Rotech helped inspect my site at the beginning of the project and he caught some errors that was quickly fixed during the raft foundation. I have some questions- how much did the plastering and pop cost? Was screeding done before painting? Congratulations on your project! So a few years ago we bought a 4 bedroom bungalow for my mother in law in ibadan, well mama just went home to be with the Lord. Now we have to decide what to do with the house. First option is to sell it (my option) second option, convert it to 2-2bedroom apartments and rent it out. (Wifey is from ibadan)  ;Dso option 2 is it! Next, we have to get a moderate contractor for the job. Small job, if u are good; HONEST, GOOD & MODERATE, let me know. |

Badgers14: Well, this is the scenario that always concerns abroadians..or folks that build a house but don't reside their full time.
I guess it comes down to planning, that's why I think planning is one of the most important if not the most important of an build.
Depending on the layout of the building, one could still achieve their privacy while still renting out to tenants..
The popular style of house to achieve this would be duplex in the front and 2 bedrooms of 2 flats at the back. I know of someone that was lucky, his lot was on the corner with one street in front and another street at the back.. so he built duplex plus 2 bedroom flats at the back, the tenants access their building from the other street and oga landlord access his duplex from the other street.
Another guy I know, he couldn't have separate entrance because of the location of the build and he doesn't leave their full time.. what my suggestion was for him to have his lawyer put a for let sign in front of the duplex, then pretend it was for rent but when people come to enquire, have them fill out a form ( no fee collected.. ) and the lawyer tells the prospective tenant, there's someone in the pipeline already, so when landlord moved in , folks thought he was a tenant that have a job that takes him around, that's why he is not always home ( landlord doesn't live in Nigeria).
Finding good tenants this days seems like Finding a needle in a haystack. With the high cost of build these days. For you to find a tenant that could be able to pay a market rate sometimes (depending on location) , they are yahoo boys. Average Joe with decent jobs with family do struggle sometimes to afford the rent in a new build.. so when you rent, work with your agent/lawyer.. you might need to work with the "good tenants " with legitimate source of income when you come across them. gbadexy: Truer words have never been spoken. With offline contractors, there isn't any means of knowing negative feedbacks and reviews from dissatisfied clients unlike what is obtainable here. Thankfully we have more people coming out to police this thread and prevent newbies from being scammed or taken advantage of. These are advantages not easily gotten elsewhere. I've heard painter and some say there are complaints on color by the topmost paint producer and they informed them to drop it, not go and pick it and come back after certain days. Some even complain of some certain colors fading but only the person directly involved knows and not significant prospective new clients. Absolutely! Topsy23 has a great reputation, he has supplied me wires for my build and all transactions were faceless and there was never any issues! Even up until last week, close to a million and no issue! Please keep it up. |

You obviously also missed his reason for the post which was to advice you to be able to be true to yourself and admit when wrong and make ammends. I've posted this sometimes back about you. I did mention then that I wasn't and still isn't in a position to say you are innocent or guilty but you always seem to have answer to every allegations. Never wrong. You do the greatest disservice to yourself. I think one of your major flaw that prevents you to taking a different approach and rising above challenge like 3 strikes meant for you is your ego and pride. I remember when you contacted me for graffitex some time ago, after long series of questions that I figured were meant to get information about the spread rate and proper quantity, I knew you were never interested in any purchase but needed the information to get it elsewhere. That in itself didn't bother me but what bothered me was knowing you could have asked for the details on the thread and I would have volunteered the necessary information instead of taking me through the deceptive merry-go-round from around 2 am I happened on your message till day break. I wonder how you cope without sleeping. Even far back I'm likely to see you on the general thread any time I randomly check for update. What really struck me was the prepared speech you gave me after getting the information telling me earlier that I should know the phantom client thinks highly of me whatever happens before you later called to say how merciful the client was in still going along with the almost 3 times of the initial quantity the other contractor gave because he wanted to give him a chance. My opinion of you then was that you are an actor, a real sociopath if such exists in Nigeria who has a mask displaying a different character, an actor performing to audience you think are not as smart as you, and someone very calculative and don't forget things. Your erroneous believe that you are smarter than people, ego and pride is what is preventing you to really reflect what went wrong in some previous builds and improving on it. You can't always be right even though you always have ready come back. Very well said sir, until you guys the “artisans “ are willing to “police” each other and weed out the bad ones on the tread, there will always be problems. We the clients come and go, you guys are here and you make a lot of money from this tread, it’s your obligation whether you like it or not to monitor it. On the issue of the Aluminium guy, I didn’t say it was resolved, I just let it go and may just count it as loss. I was warned before even giving him the job, but, see, I have this forgiving spirit and want to believe the best in human. I have gotten many chances in life and I chose to return the same. My brother and wife warned me not to give him anything, I gave him the roof, it was messed up, I gave him windows, it was messed up,I gave bamboo to buy,it was messed up, what made me think this will not be messed up? To top it off, he was beginning to be rude to me! I paid him off never to deal with him again! Let those who are coming to his aid support his business, I have tried!
Currently, we have several things going on, internal painting, the painter is doing a great job so far, and he has the right attitude, he wants to satisfy his client. I believe he also painted for another NLander, Thenext?

So, after 2 weeks in 9ja, we were able to accomplish some things, right now, we are about 96% finished. This country can be very challenging! 99% of the people are not truthful nor hard working! Sorry, just my opinion. Liar everywhere �but we give all Glory to Almighty God for His Grace even for the little we are able to achieve. I must give gbadexy a lot of credit for his maturity. Please, please, please patronize him!, u will never regret it! I assure u! In fact I am willing to guarantee it! His paints are just as good as Home Depot’s �

FEGEITOK: Part of my training is to distill issues to their basic minimums, I think that there a world of difference between trying to get services free and withholding payment until a vendor rectifies issues of concern that the client believes the vendor handled shoddily or less than satisfactorily.
I got paid 75% on a contract. 25% is still due. Client said he is not satisfied with my delivery. I said in that case I will be back. I took a month to prepare....it's services not goods, I spent a month working on the issues, then I wrote the client back, I am ready for you now.
To ask for my balance without satisfying the client is as immoral or more immoral than trying to get free services.
Even more so when this is a client that has sent funds in the millions your way.
By failing to satisfy the client you have basically cut off yourself from his network, remember that this is how money circulates among the rich and from the rich to the not so rich, by introductions and referrals.
Only a vendor who doesn't care about the future will prefer a little morsel over the enormous goodwill that satisfying a client will being in terms of future business.
The paint maestro gba.dexy will testify to this truth. Thank you very much, I think u get it! As we speak, my brother wanted me to recommend an Aluminium guy for his build, would I recommend him? Again, this is someone I have counseled, advised, several times in the past and yet nothing changed. Again, talk is cheap, I have personally given him work of about 7m, if I intended to cheat him, it wouldn’t be now! Of all he had done for, this is the smallest! Let all who are defending come out and say they have given him such!!! This was a job that was supposed to have finished in January! Do u know and understand what was held up because of this? |

We have an issue that we need to look into to fix this happenings.
My bathroom enclosure guy seems to be well learned in his industry. He sent his “boys” to do my job. I was practically begging him on WhatsApp not to send them alone and that I’ll even wait till he’s personally available. He said they can do it and they’ve done for the Sultan of Brunei (I’m joking). They came, they screwed it up as I suspected. He resolved the issue to my complete satisfaction 110% weeks later and in fact I’m asking him to do one more for me.
Contractors just need to do what they’re paid for.
Promises made, promises kept. Simple. Bros, if I open the can of worm on this guy en! This is someone I have personally paid over 7m in works he has done for me and every one has a problem! |

Ok, I want to bring a matter here as well, there is a certain Aluminium guy here, I will save his name for now, he has done a lot of work for me, I mean in the millions! Roof - problems, executes, stories from start to finish. Windows- we are still at corrections after 2 years! Inferior materials. Bathroom doors - used inferior materials NOW BATHROOM CUBICLES - PLS HELP US SETTLE THIS BECAUSE I KNOW HE WILL READ THIS, WE AGREED IN DECEMBER FOR HIM TO BUILD 3 CUBICLES, IN DECEMBER 2021!! THEY WERE NOT FIXED UNTIL MARCH ! ONE STORY AFTER THE OTHER, HOW THE CHINESE FACTORY WAS CLOSED,,,,,, NOW, I HAVE PAID 400k OF THE 440K AGREED. YESTERDAY HE TEXTED THAT THEY FINISHED AND I NEED TO PAY THE BALANCE, I SAID ONLY AFTER MY INSPECTION. UPON INSPECTION, I SENT HIM PICTURES OF THINGS THAT NEED TO BE CORRECTED BEFORE ANY PAYMENT. AND HE IS INSISTING THAT I NEED TO PAY HIM, HIS WORKERS ARE FAMILY MEN, (I DON’T KNOW WHAT I MA!) HONESTLY, I HAVE GIVEN THIS GUY MORE CHANCES THAN HE DESERVES!
