Zelensky could not sign what dump wanted, and rightly shouldn't. He has no mandate to, and would have been slaughtered by Ukraine legislators if he had signed it.

But I guess the art of the deal is to pressure those you should negotiate with to sign a deal that's unfavorable to them and then renege on the deal when it suits you like dump always does.

Hard not to argue with a person who doesn't know you don't pay 3m on a 1m mortgage at current interest rates, or who does not know you'd likely pay off a 1 million mortgage a lot quicker if you earned a million a year.

Without a mortgage, and unless you've saved up, you will pay your landlord a lot more, since he too will "pay taxes, property insurance and maintenance of the property", and he'd get that from the rent you pay plus profit. And at the end of 30 years, he'd still have property, which likely would have increased in value, while you'd have nothing.

Do note that you don't have to buy a million dollar house just because you earn a million a year, though I don't see why you wouldn't. There's lots of half a million houses you can buy that you will not "just going to work to afford where to sleep" if you earn that much.

That said, I am not telling you to get a mortgage. It's your million, so spend it how you please.

The interest rate on a variable mortgage in UK is currently about 7%, the high end. Total payback over 25 years with zero deposit at £7,067.79 a month is £2,120,337.59, which is a million less the $3 million you claim, and that's without a deposit, which is required for a mortgage.

You'd need to be paying £10,018.77 a month at 11.3% interest to get anywhere close to pay back what you think (£3,005,631.90), and the fact you don't know this is likely why mortgages scare you.

The reason you take a mortgage is you can't save up that much quick enough if you are paying a landlord rent at the same time. And the house you are buying with a mortgage will likely appreciate in the time you pay it off and make you much more money.

You may want to calculate mortgage payments here so you are better informed. Note it defaults to the current interest rate of 4.5%.
