michlins:
this is why I usually tell people to use iron doors but they will tell you it's not good for internal doors. Eight years down the line, the only thing you will do on iron doors is to repaint it and you have yourself a brand new door.

Buildings are meant to last and not act as liability. Here's a sample of door that I delivered to oga Spyder yesterday. It was paid for by another Nairalander
How much? Can I get two in Lagos?

EgunMogaji2 --Please let's keep this particular tread going as well. So far, it has been insightful for me, if you can, from time to time share your experience. Challenges, good news and stuff like that, that may encourage others to make that move. You gave an advice on the general tread that I thought was very valuable, "don't form big boy, there are others bigger boys here" smiley grin grin

For me personally, it the lack of trustworthy people, be it relatives, workers....

Thanks

WE STILL WANT TO SEE YOUR MICRO ESTATE 000!!
PropertiesRe: General Topic Thread-To Discuss Anything And Everything in Building Construction by Jeff68: 6:22pm On Aug 07, 2020
Pls. we want to see pictures of this your estate oo!!!

EgunMogaji2:
Thank you my Brother, I appreciate you.

I’m actually doing a new micro estate in Ibadan. The idea is that as soon as you’ve entered the gate then you’re in the USA while still giving a nod to our African tradition. Construction is actively ongoing on one of the 5 units.

I went back to the USA last year to spend a few months. I fled back exactly a week after I landed because it was just all foreign to me. Nigeria is very very good. Yeah it’s not perfect, but one can mostly sidestep the inconveniences.

My advice to folks who might be indecisive: If you have skills, ideas, knowledge to improve Africa please come home. Just keep your head down, don’t play big boy (there are much more bigger boys than you here). Don’t come to apply for job, come to create jobs and industry. The Chinese are doing it, African Americans are here doing it.

Please share his contact, I am sure he wouldn't mind, how much was each of those doors again. The one in the picture above?
PropertiesRe: General Topic Thread-To Discuss Anything And Everything in Building Construction by Jeff68:
Baba, I contacted theses people and they gave me a ridiculous price!! 55k plus 10k for installation and key I am not happy at all.

Can you pls. post pictures of the interior doors you did for 360,000? I am also interested

davodyguy:
Yes I did or I am about to

All internal doors would be wooden, skin door with thick layers and chrome

There are a total of 18 doors. Some with regular frames and others with be with HDF modern frames
Total bargain is around N360,000

For the exit, we have 8 doors, out of which one is 4ft and others regular 3ft.
I'll do 4 American panel and 4 'Nigerian welder' metal door for durability

PropertiesRe: PSA: Diasporans Building In Nigeria by Jeff68: 5:47pm On Jun 12, 2020
From my observation and what people on ground tell me, medical in 9ja is a complete joke! I once went to 9ja in March and met this wonderful YOUNG female tailor in obalande that made some clothes for my wife and kids, I mean, she was good!! I went back in Sept of the same year, she was dead!!! She was so vibrant when I first met her! I asked how she died, they said she just has a minor illness and she just died!! just like that!! I couldn't believe it, she couldn't have been 30 year old!!!

Egunmogaji2 and Hajji M grin that name!!
Is electric fence really helpful? I will like to know before I invest in it.

Hajji, I am in MD, I will love to meet you someday.

thanks

uboma:
I am sad to hear that a medical doctor is frowning at your request to have annual medical examinations. According to him, it is only when you are ill that it is necessary.... This is unacceptable. Our healthcare system in Nigeria needs a complete overhaul.
PropertiesRe: PSA: Diasporans Building In Nigeria by Jeff68: 7:55pm On Jun 11, 2020
You are too funny!!! grin grin grin

EgunMogaji2:
1) Medical. I’m having to convince my doctor that I actually need an annual physical exam. Baba doesn’t think it’s necessary unless I’m ill grin Oh also, I buy all my supplies. Needles, gloves, etc for the nurse.” grin I mean they have them but I can’t trust that system for hygiene.

2) Family. Easier said than done but based on feedback, just let madam dey for abroad. You personally will have an adjustment but now think having to be responsible for madams adjustment. It’ll all be your fault when NEPA unceremoniously takes light as she’s boiling meat in the kitchen or having a bath.

And people will bring their issues to you. But you gotta watch that budget. Nigeria is a cold hard place if you’re broke.
PropertiesRe: PSA: Diasporans Building In Nigeria by Jeff68: 5:43pm On Jun 11, 2020
thanks! apart from security, lack of good medical care is my next issues as well, then family. Till now, my wife is still not a 100% onboard, we are not getting any younger and what we are use to here is not available in Africa. The banking advice, I will take care of that soonest! Thanks again. One thing for sure though, is I will not be getting involved in politics, its not my cup of tea.

EgunMogaji2:
1) One man from LA moved back after he had a stroke.

2) A woman moved back after all the retirement money was swindled trying to do politics.

3) Another man was robbed in his house, severely beaten.

I know all three personally and all have sworn never to set foot on Nigerian soil.

There are others but I cannot validate the stories.

But thankfully for every bad example are tens of good examples.

My banking relationship requires the bank manager to approve withdrawal over certain threshold. My account manager needs to make sure it makes sense. My actual physical home address is not known to both.

Security and healthcare are gravely important. I’m upgrading to two MaiGuards as an example.
PropertiesRe: PSA: Diasporans Building In Nigeria by Jeff68: 11:22am On Jun 11, 2020
Thanks!! other than security, which or what is the greatest concern, what are the other issues (real issues) that drive people back, like I know daily living can be a grind, but I am not coming to 9ja to work by His grace.

EgunMogaji2:
I’ll not sugarcoat this move, it’s the hardest thing I’ve done in my adult life. But also it’s been the most rewarding. It requires deep thinking and careful execution, but the reward is great. I’ve met many returnees who are doing extremely well but sadly have also met some who fled back because they underestimated the rigors of Nigeria.

In terms of security I just think that a duplex offers an additional layer of security. With a proper building design one can turn the staircase into a hardened box by having a door at the bottom and at the top. Also, to develop property in established neighborhoods instead of new site. But key for me is blending in. One returnee was waylaid as he waited for his gate to be opened.

Good luck to us all, nothing beats waking up in Ibadan every morning for me and eating ogi with akara cheesy

Thank you very much for this tread, I started my building about two years ago and should complete next year. We are planning moving back in about 5 years, but it's going to be gradual. My biggest concern is safety, you mentioned security, can you speak a little bit more about that? Please details, your dog's and don't s. I come home about 3 times a year so its not like I don't come, at the same time it's not the same. And for those of us who have lived outside Nigeria for a while, it's a different experience living there. I will be making the same move in about 5 years and to be honest it concerning. Thanks for doing this! I will definitely be following!!

You have really answered my questions, with paragraphs 2& 3!! That gives me a good place to begin. Thanks!!

So a little more on the house, it's a 4 bedroom duplex in the front with 2 -3 bedroom flat at the back for rental. The duplex is pretty much a glorified vacation house, we will not be there all the time, now with that, what type of files should we use since we will not be there all the time, but still want quality.

quote author=QSFemi post=90065165]

What's the length and breadth of the building if you assumed it to be rectangular in shape?
Knowing the dimensions of the building will help in verifying the quantities for the measured area.

Secondly, ask Tiles sellers to send you cost/m2 of different types of tiles in order to know the current market price of tiles.

On Labour, cost of laying tiles per square metres is usually between #250 to #500 per square metres depending on the skills of the tiler, experience and your negotiation skill.[/quote]

You can also mix. I used Spanish for major areas like Livingroom, hallways, and staircases where people will use mostly.
I also use Spanish in kitchen floors and walls because of heat. All other areas I use Nigerian or China equivalent.
All the above is based on my pocket o, this is not for everyone.
