Plastering comes in 2 types; Range and Gauge. Most masons give you the former and the pricing varies on the type. Gauge is mostly done on the exterior walls of the structure which also depends on how well aligned your block wall is- course after course. Plastering sand varies depending on your geographical location and except your mason is familiar with the environment where maybe the sand dump site from which the plastering sand comes from is filled with mud, dirts, etc,etc, he may likely not input the cost for sieving during bargaining. Every job quoted for, given and accepted by the Engineer/Professional/Artisan should meet good and acceptable standards. The amount quoted for does not necessarily mean a job will be done well, it all boils down to diligent workmen and strict supervisory roles. Every client should be able to ask questions and get favourable response and avoid contractors "sweet talk" you into giving them jobs.

For the next stage of work, which one should I do first, Surface wiring or Painting? I'm confused because I have some people who say painting should be done first, then surface wiring, and I have people who have advised me otherwise. Thanks.

. What kind of structure did you put up that you intend doing surface wiring? Any way if that's what you intend doing, it all depends on the kind of paint you intend using. If your option of paint usage is the type that you "PRIME" then you do that and do your surface wiring before you do final coating.

Hello gurus, please I need you guys to advice me on what to do. I am about to fix burglary for the windows and doors for the main entrance of my ongoing building project, so that it will be secure. But my builder is saying that I have to fix the window frame, and he will dress the window before fixing the burglary. Now my problem with this are

1. I don't have enough cash on me to add window frame to the burglary and main entrance doors.

2. even if I have the money, can't the person that want to fix the window frame dress the window, because if I involve my builder in dressing the window, then I will have to pay him for just that work and then pay him again when he is doing the plastering.

. I hope I understand your question before responding. Clients provide funds for their projects while the Architect/Engineer/Builder takes the best approach/suitable option towards achieving the desired result. A client can install the burglary first due availability of funds and later go for dressing of the windows. I want to assume you are yet to start the plastering of your structure and by so you ought to bargain with your builder on how much he will charge you to plaster the entire structure, dress doors, windows, and burglary. Then you can do it in phases and pay him accordingly as finally agreed. Or if you know the value of work to be achieved per day as against daily pay rate you can schedule it and bargain wisely.

Why should its be individual or commercial entities business in the first place, it's should be government business to make sure sefe water get to the citizenry for consumption. All the water that go through pipes in my location is tested every 5 minutes, I repeat every 5 minute 24/7 throughout the years.

. Either you're using entirely wood(HDF/HDM,etc,etc) or Block/Tiles which you will still use wood as partitions and doors entirely depends on how you use it. Liken your usual wardrobe( complete wood or block with wood as door) for clothing to that of the kitchen cabinet and it's usage. How long does it take to wear and tear? It's up to the user. Durable/better you can go with block/tile and wooden doors to match your tile colour. Elegance/aesthetics you can go with wood of good quality.

Sorry to say this, there in nothing called MEDIUM YEILD from my experience. That was where my predicament started, with this so called medium yield. The first driller, our agreement was to drill 60 meters according to the report. He drilled between 38 and 40 meters and he hit water. Unfortunately I later found out his machine could not drill through the rock above the 40 meters. He stopped and told me that it was a medium yield. Everyday we tried, he pumped for half hour with low pressure and it stopped pumping. We did this back and forth for over 2 months arguing about pump and generator. He told me that the generator had no power to pump. He made over 30 appointments in between 2 months and only showed up twice. I finally made up my mind and told him I am ready to pay all over again and that was when he opened up, and introduce me to the driller. That could drill it with the right equipment, it took about 2 days to get the guys to the site. In 4 hours their machine blasted through the rock, hit the water aquifer. I stopped them at 70 meters, according to my average calculation between the two tests that I did. The total length of the borehole 70 meters pumping depth is 46 meters laid out pipes to the tower is about another 16 meters. The total pumping length is about 62 meters. We were able to pump 5000 liters in exactly 1 hour with high pressure pumping in every 4 hours . Enclosed is a result of the first medium yield pumping at 38-40 meters.

. If you want to know the actual depth of your borehole just check the number of 4/6" pipes your driller came with. Each pipe is about 10meters in length.

. The ultimate choice to buy already made blocks or mould is up to you to make. The entire structure on this land was built with hand moulded 9" and 6" blocks under my watch. This structure is in PHC and the client is living in it. This structure comes with a pent house. There's a one decking gate man house in front and behind you have a one decking 3 self contain apartments while underneath is for gymn and car park for 2-3 cars. The client's nephew was the one who was around during the process of the moulding and he earned his pay as well. I guess you have trusted persons within your circle/family that are not too busy to do that for you and earn the daily pay.

. Mixing ratio usage differs but 60bags is ok. I do not know your terms of agreement as to the procurement of materials and flooring process. But if you're to provide the materials for the work, i'd say you keep handy the labour/mason money required to use the entire 60bags for the job and be sure to be on site to supervise the job. That way even if you have to buy more bags for the cement you're not obliged to pay for the labour. More or less like a contract agreement.

sinking borehole would involve hiring gen, buying geepee tank, pulling the sumo and going home with it at the end of the days work etc, and i have split the ops into 3 stages [foundation-decking-roofing] to last me 3 years...am wondering if the borehole wud survive these frequent sump retrievals and period of no sumo at at all

. Since you want to use 3 years to erect your structure I reckon you go for moulding the blocks yourself and go through the so called stress. It will save you much on the long run.

As a general guide for 9" blocks: cement (#2700); sharp sand(#25-#28k);a trip of sand should give you about 20-24bags of cement to batch out 25-27 blocks/bag of cement(all depends on the quality of aggregate material); the moulder charges btw #700-#800 per bag/hiring of moulding box; source of water for usage(get your own borehole); stacking of blocks(#10-#15/block)

@skimanshi and other builders in ph - rivers state. would you advice someone to commence a build now or next month?...considering the rains and all that.... also about moulding or buying ready made blocks, which has more merits, i know both have pros and cons.am more concerned with cost and block quality.

. We are in the season of the rains. So it's up to you and the availability of funds and timing. If you can get polythene, moulding is preferable as long as you're doing the right moulds and you have the space. An able moulder can mould blocks out of 10 bags/day so you can get up to 5 guys to speed the process up. You do not necessarily need a concrete mixer for that. Do your calculations/estimations/postulations and work at your own pace.
