The security house is built with 6" blocks, except for the side that is attached to the fence that side was built with 9" blocks up to the coping of the fence(6 coach). Peace!!!!

Some little expenses I forgot to include!!! The sand from the soak-away pit was used to fill the security house and its toilet and the guy that did the filling, also water and rammed it before the casting. He didn't give me any charge but I gave him 2k5(just freely. Because he's the one that helps me monitor the site when I'm not around. He call to give me update about the site at his own expenses). Also, their is another coping on the fence and the carpenter charge 4k5 last o!!!! We agreed and he is yet to finish it!! total: 7,000 Peace!!!! Pics!!!

jerryben12:The least price you see cement around Ikorodu is around 2k(most people don't sell @ this price) Again, the least price for 6" blocks around my end is 130 and for 9" it is around 135 to 140 But there is a place I saw 6" for 120. But I notice this people don't add stone dust(granite dust) to their sand when they make their blocks. So it quite depends on what you want!!!!! Peace!!!! |

Fhemmmy:Soak-away wey dey smell no be soakaway oo! that one na old skool!!! Besides, the soakaway is for the security house alone. The main house soakaway pit is at the back of the house. I digged that before I did my Germaine floor!!!(so the sand was used to fill the foundation!!!) Peace!!! |

@ Diordaves Am Alone just a couple of questions: Is your security post sitting right on top the soakaway pit? If yes, what is the arrangement for emptying? My security post is not sitting on top of the soak-away pit! The soak-away pit is on its own. Right infront of the security house. What is the nature of your kitchen cabinet that you need iron work?: iron works as in the 12mm rods? For the concrete slab that the washing hand sink will sit on! Actually, the welder advice me to use 10mm rod but i choose to use 12mm because I still have some pieces leftover from others works I've done so far with 12mm rod so instead of buying about 2 or 3 length more, I choose to use 12mm and buy at most 1 length. Why do you need to channel your kitchen waste water to a diffirent pit instead of your normal soakaway? My soakaway pit for the main house is 6ft by 6ff by 6ft. I think it will be too much to allow toilet water,kitchen water, and bathroom water all to be directed only to this 6 by 6 pit!!!! it can easily get filled up! The soakaway pit I no is only for toilet/WC water. Because I don't like to have gutter to channel the water outside in my compound, I just want to dig another big pit like 7 by 7 by 9 or so. And direct all my bathroom and kitchen water only to that one. That way, I'm very sure it will be okay!!!! Peace!!!! Stay blessed.(u2) |

The bricklayer charge me 10k to do the casting of the security house, security house toilet, security house soak-away pit security house lintel(chain up), 5 coping on the fence, the casting of the base for the kitchen cabinet, the base for the wardrobe for the house(3set). And the iron bender agree to take 4,500 for the lintel work,the iron work for the soakaway, the iron work for the kitchen cabinet and the iron work for the proposed pit where all my kitchen water and other will be directed to. Also, I spent 22350 on iron. I bought 15 length of 12mm iron @ 1380 and 6" by 6" ring @ 550 x 3. It was very close to my site so the seller took it to my site @ his own cost!!! Peace!!! |

Also, I wanted to beat the price down a little more, but was advice by the guy not to because they have some fake POP stuffs that are not really very nice and changes color to brown after a period of 4 years or so!(no matter the paint you put on it, the brown will still pop out!) Tomorrow, the brickalayer will be castin the top of the soak-away pit and the wardrobe of the house and the lintel and the security house floor and some more other stuffs. Though i've not negotiated the price with him shall. Again the carpenter did one small work and charged 4k5 last oo its was just a little coping!!!!! I will some pictures soonest sha peace!!! |

For your contribution to the thread So I will say if anyone follow a standard procedure for mixing cement. around 600 bags should be enough to stand a fence and complete a 5bedroom duplex and plaster the whole house and fence(excluding moulding of blocks) --I need to take that upstairs!!!(Though I noticed your foundation consumes more cement and concrete than any normal one that was one of the reasons why I include plastering and it may consure more!!!!) Well, that was one of the reasons why I was suspicious about Brabus 4.5m(fence,approval,omonile. . . etc) Again, there is a difference between building a house for rent and one for yourself. It can be up to 2 and a half time more depending on what you want!!!! It is just a case of Danfo(350k) and a private infinity jeep(3.5m)!!! Peace!!!! |

Just like Spyder stated the prices are okay!!! But you need to bargain more on the doors!!! those are the onces I see as expensive I don't know the kind of doors you want to do anyways while the price looks so much is because you are doing so much!!! Peace!!!! |

So it is always better to buy 30ton because on the long run, it is much cheaper My 30tons went for 130k Again you have to be very careful most of the people that bought it in my area got theirs for 120/125k but the man supplying mine sells for 130k And I notice my 30ton are much plenty compared to every other persons buying @ my place there!!!! But again, I don't think mine can be applicable because of the type of roofing sheet I used it consumes around 3 times more woods than aluminum Again, this roof is more expensive than Aluminum you don't want to use it for a commercial building! @caseymoney Firstly, I don't know if you are building in Lagos! But check out the prices!!!! Sharp sand/Dredging ----- 22k per 10ton Bricklayer 2500 per day's Job Labour 1500 per days Job(for the setting of blocks, 1 Labour will serve 1 bricklayer. and each bricklayer can set 100 to 120 blocks for a day's job. But for plastering, one labour will serve 2 bricklayers. And they will plaster 2 sides of a room each for a day's job. This is the best around Lagos. And it as to be 12 by 12 of a normal room. But if you room is bigger than normal 12 by 12, you can still negotiate it for same price. Depending how much bigger it is). I have not used gravel before so I don't really know the price.(around 36k for 20 ton or so) For plastering sand, 10 to 12k per 10ton But again, if you are building in Lagos, you don't want to pay your bricklayer per day o!!! The best is to give it to them as a constract!!!! That is what I have been doing(except for the little soak-away and security house). To explain to you why I think contract is better is this. If they are working per day for you, they can easily do a rubbish job! And less of their mind will be devoted to the work. Again, @Least in Lagos, you are most likely to spend more. for example, they tell you they set 100 blocks for a day's job. If you give them 100 blocks to set, you find out that they may set 80 blocks leaving 20 behind. Because when setting, they count half blocks as one. But when they are taking it as a contract, you can easily count 100 blocks as 100 and not less. So when you want to give them as a contract say 1000 blocks, you can easily say since a day's job is 100 blocks then 1000 blocks equal 10 days and since 1 labour 1 bricklayer equal 4k for a days job, then 10 days equal 40k. Then again, you try to bring it down to 35k or so. So as to get some discount. but sometime you may not get it so cheap. you may spend 42k or 45k but it is much cheaper when than when they count 80 blocks as 100 for you!!!! Good-luck!!! |
