Unfortunately or us both, even if anyone build a duplex for 500k, I assure you, there are lots of people that still cannot afford it!!!

Again, I bought a gate last year, it was nothing like this. Just an anyhow gate which i used to secure a land and it went for 80k
I was looking for a second hand oone because it was going to be temporary gate, but the price I got was 60k.(only one person got a second hand gate).

To me o, I am one of the best negotiator I'd ever seen.
Most of the money I spent, went for materials and not labor fee!!!!
Because NOBODY WILL STAND THE KIND OF FENCE I HAVE HERE FOR 55k as I did!
The security soakaway pit I just dig went for 7k(the man really regreted taking the job.
saying not like I jaxed him o! But just for some reasons!!!).
Note the price dey dig soakaway pit here in my area is 2k5 per day work(that is if you go
see who go even dig for you. Because the work is not a moin moin)

I am doing my best! And some poeple don even spend far more than this on a house
yet them no achieve this quality not to talk of the beauty!
And some people don try to save money too much and compromise quality
which them later regret!

Again let me tell you!
The most importanting ahout a house(whether bungalow or not)
are pillars and chain up! A bungalow can do without pillars
but the chain up is very very necessary! And German floor too is also very very good!!!!
Chain up and german floor helps prevent cracks! And you can save money by not doing those things
But it may begin to crack later!

Please always take extra caution when building a house! Especially the structural aspect!
Because the house it the main thing about any building!!!! It is sure going to last for over a century!(if well built)
So sir, from your honest opinion! Just take you mind away from the topic and thing if something is going to last
that long if it is not worth doing well. Please add enough cement to your work or ask the bricklayers to give you
the standard ratio of cement to sand and granite. They will tell you. Please use what they give you and make sure
you do the chain up @ least. It will never give you problem even in 50yrs from now!!!!
Do not pay excess for labor cost. Just do as required for the materials things!!!!

My house have a total of 14 pillars. 6 pillars for 6 joint/corners of the house, 2 carries the arc that demarcates the dinning from the living room
6 extra carries the shout out(of which like 2 of them were like fancy pillars!!!).

Now the reason while I add so much pillars to them is because I want the house to be very strong.
I was ready to invest a lot into it, so I don't feel like managing anything.
Again, because of the gutter roof and the kind of roofing I did!
The gutter roof is quite heave and the roof consumes more woods and the sheet itself is around 3 times
the weight of aluminum(if not more)! So one needs a very solid foundation a some pillars to carry the load!

Again, I used 9" blocks through out the construction of the main building; because, it can carry more load that
6" and also it makes house looks more solid and indeed more solid!!!!

Another thing the foundation was 2ft deep with 9" casting/blinding. And each pillars got its own mat!!!

But the irony of it all is that; I don't plan to take it higher or make it a storey in future!
You see the guter roof? It is very permanent!!!!

I did all this to archive a solid home. And every time I look @ my house,
I feel so fulfilled!!! --- OLUWA CHAMPION!!!!!

Please get an Engineer to help you monitor the job o!

Cost of my aluminum window(casement - tower aluminum - total 15 windows with blue reflective and nylon to cover it up) --- 352k
I bought 6 extra ring 6" by 6" --- 3000 @ 500 per one all 10mm ring
cost of digging security house soakaway pit - 7,000
digging of security house(1bedroom with toilet and the casting/blinding) - 4,000
for the standing of the gate - 3500

that we didn't negotiate the pillar for the gate along with the coping on the fence!

Please note that I just confirm from the block industry
and was told I have just 575 blocks not 700 o
So anyhow sha, Like I said before, I took 16 pieces of 9" blocks from them
so I ask them to deduct it from the 575 6" blocks
so it amout to 20 6" blocks that was deducted!
So as @ now, I have  575 blocks of 6" left with the block industry!
also, remember the carpenter work for the fence/coping has being included in the total.
Not we agreed on 15k for the 2 step coping around the fence and the front fence which is 4 steps!

Okay, let me mention that my security house private soak-away was completed today
it was 7 by 9ft and the dept was 6ft but some side 3ft
and the cost of digging it was 7k.
that was the best price I could get!
So the bricklayer casting the copping did the casting of its bottom today!
@ no extra charge(I paid 24k for the casting of the coping of the fence and
it will be completed tomorrow).
All the amount has being included in my previous post!
When I gave total cash spent till the completing of my fence.
So now the fence is coming up!
now, I have just 6 and half bags of cement left @ the site!

All my A/C piping has being completed and the workmanship to install all the 7 A/C immediately after I finish the house
Approval money is in that money - 160k
Community money for electricity - 50k
Omo onile - 250k
My well - 98k
The electrical pipings and board(3) has being bought and installed(just last week)
My main soakaway pit is completed already!
And I still have more than enough wood(50) and roofing sheets left to complete
the 1bedroom BQ/security house(80 square meters)

Total amount invest that is not yet seen in the picture is estimated to be around - 1.7m

So I will say total cash spent so far as seen in the picture. Excluding omonile and approval is around = 5.4m
But I prefer to include all the above things exclude. Because I no very soon they will fit in the pictures

My well has a total of 10 rings and was digged for 45k( I initially negociated 35k with them. But
the work was really very hard I had to add additional 10k to it. Again they were renting pumping machine
to drain the water from that money! The best time to dig wells is during the dry season!)
@then the rings sells for 5k per one so I bought 10 = 50k
But now, it sell for 5k5 in my area. Maybe you need to go and
price it very well o!!!

so tatal was 95k. And the cover of the well was bought for 3k

They don't need block @ all
and the cement they will need will not even be up to half bag.

I don't know for your area sha! For 15 rings, that means the water
table will be very low! But even @ that, 130k is too much!
Also, try to price the ring very well o!

Okay, the carpenter that did the work for me
is currently working @ my site(the coping around the fence and
he will be the one to roof the security house for me soonest)
I don't want your own to delay mine! as he will be more interested
in the your work because it is most likely to fetch him bigger cash
than mine! However, furnish me with your email for his contact!
When he is through with the work, and the casting is done and the
planks removed, I will give you that of the bricklayer!

Also, Granite was used for the work! and about 20 tons of granite was used(@least 80k)
55 bags of cement was used(please if you are doing it, make sure you are ready to spend
the money o! Except you just want anyhow thing! 55 bags of cement @ 2200 = 121,000.
Iron(can't remember but total was 120k. and workmanship was 28k. Because they will have to bend
most of the iron to take the shape of the curve. That was why it was a bit expensive! and you need
a professional to do it. Again, for the curve, I used 10mm imported iron @ 1150. If I want to do it again
I will rather use 12mm rod all through! But again, their is an internal beam inside and it it 12mm sha!).
Also, wood of around 120 was bought(including bamboo to carry it, plywood to form the shape, and lot
of woods where sawed at the saw mill to different sizes to help the work! @ the end of the work, you gonna
have lots of useless woods, because you can't use them for another thing!) Wood - 120k
carpenter workmanship - 45k
sand @ most 20ton - 44k to 50k or so
Because I still have some granite and sand remaining, the net total amount to 500k
Again I can't give exacts figure of the amount of granite and sand used
Because I had about 30 tons on ground and did take note of amount used and same thing with
sand. And again, the bricklayer, I can give the exact fee he charged for the casting. Because negotiated
everything from my foundation to that state and the completion of my soak away pit! But when I calculated
the amount of labor used it wasn't much more than 40k! They used 3 days to complete the work
working endlessly till around 6:30pm daily!

The total money spent so far is still @ it is
except of the little cash I spent in casting the gate!!!
In my previous post, I have included the cost of standing my
gate, doing the coping around, and have included the cost of the gate
too the total amount which was 7.1 and like I mention then,
all the materials bought are still not in the pictures.
I still have more than enough roofing sheet to roof the security house
which is a 1 bedroom BQ and around 700 blocks of 6" or so!!!!
Though I have collect 16 pieces of 9" blocks which I've not paid for yet
I don't want to pay because the 700 blocks I have paid for that is still the
block industry has not yet being delivered as they are awaiting my orders for
them to do so!!!
I will still need some more 9" blocks for the security house private soak-away pit
so when they supply me with the blocks, it will be covert and deducted from the 6"
blocks I still have with them! Again as @ today, I have around 13 bags of cement
left. Which I will use to complete coping of the fence.
Every other charges to this stage as being included in the previous total.
The only thing left is the block work for the security house which I've brought some update
on today!!!!! I will still bring some more update as the work proceed!!!!

Also, the aluminum windows had been completed. I ask them to keep it till Tuesday or so
when I will ask them to come and install it!
