Midas02:
I have a question for you @Kuntash or anyone else that can answer it.
Pls how much is the Granite dust? Was it supplied with a 10 ton truck too?
Also @Brabus, you seem to be familiar with the type of gravel that I pictured previously (you called it 'washed gravel').
Would you know how much it is sold for?? Is it per ton or per truck??
Thank you.
Midas some of us are still novice in these building material terms, I dont know the truck size per tons, but the one I bought, was 38k they call it double, that should be 15-20 tons, it was really much, u can see d pic in d post.

omonuan:
@Kuntash-You need to create your own thread if you like but please do not chase AM ALONE from this thread.  Many here would agree with me that he has made this thread lively even though it was created by SPYDER.

I am also a property investor.  I have learnt a lot from the contributions here and I know that I can put them in use.  Every contribution here could help someone.  I would bet that this thread is now the most popular in Nairaland because it is educational.

Currently, I am building a 30 room hostel in Choba-Port Harcourt just about to be decked for the second time.  There are no gravels in P/H so I have to truck in granite from Akamkpa at the cost of N257, 000 for a 30 ton tipper.  Each time the tipper comes, I have to pay area boys 10k for " mafia tax." So far, I have spent about 1.5m for granite and I am yet to do a second decking.  I understand that same quantity of granite go for 150k in Lagos.  In Asaba where gravel is readily available, my cousin used 50k to deck a 5/6 bedroom duplex. Therefore, location plays into it.  If you are building P/H and someone in Lagos tells you he spent 157k for granite, you'll think you are being ripped off.  Be aware though that prices vary by location.  Many of you are buying cement over N2000 per bag now but in P/H for some reasons, it is at N1700.

For aesthetics, granite provides the cleanest if not the strongest job.  Look at AM ALONE'S house as compared to others in this thread and you'll see that the difference is clear- no pun intended.  Saving money is okay but we also have to have a balance so that we do not compromise quality and safety.  We have seen so many houses tragically collapse in Nigeria.  May that not happen to any of us because it would be devastating!

The argument about granite vs. gravel also extends to hand moulded vs. machine moulded blocks.  It is all about different strokes for different folks.
My guy, its like u ve been away for a while on this thread. ,,

I must not post or comment on thread to learn from it,
u can review all my posts here, its about allowing people to act freely and trying to adhere to the topic of this thread to avoid derailing it.
You can read also where I acknowledge the contribution of all whilst I learnt from it even from the man u are saying is being chased out.

The point is clear, if u be Billionaire, hold ya peace and dont come here to potray issues as, u must use this and that to build a house , it must be expensive to be solid and have quality, and try to criticize and condemn what others have done, its not good, or are u like that as well?

note, there is another thread started by a lady on same property section, "cost of building a house in Nigeria" we can learn from there too, this one is " THE REAL COST OF BUILDING A 6BEDROOM DUPLEX" take note of the phrase there, "REAL"

there are rules on nairaland, there is a moderator as well, we can invite them to review all 34 pages currently.

Finally, I no get right to chase anyone even if its my thread, I only came by this one, 80% of my posts so far are in Auto section, , thats where more passion lies,

Spyder, pls lets have the updates of this thread

@ atasteve. There r no issues here, but u would agree that as free. as nairaland is, if any thread has no control na wahala be that. I am sure if the first 3  pages were fond of argument . U perhaps would ve dumped d thread. We r all learning , no master of all here.

^^^^^ let alone how many times he has said "sorry" on this thread. its really terrible.

he has lots of people he has actually inspired including myself, but the way he potrays it and write lengthy paragraphs baffles me.

Many people including me also can be a fan of his with his bungalow project if started on another thread, thats usually how its done on nairaland, and it works very well, thats why the owner had subsets in several folders.

is it that difficult to open another thread? , imagine 33 pages with more than 35% for argument and 10% of irrelevant pictures to the subject matter!
Properties › Re: The Real Cost Of Building A Six Bedroom Duplex by kuntash: 8:44am On Apr 08, 2011
@ Brabus and Chaircover, leave him, he uses the best , he knows it all, I am sure he would use granite all thru from ikorodu roundabout to his house location, cos I see no building around there.

I have advised this guy long ago to start a new thread, which would really pay off for him and many reviews and those to comment, but he refused and hijacked this thread causing all sought of troubles , talking as if he just witnessed some stipends lately, can u imagine?

I wonder how he sees people that use and make comments on nairaland.

He has totally derailed this thread!,, and its unacceptable!

I can as well remove the pic, can u turn to the page one of the thread and trace all ur posts?  it would have given u more that 15 pages of ur own thread for a BUNGALOW!. this is a Duplex the cost is being looked @.

U r alone u say I use wetin dem dey take mould block do foundation abi? well no wahala, ,  note however, that Julius berger that u always make reference to (although, they are far less popular in Germany- u can find out) they often use this granite for decking, the type that can be detached,  have you seen that tiny granite cake with cement?? someone like u might not be used to the grinding stone some of us still use,  do u know what that stuff is made of?,  is the idea of foundation not to make it as solid as a rock?,

I am sure u have read comments from many people about how u condemn other projects and assume urs to be the best, and u can spend millions on the house u say u want to live in right?,  once again no wahala,  borrowing your status message,  "OLUWA CHAMPION"

I only have one addition to what I told u earlier about showing urself amongst your neighbours. its like u really never learn, I expected u to do better. This thread was started by Spyder, as "THE REAL cost of building a six bedroom duplex" u brought in your bungalow and used several pages for argument, with lenghty comments.

pls I urge u to stop this, if any of your comments should be helpful, make dem brief and stop criticizing, ,  you can simply do this by assuming, the person that u think is using substandard materials as suspected by you whos the expert, perhaps wants to manage his own tokunbo kia Rio saloon car and plan to tackle issues as they come, while you went to Germany to meet Volkswagen to give u a custom Tuareg of yr 2020!,  ok??

Lastly, remember that many Nigerians work HARD to earn a living and even try to have a solid shelter over their head even with the meager budget, they read this thread as well,  guy THINK, THINK! I beg u!

Siena, et al the Benz gurus in d house, I need assistance on my AC, it starts and goes off, and rpm falls heavily especially on idle.

When I switch on the AC, sometimes it picks for a while, like 1min on idle and later goes off, When the AC fan starts, it drags down the rpm so much that it appears its gonna go off.

I suspect electrical problem cos before now, the AC fan was connected directly to the alternator, but I asked the electrician to revert it to normal. since thats how its really meant to be.

but now, it doesnt work(has not really worked perfectly though) unless I touch the buttons (heater control and EC switch before it pick and would last for 1-2min then off it goes,

any advice pls, , would also appreciate location of a reliable Benz Electrician in Lag.

1997 Benz, C class
I think I had found the cause of the AC fan not working, I noticed two causes, firstly, the compressor had insufficient oil as a result of leaks earlier experienced. thus the intermittent pumps and offs, and since the AC fan works with the pressure generated by the compressor, (which was lacking) the fan could start all the time, Also, the module controlling the fan speed just under the hood close to the front wheel of the driver's side was having partial contact with the socket as a result of mud build-up water etc, (Naija obviously was not in the thinking while that car was made)

Solution, 1. I added oil to the compressor, and it picked after the oil circulated, cooling was achieved, the fan picked also, but stopped after I drove alone bumpy roads,
2. I removed the fan speed control module socket and made the female ends firmer by reducing the space in it. fixed it back, since, the fan has been picking when the AC is working.

@ Jobas, 2006 C-class is fine and I am sure u would get a clean one with your budget,  I choose a C class cos I currently use the old model,  (First Gen). and its a reliable car,  I am confident all Benz series are, but C class are quite compact and same time spacious inside,  trunk etc.

I might sound as an old skool if I say I somewhat prefer the first Gen C class for these reasons,  firstly, Parts are cheap, the engine is not so much complex unlike the new ones thus making it easier for many "try and error mechanics we have" - and lastly its quite economical on gas,  (I know the newer ones are too) , Our mechanics, type of fuel we get here etc, contributes to a whole lot, many people do not care especially money miss road, But I do,

with the colour of the earth dug out, one can easily identify the location of this project,  thats d only place u have such colour in the world,  ( I stand to be corrected O!)  grin grin grin grin

I asked the site engineer why didnt he dig deeper, he told me the solid earth was found easily that the area is solid enough, also considering its not a storey building, lipsrsealed lipsrsealed lipsrsealed , but the ground was really solid and the powdered granite added to the toughness.

Spyder, well done, I was of the opinion I would be able to beat u on price considering the fact that it was outside Lagos.

perhaps ur experience in building is paying off, since this is not ur first unlike many people here. my plan is currently a 2 bedroom flat of 3, specifically designed not necessarily for me to live in but to get small pay (rent) when completed.

right from paying the community fees, to the level of German floor which I proposed earlier, I have spent roughly N750k with about 30 bags of cement left for the German floor. (10 bags for each).

Suffice it to emphasize here that the dust granite really worked well for me on the foundation. that stuff is solid and works well on concrete. No need adding sand, just mix with cement, add water, thats all! I hope to use this all thru for the lintel and pillars, I enjoin all intending to use this material, its good!

Thank u Spyder, Brabus , U r alone and all that I picked one or two ideas from on this thread, una well done

@ u r alone, no argument, no much talk, abi how dem dey call am, Ma polongo, ma pariwo, abi?

may the happiness wey money bring you remain so in your life, may you remember your creator in all your endeavours, may the happiness never quench , can hear an AMEN?

it would be adequate to state here though, that your comments alone would help in new thread , seriously! you have talked much on how to build a rock solid house with good quality, Kudos!, but it would really be nice if you start ur thread, many people would be there to comment, , as you can see, your response time is fast and u have enough time to it. Many already love ur style, and its in Lagos- meaning it would give more clear estimates compared to the enugu own, you can start smthn like " The cost of getting a quality bungalow in Lasgidi" ,

for me, I could benefit from the two, urs and this, , combine ur experience with spyder and get smthn nice tongue tongue, but if all ur comments about ur projects are here, people following this one might miss out! try to understand,

U DID NOT ANSWER MY QUESTION LAST TIME ON THE PILLAR SIZE, I am a novice and wish to start smthn, does size matter with such pillar outside?, pls clarify.
