Get your plan and do a rough estimate of total number of blocks to erect the structure, have an idea of how much it costs to lay a block or how many many blocks to lay a day based on daily pay rates and do your maths. Since you don't intend to do german floor immediately i'll advice you do chaining with R12(most preferred) or R10 done at the height of your DPC before you continue with block work. Chaining is usually done at all areas the blocks will run but if you're looking at cash constraint kindly run your chaining at all external walls and major walls cutting across the building. |

Hajji M. . 8mm-10mm is an approximate of about 0.31-0.39 inches. Please can you clarify how you intend doing a supervision for such and what kind of POP artisan produces a POP board below the standard? What I know concerning POP when it comes to dimensions/thickness is CORNICE and it comes in 4-6 inches thickness. Artisans will generally give you a 4inch cornice and it all depends on the design you want your POP board to be. |

twinskenny: working a house in badagry... the block is superb. the owner requested for stone dust not just sand to make the block for him.. stone done + sand + cement.
those blocks are super strong . When clients make such request it's quite obvious they are ready to make the financial implication. You can also make blocks using fine aggregate 3/8"(coarse)+ sharp sand+cement+ water (curing). Mix ratio and water for effective curing is very important no matter the type of aggregate used. There is also a special kind of sharp sand used in block making (i've seen and used it only in PHC). As regarding grasses growing on interlocking stones, you can continue to apply herbicides on the affected area ( you can ask for herbicides for narrow leaves in the market). |

Some logistics are sourced locally.
A contractor that will need a loan for $6000 to purchase such equipment in Nigeria is still an errand boy. You buy such equipment as things progress not at inception. Machinery, when managed well, pays for itself over time.
My only concern is unemployment. . Any body who's into one form of business or the other is certainly an errand boy. Unemployment is not an excuse, as technology improves and ideas expand it is bound to occur. In order to run an actual company that intends to expand you need to conform to certain economic principles, et al. Except the company is being run by the same CEO,same accountant, same cashier, same procurement officer, same secretary,etc,etc. |

Yea Yea Yeah. Not too many considerations. You acquire an excavator at $6000. Your company resides in Lagos, you get a contract to build a duplex in PHC or Enugu at about +#12M. You have a company car for your team, you transport your excavator and all machines to the site (by road or air is your choice), you get an apartment for your team to settle in an prepare the schedule for the work at hand. What exactly is the running and operating costs of your company per annum and what exactly is your take home after all deductions? You pick a loan today at about 20.5% interest and in less than 3 months time the bank writes to inform you about an increment to 28.2% due to CBN this and that. What would you do? Let's really be realistic here. |

In the discussion, no one has mentioned foundation depth yet. 5 labourers may finish digging the foundation if they're just scraping the surface but for a standard foundation with pad footings etc, 1 labourer will finish only about 6-8m in a day and it is NOT possible for 5 people to finish 2 units in 3 days not to talk of 1 day.
Let's be realistic . Except the contractor is trying to kill time on the site for reasons be known to him; WHY will any one use 5 people to dig 2 units of an apartment with pad footings? Standard depths are +3ft and greater depending on the structure to be erected and soil type. Every land has a right tool for its work to be carried out with the proper manpower. What is your estimated perimeter that would make you take 5 days to excavate a foundation trench? |

Sir, let us do an open challenge for the world to judge. I have a new foundation coming up this month, I have not fixed the starting date yet. Location is Enugu outskirts. Can I give you N100,000 to pay boys for the excavation and another N20,000 for you or anybody you choose to be on the grounds as supervision fees, here is the challenge.
If you can use N120k to deliver this foundation pegging and excavation till column bases are completed in 4 days, I will cough up another N100,000 as fine paid to you for winning the challenge, but if you cannot beat the deadline, you pay me just N10,000? Assuming your project is a 4 bedroom bungalow all en suite. Day 1: Setting Out and Excavation Day 2: Complete Excavation and proceed with blinding of foundation trench. Day 3: Form work and raise block to foundation level (4-5 blocks course depending on the topography of the land and level to existing road). Day 4: Iron bending work starts if your house is using concrete facial/parapet,etc,etc,etc. Day 5: Carpenter boards column points, etc,etc. Day 6: Back filling of the foundation starts. . . . . . What exactly does "Setting Out" entails if the person doing it is not actually doing the supervision of the project entirely? |

Badgers14: Allow me to agree with you. The way "some" contractors puff out there chests these days eehn, everyone is a professional.
Some that "learned" work will be providing a quotation like someone with Ph.D in Civil engineering and 20 years experience.
The one that drives me nut was back when dollar was exchanged at 512#. I bought a bag of cement for N2500, 16mm rod for N3,900 now dollar is in the N300's , the prices of materials have gone up.
This still got me shaking in my shoes, what kind of economics is that? I bet Adam Smith will be perplexed as well. Adam Smith's did not take Nigeria into consideration when coming up with his economical explanations. |

2ndly, i intend to use 3 locks to form the spine of the fence, placed every 10ft apart, btw using block as spine and using iron rod and concrete, which is better or preffered? . I hope you'll get my drift on what you want to do. 100ft*100ft[30*30m]. Fence line =116m(gate entrance removed). 9"/6" blocks needed=1600. Coarse(3/8"  sand/single axle= 2 trips. You have about 30+ points to put columns(pillars points). Sharp sand(single axle)=2 trips. Get Y12 or Y10mm for column points and quarter rods as stirrups. Excavate 18", blind with only coarse(3/  sand+ cement or coarse+sharp sand+cement for blinding. Mortar mix(1:3/1 bag of cement:3 parts wheel barrow sand measure). For blinding/pouring of columns use 1:3(cement+coarse sand) or 1:1:2(cement+sharp sand+coarse sand). For 9" blocks(2 bags of cement to set 100 blocks) for 6"blocks(1.5 bags of cement to set 100 blocks). |

A competent contractor might under-bid a contract ( called the winners curse) due to fear of the competition. He now delivers substandard services to make ends meet as long as he suspects the client might not notice. This does not make him incompetent. I can site multinationals that do this and/or put in variations at the least excuse.
On the other hand, an incompetent contractor, believing it in his best interest to please his client with world class service in order to secure a more lucrative contract, might deliver better services even as far as subcontracting to competent hands.
It is mostly dependent on how the client is perceived: a terminal contract / relationship vs a contract that opens Doors , a knowledgeable and deligent client vs an all assuming trusting one, an affluent but stingy client vs a struggling average income earner. . Whoever the client or contractor may be, variations are most likely entertained when the scope of a job are increased or expanded. |

Why i really don't take this issue of bad contractors seriously on NL is because the few good ones we have aren't even getting jobs as it ought to be...So who is now awarding contracts to the bad ones? Everybody keeps making reference to brabus, even those who didn't give him any single thing to do keep shouting brabus the bad contractor. We have good contractors like Abdulwastecx & podosci, dubemcapital, spyder, aventures, skimanski, koloshangone...etc they are many, u don't need to spend months on NL to single them...If the good ones to me doesn't seem to be getting more than enough contracts, were do even the bad ones get contracts from? Everyone will begin to scream brabus...even among the 12 disciples....there was Judas... . Certainly no one should be afraid..........the good,the bad and the ugly all know themselves. |
