I have done the pillar and beam and has cast the pillars before I left I just need to cast the beam the run the parapet that's all not that I just left it undone at all.

Sir segcy you might be right on the pix about the beam I just don't know but the spaces between yours and this might be different in the lenght I'm just saying and for the casting or the building in general the cement is strong that I know.

Sir adventure the article you wrote has nothing to do with what happened in anyway,a full building is standing and we are just saying things as if the building entirely is down,well it has happen and I really accept my fault but don't make things look like I've killed someone,I know better eng than people here have made mistakes too so pls let's be straight,that's the pix of what I've done so far

Thank you sir,but the case was choiceless when I will be supervising and accepting the amount on the grounds that some jobs will be given not even anywork just the rendering we have concluded and I was paid to get started and he just stoped the work and gave it to hlbroker promising to give the fence I didn't mind and before I know it he gave it away and the said supervision money I have used 40k to work on the parapet so what will do.even the pop art work the guy said they might send him out there cos he's the only one with me there so I just told to say anything if they can allow him finish the job and was surprise they are telling saying now that I've paid him at all 5k,I don't know how that is possible

Johnny casted a front door cantilever for a nairalander about 2 years ago and took off the support within 2weeks and the cantilever collapsed and at that point I realised that he does not know what he is doing hence my hmmm to some of his clamourings for contract. He walked away from this without completing work he had been paid for.

I did pray that he has learnt a bit more when I saw the ondo project.

You have an opportunity to look back on work done by a nairalander contractor avail yourself of this opportunity. If he has a habit of collecting money and not doing the work chances are he will do the same on yours, send private emailed and get some references.

Trust me it is a jungle out there, you cannot even trust family and collusion is the order of the day. Everyone is an engineer.

I'm very happy to treat this issue today cos when you hear something you conclude because you want to believe the story just the way you heard it

When I was employed to do that job I was told to be in charge and the work was going on and we went to check the cantiliver and when we came to site before we got to that stage we diid the decking of the penthouse and the cantilivar at the kitchen entrance and before all this differnt people will be coming to bring their own idea and I told my client that he should allow me get this idea myself and when the iron bender for the decking work I told him to add pillar as we have chisel the space but he refused and me client wouldn't say anything and I told him it won't stay even the decking I was the one who was adding rods to the wall where the decking will stay tell my boy to tie it.

When the incident happened I told my client that he should allow me do it the it ought to be,he refused and called the same welder,showing him what to do as I told my boy that he tie it to the pillar in the wall the same welder refused and did it the same way I went to get a welder who now did the job and we cast it but all this while I was calling the client,sending mails but he won't pick nor reply mail for one week and 2 days before I called the boys and we left and it was then I travelled.

It is always good for people to always say the truth after 3 and half months he came to nigeria and called me I went to meet and he had to add pillar I said ok and left,how did I run pls ask him if we didn't meet when he came back

This mornings dramas just made me even more steadfast that on my build I will do only what I can on my 2 or 3 weeks vacation and lock my gate when I leave. And the builder and I will have a contract signed in front of a lawyer.

But even with all of that I am sure they have "loopholes" already formed.

Now to start with that project I started from march till now when he was paying money to my account I worked there till friday before I left and pls I want you to read this message carefully.

From that time till now he has a manager who supplies materials how did I buy materail and not pay,the only work I did was the BQ which was given directly to me which I was buying my cement little by little and I never owed the seller cos the seller was a small secetary girl.


We did casting of the decking and as we started the casting I discovered with the ratio that the sand is not good to follow it up like that cos when I complained the manager came to site and was shouting what is not good hear so to avoid trouble not to say because I wasn't given the materials to buy I decided to add much cement and along side when the cement wasn't going to be enough I called DR and told him he said he will remove it from my money and sand too,and he did on 3stage installment.


Now on the side he claimed that collapsed happened on the 23rd of may and before then we had built the first floor to lintels level and I said we can take some planks from the decking from some edges to board it the carpenters met with the manager that its not dried not knowing it was because they had job to do that was why they said so and the manager told DR and he said I should leave it for another 2weeks I said ok and the carpenter boarded the lintels and it was late that day that they couldnt join it with the pillars but thefollowing day unfortunately heavy rain fell that morning with wind and it was that place that fell even the kitchen wall that has single block wall to the lintel did not fall and he even said it was the wind and I said yes that it was the lintel plank the wind blew that droped the wall,this man said I will pay and I didn't argue just to make him relax and I bought the blocks and cement because my money was with him and I set the wall up.

The second one if you check the design you will see that the front verandah has no pillar on one end same too at the kitchen when we got there I had to put the pillar at the front since the carpenter had to do that place that day before telling him and I told him about the kitchen too that I will do the same but DR disagreed that atleast he wanted that place like that,that place took me time to tell the carpenter to board I had to go and buy 1inch rod to beam that parapet but the day it happened I told him and he denied all this was happening as a result of the fact that my money was with him and he sent 40k of my money to start the reconstruction of the place I had to plead before he added 20k,

About the planks I'm accused of stealing from the opposite site (hmm)I quoted 50planks and as we were boarding the ground floor lintel those people were friends with us even some of their workers were the ones I ised in building the house and we share things in common we still give them water and for that we needed some planks just to complete a litlle part remaining on the lintel I had to meet the mason there and told him and he agreed and we used the wood then a man came who I never new was the engineer of the site said I collected his planks I said yes that I wll return it as soon as the decking was cure and due to pull but the whole became fast and didn't remember to return that time and when the man came I promised him tjat as soon as we are through with the parapet we will give him any planks he want he agreed and the day we pulled it I called and told him it was ready but he didn't come and came after 5days and without calling me went to the station to bring police and before I came there one of my worker was rude and the police were annoyed and said they will take him to station so we went and I relesed the boy all this was just to push my so called clients work and I'm being accused of stealing even by him,well its ok.

Now my fellow builders here on nairaland I want to know if this is possible to do to ourselves me and doctor agreed on the plastering work on the same 23rd of may and later the same morning after concluding the palster he now asked if I will supervise all other work as he will need some and I said ok and I told him 218k that the 18k will be for the house rent and 200k for the job and when the roof was done by hlbroker since I gave him my quote and without concluding he went to meet hlbroker and I didn't know what they agreed but as the carpenter worked I asked them the height and they told me 6mtr and I related it to my client and he said they agreed 7mtr as he called hlbroker the hlbroker called me and was shouting at me then when they roofed and left DR called and we discussed on the BQ and security plasyering and I told to add what he will add to the money on the main building that I want to render the wall with 2inch and some places that need to be filled too cos that how I do me plastering and the wall will be brushed with water cement so al the wall will be showing cement wall he added the money and the follow day his manager brought frame I hanged it and pay the labours cos I added all to the plastering work and 2days later he sent me money so I can get bamboo and they can start scaffolding,immediately I called for the bamboo and they promised to bring it the following day and the womand sent her acc number and I paid a mason was with me the same time I gave him some money so he can come and be mantaining the hole on the wall and scraping the floor,after this few things a line called me though I know the line thinking it was dR I picked it was his wife that DR said I shouldn't ise the money,I asked why she said she didn't know I said ok and was wondering bit I didnt worry much,in the evening DR called that a neighbour called him that the rod I used for the BQ is 10mm and the blocks I used aren't strong I said sir this rod I mounted it and sent to you is it now that the BQ is roofed that the rod is 10mm why didn't the person say when it was under construction the next thing was its hlbroker who is coming to render the wall I said ha DR just like that he said I will render the fence and I told him that some of that money has being used he started shouting,he removed the money from my money for fence I didn't say anything cos all I wanted to deliver that building later he called and talked of the supervision money and I told him that supervising this guys will be hard and he said they have theor oga I backed away the following money I was annoyed and said to myself a fellow nairalander doing this I'm surprised I had to text hlbroker pls don't come and he called and I said can I do you this thing as u came to roof and know that I'm on ground you would have left the site for me he dropped and told DR that I was threatning him DR called that he had called police insulting me and I told him this is what I said he said and so left me and was insulting my family I nearly returned it back to him but I controlled myself that was how hlbroker came for the plastering as they started the plastering I saw it was not what DR told me I tried to talk to him but the mason was rude and in the process someone called me to just be looking at them since they have their oga I followed untill this thursday when surprisingly I saw the mason rendering the wall I was surprised bit disnt say any and snapped it and send to DR and he asked who asked them to render the fence I replied I thought it was you he didn't reply on time then he later replied I asked them to continue cos its cheap and the job is good forgetong that even when we agreed I added 6pilar precast to it that I will with the plastering.

That of the plumbering DR sent me a mail stating that if the plumber accept 150k for the piping to soakaway and borehore and that only fitting is what he will pay for again and if he agrees he can start on monday that was then I showed the plumber direct the mail he said ok and went chisling the wall and in the evening DR called and I told him he said 200k thinking he will price it cos that's what he does but he didn't that because the plumber is their family plumber I gave him all money and added 8k to it to make 158' and all of a sudden the plumber started acting funny delaying the job and one day said the BQ wasn't added and I told him that I have 4witness that was there as I gave you the phone and I left it with you and he droped it before I came back,DR was worried and after much insisted on their numbers I gave but told the plumber to express him self. But to just tell DR that its 200k he agreed and DR asked him and he said me and him agreed on 200k that I have only gave him 140k then I called the plumber to rememer that this money was tranfered he said he wrote it and doctor said he will pay him the 200k complete and I told him it not my concern because if I hadn't add that money and just told hom the 150k would you paid this extra 50k.

So I just thought what will I be doing when the fence work is done my supervision he reduced from 218k to 150k and he still removed 40k from it for me to use it to construct what me and him concluded and the money wasn't enough and he gave me another. 20k on friday with 36k of pop so I collected that 56k and left cos as I write now the front fence that is remaining to cast the gate my money with DR is 49k,the parapet is remaining 28k,from my supervision from the calculation I still have 30k from cos he has given me 60k which I still used for his work.

This is all that happened and DR if you are man of honour read this post and if I lie send all your mail cos that mostly our means of communication,I respect client a lot at a point I can displease myself for a client but some of them take it for granted I don't quit job easily but this push was too much.

When we started and it was just the manager ,me and him it was all smooth,I started to dislike the manager when he kind of blackmailed unknowing to me when materials remain I said I will keep it to surprise my client but he came that he had stress and when money came for the next stage he pleaded we take the some money so we can use the material I had on ground that was the survey he did for DR that there was no red copy and they said he should bring 40k and he doesn't have and I said since its the same DRs work take 45k 5k for transport and he gave me 15k that was my mistake with his manager and since then money will meet him he will take say his car has fault DR doesn't give him money,the last one was when DR sent money for the parapet before I new he remove 54k and was telling me nonsence that was why his parapet was delayed cos i was annoyed but when the work was delaying the BQ project I had to use my money to finish the casting it was later he then told me that the cement he bought he didn't pay for 14bags and I said who will pay the one I bought to finish the job.


This is all I have to say and we builders here most of us know this and if doctor says he is not owing this amount there are mail I do send to acknowledge payment so there are many proof,I wanted to let it go but he just felt the best thing is for him to spoil my name and to think of it is it bad to tell a client that it was in his project that your wife had a baby which is now mockery and the only time DR called was 2days before I went to site at about 8:20pm on thursday march 14 since we started communicating it was all on mail that he is now saying I was calling him begging for the job,we builder here are to make internet forum.

Good afternoon dear Nairalanders. My uncle in US wants to build a duplex in my village in Ebonyi State. He has a land already. No work has been done on the land so far. He believes so much in me to the extent that he has asked me to handle the entire work from start to finish. I don't intend betraying this trust for whatever reason either through price hike or other underground activities. In fact, my uncle is also a proud Nairalander, so he is aware of this thread.

I recently was going through some buildings online, I stumbled on the one attached below with that staircase inside. It is a building in India. You can see their website pasted to the building. I sent it to him and he loves the building with passion. The only issue with the house is that we don't know what the roof top is made of and if it can stand the test of time! Pls can someone help explain the roof top? Or should we use the normal Nigerian roofing (zinc) while maintaining every other thing about the building?

Here are what my uncle wants with this same plan/ design, materials (most likely) and colours.

TOP FLOOR
1. 3 bedrooms (2 plus the masters bedroom, all with modern toilet/bathroom gadgets). Each bedroom will come with big wardrobe that can accommodate other valuables other than clothings alone.
2. A sitting/living room (palour).
3. A reading/study room
4. Gym/fitness room

DOWN FLOOR
1. One bedroom (visitors room with ensuit modern toilet/bathroom)
2. Main Sitting/Living room (palour)
3. Visitors Lounge
4. Store
5. Kitchen
6. Dining
7. Guest toilet
8. Inbuilt swimming pool at the back end of the building as attached below. The person outside must not see the pool

He should also estimate the completion time in months (assuming all the money needed was available). Only authentic materials will be used. No substandard materials will be used and no improvisation.

The Nairalander with the most comprehensive information (exactly this design, may be or not with a slight change of the roof top as earlier stated, most suitable materials and costs estimates) will be contracted to handle this work.

Doing all the checking I have made and concluded this figures to what will be needed to delivering this project afterall its in nigeria and its nothing more than a 6bdrm duplex all I did was see the building as a normal building and not the picture we are seeing here and calculatively a duplex of 6bdrm will not more than 22m and adding to it based on the specification of standard materials I presume jacuzzi and other things that are not seen to balance the cost to 25m,going further to the pool at 2.5m,fountain at 600k,compound design at 2.8m,fence 1.6m,gate 250k.

All this I did and putting all together for someone to handle wouldn't take more 27-28m and although I don't know much abt afikpo but once I need any assistance in getting materials to site I will to powerline tipper garage and I will get material cheap

First of all the roof type in india would not be advisable cos of our hot weather and the other one is where in ebonyi state are you building this edifice cos I have built there as at last year and I know the area well enough cos the farther the location the higher the cost of getting materials to site,which of the areas below is the plots location.

Ezangbo,abakiliki,nwofe,ishike this are close areas to town and only abakiliki is where materials are cheap so if yoi state the location then the lump total will be stated but the breadown will be sent your mail

Also how did you determine that no steel reenforcements are needed in the slab?

The importance in surveying is the lodging which is the red copy u need to be careful 50k is what that will do it for u genuinely but be careful of fraudster
