Most lagosians are buying land and building their own house in Ogun state due to its proximity to Lagos. Majority of house owners in boundary of Ogun state work in Lagos and they face frustrations and serious stress living in Ogun state. Most of them are regretting the decisions to build their house in Ogun state due to the following reasons;

1. Lack of infrastructure: It is a fact that Ogun state government is deliberately neglecting boundary areas such as Sango ota, ibafo, mowe, atan, Agbara, akute, alagbole and so on. In those areas, the roads are so bad and in a state of disrepair, no general hospitals, no good schools, few banks and no police stations etc. Living in those areas is nightmare everyday. So before buying land in those boundary areas of Ogun, think again.

2. Slow appreciation of land and buildings: Due to the neglect of boundary areas by Ogun state government, there is slow appreciation of lands and buildings in those areas. 15 years ago, the price of buying lands in mowe/ibafo is the same as lands in ibeju lekki and ikorodu in Lagos. Presently, the value of lands and buildings in ikorodu and ibeju lekki have appreciated very faster than mowe/ibafo's lands and buildings. This is due to infrastructural development by Lagos state government in ikorodu and ibeju lekki. There are goods roads, hospitals, goods schools, banks, shopping malls, etc in ikorodu and ibeju lekki today. Whereas mowe/ibafo is still undeveloped as it were 15 years ago with no good roads

3. Security: if you cherish security of the lives of your family, reconsider buying land or building your house in boundary areas of Ogun state. There is no security in Ogun state compared to Lagos. Most boundary areas such as ijoko, matogun/okearo, atan, akute etc have no or few police stations. There is no emergency call number should you require Nigerian police. If armed robbers visit you in your house in the midnight, you'd better pray to God to spare the lives of you and your family cause security is very poor in Ogun state. Nigerian Police are not well funded and supported in Ogun state compared to Lagos.

So if you live in Lagos and you are thinking of buying lands and building your house in Ogun state, you have to critically rethink your decision.

Amosun should called Abeokuta governor. This man is useless. He abandoned other areas like mowe/ibafo, Agbara, Lambe/matogun, ijoko, etc to concentrate on only Abeokuta. The roads in neighbouring areas of Ogun state are in a state of disrepair.

Take it or leave it. 6 million naira will complete four bedroom bungalow on a good land except he/she is using a greedy contractor. I have a lot of friends and family that spend such amount to complete their houses. And the design of their house is modern and beautiful.

What about the collateral security the borrower submitted to the bank? Won't the bank seize and sell the property the borrower submitted should he/she defaults in payment of loans as at when due?

I don't think it is possible to have good mindset and still be poor. A good mindset will enable a person to think good ideas. And we all know ideas rule the world.

Nice one. Please, can you explain the youth segment and corporate segment? I know that corporate segment involves targeting companies and offices to buy your products or services. But the youth segment is too small to be targeted.

Apart from colleges and schools, where can you target youth for your business? I will be glad if you can give me examples of youth segment apart from schools and colleges.

Most branches do not have canteens, usually, a standard branch has less than 15 staff. Mini-canteens can be found at Regional Branch offices where there are many staff. At Head Offices, there are usually catering services, where staff eat and the money deducted from salary.

You can travel to Burundi. It's not my problem but I have the rights to educate my fellow Nigerians about the highest level of poverty in Burundi. So that if anyone is nursing the ambition to go to Burundi, he/she should know what they are getting into.
