neduboo: If I should leave the area, there will be a cost implication for new land. Whenever it rains heavily, there will be flood that stays for 1 or 2 days before leaving. I just want a bungalow that flood can't enter inside the house unlike the old house that once the flood comes it enters inside the house.
Can you imagine sleeping inside the flood for up to 2 days? It affects one's cognitive ability.

I joined the banking system about a decade ago. Young and naive. I got carried away by thier flashy suits and top tech phones. The moment I entered I realized all these was a scam. Those suits you see are being paid for, installmentally for 3months. The phones in 6 months etc Bankers are one of the least paid professions today considering the amount of time they put Into thier work (7am to even 10pm) and the level of risk they are subjected to. The sad thing about working for a Nigerian bank is once u leave, u realize that you can't use the skill elsewhere. You are technically back to square one.
This is my case. I spent the last decade of my life working in a financial institution as a teller. Quite wastful considering the fact that I know nothing other than counting money for customers. I worked for 7days in a week. 10yrs passed In a flash. No time to even get additional qualifications.
Before joining, my friends adviced me against it, but coming from a humble background the need to get independent fast was more appealing. Why I stayed so long is a topic for another day (have you heard of employment fraud) anyway, I left last week and I can say I am happy I finally got a chance and time to learn any new trending knowledge and I am prepared to start afresh. I will be 35 this year. With a background in construction mgt I thought of copywritting, digital marketing etc but I love to learn technical stuff.. Pls advise if any. I know IT related careers will sell here and abroad.
I've thought of programming, cloud tech, data tech etc.
Please I need your advice, which path should I follow now that at the age of 40 I will regain all the time I lost in the banking field.
I can get an MSc but I want a high income paying skill that the likes of the oil majors wouldn't mind employing even at my age or if I am to be self employed I can be distinctive in that area.

He is still working and all together, I can confirm that he has collected nothing less than 2 Million Naira in rents since about 5 years ago the house became habitable. The issue at hand is water. Who should be responsible for this?
The transformer in my area is faulty for 2 weeks now and we don't know when we'll have electricity supply again. Supply in my area is quite reasonable but now, its a case of transformer that needs to be taken away. It was during the lockdown I bought a 1.9 KVA gen which obviously I cannot release to pump water. A co-cotenant also has I-pass-my-neighbor gen. You can't believe my landlord and his family charge their phones at my place!
Now we are suffering to get water . I didn't sleep well last night cos I didn't shower. I had very little water to bathe which I decided to save for bath this morning before going to work. The place we(landlord and tenants) fetched water previously is an incompleted building and they haven't pumped water in the last 2 days.
I am thinking of confronting him with questions. I once did actually but it was a case of refuse disposal. My landlord still goes under the cover of night to dispose his refuse within the neighborhood. He later said disposal of refuse is my business which made to find my way, a genuine means.
Now, is provision of water my business? Please ii need your advice. T

Which means 10% annual return. If you are a person who is so logical and reads number like they are alphabet then we know 10% annual return is a bad number.
Taking mortage loan to build an estate is even more better which is self explanatory for those who knows how the mortage industry works.
Sometimes we love to follow the crowd in society, everyone is shouting real estate, real estate and then the herd mentality of rushing to that direction comes in. It pains me to see someone who use to be very rich then all of a sudden began to struggle because he has use a big chunk of his wealth to build houses and rent out which sometimes delay in payment of rent will even scatter the returns you expected.
Before you rush to use that money and invest in real estate you better analyze things deeply as not to fall into the rat race. Sincerely, real estate is overrated in Nigeria. Terrible tenants that owe and delay rents. Most landlords are not making profit from their rental houses. |

Sir, When it comes to purchase, the term used is synonymous with how long items have been with you since you purchase once at any point in time u exerted purpose from the product.( i.e when the product has served you fir the reason you bought it irrespective of length of time)
However the condition of the product can be very different from the use of it.
Let take for hypothetical example , Let's say I have a equipment, I used it for 1 year, and then it got spoilt , I then left it for 1 year unused, I then fixed it, and used it for another year, then I want to sell it, Sir, if I were to now say how long have I used it, will I say 2 years ( no of year if functional use) or 3 years.( no of year in chronological use). Now take many scenarios of this with it being left for 2 weeks unused, then 1 month used or then 7 months unused, So u will see the functional use is very difficult to assess but the chronological use is very straight forward. Hence it better to state condition rather that functional use. If at initial point of marketing you didn't state a particular window of leverage that functional use was not involved, buyer cannot be privy to your perspective and cannot be blamed for using the chronological use. That's why see remarks such as :well maintained, serviced up to date, used by an oil company worker, used by a banker, etc. Those phrases gives the buyer the kind of care and (functional) usage exerted by the initial user, but it shouldn't alter the chronological use. Hence if I see a particular car bought brand new and says used in Lagos for 1 year, and I see the same car type bought brand new and used in the US for 2 years, Your guess is I will rightly pick the one from US ( if every other things is constant). NB: To scam someone is not only in loss of money but also in misleading someone on potential value of purchased asset. If the guy had contacted me privately, I would have explained to him. I bought two hisense refrigerators at the same time. The initial picture of the refrigerator I posted earlier was the one I am currently using in my home. The second hisense refrigerator is the one I bought for my factory during nafdac inspection for registration requirements. It is the second hisense refrigerator I am selling and its picture is below. You will notice its still very new, unplugged and a little dusty. Because we are still a small factory so we don't need refrigerator to store and preserve our food addictive. Cause we buy small KGS from ojota dealers and not large quantities I wanted to sell it immediately I got my nafdac then but I changed my mind. Till now I decided to sell it and add the money for raw materials cause the refrigerator is just unused. The picture below is the real one I am selling. If the guy had come on Monday and still have doubts, I would have show him the one I have at home before taking him to my factory premise for the one he is buying. I will switch on the diesel generator if there is no light for him to confirm and test it well. The refrigerator is unplugged and unused for a year now but its working cause it is brand new. In fact the refrigerator is the cheapest and lowest among my equipment and machinery that costs millions of naira. Some people just think if you are selling a product, it means you are hungry.
