The problem might be how she seels about premarital sex. My fear for you is that trying to coerce her into "not feeling guilty" about premarital sex now might actually work against your post marital sexual life. It's really a dicey situation there.

Why don't you work with her so that you guys can wait till she's ready. There's nothing like making love to a woman that is ready. it's pure heaven on earth.

She might also have a deeper respect for you if you respect her wishes.

You can let me know (from this thread) if you want me to expantiate on anything I've said.

BTT:
A cursory look at d responses clearly shows that the Pro-Rent-Pre-pay guys are either landlords/ladies, landlords/ladies' offsprings or Non-Nigerians.

No problem.

I just took a 2-bedroom apartment. I had to cough an advance fee for 2 years+caution deposit+agreement (with who? i don't know)+caretakers commission, + sundries + ,

ol boys, by the time i finished i almost started cursing the building for the damages it has done to my bank account.

For our inherent nature, I am not against pre-paid rent, but 2 years, aha what do you call that?

Sha, Landlordship/tenantship is only a condition o; remember, none they say, is permanent!
My parents have never collected rent. thank God we have stopped paying though. I came to Lagos with my suitcase to look for work and, like I said earlier, I have been on both sides. As a tenant, I quite agree with you that the initial cost of renting an apartment is rather high but I still prefer to pay yearly. It's easy on my budget.

As a landlord, if you coughed out money to buy/build a rental property, and one of the tenants has not paid for about three years now. If you fit collect 10 years advance from this kind person e too much?

His money is with me. that's why I won't wait for the rent default to be equal to the advance rent before I activate the eviction clause.
PropertiesRe: Why Pay House Rent In Advance? by ireke(m): 5:21pm On Jun 10, 2008
If I want to start collecting monthly rent, I will consult lawyers about laws regarding tenancy, and see if we can include some clauses in the rental agreement and also if such an agreement between the landlord and tenant will be respected in the court of law if the terms are carried out to the letter.

• I will collect an amount that is equal to 3 month's rent as caution fee, which will be returnable at the expiration of tenancy (Amount returned will depend on factors such as rent owed and cost of avoidable damages to the property)
• Rent for each month is due on or before the end of business on the first business day of that month. You still pay one month in advance
• Failure to pay rent on the first day of the month will be considered as a breach of the agreement and there will be incremental additional payments as for as long as the rent is not paid.
• If a tenant does not pay by the end of the month, he/she (the tenant) will agree that he has terminated his tenancy, in which case he or she will agree to be given another 30 days (maybe 60 days if I had collected 4 months rent as caution fee) of grace to look for alternative accommodation.
• If the tenant pays up all the accrued fees within the 30 (or 60) days of grace, the contact will be reinstated. A tenant can activate this clause only once in the life of the contract
• At the expiration of the grace period, the landlord will be entitled to enter the rented premises in the presence of a law officer (probably from a law court acting on the terms of this agreement) and a representative of the tenant (if one is available). The purpose will be to remove the properties of the tenant and evict him. (plus pregnant wife or crying newborn babies o)

The wahala plenty sha. I’ve been on the two ends and I tell you the yearly rent is steep, but I’ll rather pay yearly than monthly. I’ll also gladly receive a 2 year rent but I’m willing to go with monthly rental if the law will protect the landlords too from fraudulent tenants.

RomanceRe: Advantages Of Polygamy? by ireke(m): 1:01pm On Jan 24, 2008
I am totally NOT in support of polygamy but the problem with our society today have less to do with polygamy than I think we are saying here.

Polygamy, in the beginning, was embarked upon by men who are physically, emotionally and financially capable of “husbanding” more than one woman. Now we have weak-willed, sometimes poor men going into polygamy because they committed some sexual blunders in the office or with some low-lifers. Of course there are other funny reasons why some men are polygamous today.

Polygamy has its own intrinsic booby traps (e.g. competition may get fiercer or more diabolical) and gets worse when it is built on fornication and adultery (both of which are almost universally unacceptable), sundry infidelities, accidental pregnancies or "arrival" theories. It even looks like it is the society that has corrupted polygamy and not the other way round.

As much as I hate to admit, polygamy has little or no advantage in the world of today. It is higly irrelevant in this age. Maybe it will become fashionable again like someone earlier said but if it is the way and manner of contracting polygamous alliances remain the way it is today, then it can not give a better result than we are seeing today.
CareerRe: Masters Degree Or Work Experience To Work In Nigeria by ireke(m): 4:05pm On Dec 18, 2007
I assume that they both have related experience in their field but I will also consider the responsibilities they handled. If candidate B was moving up the responsibility ladder in between the jobs, he will stand a better chance. Of course in most contexts, a MS degree is equivalent to about 2 years of work experience.
FamilyRe: smiley :-))) by ireke(m): 4:22pm On Nov 21, 2007
@poster.

I'm sorry if you already clarified these but I want to confirm 2 things.
1. Are they married or did they just have children together?
2. If they were married, were they FINALLY separated when you met him? as in were they through with the divorce proceedings?

If you can not answer the 2 questions emphatically, I'm sorry but you have taken yourself on a ride. Also, if you did not answer the second one in the affirmative, you are deceiving yourself. You are already a second wife.

You are aware of his child and th mother before you got married. Did you 2 sit down to talk about how the matter will affect your life? What was your position/agreement on the issue. I think you should reevaluate your position (where do you fall in the family setting? Are you happy with it?) and restrategize (walk out, sit still, have children etc.).

The matter will only get worse (at least from your point of view) and it will be nobody's fault but yours. people may not even sympathize with you as you (not the other woman first wife) will be seen as the home breaker.

As a matter of fact, ladies should run from men that tell them that they have a terrible wife and they are already planning to divorce the wife. Wait, Stay clear and let him sort himself out before you move into his life. According to Fela Anikulapo-Kuti, "if you follow follow, make you open eye,,,". There will always be single parents that are in need of true love but women (and men) need to open eye when they are talking about marriage. This applies to people dating single parents as well as "free" adults.

I am not condoning adultery on/off international TV, but my problem with Richard is not his adultery but the fact that he does not show any respect for the 2 women in his life (ricky and tatiana),  Of course, this disrespect was extended to Ofunneka. Unfortunately, this is the only reason why so many people are giving him thumbs up. We will be surprised to know that his supporters are not all juveniles as we think. We will likely see some (physically) matured adults among them.

Buying flowers or roses by the dozen, or ordering assorted chocolates in container loads is not synonymous with respect for the woman in your life. A man should treat and regard his partner spouse first as a human being, then as a woman. He should show respect for his woman's dignity. Richard lacked all of these. Please do not say he is being childish.

I do not care who wins BBA2 but I sincerely hope that those rooting for Richard to win will know enough to see him as an entertainer and not a role model.

On a second thought, I hope he does not win. Of course, I do not wish tatiana will win too. OK, let me confess, I want Ofunneka to win. I did not fast like some people but I sincerely wish she would win.

Dalby:
Correct me if I am wrong actually all relationships start out as lust.
I think also that what they have now is lust, which if nurtured can blossom to love, like every other relationship
I do not agree. There is an element of selfishness and absolute immaturity in lust and I just don't agree that every relationship starts out with lust - an intense desire for self gratification.

Dalby:
Every fight that you overcome in arelationship makes the relationship stronger and creates room for better understanding
This, also, is not totally true and this notion is what pushes sooooo many people into unhappy relationships and, sadly enough, marriages. Unfortunately, this is a half truth, and those (half truths) are always very strong and can stand many tests before they are exposed as what they are - lies.

First, I think Richiana's main problem is that Richard does not have enough respect for womanhood. I am not really a fan of any housemate per se but I have followed this string and BBA website. Even though I did not see live actions, the recorded actions of Richard that I saw showed nothing but lack of disrespect to his partner(s). I am  not even talking about adultery. I am not in support of adultery but I think Richard will be a better person if his only problem was adultery.

Secondly, when you talk about arguments or disagreements in a relationship, you need to be careful to know the root cause. Otherwise, you will end up building a relationship and/or sometimes a home on nothing. Maybe LC should tell us what they call "irreconciliable differences" in divorce. Before I get misquoted or misunderstood, I am a very firm believer in the saying that "the true test of friendship is to disagree and still be able to hold hands". Yet, you need to know the cause of the disagreement, decide if it is something you can work on, and the two parties need to be commited to reaching a fair compromise (or collaboration as they are wont to tell us now).

boreen's lies remind me of an old man that saw 3 small boys with a bird. He asked them what they were doing with the bird and they told him that they are playing a game. "We tell lies and the one with the biggest lie goes with the bird" they chorused. The old man looked at the kids, shook his head and admonished them that when he was their age, he never lied. The boys looked at themselves and unanimously agreed to give the bird to the old man.

Lee-Anne: Hi Maureen, you are great!! I would like to know if you are still going to be friends with Offuneka after she comes out of the house? do you think that the two of you can patch things up?

Maureen:  Ah, yes, we will. Even though I am finding out more, I am asking myself so many questions, but yes. Um, On friday I asked her if she had ever talked about me with anyone else and she said no, clearly she lied. I never lied to her.

Aguiyi Idodo: Mau yo are quite a lady. are you this needy i real life? Why did you nominate offunne(your friend) and tell Tati not to let anyone tell her stuff about you. you were refering to offunne. I was disapointed when Ofu asked yo about it and you werent bold enough to admit. Why did you change that much just like bertha? that is why Africa voted u 10 to 3. betha was as well voted 12 to 1 so was Max and Kwaku. why did you let the same fate befall you

Maureen:  That was confusing, but I can just say that I never liked Ofu at all. That's why I kept trying to find out what her problem was. Now if youo watched the show on Saturday and heard what Richard said when he nominated me, 'why does Maureen feel about competing with tati for friends', which was something only Ofunneka knew, when I asked her if she had ever talked about me to anyone else, she said no.
=====
Now I'm really scared of this girl. She "NEVER LIED TO OFUNNE", She "NEVER LIKED OFUNNE AT ALL" yet she doesn't want her to smile at anybody else, she wants to hug her twice in a second.

With friends like this, we should all be praying for enemies around us.

I for like to dey share my opinions but when I see say I nor fit compete with the gurus wey dey this room, na im make me dey enjoy the sidelines. Na me come dey tell dem say make dem go see their person.

OK. to the Sacrificial tatiana, only Maureen ([s]that should read a fool/shrink etc[/s]) could have refused to sacrfice in such a manner. For one, Tatiana knows maureen will go, so there's no need removing herslf from the eviction row. Secondly, of what use is it to put Richard on line for the 5th time when nothing has happened to him all this while. I am not disputing your love theory but then it would not really have made too much difference if she replaced herslf with richard but it does make her look great to have decided to leave it as it is.
PoliticsRe: Nigerian Build's His Helicopter! by ireke(m): 8:06pm On Oct 22, 2007
I wonder why so many of us refuse to see beyond our nose. I quite agree that it will be sheer waste of resources to try to pump money into this guy or others like him so that Nigeria can build Helicopters in 10 years but I think the government should do something for people like this. It is not about rewarding him (since he has not done anything new like some have asserted) but he has shown that he could invest his time into creativity, not only that, he has talent that could be useful if properly developed. I think the goverment should look for a way of encouraging and training them. I believe that with the right motivation these sort of people will dump the idea of helicopters (and other existing inventions) and only God know what they might come up with over time.

Please note that the "helicopter" actually lifted off the ground o. Even if na few meters self.

PoliticsRe: Jeff Koinange Sacked From CNN Over His Story On The Niger-delta Based Mend Group by ireke(m): 4:36am On Jun 12, 2007
A young cow boy was travelling in the Wild West and decided to rest for a while and take a drink at a road side tavern. Before his drink could be served, someone announced "Big Joe is coming this way". There was a commotion as everybody tried to get out as fast as they could. The young cowboy refused to move an inch. About a minute later, one giant of a man rushed in, out of breath. Cowboy was scared but he was relieved when the giant dashed for the heavy refrigerator, carried it across the counter to the bar and helped himself to the contents in about 2 minutes. The giant was about dashing out when the now relieved cowboy (thinking that he has seen "Big Joe"wink decided to ask him why people are scared of him. The big scary giant did not wait but replied him on his way out. "Sorry, I can't risk my life by standing here to chat with you. Big Joe is almost here". Moral of my story: If that aint "Big Joe", then you better run.

I thought I was scared when I saw the video but I was more scared when Nweke came on air to say those are not MEND militants. I thought MEND was the scariest in the Niger Delta and I thought I had seen them on video. If those were not MEND militants then how powerful can MEND be? By the way did this Movie making Jeff pay for this militants to stage a show with their weapons and hostages or did he get the weapons, get the people to play militants and borrowed some hostages to play with? Either way I think we are in deep trouble if we are still focusing on the guy. Our problem is bigger than him. Whichever way we decide to look, there is fire on the mountain and that is what we should focus on. Of course I am equally aware of the western media's game of trumping bad news but, hey, that is their thing. They love and celebrate bad news. And I actually agree that there is more crime going on in America. maybe more crimes in 1 month than we have in Nigeria in a whole year (even if you consider the fact that they are bigger). But then let our government face the truth and work to resolve the conflict in Niger delta no matter who exposed it and how.

Jobs/VacanciesRe: Need Answers To Some Interview Questions by ireke(m): 6:41pm On May 25, 2007
Question 1 is asking about YOU, they could have said "Tell me a little about yourself." or Why are you looking to change jobs?, Why are you here?
Tell them briefly about your self especially as it relates their requirements.

Question 2 is asking about YOU and the COMPANY. What do you think we can do with this "marriage"? Will you go the extra mile for us? The responses about mechanical engineer and motion, numbers and analytical skills are good inputs for your answer. Present yourslef as a problem solver and not a job seeker.

Question 3 is all about them. that is your chance to flatter them. Here is where you show them that you've done your research and not only know something about their company but you have several reasons for being enthusiastic about working for them. Do your homework. Always research the company before you interview. Know who they are, what they do, what their major products and services are, who their competitors are, what the current "buzz" might be about them.

All the best.
Art, Graphics & VideoRe: Are High Megapixel Cameras Really Better? by ireke(m): 9:09pm On May 10, 2007
The difference is in
1. the printing. if you are not a professional photographer and you hardly print pictures larger than 5" x 6" (postcard size) then you will not notice any difference apart from the buttons on the camera.
2. the Zoom. If you love to take pictures from afar, you will definitely notice the difference as the megapixel increases.

What if (against your bereavement theory) the poster is just "weird enough" to be able to post his bereavement on nairaland?

CareerRe: Interview Question: 'What Time Are You Available To Start Work?' by ireke(m): 4:50am On May 03, 2007
Good talk @ Spora.

What goes round comes around. When you are facing a panel of interviewers, they are (kind of) assessing how you wil ditch them someday. Just as it won't be OK to diss your current employer when interviewing for a new job, it is not OK to tell your employers to be that you are willing to start tomorrow when they are aware that you are still engaged with another company. It is not pride or humility. It is called responsibility.

If you are willing and able to start ASAP, you better explain to them how and why you are able to do it e.g. Im on vacation and I don't have anything else to hand over, so I'll convert it to the one month's notice.

Cheers
BusinessRe: How Do I Improve Profits In My Beauty Salon? by ireke(m): 4:53am On Apr 17, 2007
You did not give us an idea of the type of salon we are talking about. Did you establish it with 25,000naira or .5M naira? What is the human traffic around the location? What class of people did you intend to serve when you opened? You did not even tell us if you were getting customers and you simply have a pricing problem, etc etc.

All the same, let's borrow Seun's idea.
" As we all know, there are only two ways to make a profit if you are merely breaking even:
1) Increase your revenue. 2) Reduce your costs. "

there are two ways to increase your revenue.
Option A - Increase your price , Option B - Increase your sales volume.
Option A will drive the little customers that you have away since they can always go next door to get the same service. (demand for your service is highly elastic and the market is competitive)
Option B is more challengng but that is the way to go. You will need many of the suggestions that people have mentioned here already but you need to balance the cost of the additional value and the additional revenue you expect to get from it. It's easier to just pull crowd - hire male hair stylists like someone suggested, call your customers to remind them of hair appointments. You need to fix the appointment first o. But truthfully, you may need to answer some of the questions in my first paragraph for you to really move ahead.
