Properties › Re: The Real Cost Of Building A Six Bedroom Duplex by kuntash: 7:00am On Mar 15, 2011
once again, 2 more pages on comparison, hmmm. b4 the project finishes, i wonder how many times the thread would be replicated.

anyway, @ Spyder, so far so good, up to the german floor level, I have learnt quite alot, I appreciate all ur posts. I would start mine this week God's willing, I want to get it to German floor Level, I didnt anticipate German floor before, but ur explanation and that of "U r alone" really helped me.

I hope to get to the German floor Level on my two sites in two locations, , and compare. maybe that would pass for another thread title. wink

all the best guys!

@ spyder, u don encourage me finish with your pics,  thanks,  na that one I just wan see,

@ U r alone,  which one be your name or real name,  guy 4get all those things,  lets focus on the real koko,  let me assume your next comment would redirect me to your thread, cos I am really interested, its evident there would be more to learn from your thread as well.
ehen, that reminds me, its like cement prices are cheaper in Lagos, cos they say its up to 3k in Abuja, can anyone confirm?

@ Spyder, make I no vex for u O,  you mean say all wkd na argument and who go skool and who no go and who be olodo una use am make?,  although you have given details of what it cost u to get to german floor, ,  thats great , I appreciate the info as it would help me, whether headpan or no headpan ,  I am sure even the workers would shout or raise eye if all isnt well,  but I would appreciate you stop arguing or insulting anyone rgds your thread, yes some people can make even spit for their face, but ask urself if its really worth it,  so  pls refrain and be matured!

Am Alone:
No problem!!! So that ppl don't
criticize me again. I want to make this thread more useful
since its say 6 bedroom flat
i will remove my mouth and previous messages
and refrain from posting any more messages
and c how it goes. Whenever I'm ready
i may open up a thread that say 4 bedroom bungalow
Peace!
@ U r alone, e go better for u, shebi I don suggest am b4, this thread is titled "the REAL cost of building a 6 bedroom duplex ", I would be the first to comment on ur thread and comments go plenty like this too, ok? it would form a better basis for objecting comparison for those who wanna gain from here, and no be to dey quarrel and insult people anyhow, once in a while u can just throw a comment, if the thread owner wan argue, ignore as far as u ve made ur point, I appreciate you be mature about this, remember, its possible for a thread owner to let the administrator restrict people that has the right to comment on a thread, so freedom to comment its not really absolute, cheers!

spyder880:
After adding the N12000 that was paid yesterday to water the foundation, the cummulative total stands at N531,850.00 spent so far on this duplex project. More updates later in the day as am heading off to the site now.
the pay don dey add weight small small o,  anyway, thanks for the update,  I must say here that your pattern and style of building would really encourage many that would visit this thread to start smthn,

if some people hear that, to start an average building up to german floor would be over a million, might be discouraged, especially in a country where the chunk of people earn far less than 1million / yr.  but if from what you have done so far and it just over half a million,  then hope fit dey for the boyz.

cheers and keep d updates rolling,  ehen no 4get use your Nokia snap the foto O,

^^^^ I must add as too that this thread has encouraged me so much that I now have an estimate of what it could take me to German floor as I plan to start smthn this month God's willing, you are very correct on the price rise, trips of sand last yr was like 6-7k per tipper, now they say its 9k for single and 17k for double, (off Lagos price) could the price of diesel be responsible for this?

@ spyder, how far? water never still flow from the pump?, lol, pls update us . I need to know what you spend getting to the German floor level.

Thanks all for your encouragement,

trust Nigerians! See the way the original aim of this thread is being derailed gradually! can't we be civil to each other huh
dont be surprised my guy,  the intent of the thread is changing,  I hope we be able to keep track of the thread owner and his Duplex project in Enugu.

I could recall when water corporation started failing in Naija,  few people dashed into the pure water biz, as the biz was moving on for them,  Many just out of "them say , them say high profit margin" dashed into pure water biz, some fell by the way side, others muscled their way into the biz often knowing NO jack about wats up there,  thats naija for u,  u rarely see people coming up with their own stuff,  instead always wanna latch onto the popular string,

Am Alone, I wouldnt want to join issues with u pls. even though you are tryng to turn this thread to an argument forum,

person wey look around im papa farm feel and think say na im papa farm big pass,  Am Alone,  you have used phrases as  such as" ignorantly", this is quite unfair, na im make me say YOU talk as if Lagos is your all in all, perhaps aided by DSTV discovery channel , but let me remind you of what I said earlier, many ordinary decent Nigerians would love to go the way of Spyder, there are some that might lke urs, (Cast entire house with concrete mixed with the SMALLER granite etc) , and care less of the cost as long as they deliver fast , its fine, but I would advice u start ur thread, you can title it " GETTING A BUNGALOW WITH SOLID MATERIALS AND FAST!" , people too would contribute,

But this one is titled "the REAL cost of Building a 6-bedroom duplex", look back, u have used about 2 pages up just arguing and terming people ignorant and u say its not derailing thread, pls just stop and focus on what the title says, but if u no gree, I agree with u  what ever u say, U win!!, na u biko!, I no fit saoooot O!!
Properties › Re: The Real Cost Of Building A Six Bedroom Duplex by kuntash: 7:28am On Mar 04, 2011
@ spyder, pls beware of thread derailers,

no be everything or comment you go respond,

suffice it to say here that there are many people living in Lagos that lagos life don steal so tay dem no sabi wetin they happen outside, they feel as long as its done this way in Lagos, it must be so elsewhere in the country,

I never build b4, but from where I come from where you find the real red laterite (Benin city) thats is so tough , u rarely see people building with hollow blocks, and there are some ancient buildings with blind blocks spanning almost 100yrs still breathing, all u do is painting ,

I have heard this issue of granite and gravel stuff before that if granite is not even mixed well, it can fail, on the other hand, my uncle's house decking was made of washed pebbles and ofcourse with blind blocks, that house is over 30yrs now no crack or watsoever, , MATERIALS FOR BUILDINGS IN WARRI-PH-LAGOS MIGHT BE DIFFERENT FROM THOSE USED IN ENUGU-ABUJA-KANO etc, I totally agree with this

I would enjoin readers to lets not derail this thread buy arguing, if u dont agree, refer us to ur own thread and start smthn, THE ESSENCE OF THIS THREAD IS TO GET SOMETHING SOLID ENOUGH FOR A CONSIDERABLE BUDGET!

so far I am encouraged and I believe many people are, , @ thread owner, was there any activity in site 2day?, let the update flow pls,

its well with u all!!
Properties › Re: The Real Cost Of Building A Six Bedroom Duplex by kuntash: 9:39am On Mar 03, 2011
Thanks Spyder,

meanwhile I hope u realize what you have gotten urself into on nairaland now, lol

you might just have to be available here for a very long time O, cos some of us would just keep throwing questions

this thread would sure reveal many things to prospective house owners.

on the German floor, even though I asked Am Alone the initial question, what would it cost to make a german floor spanning on a building space of 45X50 ft building? , and what is the average thickness for a bungalow?
Properties › Re: The Real Cost Of Building A Six Bedroom Duplex by kuntash: 8:08am On Mar 03, 2011
Good day " Am Alone & Spyder"

from what I can deduce from ur projects, , Spyder so far is using washed gravels while Am Alone is granite all the way,

Question:

@ Spyder, pls do u intend to use this washed gravel all the way or u would be using them for the german floor and foundation (DPC) correct me if I am wrong pls, ? and use granite for pillars and beams?

@ Am Alone, what was the total cost of the German floor alone?

@ both of u, WHY GERMAN FLOOR? is this compulsory? whats the worst case scenario if excluded in a building such as a 4-bedroom bungalow in a place like Lagos??

@ all, why the sharp variations in the cost of the sand? , do you have them so cheap elsewhere ?, Enugu for example?
Properties › Re: The Real Cost Of Building A Six Bedroom Duplex by kuntash: 10:58am On Mar 02, 2011
the thread seem confusing now, the original intent of this thread seem derailed, , @ poster you seem to have answered my question on using blind blocks,

I would prefer ur thread is aligned for easy follow up,

so far, you have given details of what you have used so far and the pics, was there any job 2day on site?, I see u r online, lets have the update, thanks and keep it up

@ brabus, its like the sequence of ur pics are last to be d first, I guess the pics shown are of same building?

@ thread owner, thanks so much for this thread, quite educative, especially in the area of gravel and granite. issue, well done, I would want to ask @ this point, its like most of the blocks used are hollow blocks, , is it possible to get blind blocks made in a place like Lagos?

^^^^ I usually frown @ offers that seem outa the range made by car sellers on this site, I think this is fair @ 1M + 50k, I am sure 1m would fly considering how d ride looks.

assuming cheap clearing and shipping is N450k, cos u ve to pay some money for transporting b4 it leaves the shores of yankee.

850k - 450k = 400k, , for this kinda ride if not stolen should be between 3k- 4k USD,

bros do the arithmetic urself,

great! thats what I noticed O my brother, meanwhile talking of the straight 6-cylinder- 280, how is ur MPG economy like?

I know its almost impossible to obtain the recommended mpg in naija cos of the kinda pertrol sold here- I might be wrong but I am very sure fuel here burns faster and perhaps incorrect octane rating.

bennygee:
good day ,kuntash & Siena
i hv recently observed a situation in my E-320 1996 model.
i recently had a fire incident as my ignition unit had a shortcircuit as described by the electrician and it affected the
dashboard and some wires which were changed.
since then wen im driving,i notice the car gets hot inside as if the heat being generated from the engine is being blown into the passenger compartment.
infact when im in hold ups it gets real bad and even hot air seems to be coming from the air vents, can u proffer any help cos im thinking of selling the car and going for a toyota.
pls useful suggestions wd be highly appreciated cos the engine of the car is soooo sound and i love wen it accelerates.
thanks
Benny, I hope the electrician hasnt done something wrong there, however, as you can read from my posts, I am rather new to Mbenz and thrilled by its performance and ruggedness which appeared vague to me all these while thus I opened this thread, even though I am a Toyota person kinda; However, when I can get Siena online I would refer him here, its like he's been quite busy lately.

From ur problem description it appears the partition between the engine section and the interior was damaged as a result of the fire, I would advice u look at it from the engine side - particularly where the vacuum hoses or heater core hose protrudes out out from the interior, these are likely area vulnerable to leaks etc, if you see any leak try seal them on ur own first and confirm,

Meanwhile, someone was referring me to a Benz workshop(mech and electrician) around Ilupeju or so, I hope to get the correct details and post them here as well.

as per selling?, hmmmmm are u sure u can cope with the difference? lol

all the best
