After the name has been chosen ( In this case lets use a fictitious NGO Name called Nairaland Foundation), the next thing is to to purchase the set of INCORPORATED TRUSTEE APPLICATION FORM and fill it properly. It is extremely important it is filled in properly as the CAC Brooks no mistake, cancellation or negligence in filling it. Once there is an error what so ever, they will reject your application and you will be forced to purchase a new form or start all over again. This is the reason professionals handle it like lawyers because they are more experienced in these matters. A sample INCORPORATED TRUSTEE APPLICATION FORM that has been partially filled by me to give you a rough example is posted below for you to have a feel of what it looks like.

The last time i wrote about Registering an NGO was about 3 Years ago and i have been inundated with loads of phone calls and emails asking me to explain the costs and how its done. Now i will advise Newbies to this posts to start from the top to understand what it takes to register an NGO but am going to show you a step by step way how you register an NGO and give you samples to see how it looks for you to understand more.

(The above samples and examples are just a parody to make it easier to understand through the use of fun and humor to pass this information across effortless)

1. The first step is for you to select 2 or 3 Names of the NGO You intend it to be called and your lawyer buys a Form called an INCORPORATED TRUSTEE AVAILABILITY FORM and fills in the 2 names you have chosen for the proposed NGO and after a week or so, depending on how fast the Corporate Affairs Commission (CAC)Decides to answer you, they will search through their Data base of Chosen NGO Names and pick one they believe is not conflicting with another name and when a name is Selected it Usually comes in this form below.

It must contain the Name of the Chosen Foundation, the Serial number, the date the name has been reserved till it expired ( This means you have till that day to register it unless the name will be free and another person will be able to choose it and use it instead of you) and finally it must contain the Aims and Objective of the NGO at the comments section to know exactly what your registering.

Abeg am done! Pls don't call me for any request to recommend a property for you! Go and meet those people on nairaland that you trust to scam you! I have built my reputation here on NL as a honest trustwothy chap for years devoid of reckless talk like this and I won't condone it. If you want to buy call me or dayo, if not ignore thread its not by force to buy.

Over the years I have learnt not to respond to most of you because your looking for a festival of insults to entertain yourselves, so feel free to insult because I know your not interested in this property, but those who need this property know the worth and effort of the estate and know when to cross check the facts.

Secondly, I will address some of the issues raised. 1. It was a typographical error when I wrote 'early this year' so you should have deduced that and asked me to clarify instead of calling me a scammer! Pls growup. Property forum isn't a place for jokers or kids.(I wanted to write early last year....this is just simple logic)

Secondly my website is under construction and that's why my nairaland numbers and email address has been the same for the last 5 years to contact me. So before you criticize please ask for people to clarify things rather than you insinuating the wrong things! All the pictures have my nairaland phone numbers, so how does that relate to my website under construction got to do with it.

Anyway I will only respond to issues regarding this beechwood estate only and not side talk and uninformed opinions.

As you can see this is a gorgeous well planned estates with all the facilities you can think of and I have taken pains to investigate them and put all their documents here for you to see. There is nothing hidden under the sun and it can be verified also. I also want to warn everybody here not to just take things based on face value or pictures on the net to just start buying properties because you like what you see. Take your time to go and visit the place, ask your questions, also ask to see these documents physically before you make a purchase. Don't buy anything just straight from the Internet without seeing what your buying. If your not in Nigeria, contact a trusted representative to go and see the estate physically and the documents and don't pay until your satisfied. Before the estate gives you the document to sign I will personally go through every one legally to make sure your papers are up to date. I wish you well and God bless you and your new home if your one of the lucky purchasers. And did I remember to tell you it's cheap? If you doubt the cheapness, try and calculate the cost of buying a land in Ajah, fencing it, getting your paper work, constructing good roads, having water everywhere, gated security and fence and a serenity without the fear of omonile trespassing or selling your land all for N6million per plot? If you see such a place in Ajah pls show me so I will buy it too o! Lol

1. Firstly this advert is strictly for those who have the money to buy a plot of land up to N5Million plus looking for a plot of land in a very good estate managed by a reputable developer.
2. Those looking for an Estate where they can build comfortably without any Omonile wahala concerning foundation fees, roofing, signing of documents, trespassing or 2 people quarreling over any land and all the attendant problems associated with omoniles
3. Those that have always craved to be in a well planned estate in the Lekki Ajah axis that will have the same infrastructures as the Lekki Schemes but at a far cheaper affordable rate with proper layout outs, plots, blocks and very good documents to back it up
4. An estate with well tarred roads, light, security, borehole, petrol stations, hospitals, school etc and it’s a completely dry land so no extra money for sand filling
5. The price is a one of fee for life which includes the cost of the land, legal fees, Agency fees, transfer of document fees and survey fees.

The name of the Estate is called BEECHWOOD ESTATE Owned and Managed by ARM INVESTMENT MANAGERS ltd a company with a good track record Who are also the owners of the Famed FARAPARK ESTATE at Abijo just after the famous CROWN ESTATE. It has a confirmed registered Certificate of Occupancy registered as 62/62/2004W at the lands registry at Alausa with no encumberance as of the date writing this expose and it has a certified layout of each plot of land measuring 450sqm. Each plot of land goes for N6Million now and 5 years ago it was just N3Million per plot. How many estates in Lagos will have all these and will go for N6Million for every payment? Astonishing!

In fact most of the lands have been sold out and its just a limited few or buying from a 3rd party that remains. This to me is a very fair place price and an absolute steal for an estate with all these facilities. Lekki Scheme 2 which is just 10 minutes away from this place doesn’t have all these facilities in place now and each plot goes for N13Million and most of them are water logged. This is my best bet advise for those looking for an estate with all facilities in tact to purchase considering the cost of providing tarred roads everywhere, functional security, water, light etc far out weighs the selling cost and most importantly NO OMONILE WAHALA! Trust me Omonile wahala would out weigh N6Million on its own.

For quite a while now a lot of people have been asking me where to buy a good piece of land especially in an established estate without omonile wahala that has all the known infrastructures such as light, good roads, well laid out plots and proper layouts, gated community, accessible and most of all affordable and I have been scouting the whole of lagos looking for another hidden treasure and I think I have found one and its called Beechwood estate at Lakowe Along the Ajah/ Ibeju Lekki Axis.

To be honest I stumbled upon this estate by accident early this year when I went to investigate some omoniles trying to re-sell another person’s property along that axis. They were driving me around and taking me on a joy ride and drove pass this estate. I was amazed that there was a hidden gem like this concealed in this part of lekki/ajah. I marveled at the well tarred roads, the layout, the street addresses, the houses being built, the scerene environment etc and I immediately dismissed it as one of those high priced estates like Lekki Scheme 1 or Scheme 2 or Eko Akete starting from N15Million and above.

Later on this year Mr Dayo of RND Continental one of my trusted Nairaland Agents alerted me about this Estate and that loads of people were rushing the estate and I should alert Nairalanders. Firstly I dismissed it again because I hadn’t researched any of the documents or confirmed their genuinity and secondly the prices I was seeing on Nairaland properties per plot was from N15Million upwards and I know that’s not what most Nairalands are looking for price wise. He shocked me by telling me that most of the people advertising those lands in that estate as thieves trying to reap quadruple commission and the price of the estate was between the range of N5.5Million to N6Million including all costs, fees etc.

I couldn’t believe it and tasked Dayo to connect me with the Owners of the company and for me to get all the documents to investigate properly before I ascertain the true cost of the place and ownership. It has taken me months privately to investigate all parties and am pleased to say this is one of the best finds I have seen in a while based on the costs and comfort it brings and I will break everything down for you to see piece by piece to see the advantages of this estate.

Below are the some of the documents the estate possesses which also include a Global C/O covering the whole estate, a sample deed of assignment from a current purchaser ( some parts have been edited to protect the privacy of the owner), the layout of the estate and full survey plan of the estate.

Every property person knows if your buying land at either GRA Ikeja, Ikoyi, V.I, Lekki 1 or any high brow area, your consent charges will be very high besides, he didn't say 1 land but lands large enough to build an estate, so what is he talking about? Am sure if they even visit the site properly and measure the square meters divided by the area, we could be talking of a 100 million or more if they even charge him based on an estate? I even feel sorry for him def, building plan money never enter o! Do u know how much a single plot of land goes for at Ikeja GRA? Abeg bros no get yarns jor!

These are half truths! For it to be 72 million, the land must be in a very high profile area and the square meters must be in so many hectares for that land before it came to that price and am sure the price he would sell 1 plot or property after he is done will surpass N72 million per plot. So he should state the area exactly and rhe square meters before we criticize Lagos state or not!

I don't know why you ppl like all these propagandas when your not directly involved in the nuisance. Most of you type from your homes without feeling the pains motorists will go through using a road that has always been these since the 80s. Lets assume your going to Ajah from Ikeja, you pay N150x 4 that's 600 Nairaland to go to Ajah to and fro. That doesn't exclude the stress, long standstill traffic when the tolls don't work, change Wahala or bottle necks and you will be there for hours and that's just for 1 toll gate, now its 2.

Those talking of the alternative roads have you used it before? The delay, traffic, unending curve etc and it was badly done so that people will get frustrated and jump to the main toll gate. The alternative roads are a ruse and the main aim is to squeeze people of Ajah to death. How motorists will cope now daily shelling out 600 daily per car is just inhuman and a third toll on that same road is being constructed. Has the toll gate really solved any of the Ajah lekki traffic experienced before its construction? I wonder if any Ajah resident is really happy about this trend. Now that Okadas have been banned, your forced to use your cars to pay this sum and buses are limited. It will definitely attract a higher bus fare and leave a typical Ajah resident in tears. Imagine calculating 600 Nairaland x 30 days for 1 car talk less of having another car for the mom to pick up school kids. Haba, lets be reasonable nah! And you want corruption or inflation to end?

3. THE OTHER BIG PEOPLE HAVE BOUGHT LAND HERE/ BAALE IS THE SOLE OWNER OF THE LANDS SCAMS (ALL NA BIG LIE!) grin

How many of you that have either bought lands or intend to buy lands have heard this famous scamming line: ‘ A LOT OF BIG PEOPLE HAVE BOUGHT LAND HERE’ or ‘ SO MANY BIG GOVERNMENT OFFICIALS HAVE THEIR LANDS HERE’ or ‘ SHELL OR MTN COOPERATIVE HAVE BOUGHT SO MANY HECTARES OF LAND HERE FOR THEIR STAFF’ etc grin

Naturally when you hear something like this, you feel very comfortable and you want to buy a land because they tell you that your proposed neighbor is a staff of cheveron or probably the special adviser to the commissioner has 3 lands here or has built his house there and has perfected his papers, but there is a problem with this statement! How come they haven’t shown you any of the so called big men that bought lands there or contacted with you with Etisalat Cooperative head that bought the so called lands for their staffs or shown you the documents that the Government Official that bought lands there has perfected? ( All na story story to coerce you to pay for the land without due diligence) undecided

A Popular ploy is to employ this tactic when they see the buyer is either in a haste to buy, or anxious to secure the land. Its when they see the client is apprehensive that he might lose the land if he doesn’t pay now to become close neighbours with the Conoil cooperative people that the Omonile or dodgy agent comes up with the real kill, which is telling you that the land for sale belongs to the Baale of the community.

The aim of telling you that all lands belongs to the Baale is to give you that false sense of security that the lands are under the security of a Community ruler. The truth is that most of these Omoniles go around scouting for lands that have been unattended to or prime lands in choice locations that have been abandoned. Because they know they don’t have the capacity to convince you that they are the owners of the land due to the fact that they cannot produce receipts or documents to prove ownership, they now tell you that the land belongs to the Baale. They know you don’t have the audacity to start questioning the bale about the genuiness of the property and if he says yes he is the owner, then his word is law and acceptable.

The truth is that the Baale might not even know where the land is located. All he is interested in is the money to sign your documents that he will pocket and the probable foundation fees but he will direct you to pay the money to the Omonile that showed you the land and that you have no problems that your covered with him. That’s the ultimate false sense of security. You end up purchasing the land based on the recommendation of the Baale’s security and when the true owner comes up to take his land, wahala will start. The best the Baale will do for you is send his thugs to go and beat up the workers of the true owner but after you involve the law or police they will back off totally and leave you to your fate. They will deny your existence or that deal until they finally agree to relocate you to a less desirous place after they have accepted they took your money when the police steps in.

At the end of the day, you wont see any cooperative owner of land or big commissioner as your neighbor but staring at real time land hustlers who have just conned you off your money.

TRUE STORY:

This happened early this year at Ikorodu. A Nairalander saw a piece of land at Ikorodu GRA Extension. Now he didn’t do any search what so ever and the Omoniles took him to a place adjacent to that GRA Extension and told him that the adjoining land belongs to staffs of MTN cooperative and they intend to buy more. He was so happy that he decided to pay Land and asked them who owned it. They told it all the lands there belonged to the Baale of the town and they took him to their Baale’s palace. The Baale bamboozled him that he was the owner and that he even was the one that sold the government land to the government so there was no worry, that’s how he paid on the spot N2Million through a check to be cashed over board and the Omoniles gave him a clean bill of health to start work.

4 months later as he decided to do something there, he found another person doing a foundation there, he attacked the person and found out that it was the same Baale that sold that land to the new person the second time. The once charming and supportive Baale changed into a Viper and started evading our fellow nairalander. After almost 5 months of evasion to collect his money back, he decided to call me and I took the matter straight with the Police. Upon investigation, we found out that the Baale did not even know anything about the land in question or had even seen it. He was just a lackey the Omoniles used to obtain money from the Buyer. Efforts to locate the Omoniles afterwards have proved elusive and he cannot lay claim to the land because the Baale also sold the land fraudulently to the second buyer. He has lost both the money and the Land. The Baale has been set free by the police and he is still going around reselling people’s abandoned lands and passing it off as his own.

QUICK TIP TO AVOID THIS SCENARIO:

Never be bamboozled by big talk of sellers or agents claiming that a lot of big people stay there. Ask them to give you contacts of the big people that stay there and immediately you will see their faces change with such displeasure and shock that you had the audacity to ask. Immediately story will change. If it was true that big men stayed there, they should be willing to take you there to meet the person or show you copies of his perfected documents

Also when they take you to a Baale, please do not be intimidated after the initial courtesies and respect. The fact that he is taking your money for land has reduced him to a business man and not an Overlord. Quiz him to the last. The more he gets reclusive, angry, irritated and generally feeling uncomfortable with the questions realize something funny is going on and that’s your cue to get lost or forever hold your peace and see your cash drift away. If you cant do it, contact me or a property lawyer. Don’t take things for granted when it comes to issues like this or you will cry later.

2. THE COURT JUDGMENT LAND SCAM

In fact I can’t count how many people have fallen for this type of Land Scam tire in Lagos. The general rule is that if there is a dispute on a land, the best way to solve a problem is by going to court. The court now gives a judgment on the land and depending on the dispute at hand, the case might go to the Court of Appeal and Supreme Court and it might take years before judgement is given in their favour.

Now Swindling Omooniles have also devised a method of duping unsuspecting buyers of land by brandishing Court judgments in their favour to show that they own title to land and with that judgment they can sell the land without any fear or favour. Buyers glance through the judgment and they see the heading ‘IN THE HIGH COURT OF LAGOS STATE LAGOS DIVISION’ etc and see court stamps and signature of a judge plus the date of the judgment and conclude instantly that the land is a good land and they buy it based on that judgment they have seen. A few months later they see another court process that the land is under dispute at the Appeal court and Mr X Y Z is the true owner of the land based on the Appeal court decision. The Buyer runs mad, begins to run here and there to clarify what this new judgment means and the Omooniles of the land have either run away or start speaking gibberish that they will take the case to court or settle out of court but your money is gone and your wondering what the hell has just happened.

Well this is what happens most of the time that the Land Scammers do:

1. They realize that there is a land dispute going on and they rush to court to get an injunction order or an order of court concerning that land. ‘A COURT ORDER IS NOT A JUDGMENT’ They are 2 different things. The Order is to prevent and issue from occurring for the meantime till the whole case has been settled or an Order for something to be carried out based on the court’s request concerning a particular issue not the whole case in front of the court and Court Orders could come in various forms .

2. The Omoonile see the Court Orders and start brandishing it as a Court Judgement and an unsuspecting buyer views the Court order with a naked eye and is satisfied.

3. In most situations the Court Orders are newly obtained so they always refer to the date to show that they own possession and the court has given them ‘JUDGMENT’ Meanwhile the real case is still in court o!

4. The buyer is happy that the court has even stepped in to protect them, so he can buy. Tomorrow he gets a Court summon that he has been joined as a party to the Court case or Suit as a trespasser and the Omooniles are no where to be found.

5. Another format is to truly obtain a HIGH COURT JUDGEMENT and start brandishing it around that they have won the case concerning that land. In fact they are so confident with that high court case judgement that they dare anyone to challenge its validity.

6. What they do not tell you is that, that case in now at the Court of Appeal and the judgment could sway between those parties in dispute.

7. These Omooniles are so smart because they get expert advise from some lawyers that their case might not hold water and their high court judgment might be thrown out on Appeal. On hearing that, they become aggressive in their marketing strategies to make sure they sell all their lands quickly based on that High Court Judgment and when wahala comes they are no where to be found and your left to deal with the true owner.

8. The worst case scenario is actually forging a Supreme Court Judgment and brandishing it around as an authentic judgment and when the Buyer sees Supreme Court, they already feel comfortable but it is a forged document from A-Z

What is common in all these stories is that the Buyer failed to do one thing. Investigate it undecided. For Christ sakes, an Omoonile or Agent gives you a court document as proof of ownership of land and you refuse to give a lawyer to go an confirm its authenticity? I don’t pretend to be an Architect or Surveyor just because am conversant with Land issues? A professional is a professional. Contact them to investigate deeper concerning this Court Orders or Judgment so that they can advise you properly. Buyers don’t want to spend money for search but they are always ready to pay millions for a land when the basic N50,000 can save you millions.

TRUE STORY:

I Have a plethora of stories like this that I have encountered over the years but this one I want to tell you takes the Cherry.
A Nairalander Alhaji Rasheed whom I have become very very close friends with told me about a land he intended to buy at Maryland and he told me about it. Because Alhaji knows the way I operate, he didn’t waste time to drill the Sellers about the Documents they have and they were more concerned about selling their land at Maryland for N10Million per plot. They told him they have a Court Judgement that has granted them the land with a survey and the main person he should deal with was the family secretary of the Onigbongbo family.

When Alhaji told me about it I was skeptical and wanted to know more. The secretary of the family came to drop the judgment at my office and I studied it carefully and noticed the following defects:

1. It was a 1967 judgement that gave the land to the onigbongbo family as original settlers

2. The judgment had no survey plan to map out the area that belonged to the Onigbongbo family, so how do you know which area it falls under?

3. There was no no court stamp on it of the judge or judges that gave the judgment

4. It wasn’t registered as a certified true copy from the courts records

5. In 2012, some people are claiming to be descendants of the onigbongbo family based on a supreme court judgment obtained in 1967? ( Where is the proof of that lineage or descendants)

6. Are they telling me that since 1967, there has being no court case on that land and everybody that bought land from there, derived title from the 1967 supreme court judgment without them obtaining a C/O?

7. I Asked for the survey plan of that area and they brought me a new Survey plan dated September 2012 covering that supreme court judgment.

Now for a neutral buyer, these documents look new but the above questions raise a lot of dusts that cannot be answered and I trust Alhaji Rasheed. As soon as I gave him my search report, he begin to fire them and backed out of the deal. If Alhaji Rasheed had behaved like some people I know and claim to be experts on landed documents without seeking professional advice, that’s how N10Million would have just sunk into the drain without any head or tail. (What am I even saying sef, Alhaji would just break my Neck . . . No stories) lol

QUICK TIP TO AVOID THIS SCENARIO:

Any time you see the owner of a land produce a court judgment as his title, spend that money to do a conclusive search unless you would just lose your money and buy an on going law suit. Don’t do Ijebu, spend that money to contact a property lawyer to do a proper search and save yourself millions of Gbese Naira smiley
