What extra money it will cost you to build a foundation for a Multi-storey (compared to a bungalow), will pan out in what eztra it will cost you to build TWO foundations for two bungalows, compared to a single building with multiple floors.

So, the best measure is the analysis given by the gentleman diordaves, IMO.

While considering additional cost on foundation and others that has been mentioned,

It will be wise to note that on the case of a storey building;
1) the same foundation carries the two buildings while for a bungalow you have to do two

2) The same roof covers the two buildings but for a bungalow you will need to do two roofs

3) the suspended floor for the upper floor is already serving as the ceiling system for the lower floor, but for a bungalow you will need to do a ceiling system for it.

Then, going up gives some added design edges like proper ventilation, natural lighting, aesthetics and security to an extent.

The best of it like someone mentioned earlier is the Z factor "time", the value of the land in years to come will be much more higher than the current value of the suspended slab.

That's my point.

The comparative analysis of the two alternative will help you to select the optimum alternative subject to your constraints.

All the additional cost of the storey building (suspended slab, foundation/substructure, and the upper floor) will be compared with the cost of land and cost of another bungalow.


This comparative cost analysis will help you to make the best choice subject to your constraints and preferences.

I totally agree but to add a little more, the decking not only serves as additional land, it also serves as roofing and ceiling of the 3 flats on ground. So, the cost of roofing and ceiling of 3 flats should be added to cost of buying extra land for proper cost comparison.

Using the example you made



On this example, if 100x50 is N1.5m plus roofing and ceiling 3 of 6 flats is 1.5m making 3 million and decking is 3 million, it now cost the same both ways, this will only lead to personal preference. Even at the same cost, you will have minor differences such as more parking area or unbuilt space with the additional land.

The difference is the cost of decking relative to the cost of land in the area.

If the cost of decking is more expensive than the same size of land, then 6 number of ground floor mini flats are better. If the cost of decking is cheaper than the cost of land of the same size, then up and down mini flats are better.

So for example, if 100x50 is 5 million, but decking is 3 million, then up and down is better. But if 100x50 is N500k and decking is 3 million, no need for decking. Just buy two plot or three.

You build vertically if land is very expensive and build horizontally if land is cheap.

You made a very good point but few things were not considered.


One is: The cost of foundation (substructure) for a bungalow is not the same with that of a storey building. The additional cost in foundation should be considered too

I always advise people to build vertically. We need to take advantage of the vertical.

Land is an appreciating asset whose supply is highly limited..... You can maximum a little space to get more by building in storeys.


The other portion of the land (the space left) will appreciate in years to come. It will be a better asset

The pitch of the roof will affect the estimate, that is how high the roof will be, especially the length of the king post. The plan of the building will also affect.


However, an estimator/QS can make reasonable assumption and give the estimate without those details.


But the details are important for accuracy

The low figures thrown around in this forum and most BBQ often does not contain things that makes a house liveable in Nigeria.

Water supply : Borehole
Security: Fence and gate
Flooring of comppund..you dont wanna walk directly on mud right out of ur door.
External electrification from house to grid.
External lighting.

I think people who prepare BBQ should try to include these things so people getting into building a home would plan properly.

BTW you dont ve to the money at once u can work in phase...lil drops of water make an ocean.

Understandably, you have your reasons for wanting to substitute tiles for paint, it's best you use oil based paint for that part of the wall. oil based gloss paint hold up well to regular contact with water.

Good talk from you, but here is the best way now.

If you have iron door May be for the frontage and back of the building (exist door) you need to installed it.

Your inner doors will probably be wooden, what you need to do here is to installed the frame only 1st then after tilling you will now install the door leaf.

If you installed the inner doors completely before tilling there most likely the door threshold will not be same which will leads to diff level of floor tiling
