So I have been given an extimated quote from my architect for the foundation of a 4 flat of 3bedrooms each. I need you to please check this to confirm if I'm not being ripped off. What would you suggest is the best approach. I anticipate your response as I expect work to commence by the comming week.

. Everything you've done so far seems to be in order. I was just wondering why the other 2 rooms were not en-suite. Nonetheless it will pay you more to drill a bore hole first before starting your construction works. Please kindly send me a copy of your building plans especially the ground floor plan(pdf copy). . What do you want to discuss about raft foundation and what do you mean by some work(s) on Nairaland not been properly done? Do you intend to build any structure using a raft concept even if the soil is as stable as anything?

. If i'm to answer your question precisely you'll have to tell me which state/region your land/site is situated as well as the nature/topography of the land. Assuming you'll buy blocks, making allowance for breakage(s). Your preference/choice of materials matters depending on the location and price.

(3/8" coarse----- 20tons/optional use in place of granite depending on availability of cash)
Sharp Sand------- 2 trips
Cement----------- <125bags(+fence wall couping)

Workmanship for both Masonry work and concrete work is best known to you as it applies to your territory.

. Depending on your location and price of rods,granite&sand. But it should be within the range of #2.5-#3M. But on a general note the amount you spent bringing the structure from foundation to DPC level should give you a guide on what to spend @ the decking level.

Karu/New Karu is a good loaction to put up your structure. Yea it's about 15 minutes drive to Abuja without traffic though.

Leofab, if your structures are all one storey building it should cost you entirely within the range of #30M as it also depends on the site location and land profile. Also if it's just a simple bungalow+the other one it would cost you within the range of #15M. But you can send me a more detailed plan. Reach me on +2348039387432.

What you have is a 2bedrm on left and right side of the structure while the one bedrm is @ d middle of the structure. Prices though differ depending on the individual but some prices are way off limit. Nonetheless depending on your geographic location, designing a 2 bedroom apartment, bungalow also in semi-detached form, one storey building, duplex also in semi-detached form ranges between 80k -#350k. Funny how someone who claims to be a professional interpret a 3D design of a building. Nothing in construction or engineering is unrealistic or impossible. If concrete can't bend 25 degree steel sure can bend.
