Please, I just bought a plot of land in Owerri, at MCC road, though i have a two bedroom bungalow at the corner of the plot. Please can someone give me a current, and moderate estimate of how much it will cost to build a 2 bedroom of six flats -( Two story building) on the available space?

I was actually thinking of making it all ensuite, I thought the lack of one more bath could bring down the rent price. I don't really know, but that's what I thought. I can leave it as is if that would not be a problem.

The architect has been to the site a lot of times, but no soil test was performed. Had no plans for the stairs storage space, but I could consider it as things proceed.

I'm looking to start the project from the first week of Jan so I'll be looking out for more info, and will be updating you guys at any necessary point

I'm looking to build a 3 bedroom, four flat apartment in Ibadan. I already have the Architectural and Structural Drawing, but there has been no progress yet regarding the physical building. This is the first time I'm building, and I don't really know much beyond the little things. I've also read a lot NL threads, so I guess I got some ideas from there.

The problem I'm facing now is with starting the construction and the supervision of the process. It's not something I'm up for since I have no basic knowledge of it, and I want a properly built house (it's going to be rented out). The architect that drew the plan told me he also did supervision work (with the Structural Engineer's assistance) and took me to some of his previously supervised work, and one he's currently working on.

Although, I know it isn't really an Architect's work to Supervise a construction process, the fact that he's shown me he can handle it, coupled with the fact that I'm finding it hard to find an 'experienced', certified builder who will not overcharge me and also help build to taste was making my mind up (leaning the architect's way). I became even more confused, though when I decided to start with the fence. The architect asked the bricklayer to dig 2 ft deep, and that the blinding be 200 or 150 mm (was jargon to me then so I didn't interfere), the bricklayer however said that's not how it's done, touting his experience and old age. He said his standard metric was 1.5ft - depth, and 100mm blinding, which didn't work so well with A.

After the incidence, I tried asking around to see which of them was wrong, most saying 1.5 is standard (i.e, A is being too theoretical, thus being wasteful). I got more stories about architects being bad supervisors and over using materials trying to go by the book (tbh, I want something solid, but if the consequences of a minor 'not by the book' change is negligible, I need someone who'll consider it).

Afterwards, I tried searching for new builders, but none of them were certified or studied for it, so I felt they were no better than the architect in that case. I also believe since the architect drew the plan, he'd be an even better choice with the options I have now.

If you have any opinion or advice on how to proceed or any question to determine what to say, then shoot.

Disclaimer: I have a really thick skin. I'm happy to admit when and that I don't know something, even if it's just too obvious to you.

Good day Nairaland. just have to start work, No neeed for formalities now, need a break down costs of design, totally cost and estimate of material and labour in stages, considering current cost, and cost of supervision maybe in levels or as you prefer for a 3 bedroom twin bungalow in owerri and the ground is level, standard plot. thanks.

I am not really sure of the dimension but just seeking for knowledge on how much it wil cost me.
I have some money saved up but it's not upto 10M naira.
What do I do? Start and stop of wait to get more money?

you actually beat me to this, I've been observing most of his posts for sometimes but I just chose to ignore them, how can a professional give a bill without design, measurement, site visitation, market survey to ascertain price of materials in the area and specifications. I believe he just try and give a very low quote to get jobs then claims for variation in the course of execution. Even an experienced Q.S like yourself cannot prepare bills without documents.

One last thing your quote for 25m and above can we see the design so we know what your bill is all about.

No problem,...though I can tell you that I was even trying to be mild with the N25m I mentioned which should be for basic finishing.... I just completed a Bills of Quantities this week, requested for by a contractor for his client for a similar duplex at New Oko-Oba, Agege, here in Lagos. The total sum came to N58 million based on the current price of cement....external works which comprise fence, interlocking paving stones, septic tank, soakaway pit, water tank gantry, drainage, etc cost a bit over N9 million (it was part of the N58 million)...of course, finishing differs from one building to the other.
If the client decide to carry out that project using direct labour and not a contractor, he would spend at least N46-48 million on materials and labour, excluding supervision if he required it.

I didn't give the quote for job and I showed a building for the quote I gave cos I have the plan with me so if you want to give a quote just to scare the client or you feel the quote you are giving out is right well thats for you and you said your foundation is 2.1m Wao is it that your block is different from the one we buy or the rod is different if not I don't see one spending above 1.3m at most.

The picture below is a 2flats of 2bedrm I raised the building to that level for 2.4m with german floor so what will make your foundation be that high.

Well every one hear came here for one reason or the other,you can give a quote for 100m and another can give for 20m and the standard remains the same it depends on the client and to make it clear the pix I posted is a 5bdrm of both study room attached so if I say 19m will do it pls take it so

Please this is a plan of a house am building and am currently not in Nigeria to see how things are going.But the Engineer handling it gave me a quotation of 2M from Foundation to DPC ( German floor) he's labour and supervision is included on the amount..... He said materials will cost about 1.4M and while his labour and supervision will cost 600K making it a total sum of 2 M .... So what I want to know now is if the 600k for labour/supervision from just foundation to DPC ( German floor) is okay or is too much Please advice and suggestion needed.

I want to build a mini  five bedroom duplex of 24×34ft perimeter. What's the cost of German floor and the decking. A living room,  kitchen and a small room downstairs;  then, three rooms up.
The suspended slab or decking is 24ft W × 34ft L.
