A very beautiful place. The sound of the ocean waves is heavenly.
I visited there during my service year with my classmate and then girlfriend.
It was truly memorable.
However as that time the road to the beach was really out of shape and bad.
The people are wonderful too.

As long as you see TBills going down don't expect anything better from MMFs. Actually the benchmark of MMFs is 90 days TBills rate. The reason it's still up to 2 or 3% for some is because some of the assets are commercial papers.

At this time fixed income categories like VGIF and balance fund is good alternative.
Particularly balanced fund is good this period because it's a Bullish season on the NSE. If you look at the ranking of mutual funds perfirmance recently it's obvious that balance fund and equity funds are doing well.

N. B: Balance and equity funds are not risk free and returns are not fixed but completely dependent on funds performance. Do your due diligence.

Thank you very much.
I actually do understand this. I've read the FBN fact sheets and understand the percentages of funds invested into each instrument.
I'm only updating real time rates for the sake of New comers, and other people who might want to know the current rates on FBN MMF.
Once again your input is much appreciated.

Oops!

Ok I graduated far back served and almost a year after my discharge from NYSC ...my cousin whom was then working with a multinational company one of those Schlumberger affiliates then pleaded with me to come help him write a promotion examination .I went with him and after the exams the results were announced and he came up amongst the tops..so happened that some of the guys that turned up for the examination knew me very well and raised alarm when their names weren't listed amongst the successful candidates and the test was eventually cancelled and rescheduled for another day as the slots were for host community .

I was relatively very young then, the company liaison officer appealed to me to enter for the examination on my own standing but I turned the offer down because back then my views on people that go to drilling operations on rig platform are non university graduates or dropouts, a view I still regret up until now. Most of those guys are now big boys , some international staff earning hard currency and with properties in choice areas around town.

Well fast forward, I wrote interviews in two companies I was successful in both, one is an EPC company that is into power and energy solutions and the other is a drilling/,oil servicing company, the former offered to pay me N30k as a fresher while the latter offered N55k.

In my small and naive sense then I took up the N30k offer because I needed to gain experience on core engineering which they offered as against travelling to the high sea to drill or prospect for oil

Well my experience with the company was very rewarding in terms of technical capacity building and know how but the salary was abysmal although they later increased it to N168k monthly after about 3 years but I still have my regrets.

Now I have left the company and joined another where I do N400k but the job is anything but fulfilling because I detest lazing away without proper technical challenges

In all I'm grateful for my life..I'm comfortable financially but I should be in a better place by now.

Ok bye that's my story.

Schlumberger affiliate? Let me guess MI SWACO? grin

THE 4D’s YOU NEED TO ENABLE YOU INVEST

Investment don't depend or start with the quantity of fund or income available rather it starts with this 4 D’s:

1. Desire. Having strong desire to have legitimate wealth and sources of passive income will normally starts the journey of investment not amount you earn.

2. Decision. A strong desire is not enough. One must make a clear-cut decision to invest. Whatever decision you make will direct what you give priority to when it comes to spending or saving. There is always opportunity cost of every decision or choice you make.

3. Due diligence. This itself is a form of investment. You must invest your time to know and take calculated risk. You take time out to look at options available and the viability, authentication of claims etc of any opportunity presented to you.

4.Determination. The popular saying:” Where there is a will there is a way” comes to play. You've got the first three D's, that is not enough you must determine to act. At this stage you must close your ears and eyes to distractions no matter where and who the distraction is coming from. N.B: some of these distractions can be your own gratification. You must be determined to delay it if you must invest.

With the desire, decisions, due diligence and determination I can assure you no matter the quantity or amount of cash available to you or your income presently, it will be very easy to invest. You will not have any excuse or see any impossibility or inconveniences to stop you from investing.
One thing with investment is that, once you start you always have reason to continue, on the other hand if you don't start investing you will always have reason not to start.
So, folks don't let your income status stop you from investing and creating wealth. Please invest all the same and stop looking at your income.

Example: If one saves N100 every day from January 1st of a year, it amounts to N36, 500 at the end of December and if repeated, at the end of the second year, it becomes N73,000. If the money is invested let’s say in VGIF for 10 years without top up to the principal, you will have
Principal: 73,000
Total Interest: 94,857.47
Investment Balance: 167,857.47

Just imagine ordinary N100 which is insignificant, less than what you give as a tip to salesgirl, no material effect or strain on your finances and yet see what it gives after some years. Now let’s double it or triple it or at most let it be N500 savings daily. You do the calculation yourself. You will be amazed.
There is no excuse for anyone not investing it’s a matter of choice!!

Check my signature for contact and details.

Your advice is always on point. I remember last year November when I painstakingly followed your advice on the mutual funds thread and ended up investing in it. A decision I've never regretted. You led me by hand and patiently answered all the questions and objections I had on mutual funds even without ever meeting you. Oga emmasoft God bless you ooo

Talk with facts bro! If u ain't using the phone, there's no need to discourage others from updating, I use this device, I did my two days ago, and it's super cool, no glitch or lag. Its stable as well.

Though their previous roll out of android 10 was buggy, but they've listened to complains and made corrections, which I must say is outstanding. Xiaomi phones are cool budget phones to use. Way better than Infinix, tecno or itel, quote me anywhere.

I'm very skeptical updating mine after all the negative response from previous updates which they rolled back. Is there anything at all I should be worried about? I really need first hand reviews.

Battery, performance, camera( f & b), etc.

Someone mentioned the fingerprint sensor is no as responsive as before? Did you notice anything like that from your experience?

Hahahahaha

I never see test message for this month oo.

One of the reasons I entered commercial buildings is to help in solving the housing deficit in the country; knowing my background and how God has being faithful to me......not just for economic gains.

It gives me joy am providing good accommodation to some families, but some people will just make you to stop doing that. I even wanted to sell all the buildings and put the fund into portfolio investments, but I always remember the reason I ventured into comercial buildings.

I have not done any building project since 5 years now......rather put the funds in equities and other FGN Securities to have rest of mind.

You're also a wonderful salesperson.

It's a win-win for both parties.
Nairaland / General / Re: How Do U Quote Someone In Nland by Franky826: 12:36am On May 09, 2020

Its not that hard albeit frustrating most of the time.
Click 'quote' to respond to one message. On the edit page scroll down the screen and you'd see other comments ready for selection. You'd add others you want by clicking 'quote' on them; any click brings those messages to the edit box which you can then modify.

You can source old comments from old threads using this method but what you'd do is open the old message in a new tab, click quote, copy the quote because it contains thread identifier numbers then paste it in your edit box. If you practice this about three or four times you'd get the hang of it. Good luck. Happy nairalanding.

Thanks, I'm really testing

Family / Re: Do I Build A Small House Now Or Keep Saving? by Franky826: 5:51pm On May 02, 2020
covid2019:
I am in a dilemma worsened by this covid19.

I am a graduate male of 29 residing in the East. I still squat with a friend, not because I don't have money for house rent. But principally because I have been unable to figure out what I want to do with my life, hence renting a house feels like a commitment that might get me stuck.

I always feel I might move anytime soon-- to either another state or abroad for masters or just practice of my profession. Note that I didn't study a STEM course.

All these while squatting, I have been saving via my proceeds from hustles.

In the wake of this COVID19, I checked all my banks and found out that money I have in my account has lost so much value given the dollar rate.

I have 11.4 million, inclusive of my working capital, plus a rickety car valued at 350k. Each time, I need just 3-5m as working capital.

It seems that trying to save more is false economy and might be counter productive.

NOW, I AM CONSIDERING buying a plot of land and erecting a small house even if it's 3 rooms. This, I think will serve as investment that will keep appreciating and also serve as residence.

Or just open a domiciliary account to hedge against naira fall and continue saving.
What do you think please?

Firstly, you're a wise man thinking of the future. Kudos to you.

On your question there is a rule to money, "Never tamper with your working capital"
Unless you're re-investing it to yield better funds.
As you stated earlier your working capital is 5M. That leaves you with 6M and some fractions.

Now with this 6M you can only put it to good use if you have land in a commercial area already. Then you can build 3 or 4 units of self contain strictly for renting and not a place you or your family will live in.

I understand people from the East always build houses in the village first which is a good thing but it's one of the dumbest financial decisions ever. That's also dependent on the size of your funds . Reason is it becomes a liability instead of an asset. A liability because it dosent yield any money, you still use money for fixing and maintenance, you barely live in your village.

Now i don't know where you live but to get a near decent land in the east. You'd be looking at 5M above for new developing places and not core of town. If you buy this land it's a good investment and you're left with 1M. Which you can re-invest in your working capital and grow it. Not that the land if it's a good buy serves as hedge against inflation and loss of value for Naira.

Another thing you can do is to think of land banks. Buy cheaper lands and wait for some years for the value to go up then you resell. This way your money is safe against inflation. If you're thinking in this line you could get 3 plots in different places with the 6M and continue hustling. That's a long term investment and you'd be needing it.

Do not build a house you'd live in because of what people will say. Society dosent pay your bills. Be wise with your money. It's got wings.
