diordaves: The photo I attached earlier is my casement window, though I've posted it again. The the brown casement I lifted from Nairaland.
Now my casement is actually 8mm, I struggled at the time to get 10mm but settled for 8mm due to the design of the window.
Your design choice should determine the minimum thickness to settle for. Normally single glazed windows shouldn't be less than 6mm but if you sectioned or partitioned the glass like the white casement photo below and cost is an issue, then 6mm is good to go. However, if your design is plain glass without partition like the brown window in the photos, it's good advice to aim for 10mm. Think about it, if by any chance the hinges of the brown window is loose, under high wind conditions and the window is smashed shut by the wind, chances are the glass will shatter and smash than the white window. . Okay, I actually wanted to see the plain sheet of glass from the sides without the casement frames. I personally use 5mm on all my windows on the structures I build and supervise and i've not had any damage as a result of wind action on them. |

diordaves: DO NOT, Repeat do not use so called 4mm glass. As with all metric measure in Nigeria, it's actually 3mm. The so called 4mm (3mm) is fragile, intricate so breaks easily which is wasteful. 4mm (3mm) glass in wrong hands is an after instalment challenge to the home owner or tenants as the rubber seal between the glass and the alum frame go skwed in no time with the sharp edges of the glass exposed.
As casement/sliding windows in Nigeria are rerely double glazed, 4mm (3mm) is a very poor noise dampener. So if your Gen Set is behind your window, the noise can be deafening.
Go for a thicker glass: 10mm to start with. If you struggle to achieve this, it should be well over 5mm. . Please I would like to see your casement window with glass of 10mm thickness. |

First, he needs a site inspection by a licensed structural engineer who will do some calculations.
Then a licensed architect needs to review the plans based on suggestions set forth therein by the structural engineer.
Then a licensed iron bender with a metallurgist degree from anywhere except that school that Dino attended should create the requisite iron works.
Then a licensed carpenter should select woof of the finest structural grain to make concrete forms.
Then a licensed builder needs to do the aforementioned work as prescribed by the architect
But the concrete mix should be inspected by a state laboratory to ensure strength before pouring.
Above all, all this must be supervised by a professional site inspector that is also licensed.
Anything other than this and the OP is just wasting his money and shouldn't be cheap and he won't get ripped off by quacks. You know we just hate when people share their stories on here when they get taken.
Nigerians and their shortcuts  All Licensed. Please kindly ask the fellow of this initial thread if he used a licensed structural engineer, carpenter, plumber, etc,etc......to erect the structure in the first place. As far as I am concerned if that structure is standing firm without any structural defect he can do what he intends doing by looking for a good artisan. |

As a general guide when building in such places or in areas where such canny practices exists kindly get the the original owners who sold the land to your client to do the supply of your building materials(blocks, sand, granite), that way you will not likely dole out that amount of money to people who claim to be collecting devy. |

diordaves: No let am pain you. It is what it is. Normally, there is no set rule or "standard" price for protection money AKA Development Levy. But the rate will always reflect the cultural dynamics of the place with regards to economic contribution of the locality to the national cake. The level of contribution the locality contributes to the national cake without commensurate or visible development, the more the youths are restless with mega self-entitlement; the more the youths will demand in development money. The youths in Niger Delta will command more development levy than the youths in for example Kwara or the youths in Onitsha will command more to Mbaise.
Another price determinant is the level of infrastructure of the locality. If the locality is fully built or near fully built the youths will ask for more. So talk to your neighbours and ask around, you will be better informed if 150k is good or you need to do more with diplomacy and bargaining. One thing is certain, pay but pay the right group. I've witnessed N1m development levy in Niger Delta. Did I pay? What do you think......... .#1m development levy in Niger Delta.......did you win a government contract or what? rabcnesbit: Okay, on a different topic. I have got to the stage of installing windows to my building. The number of windows is 56!!! As I am planning on going for casement windows with inbuilt burglary proof and mosquito netting/screen, this will cost me a few bob! So I am looking at reducing the number of windows. The draughtsman that drew the plan for me drew windows for the small stores (one store per flat; block of 4 flats), so that's 4 store windows I could potentially get rid off, as I do not see the reason for a window in a small store in a flat? Or an I wrong, is it definitely needed? . The foremost aim of putting up window(s) in any structure is for proper ventilation and also sun rays(natural light) into the building. Window in a store is most probably for sun rays(natural light) into that particular area and as long as you don't intend putting fridge/freezers there as well. I reckon you can mount glass blocks in that position to cut cost. I guess the store will go with tiles already. |

I am about to commence a project of building a 4 units, 3 bedrooms flat with 2 flats down and 2 flats upstairs. I am newbie in this type of work however I am seeking the knowledge of the pros to please help me out in breaking down the price according to the segments listed below:
1.Fencing: Like to know the list of materials and cost plus labour charges to complete the fencing to 12 coaches.
2. Cost for the foundation: I will like to know the list of materials and costs that will be needed to complete the foundation.
3. Soak -away: I will like to know what are the materials needed for the soak-away and labour charges to complete the soak-away.
4. Cost from foundation level to decking level: Like to know likely materials and costs that will take the building from foundation level to decking level. Please note this is not include cost for decking.
5. Cost for Decking: I Will like to know the materials & costs plus labour charges for decking only.
6. Cost for construction from decking level to roofing level: I will like to know what are the materials and costs require to get the building to roofing level.
7. Roofing: In this stage I will appreciate if pros can recommend good and reliable roofing types that are value for money and cost effective since I understand the materials and costing will depend on the type of roofing I want to use. I will appreciate if the materials can be listed together with the costing just like the 4 previous stages.
The land is located in Badagry, it is a dry land but since Badagry is consider to be a beach area it is said that the foundation will require raft foundation. Pls do take note of this when you are sending me the quota.
Please note I expect all costing to include labour charges and hiding costs that are likely to show up as the project progresses. I will appreciate if all materials and cost can be properly details for better understand.
I will so much appreciate everyone contribution on this thread as I really want to prepare myself before going into this project. i wouldn't want to jump start a project I will not be able to complete however I seek your knowledge and guidance before commence this project.
I may even accept quotation from a very good person that offer reasonable prices and high intelligence in building 4 flats around Badagry area and involve the person in the project. You have a great chances to involve in the project so please send good and reasonable quotations that shows you really have full knowledge on construction of this type of building. .
I have share some of the building plans with this thread i did hope that can be helpful when calculating the cost of all materials that will be needed for the project. I will not tolerate any kind of unruly and ungodly person, if you know you are not genuine pls do not send any quotation but if you are trust worthy and straight forward person you can send your quotation since you have chance of wining the project.
I want all discussion to be public so no email as i want all nairalanders to participate in this thread. All quotations should be sent here for general public to see so that we can all have an healthy debate about it and I promise the right person will be given the project to lead.
All your contributions and guidance will surely be highly appreciated. I will await everyone contributions and I am pretty sure I will not be disappointed based on all valuable information I have acquired in Nairaland at the past. I want response as soon as possible as I plan to start the project before raining started.

Empiree: please tell me what can be done here if you know. On my second floor front yard (terrace), I placed tiles there but the people living there use it to gym. So they always place there gym on tiles and it gets cracked. In the process water lodges through cracks and leaks downstairs directly in the room below it when it rains.
I'm suggesting using this rubber tiles to cover the ceramic tiles but do I need some sort of glue to glue it down on the tiles and would it stick or just place them ?
I do have gallon of very dark sealant used for shingles but I don't know if this may stick on the rubber? . I think you should send a pix of the damage( top an bottom view). |

earthrealm: thanks bro, for the sound analysis, i appreciate it. yup all 3 apartments are for rent, woji-peter odili axis, thus i believe the 4br duplex would be rentable, good 3br goes for btw 700k and 1m, so intend to put the rent in a sweet spot to attract a 3beroomer to just add small thing and upgrade to 4br duplex . from this thread and research..hv deduced that the foundation would gulp btw 3m and 4m [old price], dont know with this increment what it would be now. wanna just do the foundation and come out, then pause and observe the country . Nice one. Hope you've gone to both local govt and state for your development approvals and building permits. Port Harcourt City is a hub of development. |

Thanks. Cement comes in 2 colours, white and black (Not necessarily in colour per se) but you'll notice the difference in colour. Most sellers do not actually know this. Just go to any cement store and look out from dangotes' cement from 2 different plants. You can also see it in BUA cement. Those are the cement i've used on a regular basis. |

There is a lot of difference in cement quality in Nigeria and there has been too much said about it by professional bodies and even government regulators on the official level. It was because of the low quality of some cement that some changes were made in terms of grading cement according to classes we see on the bags, the 3x and 3.2 x (etc) we see on cement bags was meant to reassure users and create a better quality acceptable to SON and other agencies.
But we on the ground have no laboratories to test cement and we cannot tell when a big cement manufacturer chooses to reduce their quality output to the detriment of consumers. It would have been better to bring all the cement brands and test them in labs but we don't have that opportunity now. This is why I stick my ears to the ground and go along with local block makers. Any cement they use to make blocks seems to be better as it yields more good blocks because of its quality.
For now, no block maker in my area uses Dangote cement to make blocks, they prefer Ibeto cement brand (but this is not readily available everywhere and costlier than others). Another cement they buy always is BUA cement, followed by Elephant supaset. These cement are usually more expensive than Dangote and Unicem cement.
As at this morning, my dealer is selling thus;
Dangote 3.2 - N2,200 Unicem - N2,200 Elephant green label - N2,200 (they don't sell it in the east now, replaced by Unicem) Elephant supaset (Orange label ) - N2,280 Ibeto - N2,400 (Not in Stock) BUA - N2,250 . The most common reason why block moulders use ibeto and bua cement is because it takes a short time duration for the blocks to set when compared to using other brands of cement. As regards quality of all brands of cement put in comparison I can't say but when it comes to construction i'd prefer any brand of cement as long as it's the black type. |

FastShipping: Nassarawa is an option as long as it is in a very good location in close proximity to Abuja. The distance must not be more than 35 minutes drive from Abuja metropolis. It must have tarred road and other basic amenities to compensate for not being in Abuja. You know if you can get me the land, you are automatically building it. I'm not going to buy piece of land in Nassarawa without having those things I listed. . There are lands for sale from Mararaba-Nyanya axis, Keffi, all in Nassarawa, which are all in proximity to Abuja. PS reply . My candid advice is to use your 6" solids for your fence work and soakaway/septic tank. Kindly go for 9" blocks for your foundation works to decking level. 6" blocks can be used for small partitions like toilets. After decking you can use 9" blocks on all external walls/major walls running/cutting across the structure and 6" blocks on every place. But if you or your client still insists on using 6" blocks from start to finish kindly introduce more columns on your structure and do a proper foundation for your structure. Goodluck to you. |

Site is in Benin on 46 by 100( was supposed to be 50X100 but the sellers in the community shared it any how while we were away and nobody got 50 the next compound after mine is 43 or so) . Since a survey plan is not available maybe you can send a snap shot of the land standing from where you want the front of the building to be or you can do a rough sketch of the land with dimensions showing the access road as well. Badgers14: The contractor is suggesting 2 flats on the ground level, 3 flats first and second floor then a pent house of 2 bdrm flat.
But my concern is, the stability of the house? I don't want to be a part of any house falling over.
What do you think on that? . I will just comment and hold every other reservations!!! It's workable depending on what other facilities apart from the 2 rooms ground floor that is required. So depending on that the trick is paying special attention to how you distribute your columns and most importantly how to achieve a befitting first floor deck matting for the structure. |
