Also, I forgot!
The same carpenter said he will roof the security house for 5,500!!!
That is the best price I can get for now. Because the main carpenter that
roofed my house is saying he can do it nothing less than 17k.
The one that said 5k5 is the same man that did my gutter roof for me.
Again, the 5k5 if for the wood works o! Excluding the stone coated sheet.
For that, I will have to call the company to come and fix it. I have around 80 square meter
of the stone coated roofing sheet lef

Today I paid 3k to the carpenter to do the chain-up of the 1Bedroom BQ(security house)
and to prepair the slap for the casting of the security house private soak-away(6ft by 9ft by 6ft deep)
and, so far Have paid 12k to the bricklayer and Labour for a 3 days work done by them.
The completion of the security house and soak-away pit(the plastering and some other little works they
are yet to complete).

Total: 15k

P.s. Most of my blocks has been exhausted. I Changed 340 6" block to 300 9" blocks
And have used 130 of it for the security house soak-away pit.
Furthermore, all other pending materials to be used have being delivered to the site.
Still have some cement and  around 180 to 200 blocks(6 and 9"wink

The work is still progressing. I am yet to install the windows!!!!

In Enugu, we dont raise our floors so high, first because there are no floods in Enugu, secondly the erosion of sand will gradually expose your foundation in a few years if you raise it too high. Actually we dig deeper foundations here because of the fear of soil washing out. Lagos must require a higher floor because of the soil water content and the fear of flooding.

i disagree with you. The house has 4 units of 3 bedroom flats and 2 units of 2 bedroom flats. That is a total of 6 units of flat.
The Man has done well for him self, we need to consider the fact that he is not in the country. I dont how much he will need before he can let out the house. The guy spent a rough average of about 4 million per flat.
But considering where, i have my house he should be able to make a rental income of almost 3 million Naira.
3 bedrrom flats for 500k, that will five him 2 million Naira, 2 bedroom flats for 350k, that will give him 700k. Total of 2.7million Naira per annum.
Excluding price of land that will give him a price earning ratio about 7.5, i dont think any real estate investor in Nigeria can get a better returns.
PE ratio is what we have to look at in any investment, any thing you spent on your property that can not give you a realistic earning or returns, is just luxury. That is how i view investment.
Some of the things we call investment can even be liability, when we consider pay back period and internal rate of return. My guy Jumyg, i really envy you.
Me sef dey try build a 4 units of 2 bedroom flat, on the space in front of my house. May God grant my desires.

but if granite and the up storey has got
pillars and chain beam. Then its kind of okay
because the finishing is good for a commercial house.

But again, 3bedroom flat for 500k?
since its a new house, it's not gonna cost like 250k or 300k!
Because of the finishing! Depending the area sha
and their is no way the cost can include land and in a reputable
area and still go for 500k!
To buy a land where 3bedroom flat will cost 500k per year
hold nothing less than 12 to 15m(for land alone). People who enjoy all these
are those who bought it when it was much cheaper!!!
or except you want to tell me the house was built with 5m

A friend of mine building in the same area as me did his one storey house of 4 flats (2 bedrooms each) with N11m and the house is at its final stages. The guy just called me to help him interview prospective tenants and advice on charges. Maybe one day, I will take his house pictures and paste them here. Nothing too spectacular about the house, simple roofing, simple room design but his land was lopsided so he spent money and filled up the foundation with up to 16 trips of sand.
16 trips ke?
My land is table flat! I used over 13 trips of sand to fill it(because the whole house is 2ft above the ground
but the kitchen dinning and stores is almost 3ft above the ground. Now considering the fact that filling sand
sell for 8k5 here so I spent around 200k for the sand and filling).
So 16trip is nothing. if it is slopy, then I gues the house will be same level with the ground.

Somebody here used 1.1m to fill his 4 unit of 2bedroom flat because the land was slopy!!!!
Slope pass slope abeg that is why I always advice we buy table flat land

I have not seen the inside of your house but for 19.5 million, you were ripped-off big time.  19.5m could have built two or three of those.  Check to see if the person supervising your project has built a better house for himself from your money. Currently, I am building a two-story 30 self contained hostel in P/H and 19.5m will almost complete it give or take a couple of million. This includes land.

Sorry ooo but the paint looks like manure or maybe mud.  It is really unfortunate that this happened to you! For 19.5 million you deserve much better.
Well I think we need to first see some pictures of what the house was built with!
Again I don't think you can build 3 of those with 19.5m
12m can build the house I see in the picture.
But again it sure depends. It can even be built for 7m
depending what was used to build it and how it was built!!!
The window I see in the picture for the whole house won't cost more than 350k!
Why? Because some one just did it in my area
About 26 windows and it went for 260k(sliding)
Another point is that after decking some people don't put pillar and
chain-up beam! which make cost of construction cheaper! So I don't know
if that was the case!

i also bought 9" blocks for N130 and 6" for N115, make sure you really bargain before buying; price should fall further next week.

Seriously, that will be only on the condition that blocks molder
are adding more sands than cement to the mix.
This time last year, cements sells for around 1700 and the least
price  I got for 9" blocks was 125(solid blocks). Others were selling
for 130. My lawyer latter too me to one man that sells for 110 for 6"
and 120 for 9" blocks respectively.
It was so cheap to me so I ordered 4000 blocks(6" 3000 and 9" 1000)
the blocks was supplied 6 days laters. After the bricklayers finish standing all
the blocks, I notice I still need additional 120 blocks to complete the fence.
Nobody tell me. I just jejely go buy for the place wey them dey sell 125 per block
I feel no less regrets sha because na fence I use am stand!!!!
Now when I won build my house, I no try find the man go again
because na once beaten twice shy!!!!

If them sell solid blocks for you 115 now wey cement b 2000
how much them go con sell for you when he become 1600 or 1500
I don't need to see those block to tell you that they are not solid!!!!
I confirm that cement now sells for 2000 here in Ikorodu.
But I've also notice that not everywhere yet! People still have the old
cement at hand they bought to be sold @2300. The wise one's heard the
new and are trying to sell off so as to reduce the loss when it later get cheaper
blocks here sells for 140/9" and 130/6"

Rough Projection
Roofing like 1.2m MAX (using Aluminium) - quote me.
Level 1 - 600k
Plumbing/Electrical - 400 - 450k (assuming he's using N6,500 WC and no jacuzzi)
Plastering - 350k (hopefully cement will be 1,200 by then)
Floor finishes (standard tiles, no marble or granite) - 400k
Aluminum Windows/Doors - N500k
others - N250k

It may be more but definitely not more than N1m extra.


@favourite, sink borehole if you have the cash. Its better for you.

like 1 bag of cement to 7 headpan of sand(for the outside)
and 1 bag of cement to 10 headpan of sand(for the inside)

@least plastering of the house and fence, and the tiling and all any other thing wey i need do with cement
go take up less than 100 bags of cement!!!
as in 120,000 vs 230,000

350k suppose plaster my house all through both fence and cement!
