The fact Is Plateau lost the deal. The same way ondo lost out on dangote refinery to Lagos. They werent willing to a mandate company high powered manipulation or politicking is business. The manipulation point comment is silly they werent tricked into taking lower taxes and more land.

The next issue is how they got beat in dry port development. Kaduna beat them to the punch there. Dont know about Rigasa but they did get invedtors like Dangote interested in bring auto factory there. The auto factor will use dry port to facilitate business.
You still don't get the point. Did the company ask Plateau for tax breaks, and more land, and they were denied those same things by the Plateau state govt? huh There is a lot of manipulation and political maneuverings that go on behind the scenes, which you do not see.

Ondo lost out in the race for Dangote's factory, simply because the state govt was not proactive enough and also because of the Niger-Delta militant activities, around the Ilaje area where the refinery would have been sited. This major security concern, was what made Dangote look towards Lagos. sad

Lagos, with a population of over 20 million people and projected to be the 3rd largest megacity in the world within the decade hitting the 25 million population mark, is Nigeria’s economic and commercial nerve-centre. With this anticipated increase in population, there is a need for an effective intermodal transportation infrastructure within the context of the LSG Transport Master Plan.

Ferry operations have proven worldwide to be an environmentally friendly effective mode of relieving road transport congestion for passenger traffic. The physical environment of Lagos comprising of 22% lagoons and water bodies makes it well-suited to leverage water transportation as an integral part of its transportation system.

The Lagos State Waterways Master Plan currently makes provision for 11 major ferry routes amongst which include: Marina to Mile 2, Ikorodu to Addax/Falomo, Ikorodu to Ebute-Ero, Badore to Ijede, Badore to Five Cowries and Mile 2 to Marina/CMS.

Go to Falomo jetty today and check if any commercial passenger boats, load and discharge commuters from there. MetroFerry Marine Services used to operate for a while from Falomo in the past, but they stopped doing so, long before the construction work on Lagos State Waterways Authority Headquarters started. sad Till now, they have not gone back there. And neither have other commercial boat operators been allowed to use that jetty. Only MTN's corporate boat, docks there once in a while. This is a jetty that was originally constructed for commercial operations, o.

There was nothing ignorant about my comment. undecided When LASG excels, I am the first to praise them. And when they misbehave, I spare no punches in letting them know it. sad I have done extensive work around that area. That headquarters is in Falomo right under the bridge, with a specialised jetty built alongside the HQ. In fact, before construction work started there, that plot of land where the HQ was built, used to be MTN's staff carpark.

The Falomo jetty at one time, was the take-off point and landing port for many small boats. undecided The next stop was the jetty at Queens Drive Ikoyi, which was manned in those days, by Tarzan services. When construction of the HQ started in Falomo, the citizens were promised that boat services would resume once it was finished, and the authority would supervise the waterways and the jetty terminals. But since it has been completed, no boats have been allowed to pick up or drop passengers there. That was what informed my comment. So please stop twisting things, if you do not know the full story. undecided

Fine edifice, but where are the ferries and the boats which are meant to ply the waterways?? shocked And who will do the clean-up of Five Cowrie Creek? huh The banks of that waterway on either side, is littered with used plastic bottles, empty sachets and floating debris. It has been like that for ages. When Ozumba Mbadiwe avenue was being reconstructed years ago, the traffic on that axis was horrible. I had to rely on using boats for my trips along that route. Tarzan jetty was my first point of call at that time. It reduced my travel time in half, and I always enjoyed the cool breeze on the water. Thank God there is no traffic on the waterways. cool

I have always said that the easiest way to decongest Lagos roads, is to make use of its waterways. But very little is being done in this regard. If you have a petrol station, DPR will harass you each time you want to renew your license. State govt agencies will troop in, as if you are minting money in your backyard, with one claim or the other. They do not want to know if you are breaking even, or not. shocked

In my estate, several buildings have been converted to shops. But guess what? huh After paying the 1st year's rent, these shop owners move out and the building is left empty for another few months, because the businesses were closed down due to low patronage and high govt taxes. undecided

In China, the local govt is in charge of encouraging MSMEs and shop owners to stay in business, so if a shop owner is struggling to keep his business afloat, he is affiliated to a bigger firm, so that he can get support and re-organise his business to ensure it thrives. In fact, local govts in China, are graded based on how many businesses they attract to their districts and allow to thrive, because that is where their revenue comes from. In Nigeria, the govt agencies want to kill your business before it even takes off! angry

Using an area in Lagos either okoko or any part of Lagos and any part of suleja, do your research and compare the average house rent between the two, Lagos is higher when you do that.
The prices in okoko, lakwe, and other parts of Lagos may vary, same as suleja so you have to go with average house rent, using average house rent Lagos is higher than suleja simple.

Come no be me them pay your school fees, no be me alk say make u no sabi say dem dey use average/mean value for things that deals with varying values.

Mumu, so you want to compare a normal/low standard and poorly furnished/old/dilapidated rooms occupied by students, volksworkers etc in Okoko to a high standard rooms in in suleja.

If you are wise you should have known that in Okoko or lakwe, that you can get a 3-bedrooms flat for as high as 800k or more and as low as 200k depending on the quality. now compare a well furnished house price in lakwe with that of a well furnished house in suleja, not comparing a dilapidated rooms price in lakwe/Okoko with that of a high-quality/well furnished rooms in suleja. can you now see you lack comprehension/understanding

Again, it shows cluelessness on your part. Rents vary widely in different districts, within Lagos. undecided Even in one single area, you might find a rental difference in prices of flats, within the same neighbourhood. Standards of finishing also vary. One flat may have marble tiles, while the next one has terrazzo floors. Since the level of finishing cannot be arbitrarily determined without a detailed guide, then you should NOT use it as a yardstick.

I repeat: there are still some areas within Lagos state, whose rental values are comparable with the ones you find in Suleja. You wanted to digress so you decided to start mentioning "estates." Was that the original topic on ground? Just kindly get off my mentions, if you have nothing tangible to say.

Thank you, jare. You have done your research well. Even in some parts of those Jakande estates in Oke-afa Isolo side, you can get some 2 bedroom for 150k - 180k.

Note: Don't use one room in lagos and be comparing a full house in suleja. for example compare 3 bedroom flat in any part of lagos with that of suleja
Oga, you can get a 3-bedroom flat in Badagry, Ijegun, Ikorodu, Lakowe, Okokomaiko, at a rental figure that is similar to what you would pay for a 3-bedroom flat in Suleja. Go and do your research and stop sounding clueless, biko! shocked

I used Abule-egba in comparison with Ikoyi. I also mentioned different parts of Lagos. Please do a deep research. Okokomaiko, Badagry and a few other areas in Lagos outskirts, have houses whose rents are quite similar to those in Suleja. undecided Stop talking about places you do not know.
