Taking mortage loan to build an estate is even more better which is self explanatory for those who knows how the mortage industry works.

It pains me to see someone who use to be very rich then all of a sudden began to struggle because he has use a big chunk of his wealth to build houses and rent out which sometimes delay in payment of rent will even scatter the returns you expected.

Before you rush to use that money and invest in real estate you better analyze things deeply as not to fall into the rat race.

Sincerely, real estate is overrated in Nigeria. Terrible tenants that owe and delay rents. Most landlords are not making profit from their rental houses.

However I want to address a perspective in viewing the term " used".

Sir,
When it comes to purchase, the term used is synonymous with how long items have been with you since you purchase once at any point in time u exerted purpose from the product.( i.e when the product has served you fir the reason you bought it irrespective of length of time)

However the condition of the product can be very different from the use of it.

Let take for hypothetical example ,
Let's say I have a equipment, I used it for 1 year, and then it got spoilt , I then left it for 1 year unused, I then fixed it, and used it for another year, then I want to sell it,
Sir, if I were to now say how long have I used it, will I say 2 years ( no of year if functional use) or 3 years.( no of year in chronological use).
Now take many scenarios of this with it being left for 2 weeks unused, then 1 month used or then 7 months unused,
So u will see the functional use is very difficult to assess but the chronological use is very straight forward.
Hence it better to state condition rather that functional use.
If at initial point of marketing you didn't state a particular window of leverage that functional use was not involved, buyer cannot be privy to your perspective and cannot be blamed for using the chronological use.
That's why see remarks such as :well maintained, serviced up to date, used by an oil company worker, used by a banker, etc.
Those phrases gives the buyer the kind of care and (functional) usage exerted by the initial user, but it shouldn't alter the chronological use.
Hence if I see a particular car bought brand new and says used in Lagos for 1 year, and I see the same car type bought brand new and used in the US for 2 years,
Your guess is I will rightly pick the one from US ( if every other things is constant).

If the guy had contacted me privately, I would have explained to him. I bought two hisense refrigerators at the same time. The initial picture of the refrigerator I posted earlier was the one I am currently using in my home. The second hisense refrigerator is the one I bought for my factory during nafdac inspection for registration requirements. It is the second hisense refrigerator I am selling and its picture is below. You will notice its still very new, unplugged and a little dusty. Because we are still a small factory so we don't need refrigerator to store and preserve our food addictive. Cause we buy small KGS from ojota dealers and not large quantities I wanted to sell it immediately I got my nafdac then but I changed my mind. Till now I decided to sell it and add the money for raw materials cause the refrigerator is just unused. The picture below is the real one I am selling. If the guy had come on Monday and still have doubts, I would have show him the one I have at home before taking him to my factory premise for the one he is buying. I will switch on the diesel generator if there is no light for him to confirm and test it well. The refrigerator is unplugged and unused for a year now but its working cause it is brand new. In fact the refrigerator is the cheapest and lowest among my equipment and machinery that costs millions of naira. Some people just think if you are selling a product, it means you are hungry.

I have a 42 year old brother who for over 18 years has been on hard drugs. He started this habit while in secondary school and couldn't finish tertiary education for same reason. Efforts made by the family to stop him from substance abuse and rehabilitate him at several occasions failed. Each time such effort is made, he recovers after a while but returns to the habit. Currently, he has become mentally deranged and there seems to be no solution at sight.

He has been admitted to different psychiatric hospitals on two occasions. At both times, he was treated and confirmed fit and sound to return to the society. The moment he was discharged, he quickly went back to his old ways and all the resources spent went into the drain. In one of the occasions, we were strongly advised to engage him as joblessness was one of the greatest problem causing the abuse. We got him engaged by securing a fantastic job which he also left after a week of working there. Other meaningful efforts geared towards engaging him to enable him to become occupied and start earning a living as a man also didn’t work out.

We have organised prayer sessions by powerful men of God, nothing has happened yet. I do want to sound like someone without faith. I strongly believe that our able God will make things beautiful at His time. However, the situation has gone out of control and we need to act fast.

These, amongst many, are some of the interventions already done by the family and we cannot fold our arms and watch people mock us in shame every day due to his abnormal activities in the community.

Now what he does is forcefully, take money from our aged mum, sell any family property at sight in exchange for money to buy his drugs. Beat my mum up at any slightest refusal to give him money. He has been jailed many times for committing several offences related to this habit, yet the problem persists. Maybe we have not applied the best approach?

I am calling on fellow Nairalanders to assist with solutions. I believe there are some of us here who may have experienced this problem in one way or the other, or have an advise to give to solve this lingering painful situation. Your personal or professional experience (s) may go a long way in salvaging this situation for us.

The wife and her family might have been his back up plan in repaying the loan. I don’t necessarily think he took his own life because he missed his wife so much.

How much will it cost me if you are to build this similar 6blocks of 2 bedroom flats building for me on a dry land in Lagos?

I will get in touch with my estate company that I am not interested in estate land anymore. My money should be refunded. I will buy individual or family land who give deed of assignment. From my conversation with homeowners in nice estates in lekki axis who were given deed of sub lease, they also look worried if it won't create a problem for their children in future after they inherit their houses. What happens after the deed of sub lease expire, they don't know too? I can't take that risk abeg.

It is deed of sub lease. I asked some homeowners in Royal garden estate lekki, Diamond estate, Victory park estate, osapa lekki etc. They all confirmed they were given deed of sub lease too.

I made an investigation. I discovered most so called Private estates in Lagos give Deed of sub lease to outright buyers. Except if you buy land from individual or omonile/family land, you get deed of assignment. These modern private estate companies are not to be trusted.

I bought a land in a gated estate developed by a very popular real company in Lagos. Among the title documents of my purchased land given, I noticed Deed of sub-lease was given to me rather than the usual Deed of Assignment. I have been worried by the word " Deed of sub-lease".

Is it that the estate company still owns the land I have legally bought from them and only leasing it to me for number of years. Does that mean I am still a glorified tenant in the estate even if I build house on my land in the estate? Why can't they issue Deed of Assignment like Omonile do? So that after 99 years of certificate of occupancy, Me ( if still alive) or my children in future will renew it directly from the government. Is it safe for me to accept the deed of sub-lease? The word sub-lease is just irritating to me after spending millions of naira buying land in the estate.

My mind is telling me that after the Deed of sub-lease expires, the estate companies may legally take over houses and land in their estates in future.

8 years, 8 solid years of sacrificing my effort, support, care was shattered in just few minutes.
Got her as my girlfriend in 2012 and we got married in 2016.
