hello inspired. what will be the cost of a 2006/7/8 Nissan Pathfinder LE 4X4. with roof DVD. I don't need the navigation I know my way around Lagos.

my alternatives include Honda Pilot or Toyota Sienna of the same year and options.

Please advice on the cost and general issues such as maintenance, availability of spares, general problems with brand/model and durability.

RomanceRe: Men - Picking Up Girls by ireke(m): 9:30am On Aug 22, 2011
Olanajim et al

What the original poster described is a case where your babe (wife, gf) tells a toaster (toto finder, potential fu.cker) that she's not available and the toaster decides to leave a little room open for potential consideration by asking to remain friends.

I don't subscribe to it anyday. In fact any further communication after that point is treason. Call me jealous if you may. I don't care. I quite understand work colleagues, school/old friends and such. But my policy remains that there is no fellowship between light and darkness. According to my people's sayings
1.  ere kini aja nba ekun se. (When a dog decides to engage in horseplay with a tiger, it will end up in blood bath).
2. Gbogbo aluwala ologbo, eran lo fee fi ji je (the objective of a cat's dance around the roasted meat pot is to steal some of the meat?).

Conclusion: my woman (or any reasonable woman that is not interested in a relationship with the toaster) should not hang around a playa especially after the toaster has made his first move. I don't mind if someone hits on my wife and toasts her but I will be very concerned if she goes ahead to give out her number after the toastpologies (toasting and fake apologies).

Nairaland GeneralCourt Sentences Bus Driver To 2 Years In Jail For Breach Of Traffic Rule by ireke(op): 6:22am On Aug 06, 2011
http://www.punchontheweb.com/Articl.aspx?theartic=Art201108060365789

I think this sentence is rather harsh for the offence committed. The man may not be able to afford the fine and will end up in jail. It will cost the government a minimum of 50 thousand naira to take him through jail. After his jail term, he probably will have increased chances of going into crime due to joblessness and/or his new found friends from the prison. My summary is that the society is the loser when we have unnecessarily harsh sentences like these.
Nairaland GeneralCaught A Thief On "camera" by ireke(op): 10:38pm On Jul 01, 2011
Bros works in my house. We first noticed that some money got missing about 5 weeks ago. We also noticed over the last weekend that most of my wife's very few real jewelry were gone. Bros is the only other adult staying with us. My sons are about 10 and 6. They are mostly away when we are.

I sent Bros out so I can check his room and I found my wife's other phone that we've all been looking for. I called in the police and bros claimed my wife gave it to him - This is a lie because 1) We've been asking bros and he has been saying he has not seen it. 2) he was not surprised when he was told that the phone was found deep in a bag in his room. We therefore assumed that Bros will not come out clean on any of the things we are looking for since he is lying even to our face.

I therefore told him that he was stupid enough to be caught on camera. immediately I mentioned that, his jaws dropped, his lips started shaking and he began to apologize.

Truth is that I lied about the camera, but the police saw it when he started apologizing. Is this confession enough to convict him?
PropertiesRe: My Landlord Wants Me Out. by ireke(m): 9:51am On Jun 06, 2011
if you gave him a cheque, you should be able to see the record in your bank statement. Next time photocopy cheques and get the payee (or whoever is collecting the cheque on his/her behalf) to confirm receipt of the original. Also use the opprotunity to state what the payment is meant for. that way the denial is tougher.

2. Consult a lawyer. in my opinion, not paying 2 years' rent is not enough grounds for the quit notice but if you did not renew your tenancy, he might be building a case against you. (I'm not a lawyer o). get your lawyer to ensure that he does not use the backdoor courts to kick you out and if you don't have any unused rent, why don't you use the opportunity to look for another accommodation

hmmm, una don start,
Start wetin? for the records, I'm not an advocate of mandatory 2 years' rent. However I wa sjust bothered that the law did not protect the landlord from delinquent tenants.
PoliticsRe: Lagos Tenancy Bill Passed To Fashola For Signing by ireke(m): 9:57pm On May 30, 2011
If I have to collect 6 month's rent, these are clauses that I will likely include in the agreement with a tenant

• I will collect an amount that is equal to 3 month's rent as caution fee, which will be returnable at the expiration of tenancy (Amount returned will depend on factors such as rent owed and cost of avoidable damages to the property)
• Rent for the next 6 months is due on or before the end of business on the first business day of that period.
• Failure to pay rent on the first day of the 6 months will be considered as a breach of the agreement and there will be incremental additional payments (interest/penalty) for as long as the rent is delayed.
• If a tenant does not pay by the end of the first month, he/she (the tenant) will agree that he has terminated his tenancy, in which case he or she will agree to be given another 30 days of grace to look for alternative accommodation.
• If the tenant pays up all the accrued fees within the 30 days of grace, the contact will be reinstated. A tenant can activate this clause only twice in the life of the contract
• At the expiration of the grace period, the landlord will be entitled to enter the rented premises in the presence of a law officer (probably from a law court acting on the terms of this agreement) and a representative of the tenant (if one is available). The purpose will be to remove the properties of the tenant and evict him.
PoliticsRe: Lagos Tenancy Bill Passed To Fashola For Signing by ireke(m): 8:53pm On May 30, 2011
It is unfortunate that the law does not make any provision to protect the landlord from delinquent tenants.
for example following lastpage's analysis below
lastpage:
@lagbaja.
How would you or why wont you factor-in the fact that a building appreciates in value, annually and lasts an average of 50yrs. If we do the maths of #500,000 x 4flats, x 50yrs = #100,000,000:00.
Do you still think the Landlord is making a loss or thy just want to recoup all their investments in the shortest possible time (like 5yrs!)?

Cheers.
If a landlord takes a loan of 20M naira at a modest interest rate of 18% pa to build a 4 bedroom flat and receives 2M naira per year on this house (which he pays directly to the bank), by the end of the 50 years in your analysis above, his total indebtedness would roughly 30M naira. Don't bother that he is responsible for the maitenance of the building over this period or that he invested in this building not to repay a loan but so that he can get some additional income to feed his family.

but who cares? the landlord is a demonic shylock anyway and he doesn't need to be protected. he probably did not sweat his life away to be able to gather the funds needed to put up the building. in fact he is probably a thief and this is the only way the society can take back from them.
Career10 Things Your Boss Isn't Telling You by ireke(op): 4:52pm On May 15, 2011
Long article, but it's worth the time. At least to remind us of things we already know.

10 Things Your Boss Isn't Telling You

Part of being a boss is having difficult conversations. But managers are human, and while they should be tackling difficult or awkward topics head-on, in reality plenty of them shy away from it.

Here are 10 things that your boss might be too uncomfortable to say to you:

1. You talk too much in meetings. Before you take up the group's time at the next meeting, ask yourself whether everyone there really needs to hear what you're about to say.

2. You're spending too much time on Facebook. You might think it doesn't impact your productivity, but most managers are sure it does. They don't want to see you logged into Facebook or other social networking sites when you're supposed to be focused on work.

3. You're too emotional. If you routinely get upset, offended, or angry, your boss might dread giving you critical feedback, to the point of avoiding it altogether--which will put you at a huge disadvantage. You want to know what you could be doing better, and you're more likely to hear it if you don't make it difficult for your boss to tell you.

4. You dress inappropriately. Especially if you're a female employee with a male manager, you might never be alerted that your necklines are unprofessionally low. But that doesn't mean that people aren't noticing and taking you less seriously because of it.

5. Your attitude stinks. If you're high-maintenance or complain frequently or don't ever take ownership for your work, your boss probably considers you a pain to deal with. Guess what that means for you? Less interesting assignments, less flexibility, lower raises, and ending up at the top of the list if cuts ever need to be made.

6. There's a reason you're being micromanaged. Your manager might love to back off if only you'd stay more on top of things, stop letting things fall through the cracks, and generally be someone she can rely on more. She's hovering because you haven't given her reason to trust you.

7. You bring your personal life to the office in ways that make people uncomfortable. If you're making personal calls that involve yelling, swearing, or crying, or if you're regularly telling your co-workers about your latest marital fight (or latest hot date), it's a safe bet that people around you are cringing.

8. Your bias shows, and it makes you less credible. Most managers can tell when you're not playing it straight with them. The way to have real credibility with your boss is to be vigilant about putting all the facts on the table when you're talking through an issue, and even be candid about your own biases.

9. Your co-worker earned that special treatment. Sometimes the reason that your co-worker gets to come in late or get better projects than you might be that she worked all weekend and regularly outshines you with her work.

10. You don't need to agree so much. Good bosses want to hear differing opinions. If you can tell that you're on a different page than your boss--about a project, how realistic a deadline is, or the best way to deal with a difficult client--don't ignore that difference. Bringing your different outlooks to the surface and explicitly talking about it may reveal that one of you has information that the other doesn't have, which can result in one of you changing your stance. Plus, if you stay silent and it turns out later that you were right, your boss may be irked that you didn't tell her about the case for proceeding differently.

Conclusion:

Now, to be clear, a good boss won't stay quiet on any of these topics. But there are plenty of not-so-good bosses out there. And you probably know if you have one.

PoliticsRe: CPC Chairman Alleges:-A Computer Program Was Specifically Designed To Reduce Our Votes(CHANNELS TV by ireke(m): 3:16pm On Apr 19, 2011
I was pro-BB but I now thank God CPC did not win. Is this the kind of leadership they would have subjected us to?

what is the nonsense about software? - with my very limited knowledge, I thought the CPC chairman should have countered INEC's results with his own figures and ask for an alignment exercise instead of claiming that a software reduced their votes. Even if he wanted to indict the software he would have given examples - citing the original figures before the reduction and the figures reported by INEC.

Count votes manually ke? What happened to his agents? Were votes not counted manually at each polling unit? were his agents not there to witness it? Did they not have a shadow compilation of results from all their agents? I am not a politician but I don't expect a reasonable party to do less that that. And I swear I won't be as dumb patient as they are if I notice a significant difference between our own figures and the reported figures. so what are they talking about?  I tire for this country jare.
RomanceRe: Is It Polite To Be Taking A Lady You Want To Mary As Your Wife To A Nightclub? by ireke(m): 9:19am On Apr 12, 2011
I've been married for >10 years and I don't see anything wrong with going with her to a nightclub if I was the night clubbing type. IMO, it helps the bonding. Of course you know you have to "behave" yourself while there so that you don't disrespect her by your own actions. By the way, I hope you are not taking her to a place where they will treat her as a ho. I don't mind if they make passes at my wife but I don't want to be in a place where women may be harrassed - I don't want her to be harrassed and I don't want her to witness any.

PoliticsRe: Lagos State Governorship Debate On Channels by ireke(m): 9:17pm On Mar 02, 2011
sledge406:
I know Fashola is right for Lagos State but my observation and point is this. . .POWER, when it lies longer than expected in the hands of a particular individual, they begin to see it as their birth right and other individuals are lesser humans. Fashola seemed and used to be humble but having watched and listened to his comments and below-the-belt-jabs at mostly "Randle and Dosunmu", it is clear cut evidence that power is and can be intoxicating.

No wonder Ghadaffi thinks Libya is for his family.

For those who have links to the so-called Governor of Lagos State, tell him to remember his roots and go back to being humble and respectful especially when dealing with elders of high repute and I do not mean elder like Obasanjo or Anenih or Tinubu. (And I'm sort of wondering this Fashola of a human would dream of being in Aso Rock in time to come).

We are watching.
Both of them left BRF little or no choice to reply the way he did. Did they not throw punches at him too? He merely responded to the issues they raised. For example, was JKR expecting an apology from Fashola  (over his inability to see him) or what?

What did Mr. Randle expect to hear when he wanted to embarass the person of the governor? BRF could not have done it better. Perfect answer.

Did you hear BRF's comment about the problem not being their age but the age of their idea? That was a killer comment. end of discussion.

@chaircover - thanks for the Lagos rush hour traffic offer but I'll pass grin. I spend about 1.5 - 2.5 hours each way daily for a journey that ordinarily should last for between 15 to 20 mins. I guess it's the fact that I can't hold anyone responsible for my stress that made me go all out against this one.  Thanks for your responses.

Conclusion:
I managed to talk to her (store owner) on the phone today. She was as obnoxious as I expected but she said she had instructed them at the shop to give me another bottle or refund the money. I know the money will be deducted from the the salesgirl's salary at the end of the month.

I think that is an admission that I deserve to be paid (my point). I may not go back if I do not pass by their store within the next few days. If I happen to stop by, I will collect the money and give it to the person whose salary will be deducted.
