LagosismyHome: I see new build going up significantly all in the name of charging a premium......abeg nobody regulates the prices in reality
Broker evaluation..how details is that .
My mortgage company came, the man didnt spend more than 10mins and valued the property exactly the offer price...coincidentally I was in the property when he came .... He certainly didnt put any effort into nothing (offer price wasnt even a round figure and slightly higher than the listed price , yet he just matched it) ...me self was hoping he reduce the value so I can to back and renegotiate a reduce
textbook/ on paper and reality are two different thing .when evaluating they just look at similar properties in that area and be done . Hahaha, you are partially right. I will take it to the board |

EngrSaks: Yeah some shady deals happening but na the 5% get catch people that's why na our people dey buy new builds pass...lol Yesso, tbh its an easy way to get on the property ladder. Imagine paying rent of £725pcm on a 3 bed house worth 199k and then getting a MIP of £450(30years) on same house value. All the past rent gone |

In addition to all the points raised best interest i see is usually for 5years which means you are committed to the lender for that period.
Basically this also helps the house appreciate in value so also an opportunity to have a good mortgage repayment for that period. . |

EngrSaks: New builds are overpriced and you can hardly have an increased equity within a short period....
The beauty of old houses is you can do a few renovations and boom the house value will just increase
But house na house o...better to enter anyone your money reach, because rent na waste... Yeah you are right about the over priced but the truth is RICS regulates the market. Your mortgage broker would request a valuation and wont pay more than what the valuer states, and this is usually in line with older houses in the neighbourhood. This helps get the right type of deal. And ofcourse refurbishment on Old houses too makes a lot of sense. Although I read HTB can be used on refurbished houses but not too certain about this. |

@ralphjean, I believe you are more than eligible. You can go through a mortgage broker and it makes application very much easy. Although just selected banks accept Tier 2 visa Halifax, Santander and Natwest (according to mine).
I am currently using one which the service is free of charge and they get paid from the bank. All this will be stated on the AIP eventually.
For deposit, some people do joint contributions (ajo) to raise this, if not feasible for you then try have a property budget and start saving the 5% of that based on a monthly target.
Obviously if you have a partner this will be much easier as you can pull resources together. You are also eligible for HTB which is govt *Equity* loan which helps add 20% interest to your deposit.
The HTB is interest free for 5 years but beware govt owns 20% of your property. This isn't as bad as it sounds and the mortgage brokers will advise you better. They will also assist with your HTB application and any information you need.
N.B- Btw, your parent can also gift you the deposit. Something called *gifted deposit*. Some banks accept friends gifting it as well to get you on the property ladder |

Tinyemeka: Na porting tins.
Most Nigerian nurses I know personally who've recently moved to practice in the UK are just marking time to port over to the US. Or are waiting to accumulate sufficient CRS scores to move to Canada.
A fresh BSN graduate in the UK NHS starts on Band 5 (usually). £25,900 - 30,600.
Meanwhile see what Glassdoor says a Registered nurse in Alberta Health services earns...
P.S. I stand to be corrected o and would welcome any comment with factual counter opinion. Na browse I browse am. I'm not even a nurse. You are right. Add Australia to the list. The major difference between US and UK is the latter being a government employer and the former is mostly private employer. Hence a higher salary range. But the truth is its easier to get a job in the UK in medical profession than those countries. Imagine registering as a nurse in Texas and you want to move to Newyork, you have to register with that state all over again. Meanwhile NHS is NHS. Don't even start on the whole Nclex exam process again... The money gap is crazy, I really do feel Nurses are greatly underpaid in this country but ofcourse some too they chop well well. |

Aprokodaughter: You need calm down the screenshoot you posted also shows that OP agreed that Nursing is good but there are VARIOUS SHIFTS.
The screenshots did not state any comparison. Even you circled "Nursing is ALSO good" go and look at meaning of "also" and how and when it is used in the dictionary. Your imagination won't allow you to be great. Continue to embarrass yourself in public.
If Simple English is so difficult to comprehend then I wonder how you are coping in UK. Lol or you mean your own imagination. Even the but in that statement shows otherwise. Anyways Good luck to you!!! |

Aprokodaughter: Good LORD!!! HE SAID VARIOUS SHIFT FOR NURSES. It doesn't mean difficult times with family nah haba. How do you people read and understand English comprehension during primary and secondary school??
It means she/he will have time for family at different times. She/he doesn't have to wait till evening or during holidays to be with family.
It that's so difficult to comprehend?
The person did not say anything bad about Nursing shifts why are you guys doing this nah.
By the way the person that ask the question understand the advice.
Secondly he never said Teachers have more time,he only stated that because of his wife. Where did he mention Teachers shifts are better than Nurses?
Why una dey do this kin thing for public?
If you want to give better advice do instead of repeating same thing. He actually did at the bolded. The OP asked a question about which is better and the response was definitely better. And the but as well shows one is better that the other with shifts. See attached highlights Just calm down ma, everyone is just trying to make sure the right message is passed and absorbed shikena

erico2k2: I agree, I reckon I'm gonna take ur advice! Just to answer your question, the challenger banks have flexibility and easy access. Attaching ones financial standing to being on the "electoral roll" or a bill in their name and rejecting them outrightly its not a fair game. I had issues opening an account for more than 2 months when I just got in. Some of my family members still got rejected from HSBC after staying here for more than 1 year, working, and all. He provided bills, council tax and still their system didn't just work for some reasons. And same people operate Monzo stressfree |

Aphrodite007: Lexus please come o, I need your help (as usual)
I’m meant to resume work in civil service but they said that because my spousal visa is expiring in Dec, that I have to get an outcome of my second visa (flr), before I will be allowed to resume.
Shey all I need to do is show proof that I have applied to renew my visa and then I will be allowed to work for another 3 months? Because Home office has a huge backlog and haven’t even answered someone that applied for their extension in September. I would think an evidence of application should suffice. When it happened to me back in 2018, i submitted a copy of the visa appointment confirmation to HR. Then after a couple of days, I was sent an approval form to be signed, allowing them to access the visa information with Home office. Afer the check, home office issued a Verification Notice valid for 6months, which confirms my right to work. So I believe a similar process should apply to your case. |

quin9: Thanks but my question is still not answered, must my husband be resident and working in the UK to be a dependent? I read on UKVI you don’t need to show prove of funds if from certain countries which US is a part, but that’s not so important. No he can apply as your dependent regardless. But note that if ILR is on the table eventually the number of years he was absent won't count. Also I read for your dependent to qualify for the post study visa, there would be some minimum residency requirements. You have to show proof of fund for the child since the main applicant is not a US citizen. |

hadidej: Hello House, Got into the UK about 2 weeks ago. Started processing for accommodation while in Nigeria. A friend in Coventry help us check out the house, lovely as seen on the internet, we paid the deposit, they began the processing, some days ago we were informed we got the house, then today was called back that the landlord rejected us. Wasted 3 whole weeks. Every house we see and like, we get responses like the landlord doesnt want students. We even offered to pay 6 months rent and there seem to be no available house. is there anyone in coventry that can advise? My Quarantine will be over by saturday and im just confused. Sorry about that, first house search in this country always like that. My advise is try getting a UK resident as guarantor (usually with a salary cap)if you dont have one. Just keep looking and searching and you will eventually find an agent or LL willing to rent to you. There are loads of options so save and contact as many as possible. All the best |

Lots of Nigerians there and also you can reside at Newcastle which is not too far. My only question would be have you tried to write Ielts/CBT to secure a job. That will be way cheaper than schooling. If fund isn't a problem then, by all means |

Zoey1: That's not correct. Several times its a glitch on IHS site and it will rectified and same application can still be used. It could be, but I was told by UKVI to start a new application each time it happened. And same thing on other forums. I learnt the hard way because the fund was being removed from the account |

TheOnly123: I would go with the suggestion to reapply and in the new application state the reasons why you got rejected earlier especially if you are sure you never received a call from them and then if you can check if your phone number is correct also stating the reference number of the calls you made to ukvi trying to sort the issue. For me, this is the best option especially if you still have your bank statement as it is with the money in your account and then use priority service.
I believe this option is better as administrative review would take months before a resolution. Suggestion seconded. Refusal is heartbreaking and you don't want to wait for months again all to hear sorry and then application transferred back to the same team. If you have still got the funds in your acct, re-apply, explain the refusal diplomatically without putting blame on the assessing officer and pay for priority service and hopefully shall end in praise. AR will take between 2 to 3months, so weigh all options carefully. All the best |

IsJustGrace: Thank you but I'm still confused Start a new application from scratch (either on your laptop or phone), when you get to declaration page/pay IHS, sign out and follow the below steps: 1. Copy the application link sent to your email 2. Go to your phone browser and select *incognito or private browsing* from settings 3. Paste the application link and sign in as usual 4. And try and make payment as usual. 5. Hopefully this should be successful. Hope it helps. N.B:- not saying this is 100% guaranteed, saw it on another forum and it worked for me after filling 5 different applications and the UKVI were not helpful at all. |

IsJustGrace: I have been trying to pay for IHS for over a week now. It has been saying technical error. Please, any suggestion on what to do? Try it on your browser incognito mode, that worked for me on the 5th attempt. Please note you will have to create a new application when this error occurs, because once it happens on an application likelihood is its never going to go through on that. |

RalphJean: It appears that spending the big bucks is not a problem for you- which is impressive.
You don’t need to worry about references. Seriously.
Just pay for 6 months upfront, and no letting agency would ask for no damn reference. Thats 5% deposit pm a house oo , money is good fa. |

P.S : You don't get searched ar the UK boarder. They only check your document, take your biometric and then place a stamp on your passport(Visa vignette) Yes you are right but if searched they could ask for prescription, also liquids should not be in included in the hand luggage. My advise all drugs should be well wrapped and packed inside checked in luggage |

Aphrodite007: Middle name is not necessary if it’s not shown on documents. Not all documents include middle name.
As far as it’s not letter head it’s fine. You don’t even need it stamped if it’s a UK bank. They can easily call and verify the authenticity of the bank statement if they need to.
The stamping madness is mostly needed when it’s a Nigerian bank account because they can’t trust the authenticity easily. Thank you sis, nice to see your green light on here |
