@ Felixv Bros, I want to say it depends on quite a lot of things. My foundation too a total of 1000 blocks. it was 4 coaches higher than the ground while the kitchen and store and dinning were all 5 coaches. So my estimate is as follow: 1000 blocks of 9" were used for the foundation @ 135 each = 135,000 the blinding too 60 bags of cement. Because it was 9" thick.(I contacted one of my new bricklayer and he told me it was too much. That it was supposed to be 4" thick at most. I just don't want to take chances. I hate cracks. I don't want to build something that may begin to crack in the next few years. That was what I want. But for yours, i think 15bags at most will do). Cement was bought @ 1730 then = 103,800 including transport. Again 9" blocks consume more cement that 6" when doing the chalking. But here In Lagos 9" is recommended for foundation and all the external walls of the building @ least. I digged the foundation for 16k it was 2ft deep. Say a tipper of sharp sand and 10 ton of granite will do. And ofcourse you will still have lots of granite remaining. An estimate is that the 1000 blocks were set for around 40k Bricklayer and labour. Again around 15bags of cement was used to set all 1000 blocks. = 25950 I will give another estimate of 30k for the casting of my foundation. One it was very big. And because of my recommendation again. It took them 3days to complete all around 6people work. So a good estimate for the cost of my foundation is around = #310,750 Now because o the much casting around 20ton of granite was used for my foundation alone and 20ton of sand was used as well, That is including the setting of the blocks. Sand - I bought it then 24k per 10 ton dredging sand and the granite went for 130k per 30 ton. Now some modifications. The best price to get the sand is 22k and the granite is 120k. But for the granite, I'm kind of okay with it as my granite is always ver full. So a goo estimate for my foundation is say 450k. Now consider so much factors involved with mine and you will se that you can get it cheaper - hopefully sha!!!! But surely it will be very much related to mine depending on the kind/size of house and the kind of materials you intend to use. again note the labour cost!!! Peace!!!! |

@Birch77 Again hope you've seen my security house soak-away pit and the security house and its own toilet?? Now let me give you an estimate of that one as well. The foundation of the security house and casting was done for 3k(though the side that link to the fence has already been dogged) 6" blocks was used for the security house all through and 9" blocks were used for its soakaway. the 9" blocks 130 @ 140 was used and the 6" blocks over 300 @ 130 was used. = 57,200 The diggin of the security house soakaway cost me 7k excluding packing. And the size is 9ft long by 7ft wide by 7deep(though 3 feet of it was just 3 feet deep which was used for the main soak-away. The soakaway and septic tank were attached). one bricklayer work 2days on the security house = 8k(bricklayer and labour) Then came my new bricklayer. I paid him 5k for the casting and setting of all the blocks in the soakay(with labour) then next day, he pastered the inside of the soakway and set more blocks on the security house(2k5 for him and 1k5 for labour) Again I paid him 4k to take the security house to lintel level(please note that he was also working on the design of my fence which took more time and stress. Then I paid him 10k to cast the soakway pit, the lintel of the security house(round the house) and the casting of the german floor of the security house and he still did some casting inside the house. Then lastly and extra 6k to finish the work. That is to take the security house to roofing level. Mine was 3coach after lintel and again out of that money, he completed the fence design. an estimate of 15bags of cement was used. Again the carpenter that did the lintel around and the soakaway casting base collected 3k. NET TOTAL: 131200 Like the other quote, i did not mention the amount of sand and gravel that was used because it is in small quantity. Again because I've got woods @ hand no need to mention again. This are my estimates. It may be less, and it may be more. I can't say much sha but it is suppose to relate i guess?? |
Bros Let me share with you a rough estimate of what it cost me to builld my Security house and soak-away pit This is just an estimate as I did not build it alone. First I have 3 sets of soak away in my compound The main house soak-away pit is 10ft wide by 10ft wide by 10 deep. and its cousin 6ft by 6ft by 6ft.I digged the two for 45k. Intitial we agreed on 35k including the packing of the sand. But we later discovered the ground was too hard and as a result in requires more labour. That was when I paid an extra 10k. If not they would have left the job unfinished. Then 1 bricklayer used 3days to finish the two soakaway pit(the block work) = 12k(workmaship) Then for the 10 by 10 septic tank around 189 blocks was used of 9" which cost around 135 then(lets say 27,000) Then for the 6 by 6 by 6(soak away pit), around 80 blocks were used and each cost me like 125( 10,000) Now my soak away has got 4 pillars(the 10 by 10 own). so around 12 lengths of iron of 12mm was used @ 1250(now 1380 sha but because of the rain, the price will fall back) = (15,000 and transport 2k5 = 17k5) Then the plastering of the septic tank took one day (estimate should be around 5 to 6k) Reason: I gave them as a contract that was why they did it for one day. If I was to be paying them it would have cost me 2days which is 8k in lagos. 2k5 for bricklayer and 1k5 for labour. Then the casting of the of the cover of the 2 soakaway and my pillars is a day job for 2ppl. around 4k(one bricklayer and one labour). Again like around 10 to 12 bags of cement was used for that job. then I bought cement @ 1730. But let me calculate using the price of cement now which is 1850 transport will take like 50 naira or 30 naira per bag depending on distance or how best you can negotiate = 22800 Then the capenter work like 3k for the two job(though I paid more o) then plank to guide the soakaway and carry the casting estimate = 8k5 for 10 piece of summy wood @ 850 per one. You can get it cheaper o! then bamboo to carry the casting = like 8 piece @ 170 per one Lagos price = 1360 transport 2k5 or 2k or 3k Lagos price! Depending the distance. So total for my soakaway pit alone = #151,160 NOTE: Lots of factors where involved in mine. The size of the soak-away pit for my house is much very big than required. and because I put pillars and cross beam to make it more stronger. And again I used 9" blocks for the septic thank which is more stronger and balance!!! And the people that digged the soak-away were also packing it to fill the foundation of my house. That was why the amount was so. If it was very much smaller, it would have cost me less. |

Anytime I get to the property sections, I am always very attracted to this thread(because of the topic I guess )But I don't understand why on Earth someone will want to teach us how to build or something without giving/sharing (with) us the cost implications. It is very easy to say so far spent is 2 or 5m But if you go into details with us and if you are very honest in sharing these details here with us, at least we too can learn from it just like the previous thread. It was so interesting because there were lots of contributors. And everyone was sharing details!!! Without giving us details of the cost as it goes, I don't think there will be anything special about this then - Just like every normal uncompleted buildings we see by the street. So I don't see any good reason why I will want to waste my time on this!!!! MY2CENT!!!! Seriously I still Can't Figure It Out!!! |

@ Poster I have said this before and I still think so! Building to rent for me is not a very good business I have done my calculations over and over again and I realize that at an average, you will have to wait for like 14years!!! before you can get your initial investment(all things being equal. That is excluding renovation and increase of rent with time. So I say, the extra increase of the rent over time, should be used for renovation then). Again after the first 3 to 4 years the house is no more new and its rent by then will not be as high as a new building by that time!! Fhemmmy:To explain my point, Fhemmy a block of 6flat will cost around 18 to 20Million(in Lagos if you are building 3bedroom each) Again, if the cost of 3bedroom is 400k per annum, then the cost of land around that area is most likely to be around 8m to 12m To earn 2.4m per annum from housing, you need to invest around 28m to 30m or more!!!! Then on the order hand, building can be a very profitable business, if you get your land very cheap or it was inherited or the land you have before you build has already appreciated to maybe 5 or 10times it price. Then when you build, it can be more easier to get your investment back asap and start making profits!!!! What I advise and will always advise is build to sell!!! or if you are building, make sure you are building a plaza,shops,warehouse,night club etc. Sometimes you may even regret building yourself a house when you get few bad tenants Again, I think building a house can be one of the safest way to tie you money down and tap from on yearly basis in Naija! Again, renovation is not expensive at all. Except when the house is already dead!!! Now for commercial houses, one of the best to build is a storey building when they gets very old, they depreciates a little compared to the 2,3 or 4 storeyed buildings I mean na who go won buy so much stones ![]() |

But as for me, I hate half finished job or going half way. One thing about construction, is that even you've done up to 90%, it as good as 50% except all is finished that is when you can actually move in or so. I did my preparations for 2yrs before i proceed. . . . Because I've a phobia for stoping half way. I noticed before I can come back to it, it may take too much years, with my money stuck in the ground I can't have it back and I can't enjoy it!!! All I can do is stare!!!! What have noticed with these aluminum people or all this people in general is that, they tend to give you a quotation for high quality materials to be used and when you talk they say that the materials is the best. But when they an advance payment, they may end up using another material entirely for you. Of course you may not know the difference. I am just luckly this guy gave me what I paid for. So other people gave me a quotation for 480k and the materials they showed/gave me as sample, I latter found out was not Tower Aluminum!!! So shine you double eyes my broda!!!! Peace!! |

@ ALL I have seen person that can supply me dredging sand for 20k previously I was buying it 24k. The standard price was 22k I never new then, and I bought 9tippers. Anyway, now I've seen a woman that can do it for 20k for me sha! Peace!!!! some updated expenses. I will be ordering 10ton of sharp sand from the woman --- 20k I bought 16mm rod for the overhead tank @ 2300 13piece --- 29900 Bought 7 by 7 ring of 10mm. 5 dozen @ 700 --- 3,500 The welder charged me 5k for the work(to finish the pillar and the decking where the tank will sit on) ---- 5,000 bought 10 bags of cement @ 2k --- 20,000 Paid the bricklayer 2k ---- for the casting of the fondation of the overhead tank, standing of the pillars and the setting of blocks around the foundation. one coach!) ---- 2,000 The Aluminum man collected an extra 2k from me saying the "nylon don cost" -- 2,000 Also, bought 5 lenght 12mm rod @ 1380 for the decking for the overhead tank --- 6900 Bought 80blocks @ 130(this is the best price I could get block around here still o!!! Though I've changed supplier o. One man is selling for 120, But abeg that no be block jorray!!. ) ------ 10,400 And for the roofing of the security house, I gave the carpenter 750 to buy the belt that will be used to tie the roof to the house/block/lintel and he said they sell at 150 per one, and I bough 6 and an extra 1,000 for 4" nail 7 kilo @ #100/kilo and 3" nail 3kilo @ 100 naira. I still have a little more 6" nails but they need very little of it. Again the carpenter charge 5k5 for the roofing of the security house and the noggings. Again, I still have lots of woods @ the site. Except for facing board. Lastly, the aluminum window will be installed tomorrow peace Total: #106,950 Also paid the man that helped me clear the compound 3k NET TOTAL: #7,706,420.00 |

@Omobashua1 I will say; like you, like me!!! As in, like we think alike or I guess you the mind reader!!!! lol. Firstly, I am not going to interlock my whole compound. And those palm trees are really very lovely. And there is another tree as such that looks very much beautiful too. I will have a carpet grass, the palm tree, and that other plant. Again, I really want to be carefull because I don't think I will have time for cutting/maintanance. The three types of plant I want to plant need very less maintance and they are also very much beautiful. I think I need these flowers for their beauty and so as to save cost of interlocking the whole compound. Again, I'm going to install inverter for my house. But for the Solar Energy, I don't really know for know. But I told my Electrician to make some enquires about it for me. Its been like 2months ago, yet no reply from him. Maybe he thinks i'm not serious about it sha. If you have good/relaible contacts for those, I will like to have them because I'm very much interested in them. @too legit Your email I will forward their contact to you! Peace |
