Bros the total square meter of my german floor is around 220m2
And I used 80 bags of cement
it is 3 inch thick.

That is 2.75 bags of cement was used per square meter!!!!

Brabus said he used 120 bags of cement and his house is just almost
the size of mine. But he's was 4" Thick!!!! So I guess my estimate will be
close to his I guess!!!

The Carpenter refused to roof the security house for 5k5 as agreed on before o
We finalize on 15k and he is yet to finish the job!
Bought 10 bags of cement @ 1900 = 19000
paid my bricklayer 21k
also, I think I've mentioned this one before. My plumber fee
for all the work is 50k
My previous electrician I paid 28k for the piping, I've change him
he did a lot of mistakes. The new one charge me 48k for the corrections
of the piping, the wiring of the house and security house and compound
and the fitting of the electrical eccessories.
Total: 103k
Again I bought some extra wood for the security house which amount to 26k in total(including the facing boards and transport)
NET: #129k - 5k5(previously added carpenter charge for security house roofing)
NET: 123,500
Total: #7419920.00(I paid 50k to my community to connect to light. I am removing that money)

NET TOTAL WILL BE: #7,369,920.00
But total cash spend as in the picture is: 6.5m
I Paid 152k for my window burglary and my 700k for my kitchen and toilet
accessories fitings!!!
Net total as in the Pictures is 6.5m(excluding,omonile and goverment approval)

Tuesday 14 June- 30 tons Granite was bought for N125,000 (extra N2,500 was paid as dev levy to the estate and settlement of suppliers association)
Tuesday 14 June- 20 ton Sharp sand was bought for N48,000
Tuesday 14 June- 30 ton Soft sand was bought for N36,000
Wednesday 15 June- Peg/Tie-rod/Nail (7,200)
Wednesday 15 June- 1000 blocks was bought @ N130 = N130,000
Wednesday 15 June- 50 bags of cement was bought @ N1,850 = N92,500
Wednesday 15 June- 2,000 litres GeePee tank was bought for N27,000
Wednesday 15 June- N1,000 was paid to transport (Tank, Tie-rod)

Total Amount spent on materials as at Wednesday 15 June stood at N477,000

Thursday 16 June - Bricklayer was paid the sum of N70,000 to start the work (Pegging/Setting out/Excavation)
Thursday 16 June - I paid Aboki N1,500 to level the soil for delivery of blocks
Friday 17 June - Bought 2 bag of pure water for the workmen. N200
Friday 17 June - WASTED N4,500 on an effort to get water to the site. (Rent Generator N3,500, bought fuel N300, Paid Plumber N700). The effort was thwarted as the borehole machine is discovered to be faulty
Saturday 18 June - Paid N1,500 to hire another 2,000 litres tank in preparation for foundation laying on Monday 20th
Saturday 18 June - Paid N3,500 to buy water
Saturday 18 June - Paid N1,500 to carry to and fro the tank

Additional N81,700 was spent, so our total expenditure stood at N551,700

Again, I've not build in abj. so i give only Lagos price.

But lets say its a standard 4bedroom bungalow with rooms size of 12 by 12 and a moderate kitchen.

For a standard one in Lagos, 7m will finish it. Including fence gate, the flooring of the compound, tiles
pop in the living room, and aluminum roof. But all still depends on your taste sha.

The for an advance one,
In Lagos, bros budget 12 m to 15 sha(it can still be above o)!!!! Then you can have gutter roof if you like, the kind of my roofing
quality finishing, marbled floor and interlocking compound. Pop in every square foot of your house. and quality kitchen and bathroom accessories. Security doors all through the house, Deluxe paint for the finishing, nice plasma shocked  kiss Large securiy house, generator house
a lovely garden, around 7 a/c and big big beds - lol!!!!

to labour. And if it is water logged, I think you may need like 400k to 500k extra  shocked shocked
Yes o. Depending on the level of the water sha. If you are to cast like 1 or 2 feet high all round the plot
it will take lots of money. Put if the water is just in some areas, then like 100k or 150k more.
Anyways, the above quotation may be useless sha all depending on the topography of the land.
At the same time, it may realate gon!!!

Bros first I don't know if your land is water logged o!!!
I just added up the total length of your unfenced land and it is equal to a full plot of land.
As in the unfenced part of your land is, 40.5m + 25m + 25m = 90.5m
While a standard plot of land of 60 by 120 is: 36m + 36m + 18m + 18m = 108m
Now let me start with the cost of fencing my land with is the 108m

I paid a total of 60k to complete the fence.
The digging and casting was 23k
Like 2400 blocks were used(because of the height) @ 130 of 6" = 320,000 (Price estimate. Since I mixed it with 9" block)
Then the mounting of the gate I paid 3k5(give away price).
The casting of the gate, i did it together with some other works sha. and paid 6k. or so. The other works were more than
the casting of the pillars o.
Lastly like 30 or 35bags were used. @ 2300(now cement don fall wella sha
Total: 478,500.
Granite and Sand not included as they were in small quantity. Like half tipper of sand and few granites sha.

that you may find out that you are spending more
and people will think you are throwing away money
but the truth may be because of the size of your project.
They may all be 4flat. But size matters. Again since its going
to be a commercial house, this things wont matter. Because
3bedroom go still be 3bedroom - lol!!!

Sha I want to build a 4flat just like the one you mentioned. Though
I won't be needing a raft foundation. Supposing I've started it, I would have being
able to give you a clear picture. But bros, I want to advice you very very well.
One thing I've really learn on this thread is when building(expecially a commercial house)
you must try as much as possible to kick off irrelevant stuffs. My budget for this 4flat
is low. I want to do it with standard material(not inferior ones o). And again, the
place I'm really gonna spend money on will be only the foundation, pillars and decking. Because they
are the most important things of any house.

My german floor used 80 bags of cement @ 1820 per bag = 145,600
2tippers of sharp sand. Dredging oo. The black sand is cheaper @ 24k each = 48k
Labour 73k The machine that mix and cast it. And it was 3inch thick.(if its going upstair, it need to be atleast 4" thick sha)
20 ton of grante @ around 80k
People that fetch the water from wel took 3k including cost of renting the drums were the water was stored.
Planks were used to guide the german floor were around 14pieces @ 750 per one then and transport like 2k5(i bought more than this sha)
Again I bought about 150 tons of laterite each 8k5 and it was packed for 1k7 each. Totaling: 153k
This was so because of the height of my foundation. And again the height of the kitchen and others.
The carpentwer wor shouldn't be more than 3k to guided the foundation. depending sha. Mine was like 6k. I must confess I paid 2much for that one.
Very few nails and you are set to go
Totaling: 439,600

Bros note that this is a private house. And because of the size. But if you like you may decide to use more sand and stones and less cement to save cost. Up to you sha(i no advice)!!! But for a commercial house, you may not spend this much. Again note my foundation took 1000 blocks. And that is to tell you that its very big. The foundation of 2block of 3bedroom flat will take just 1200. So i guess mine will be close!!!!!
