My brother, those visitors toilets sef. They will look nice in the drawing but by the time you start using them, you understand the real thing. Not every visitor knows how to use it and by the time they mess up your house two times, you will be forced to lock it up.

It may be negligible to some, but not to others. That is an entirely subjective matter, and should be left to the client to decide. Haven personally experienced both scenarios, for me it is worth every extra penny.

This is exactly what went down:

Before I engaged the installer, I hired a Quantity Surveyor on this forum to do the roofing estimate for me (installer did not know this). The QS estimate for the actual area to be covered was 478sqm, but with 25% addition (making 598sqm) to account for wastes.

Now wood work for the roof was done exactly as designed on the architectural drawings (no addition or subtraction) and the final cost of the wood work was very close to the QS estimate as well.

After wood work, I engaged the installer and we agreed 200/sqm as installation fee. He took his measurements, did his calculations and came up with an area of 354sqm to be covered.

Now considering the significant difference between the figures from QS and installer, I decided to go with the installer's figure so as not to incur a huge loss, in case the QS figure was wrong. So I added 25% to installer's estimate and ordered 443sqm, which was made known to installer.

So he did 443sqm initially, and it covered only about 3 quarters of the roof. Installer then calculated the remaining uncovered area, and came up with an additional 150sqm to complete the job. This time though I decided to ignore installer's calculation and went with the original estimate from the QS and got an additional 155sqm to make a total of 598sqm.

The roof was eventually covered with a total of 596sqm, which is in line with the QS estimate.

Now, the installer is insisting his installation fee is 200 × 598 (not even 596 that did the job), while I'm insisting I will only pay for area of roof installed (excluding off-cuts), which should be like 200 × 478 (going by the estimate from QS).

I have told the installer, if he doubts the estimated area from the QS, he can repeat his measurements and calculations, but the guy is saying it will never be the same as that of the QS, that I must pay according to the total area of sheets bought.

Nor be small argument for site today o. We almost came to blows

and I am telling you that to avoid wasting your own money, for duplex which is usually 22-23ft tall, do 25-26ft tank stand. For two storey which is around 32-35ft tall, do 37ft tank(this is the length of channels today).


But if you think and have funds to throw around, give me your desired height and I will execute

If you're currently occupying the property I'd go for electric but if not, Barbwire. They have original "barb" at the market.

Because even with barbwire in an unoccupied property, pilfering can take place. Let alone an electric fence that can be bent to gain access.

NB: Seen these 2scenarios first hand, one is personal while the other isn't. My 2cents

If he checks the drawing it's just 3-16mm both top and bottom , who does that .. the areas needing 20mm I didn't put it. He even asked for an open roof terraced at the top of the building, I did it on the second drawing which is not on the one I sent
So it's a WIN-WIN

He even wanted a staircase outside the building but the one he has is the first one with the staircase inside and the dinning mirrored on the wrong side hahahaha

unzend will ask you to send to site and let them verify it on nairaland. He will insist they fix it first to know if the roof is good or not before payment. Boy o ya werey gan. He paid me 35k still asking for verification before paying the balance of 40k. The person he picked to verify it said it is okay, to be honest I wasn't even expecting the good review because I was thinking doctor who won't be objective but he really won my respect and I have started following him truth will always rule. If not for unzend I would be doing important works but here I am. Children will really drag one to the mud.

Sir, I was referring to 'cost of building' not 'selling price'.

I have seen the quote of a so-called professional engineer that says 80 bags of cement, I ended up using 40 bags. The Job has finished, so now I am waiting for the building to collapse because it is substandard.

My engineer is registered, attached on contract to a construction company called 'Raffoul' (please google that). He is from the south western part of Nigeria, and i am always ready to drag him to the south south anytime/anyday.

I'm a Christian, his a Muslim, but our love for each other is 'factory-fitted' by our Creator.

'To be sincere'- is a personal decision that is too rare, scarce and limited amongst Nigerians generally.

Those figures mentioned here as the cost of building are FAT LIES. Please do your investigation independent of mine.

Before I built my first house I used to be afraid of the exaggerated figures I read for the cost of buildings on this thread. I learnt to start with what I have and I noticed I usually don't spend up to 65% the projected estimate.

Not once,not twice and not thrice.

If I should post the current project I am sure I will read figures above 60 million.

That stone coat roof with the slope is a lot of sqm #3M for it is a very conservative figure
The frameless windows say another #3M
1000 bags of cement @ # 4500 is #4.5M
Just these 3 parts and the total is already #10.5M

Property valuation is not done by picture. That house can go for N10m; Location is the prime consideration.

My plumber says he will run water pipe through the roof after the frame for the roof is completed (water tank sits on decking over the staircase leading to the first floor).

Is this a new practice in plumbing cos I have not seen anywhere water pipes run through the roof .
