That's how it works... I own the land until you buy it back when you honor your contract. That's kind of the way mortgage works all around the world.
Also, a car is a liability that decreases with time, while property increases with time. Just for your info

I don't think "that's another level of craze" o. I think I like it from the point of architectural statement. It gives the house character and identity.

Do I like it? I can’t really say but I can’t but notice the buildings that had them.

They’re grande! They make some of my projects look like ancillary building.

The only issue l have with this "Send Down the Rain" Roof is when it gets TOO HIGH!
When that happens, it looses BALANCE.
In "aesthetics", there is something called PROPORTIONALITY.

What, in my own opinion, Roofers and House Owners need to factor-in, in deciding the height of their Roof/King Post is [b]THE RATIO OF THE HEIGHT OF THE BUILDING, TO THAT OF THE ROOF.

The most beautiful 'semd down the rain' l have seen is those whose Roof's height, is about or no more than 50% or half the height of the building itself, irrespective of whether it is a storey building or bungalow..

Once it gets beyond that ratio, the Roof begins to over-shadow the building and look ridiculous.

Just my opinion.

The Amuwo style - that’s another level of craze!

You’ll see up to 30ft or even more high kingpost

2. What will be the cost of building storage ------ ZERO or almost negligible when you consider the total area of extra space.

3 What make it different from 14 feet more money ——- A lot more - higher roof, more usable attic space, better insulation (sound/heat), better drainage...

4. Sorry it is more difficult to maintain ——- Not really! Once quality grade of material are used, all that’s required to maintain the roof is visual inspection of the roof from inside and outside done periodically. The cost of maintaining a flat roof (felt, waterproofing, drainage clearing etc) will almost double the cost of installing a pitch roof in 10 years.

If your house roof king post no enter 20 feet u r a learner. Damn ! Buildings with tall roof always look sweet and very expensive. Only a low budget house will settle for low roof. Men ur house with all the touch becomes nothing.

shocked shocked

The advantages are just too many:

1. It allows plenty of air inside which makes it cool all-weather and of course better air flow.
2. It offers larger attic space for storage at no additional cost
3. Longer lifespan as there's less issue of pooling water or dirts/leaf staying on the roof.
4. It requires lesser maintenance when compared with flat roofs
5. More appealing

The same house posted was the house that abdulwastecx said “Never build a raft foundation like this.” few weeks ago.

abdulwastecx:

Never build a raft foundation like the last two pictures below.

People fail to realise that the slab in a raft is the main component that transfers the load to the soil below.

I intentionally kept silent about it and asked what’s wrong with the particular foundation.

n3xt:

That’s true. Never build a raft foundation like the number 3 picture above. Number 3 picture is a pile foundation, not raft.

Honourable, what’s wrong with number 4? Let’s learn.

This is one reason I only share projects executed directly by me.

I decided to post the full picture of the completed project few weeks after.

abdulwastecx:

This one I'm seeing here is standing well!

It’s the same building and nothing has changed. It’s opposite COWLSO, Lekki Scheme II off Abraham Adesanya, Lagos.

Everything is perception.

Will I attack abdulwastecx for saying don’t do this and also saying the project is okay? No! grin

I’ve found out that Nairaland is such an interesting place to learn and have fun.

Profound words of brave men!

Obaseki to Wike:

"After I was pushed out of my former Party, this house was the first place I sought solace. You took me in as a brother, out of the storm, changed my cloths and gave me food to eat.

"It was in this house, the Campaign Council met to work out the key strategies that led us to victory.

"You mobilised people across the country. You moved to Benin, went through the humiliation and attacks. You supported us and we won.

"It will be a sin against God if we do not come to say thank you. Even if the victory we are celebrating is from God. He has used people like you to make it happen."

Wike to Obaseki:

"Our work would have been difficult if he did not make himself available. I cannot support a lily hearted person. Governor Obaseki was firm.

"It is not easy to fight godfatherism. But he has the interest of Edo people at heart. Together, we have conquered it."

actually there's. The cost of living and the processes involved in making the doors. Just because I'm able to start and finish seven in two days (this is without extra hands) doesn't mean everyone else can. Those things are what really happen. Another thing is that the cost of production here is quite very competitive. You told me people are paid on a daily basis instead of what they could do. That attitude doesn't help in increasing competition and fine tuning the skills.

Let's say I asked you to work and you don't do a good job, consider yourself done with. It's that simple. You must be fast and still do good job. Those things are negligible but very much affect the prices

Ok.

My assumption is most professionals/tradespeople juggle multiple jobs at once, meaning if they are taking on a new project it will usually have to fit in and around existing work or a future start date will be set.
So I always give them ample time to deliver a good job.

If they are able to jumpstart immediately or deliver it in a jiffy or move from Kano to Bayelsa within a week, that signifies absence of real work to keep them engaged and this could be down to their lack of skills or something more concerning.

That’s the way I think though.

_______
I have a guy who make wooden doors. You have to give him notice months ahead if you really want to use his doors.

His company name is Geometro Creatives.

A nairalander called him for more than 2 weeks just to setup meeting with him. When he told me, I smiled and said “We always book him months ahead. He’s never in rush to take up new jobs because he’s always busy.”

At 41,000, can his work look this good. Why not take a picture let's compare

I don’t use usually use that type of door so I don’t keep it in my collection.

If you check thousands of images that I have shared online on various platform (Nairaland, Facebook, Houzz, Nigerian Property Centre, Construction Journal, Skyscrapercity, NextHome websites...), you won’t find one.
So I can’t really tell which is good or bad.

When I use the word “we” it doesn’t really mean I did it anyway. The client picked his order.

According to him, he said instead of doing normal foundation and still chain it at DPC level, that it will be cheaper to dig only the column base 4feet deep and chaining all the connecting beams with 12mm steel reinforcement and then do DPC afterwards.

This is what @abdulwastecx is talking about some few pages back.

abdulwastecx:

Never build a raft foundation like the last two pictures below.

People fail to realise that the slab in a raft is the main component that transfers the load to the soil below.

abdulwastecx:

You see my friend, that type of foundation is called downstand beam-raft foundation but a special kind where the raft is built on stabilized soil.

For that reason, the action of the foundation work where the slab must have a direct contact with the sand fill (which must be compacted properly and CBR test carried out to make sure that the bearing capacity of the soil can safely carry the foundation.

When the void inside the foundation is left unfilled and decked like he did above, then you are not going to have any action and the foundation will fail by settlement.

Is this "I better pass my neighbor" roof?

Why is the roof so gigantic, compared to the building size?

It looks ugly but that's only my opinion.

Good luck.

It’s called “send down the rain.” You’d definitely like it if you see it physically.

Roof play an important role in the aesthetic of a building (especially a bungalow) as it represents about 40% of the visual exterior of the building. The higher it is, the better the protection from all weather conditions.

The importance of sub soil investigations especially in Lekki environs cannot be over emphasized. It might seems like an additional cost but it helps you to make good decision on the type of structure to build that will give good return on your investment.
We had a project at Ikoyi awhile back . The subsoil was poor from the result of the subsoil test. The client wanted three floors but a raft was not sufficient to support the structural loads so we had to pile. The cost of piling the structure was much so we advise the client to increase the number of floors to four to accommodate the cost of the foundation. He agreed and the structure was redesigned and it was worth it.

But some client will still go ahead and build on the land without considering the huge cost. That was the case with the project we carried out in Akoka.
The client dropped close to 20 tons of rebar (various sizes) just for the foundation of a 4 bed duplex and 2 bedroom flats.

If one carry out physical assessment of this land, one can assume that it’s safe to support even 8 floors but the subsoil investigation report proved otherwise.
