Am Alone, your fence is cool. What's the security like in your area. I love open fence like yours but my concern is, is it secure to have an open fence in a developing site like yours. Sometimes your environment determines the taste and style of your house. Please throw more light.
Bros, I have come to understand that the savest security fence is the open onces like the one you can see in the picture!!!!
It is not very adviseable to close urself up(having high fence that people cannot see inside from outside)!!!

I don't want to argue about it o, but below are some examples why I think it's better!!!!

If You Build Yourself A Semi-Closed fence:

---The only dis-advantage I know of now is that you will loose a bit of privacy as people can easily see you just immediately you open your doors grin grin grin grin grin.(Though mine is a bit more higher so people don't too see inside)
---But maybe when you are not around, those petty thieves or whatever can be seen inside! Or trespassers can easily be noticed!
---Maybe nobody is @home, and there are some complications, it can easily be notice from the outside before it gets too late E.g Fire!
---If you've got a short fence, people can see inside and notice if there are any strange activities. And scream or noise can easily be heard.
--- If you have an open fence, maybe you are being robbed in the middle of the Night, when those Watchmen are passing by, they can easily
check if anything around look strange!!!
---It kind of display openness like their is nothing you have to hide!!!!

For the
If You Build Yourself A Closed Up fence:

--- You get lots of privacy, as you can do anything at the front and back of your house(inside the compound) as people can hardly see you!!!
--- But if there is a strange activities going on inside, people will hardly notice!!! As the only way to find out is perhaps to climb the fence
which if far more than trespassing!!!
--- If their is a fire while no one is around or a theif jump in, he get save and feels very secured as no one can easily notice or see through the walls!!! grin grin grin

Anyone can contribute so we can see the advantage and disadvantages. I was strongly adviced by my Lawyer and a couple of other people not to build a tall fence that it is more like a prison. I just have to stick to advices I guess?? grin grin grin

The bricklayer(the casting) --- Did it wella
Then another bricklayer entirely --- Did the plastering(the guy is one
of the best bricklayer I did see!!! I learnt he learnt the trade for 8yrs shocked shocked shocked grin grin grin)

But honestly, I will advice you go for the last bricklayer to do the casting
and the plastering!!! I will forward their numbers to you but you email nkorhuh?

Very good analogy your making Am alone, I have since noticed we are enjoying so many price reductions in both material and labour costs in Enugu. Also, we dont pay omo onile charges continually. The only people that stops our work here are the community, and they come only once. I paid a total of N120k before they left me alone to enjoy freehold on my land for the next 99 years. The money includes community developement levy of N40k, attorneys fee of N30k and ogbaneche-agu (our own name for omo-onile) N50k. They will never come to my land again, if I see any of them, then they need trouble from me.
I understand why gravel is cheap here, in some communities in Enugu, gravel could be swept from the ground, in the roadsides and even from your compound. So also sand in some communities, in Ngwo for example, I know a man who built all his 6 flats from ground up with sand brought in by erosion, he didnt pay a dime for it!

I visited my site today to check progress made so far
on the fence and security house. And infact shocked!
is an understatement! Indeed I was happy when I saw
progress made so far on the fence! The bricklayer charge
6k for the job! And it took 2days to finish it(he will finish tomorrow).
For the skalve holding that will carry my thank, I paid 2k5(oboi them no gree dig am cheap this time o)
for the digging. Though it will be 4ft deep and 6 by 6 ft wide. Furthermore, I paid 1k5 to my carpenter
to do some little/last work for the fence which he will complete today. The coping you see around the fence
pillar all was done for 4k5 and it took the carpenter 2days to complete it!!!!!
A days job for carpenter in Lagos is 3k at worst. So I always preffer to do contract. I just calculate how long it
will take them to finish and reduce the price/bargain on that price.

A good example of the above explain is ---

We need to build a house to lintel level
30ton of stone, 60 ton of sand, 100 bags of cement, 2 bricklayer will work 10days

Lagos/Am Alone's Cost:

30tons of stone ---- 125k
60tons of sand @22k/10ton  ----  132k
100bag of cement @ 2k -----200,000
2bricklayer @ 2k5 each 2labour @1k5 each ----- 80k

Omonile(foundation @ least 25k german floor - 40k)
NET TOTAL: 602k

Enugu/Spyder's Cost:

30ton of washed gravel @ 12k/10ton ---- 36k(this is what was used most)
60ton of sand @ 5k ------   30k
100 bags of cement @ 2k ----- 200k(though theirs always comes cheaper)
2bricklayer @2k each 2labour @ 1k each ---- 60k
  -- No omonile fee!
NET TOTAL: 326k


So now you can see it is impossible to beat any of those prices in Lagos!!!
People building in Enugu prices can be related to spyder's price
people building in Lagos know whats up!!!(though the guy is still good!!!!)

Yep, I understand your mean when you mean about borehole!

What have come to understand is that cost of construction in Enugu
is quite cheaper than that of Lagos! Because I notice sand there cost 5k
while here it cost - 22k. Granite again, I noticed when his foundation and
lintel was going on, the price for granite was going for 12k shocked
here even you wan't to use gravel, it goes for 36k for 20ton. But granite
goes for 125k for 30ton. So you understand that the materials in use matters
but the location matters most as this materials varies in price with location.
And it quite depends on the ratio you are mixing your cement to sand and
granite/gravel or how okay you want your house. The labour fee here compared
to enugu is quite different, as they pay 2k for bricklayer and 1k for labour
while we pay 2k5 and 1k5 respectively! Also, I notice omonile take charges here
while there they don't or maybe he choose not to include the fee. Same with
the building approval!!!

Again, I strong recommend that we mold our own blocks because it is most
likely to be very cheap!!! But again maybe you should make more enquires.
When you want to mold yours, you really need Machine to vibrate it! This
is the best way to mold blocks. Where I am currently building, I have 2plot
very close to the house I'm building. It has been clear. I can mold my blocks
there. I love to mold blocks because that is what
my dad did whenever he builds, but he's was hand mold and have come to understand
it is not the best! What I just need is to buy the machine that's all!!! -- God Bless Spyder880 [size=5pt]and me too!!![/size] grin


Lastly regarding those in Diaspora! For me, my advice to them is that they should just save their money
till when they are chanced to come home. When they do, they squat with a friend/family while they build or
better still rent a decent appartment(depending on the time dey have at hand) and build the damn thing!!!!

Why are you guys digging well? When you get get a borehole for $150k, I wanna know the reason why you guys have chose to dig a well in Ikorodu instead of Borehole. I need people building in Ikorodu to respond to my post. It doesn't take much labour to reach clean water in Ikorodu when drilling a borehole.
Like who need a well when you can get a borehole for 150k?
But the problem is, the place where I'm currently building,
borehole don't work there!!! Lot of people have tried it, but
it didn't work fine. One man even digged twice in same compound
but none was good. He had to end up digging the well @ last!
I prefer borehole bros, but it didn't work @ my end!!!

I am supposed to have started laying blocks on my decking to form the upper section but it will now be shifted till around Monday the 13 of this month. This is because my blockmaker is committed in another job and asked me to give him a week to round off. If by any reason he has not started as at that date, I am going out to buy blocks from a block industry.
I would have prefared my block maker sha, his blocks are always very solid. I will try to prepare a list of materials and labour cost of what my upper section (lintel and block work) will cost me, up until roofing level, later today.

Very simple. Don't tell him you want to use 15 rings
Just tell him u want to dig your well to Erosion level(where the water is)
Ask him to come and inspect your site. When he comes, he will go around
that area, check some wells out just to know what it will take to meet the
underground stream. Then he will charge you! If the price is thesame,
then i'm afraid you got to go for the cheapest!!!
My well took 10 and half rings for that price!!!

You know its quite amazing to know that one can build a 4unit of 3bedroom house and a BQ for 16m
yet just a 4bedroom house needs @least 7m to finish  shocked shocked
The reason is simple! A private home is built to taste(tiles,pop,pvc. . .  etc)
again you got to include the finish! And because everythings stands out un-attached,
it kind of cost more money. And since you should be going for the best, you ought to be ready to spend more

I didn't do mine like yours. As in, when I got to dpc level, that was when I did my floor(germane floor)
They use machine to do the mixing and it cost me 73k for the workmanship.
It was done in less than 12hrs(3"high). But yours is sure to be more cheaper. Because if they want
to do the casting, the mixing will be done manually(though it may take up to 3days), and am sure
yours maybe be more cheaper because of the size and if they do it less than 3". But the biggest challenge is that; It will be more stressful
for the laborers to move inside the house, because of doors.

The little casting of the soak-away pit, the flooring of the security house and toilet, the casting of the lintel,
the casting of the base of the kitchen, and 3 sets of wadrobe base of 6" high and 2 by 10ft long. And the casting
of the coping of the fence which is about 5. Cost me 10k(after much bargain cheesy cheesy cheesy).

So, it's left to you to do your own bargain.
But for the bricklayer, he's still working with me.

The secret is putting GOD FIRST i guess!!!!!!! cheesy cheesy cheesy

I will sum up the total cash spent by Tuesday or Wednesday next week.
And post some updated pictures of the windows after fixing!!!

My bricklayer is charging me 6k shocked to complete the remaining job of the fence
and to take the security house to roofing level(mine will be 2 and  half coach after
the lintel!). So total will be around 130 blocks to be set.
A days, job for bricklayer here is 2500 and labour 1500(@ worst)!!!!
And if the count blocks, they will set around 80 blocks or 90 full blocks @ most!!!!
So I always prefer I do it as a contract. All i need do is calculate the number of blocks
and price it in a way that can favor me!!!!

Again I still have around 160 blocks of 9" left at the site. But my cement is exhausted.
the digger charged me 15k to dig my 7 by 7ft by 9ft deep pit where all my kitchen and
bathroom water will be directed to in the nearest future. But that money include packing
the sand for the filling/landscaping of the compound.

One more thing, I want to begin with the construction of my salve-holding
where my tank will be positioned to sever the house with FRESH WATER - lol!!
initially, I wanted to use iron, but I found out that it will be more expensive.
I went to my welder and inform him about the development, he told me
the best iron to use is the Galvanize one's as they don't rust. But that will cost me nothing
less than 120k to build. So I think I rather go for the block and pillars owns that will cost me
around 80k or so. Again, the under can serve as my generator house!!!!

If you read my previous post, you will understand that is sure is not going to be a security house!!!!
Besides, what happens to remote control gate opener(or whatever it is)?.
I don't need a security! Even if I will employ anyone, he sure will open the gate no matter what!!!
That didn't work out fine for you maybe because its a commercial building!!!!
I posted the picture just to show some progress!!! Not so that people will/can dictate for me how my house should be built
to suit them? Okay what about me that owns ithuh
