Outer/Inner Children's Room to Master Living Room/Master Bedroom.
Create an access door from Madam's room to link the kitchen.
Do something about that guest toilet.

. As long as your drainage flows freely without impediments it is okay and legal to do that. But you can confirm such from the sanitation authorities within your locality. Based on number of bags for plastering you can use this to have an idea.....(standard room of 12X12 will use 6bags for plastering as long as your walls are in order of alignment).
The pits all serve the same purpose. Government regulatory standard demands you do separate but you can opt to do it as a single unit. There's no big deal about it.

Hello. The plot itself is 40m x 40m x 72.61m x 75.68m. I do not have the measurements for the individual sections of the building, but is a standard 4 flats (two flats up and two flats down), with each flat made up of 3 bedrooms with master bedroom being en suite, 1 bathroom/toilet, 1 visitor's toilet, living/dining room, kitchen, and small store. I am not after an accurate figure, just an estimate so that I have an idea of what it should be and thus not exploited by the artisans.

With regards to existing drainage, I am not too sure, but it is on a street with other residential buildings, and having residential buildings either side of the plot.

With regards to the septic tank and soak away pit, below is the plan with area for both indicated by the red arrow. Thank you
. It all depends on how you intend to give out the plastering work(plastering/rendering/dressing).
A partition to be worked upon by an artisan ranges from #1500-#2500(min-max) depending on how you bargain which also depends on either the client is paying the labour by him/herself separately or the artisan handles that payment completely.
If there is an existing drainage that actually flows, outside your compound or close by you can channel all waste water(kitchen,laundry,bathing) to it and build only that which will hold the waste from toilet. For only toilet waste you can use 3ft X 8ft. But if your doing both soakaway/septic as single unit, you can do 6ft X 12ft.

I've thought of a locally fabricated drainge that can serve same purpose.
. Good. But it will be better if you can get the services of an engineer/artisan on site to take a look at it to profer best suitable way to treat the problem. And while doing that also make sure that the intended constructed drainage is done in a way so that while storm water is taken out of the compound it also does not take in storm water in too. My second option is quite expensive to handle and it's only applicable in a fresh project in controlled environments who intends to use storm water for other economical purposes.

I will be grateful if I could get some advise regarding the following please.

(3) How many bags of cement to plaster the inside of the boundary wall/fence (wall surrounds two plots), and labour cost?
(4) Balancing cost and durability, what kind of surfacing should I do for the compound? I do not need anything fanciful, just something practical, durable and best value for money.
(5) What size septic tank will I require and roughly how much will that cost?

Such apartments may require a separate septic and soak away pit which usually depends on land space/availability. More so is there an existing drainage close to the facility?

The experience of the rainy season has been terrible,
Having caused flood (storm water) in my compound.
I've decided to do a drainage system to stall further occurence.

I don't however have an idea of how to design this.
How to get seives for the drainage points like in the picture below especially, is a mystery.

I'll appreciate the expert advise from nairalanders to lay the challenge to rest.
. And you think putting those will serve your purposehuh? Is there any existing drainage outside your compoundhuh?
I am certain you already know why storm water settles in your compound and takes time to flow out naturally or penetrate into the earth easily.

I don't know the difference oohh. I thought engineering was the commercial application of science and technology to make economic sense. grin

My reasoning is subjective and maybe biased shaa.

For the economic perspective, I arrived at the conclusion due to retrospective calculations on the cost per milestone analysis made from the comfort of my bed over a mortuary cold bottle of blue label grin.

For the engineering perspective, I used three unscientific uncontrolled and random events as my base.

I started moulding blocks and bricks with stonedust but when I ran out of stonedust, I fellback to sharp sand. During the drop test after 28days I thought the stonedust blocks broke in slightly larger chunks than the sharpsand blocks, but since this was done for fun in an uncontrolled environment, I can't know if placebo effect was in play.

When the time came for demolition of a part built with a mix of stonedust and sharpsand, my boys couldn't tell the difference, so I assumed the strength diff was marginal. Also I noticed when the sharp sand had the slightest contamination of clay or silt, it produced rough edges on the bricks cause it easily chipped off while because the stonedust was homogeneous, this didn't happen in with it

The third was feedback from a leaking roof from a water tank placed on the deck that was cast with stonedust.

So, as you can see, I was only airing my personal feelings
. Very interesting views...............if you're using the same mix ratio when stone dust is an aggregate and 3/4 granite as aggregate too in serving the same purpose then that's where you need to check your ratio.

Engineering principles are applied to commercial purposes for economic benefits on the long term purposes.
Costing of projects are done based on finances of client and availability of readily available materials within the immediate environment of project.

Stonedust is better when cost is not an issue.

There was only a marginal increase in strength achieved by using stonedust. And compared to the cost, it was waste as such strength could also be achieved by vibrating the blocks.

It would only make sense in areas where sharp sand sourcing is challenging.

For casting, adding a waterproofing additive (just to N700/bag then) was more effective compared to stonedust waterproofing ability.
. Is this response from an engineering perspective or from an economical perspective?

There's a saying which goes by "sew your cloth according to your size". Concrete stamping serves the same purpose as interlocking stones stones it certainly will have varying cost since the processes differs. Apart from applying the chemical which gives it a befitting look and the mat cutting it into desired shape/design floor concrete stamping bears no difference from doing your usual concrete floor just the same way you do floors for exterior purposes. The cost is usually between #1600-#2500/sqm and it's working patterns varies from one artisan/engineer to another.

This thread is a place where people share ideas but it appears certain persons create multiple ids just to ask questions to pull up a quote to give to a client.

This topic has always been of interest to me and l will use this opportunity to express my opinion.

There are so many costs associated with building on a Swamp land, and l am talking from vast personal experience!

Let us start with "access" to your and itself: Due to the nature of the soil, articulated vehicles (20-30Ton Trucks, e.t.c) will definitely sink and get stuck in the murky ground when they come to deliver Iron, Granite, Sand and Cement. this will not only increase your cost, it will waste your time and other suppliers will simply refuse to deliver to your site or do it a few hundred metres off and you have to pay Mallam to re-locate the stuff to your compound.

Foundation: Depending on "how swampy" the swampy land really is (swamp pass swamp! My Piles were about 70ft deep, before it could sit on stable ground! angry angry ), and how elaborate your foundation foot-print is and how top-heavy your building will be, you could be talking not just using a raft foundation but using a Pile foundation.

Anything beyond a Bungalow on a 'serious swampy land', needs a Pile foundation.
That could mean a price range of between #8M - #12M (Pile) and #4M - #6M (Raft), +- 10%.
That amount itself is enough to finish the whole Carcass on a very dry land.


Wear and Tear: Houses built on Swampy land need a lot more maintenance over the years, if they are to maintain their good looks.
For example, cost of your Soakaway will be far higher compared to one located on a dry land.
The rate at which you will need to evacuate such will also be higher
Paint will peel-off quicker because of the high humidity around it and this itself is attributable to the high water table in that location.

Having said all the above, like @Egunmogaji has mentioned, if you get a swampy land in a posh location, overlooking a river or lake/ocean, the "scenery" will more than compensate for the cost.
You will breath fresher air, you will watch the Ducks criss-cross the Waterfront, you will hear the birds wake you up in the morning with their sonorous "jazz" songs, you will likely eat fresh fish right out of the river (and buy it cheaper too!), e.t.c

Thing is, not everyone can build in a riverine area due to the cost, you need very deep pockets.
If funds are limited, please take your time to look for upper ground areas outside mainland (you can still get cheap, red soil (upper ground) land at about #15M -#20M in some areas of Mainland, old houses you can demolish and rebuild); Places like Agege, Oke-Ira, Between Festac and Badagry areas, e.t.c can still offer cheap, red soil grounds.

There is even a salutatory catch-phrase in my area, for those who build solid houses on a swamp land - Olowo'nuura
Translated to mean something like 'Wealthy enough to build on Swamp' shocked shocked


My final suggestion: Let him not hurry but take his time to look for a dry land outside Mainland, even if he has to buy half a plot.
Building on Swamp land is a life long expense, it takes boldness and deep pockets to do so.

BTW: Land in places like Lekki/Ajah are not swamp. They are Sandy soil with just a little layer of brackish, wet soil on top.
Those areas are even cheaper to build on, compared to 'real Mangrove Swamp"' that you will encounter on the Mainland, in places like Unilag, Makoka, Iwaya, Bariga, up to Ketu, e.t.c.
. Swamp terrains are naturally fresh water and except yours water table is linked to ocean water(salt water) then that might cause your paint to wear off. A good paint should last 5+ years before maintenance can be done.

However, My P-man is considering a swamp land but I am strongly against it because of the cost of raising foundation.

. A swamp land varies and another factor is the level of the land to that of existing road level. The amount you spend on building on a swamp terrain depends on what kind of structure you intend to put up and the decision of your engineer on what the over all height of your raft will be. I will want to assume you'll put up a duplex on that land if you acquire it and that means you should budget about N6M to take your foundation to german floor level if you do a raft of height 1.2m(4 boards).

Hajji there is no market for fakes. Nobody will deliberately seek out to buy fake products. There is a market for top end product, middle range and bargain range. A product can still be bargain range and still be safe and serve the purpose. There are also branded products and generic products. The fact that it is a generic product and cheap doesn't mean its not safe to use.

The problem is passing off unsafe dangerous products for branded products and charging top end price in some cases. So the consumer is not to be blamed as the consumer is willing to pay accordingly thinking they are getting the real deal. Where the consumer pays lower or go bargain hunting, this doesn't mean the consumer is encouraging fake product but buying with trust that the product is a generic product which is expected to be cheaper. There is branded paracetamol and generic paracetamol. Generic paracetamol is cheaper, safe and serve the same purpose as the branded; so if the consumer goes in search for generic paracetamol doesn't mean the consumer is encouraging fake market.

Those importing unsafe products can as well import cheaper safe generic products and charge appropriately. It is the greed of importers that encourage fake market, not consumers. If the importers don't import fake products, I don't think the consumer will clamour for fake products, they will buy happily what's available in the market: genuine top range, middle range or safe generic as your power reach. This is the case in developed world.
. I think most of what we buy when it comes to the construction industry is supposed to be termed as "substandard" as described in your post. Fakes are generally an imitation of another product in the instance of " HAVELS vs HAVELLS. That's why it's always good to go procure certain materials with the aid of the person who will install to avoid such pitfalls.

the level of the land is below ground level of existing road. U can make use of the floor plan to get the dimensions, note that the block work excavation is 675mm wide for 9inchs block, aside the column excavation that is 1500mm wide.

Your roof wooden members + nogging+scaffolding should be in the range of ± 1.8M, Electrical(Piping+wiring) should be ±2.5M, Roof Installation ( from aluminium long span to roof tiles should be ± #1.2M to ± #3.5M; kitchen cabinet depends on area of coverage(you decide), toilets(you decide(regular type or mixed with shower cubicles/jacuzzi), tiles,etc,etc, (you decide) .

Please like how much do you think as a payoff for someone that has been monitoring your project for you.

Note: We started just like a friend and he did a good job for me. We didnt sign any contract and am also sure he gained a lot from the project.

Its actually 2bedroom flat with three seperate room and parlor self contained. Thank you. . Payoff with #100k. But if you take the person as a friend take the person to a joint/bar get some drinks,take some pepper soup,etc,etc get into a discuss and later give the person #50k.
