Row Xman: Hi Brabus,
To build a typical 4 flats, 2 on the ground floor and 2 on the first floor, all ensuite, like how much am I looking at to complete it, and can you please break the money into percentage as follow:
1. Foudation
2. Block work to roof
3. Roof
4. Soak away
5. Finishes (plastering, plumbing, electricals, kitchens, flooring, furnitures, painting)
Your build cost is dependent on the following factors:

1. Building Size and Design
2. Site Topography
3. Soil Condition
4. Finishing materials (standard, mid-range, or luxury)
5. Location/Proximity to building material market
6. Build route (contractor managed or DIY)

If you can provide a more detailed explanation, then I can forward to your email an estimate with at least 5 - 8% margin of error.

Thank you.

PropertiesRe: Cost Of Lintel For 1 Bedroom Flat. by brabus(m): 4:51am On Sep 11, 2013
bebe2: builders in the house pls help me,

i am currently building a (2) one bedroom flat in agbara, we are upto the lintel level my contractor is quoting 200k for a full lintel or
180k if we only do the doors and windows.

the size of the houses are 35ft by 16ft.

pls if anyone can help on tips that cud help reduce the cost pls let hear it.

tnks for ur time.

he said we can also
You can argue the cost to about N140k or N150k if you're doing full lintel. Breakdown as follows:

Iron rods - N20,000
Carpentary works - N30,000
Gravel - N22,000
Cement - N14,000
Sand - N20,000+
Mason/Labour - N15,000
Iron Bender - N7,000
Others - N15,000

Or N100 - N120k if you are doing doors and windows alone. Tell him to cast a side at a time, remove the planks and cast the other side.

Breakfast Update

It's a brand new day here in Ile-Oluji and everything is working as pre-planned.

Here's a quick update of activities at the site.

- Intensive pre-plastering work ongoing in the main building in preparation for the internal rendering of the house which is due to commence next week.
- The electrician has drawn all the socket points, AC points and switches in the ground floor section of the main building. Right now, he's working on the lighting points.
- Parapet formwork for the grave site/outdoor living area is ongoing and by my timing it should be ready for reinforcement detailing in 30 minutes.
- Parapet formwork removal on the main building has been completed and what that means is that the parapet is ready for plastering.
- Someone is likely to get fired soon!

Watch out for picture updates.

If Oga Brabus can like it, then it's darn good for me too.

Hajji, I like my things simple. Bullet proof, ballistic, padded, or unpadded? A door is a door. It is an opening/closing structure used to block off an entrance.

Another project using the same parapet template...

PropertiesRe: The Chateau In Ile-oluji: Our Construction Journal by brabus(op): 8:45pm On Sep 05, 2013
kopell: @Brabus Good morning, can we have an good close short at the top of these project parapet please. Just to see the differences from your own style of casting the parapet. I noticed your's is little smaller from that of Oga Spyder any reason for that, or it just the design. Your explanation and other professionals in the house will be appreciated thank you.
Too close shot of the parapet after the formwork were stuck out. Beauty lies in the eyes of the beholder.
