I have a very strong hunch that if you wanted him to build a more solid structure, he would still charge less than others. He is addressing the mass market side of the property market at a price point they are comfortable with.

A good example of a low-cost way of doing things is using M5 concrete mix for DPC in one of his builds. I could not help but notice because everywhere I have read online I saw that M15 concrete was recommended for DPC, during my research for the proper concrete mix to address capillary action.

I tried going online to find M5 concrete being used as DPC and never found anything.

I am no engineer by the way, so there might be something I don't

The whole of your build in this photo is just the size of the main lounge n dining of some build. Just don't generalise n focus on your affordable housing for your clients that needs them.
It's not about being cheap but its ability to stand the test of time also know that our construction methods n standard does differ greatly.
Not in support of over inflated quotes though but only speak for yourself koz only you know your standard

If and when Bolu messes up, his customers are welcome to publicize it on here. I beg to disagree that nobody knew it was Bolu doing the POP. I am very confident that offline, a number of people already knew and had formed their own opinions about the quality of his work. Should he keep quiet while Rotech77 casts aspersions on his labor and impacts his reputation? I salute his boldness, I would do the same. His calling out his colleagues is a challenge to anyone he has wronged to come out. If you cannot accuse him of poor work, your opinion about his voicing out means zilch. Air his own dirty linen here , that’s the only fair response rather than talking about throwing and bussing.

This is not Rotech77’s first case in the last year. If my memory serves me right, isn’t this the 3rd time he has been called out since summer 2021? That’s like 3 times in the last year alone. Isn’t that how N3xt started? Or should we wait till there are20 accusers? Small time, the advisers will start harassing Akinola98 to delete his posts and cover Rotech777 so that the next customer doesn’t see the previous scandals. If your reputation is worth protecting, that reflects in the way you do your work. Abi should we blame village people for these repeated issues and absolve him of all blame?

Sentiments all the time! Who did this to us? Customers should cuddle/cajole/pet contractors they paid to do a good job? For real? If you need supervision for the job you are taking as a professional, then disclose that to the customer upfront so that expectations and renumeration are aligned. No offence but it’s absolute nonsense for a professional to expect to be supervised. If you are paid to do a good job, there are no excuses! The buck stops with you. Even in the office environment, your employer wants results, not excuses! You’re either competent for your role or you are not! Abi Rotech777 is an intern, novice builder ni? Somebody bills like an experienced builder and when he messes up, the customer is asked to “work with him “ aka pay him more to resolve the problem like say he has a bottomless ocean of funds.

Even next and the surveyor dragged each other on @somehows project n the electrical man also came out openly on the type of pipe next used initially. So why the hit on bolu now. Human will always be sentimental

Ok to understand that the price was inflated I wanted to buy the materials myself and pay workers, and they supervise. Again someone is asking for 4 million to just supervise, is it government Olympic swimming pool??

I doubt if you know the diff between Hdf and Mdf...I'm a Builder,also an Installer (partially) so I know what I'm saying.I just left Furniture Market rn, MDF board is sold 13k here in adoekiti while it's 12,500 in Akure. HDF starts from 24k depending on color and location.



Probably he is buying stolen boards koz even if he is buying in bulk, he can't get Hdf board at that price at all

I don’t know why we like to use price to kill ourselves. If you need boards visit ogunnpa, néw garage , oke bola close to madu where u will get original locks with various prices. Make we Dey take an easy Dey slice clients neck with price ooo

I'm not sure you know what you are typing Sir, are you talking about marine board or matt Hdf board for furniture making? Hdf can't be lesser than 17-19k in Ibadan. Dnt mislead people

We did offer to get the materials, and the contractor was demanding 3million for labor and supervision. The block setting does not cost 100 per block. Or is pool block setting different? From block setting that cost #30/40,But to be clear I could still opt for a 13*11 size but com on 10 million?? It didn’t even cost us that much to build the Guest house including hall. 10 million that’s unrealistic.


Pool business is not for everyone and that's why you see lots of unused or abandoned pool in even lekki and some other high brow apartments/houses.
Choice of material n lots of other factors might blow the price up. If you want to go for a cheaper price/quote, please have it in writing koz pool maintenance ain't easy oh

U might not need electric kettle in the kitchen n when u need much quantity of hot water it comes handy

This is nicely done. Only now need a lick of paint to really bring out the true beauty.

Just academically speaking, if na my money I will do two things differently:

#1. I will not go for a flat room.

#2. I will fix a ceiling to floor burglary proof downstairs (see highlighted area in red). Why? It is an additional layer of security. In Nigeria, I don't like visitors knocking on my front door directly. Knock on the burglary proof first, then I open door and there is a buffer security zone between myself and yourself instead of you standing right at my door step. Frontage ceiling to floor burglary proof also offers flexibility of use. I can jail the burglary proof and open the door for aeration or breeze as the case may be and still have that sense of security.

But this is just academic. It is a nicely built house.


Sorry to ask Sir, what level of security is the main gate which will be opened by either a security personnel or youself in person when your guest has to call to notify you of their presence at your gate or do you mean next door neighbor coming to ask for salt in some movie scenerio.
Floor to ceiling Burglary itself if done to address security like you said won't allow anything aeration into the flat cos the bars will be so close.

Some stores will not release the material if there is change in price. Just be very careful with whom you would be doing it with.
I bought 500 bags of cement fully paid at #3500 but time for collection, they insisted we add #500 on each, this was after 2 months.

That's for demurage and safe keeping chief

My issue with it is that he called it a "standard" 2 bedroom bungalow.

I'm surprised because I think he's a builder.

With current prices, before you complete just the foundation of a standard 3 or 4 bedroom flat, you'll spend about 2 million (on a dry land.)

Then Superstructure. Then roof. Then aluminium windows+burglary (cost at least 600k upwards), Wires nko? Etc..

All in all, I'd really like to learn how he does it because no knowledge is lost.

Look closely at the finishes
The cabinets, the tiles n you need not ask further questions

But

That is one side of the story.

The other side of the story is that while POP is cheaper, you will spend extra in cleaning up after the POP guys.

So, the cost of POP is incomplete without post-cleanup costs.

As a rule, POP guys don't believe their job includes returning the client's space to the condition it was before they installed the POP

On the other hand, plasterboard is more expensive to install but it does not litter the space the way POP does.

Infact just sweeping the space post-plasterboard installation is enough to return the space to the way it was pre-installation.

So also figure in the time it takes to complete cleanup of the space post POP installation versus the time it takes to compete cleanup of the space post plasterboard installation.

Then you have a complete picture.



Assuming you won't screed your plasterboard ceiling right?
You won't clean at all after the plasterboard installation? The offcuts n the likes nko.
Can't you Discuss with your p.o.p installer on cleaning n reach an agreement l.

This is why I specifically standardize on IP SecCams.

Each IP camera has an IP address. So it’s a really simple matter to assign what IP address any device can see. The SecGuard only needs to see the perimeter cameras in my setup,

Also a simple UPS will provide backup power.

If your focus is just about the entrance, which shouldn't be IMO, then a see-through gate and fence rails should do the trick na, rather than making the security post a weak spot by attaching it to your fence.

Ask yourself this question...if you couldn't have a security post, would you feel more secure by attaching your house to your fence, just so you could have a view of your street? I don't think so.

If your security man can be gotten to easily, then your security is already compromised from the get go.

As for the private CCTV monitoring of your security man, while he also has access to CCTV feeds, I believe the CCTV experts can always come up with a solution. All you have to do sometimes is let them know exactly what you want.


You only share some camera view with the security post which are basically external views/ points of entry n access road while the occupants will have access to all cameras.
We have done this for clients extensively, topsy and the electrical men/guru can expantiate further

Let me play devil's advocate..

1. If he's using a plate compactor for the compaction, he will rent at about 15,000 per day. Add cost of transport to n fro site.

2. If he's buying DPM, add provisional sum of 35,000 - 40,000.

3. If he's going to pay carpentar for the woodwork, add 10,000 - 15,000 for labour.

4. If he's using a machine for the concrete work, he will spend 80 - 100k for Machine + workers.


Spot on analysis you did sir, people forget Mode of construction of every engineer varies and so the charges n like aforzy said location also is a determinant.
