are expected to renovate and remodel one part of the warehouse into office spaces while the other part is the storage area. Here are the pictures of the first part for office spaces.. It's the uncompleted part of the warehouse.

2. 0 The WAREHOUSE renovations works. This particular warehouse was abadoned for years before our client bought it. We had the STRUCTURAL integrity testing of the steel and concrete members done to ascertain their strength and fitness to support the new load that they will be subjected to. The results obtained were satisfactory. We then proceed with the renovation/ rehabilitation works.. The attached is the picture of the old warehouses.

Construction & Coordination of workmen on site: We do not compromise on quality so we ensure the right mix ratio always. We bought materials in bulk and store keep them. Our subcontractors were advanced ahead of their job to reduce the impact of inflation on materials We believe in getting it right the first time. So we put out our best hands and brains to the job. We had reviews regularly. We worked as a team irrespective of our work scope and resolve issues immediately they arise. And we relax after the job is done. |
This project was completed and delivered within one year : carcass and finishing Here are some of the challenges we had and what we did while working on the project. 1 The site: we observed [/b]little discrepancies in the dimensions of the construction drawings and the actual land size. There was an old bungalow with numerous attachments on the land that were pulled down before we were commissioned to build. This maybe the cause of the discrepancies. During the excavation, we encountered some concrete mass from the old building that we had to break off to make way for our new structure. We also obseved that the land was a bit sloppy. So we continuously look level to ascertain that the building was on a plain surface. 2. Construction & Coordination of workmen on site We learnt to mind our core business which is Building construction and engage capable skilled expert to work with us on other areas. We made sure all drawings needed for the construction works were available on site and revised works were communicated on time to party involved. We prepared a workable program of work and cash flow for easy monitoring cos believe in proper project scheduling and planning. The subcontract works were contracted out almost immediately the project started so we could meet up with the delivery time. Each of the subcontractors/ fabricators was expected to work with the programe of work. We had a little issue with water on site. The first borehole we dug was later condemned because the volume of water gotten was not sufficient for the occupants of the building. We had to engaged the services of a geophysicist for the geophysical analysis of the site to prevent a re-occurence. Of course we had several issues with omo-onile and we were able to resolve them.

Lintel varies in size depending on the width of the opening, to conclude that 10mm dia rods are okay for all lintels is not a good advice. The size of rebar for lintels depends largely on opening width but on the average 12mm is used. However if you are trying to save cost then make 100mm precast concrete lintels (for regular doors and small windows) and place them over the openings this will surfice. For a bungalow, 12mm rods is appropriate for your columns but as the number of floors increases, the size and number of rebars should also increase so also the size of the columns. Toscoas2: |

Who recommended a pile foundation for you? I assume you already have a design and drawings for your intended building ( architectural & structural) and have carried out a comprehensive subsoil investigation ( soil test) to determine the bearing capacity of the soil. This recommendation from the subsoil result is what will determine the type of foundation that is most suitable for your building based on the estimated building load. Hope this is how you came about your pile foundation option and not just because someone suggested it. If you have done the needful and the report recommends pile foundation, the number of piles, depth, diameter and type of pile which will be part of your structural design . And if you can share the structural floor layout of the foundation and the first floor it might help too. It's not about changing the size of the reinforcements bars but the load the columns will be expected to support. The size and numbers of rebars provided for each column is a function of the load and area. You need to let us know the numbers of floor that will be supported by the column as well as the distance between each columns. This can be determined from the structural layout of each floor and roof. You should also seek the services of a structural engineer for an on-site assessment. Safety first.
