Absolute rubbish from your lawyer sorry to say! Once the quit notice has been filed validly for 6 months, any day over that 6 months notice means the tenant is holding over that property illegally and he no longer becomes a tenant but a tenant at sufferance and from there onwards you dont need to issue him a quit notice again but an OWNERS INTENTION TO RECOVER PREMISES in 7 DAYS And from there onwards the tenant practically has no defence legally when the matter will be filed at the rent tribunal nearest to you. Tops with all the adjournment within 3 to 5 months the  court balliffs will personally come to serve them to eject them of the premises compulsorily. So its a no brainner for a lawyer with half a brain in litigation!

The FTZ is neither a white elephant project or a failed project as opined by the writer of the article. There may be some truths in his complains and i strongly believe this article was based on what he saw last year. I was also a vivid critic of the place last year when there was little developments to show that the FTZ was coming up but this year i have gone there twice and toured the whole place and the results are very very encouraging compared to last year or early this year. Maybe the pace of work is still slow compared to all the hype around the place and the definate lack of information to carry people along is definately another flaw there but make no mistake about it, in the next 10 years, the LFTZ AND ELEKO environs is going to be the most expensive place to purchase lands in the whole of Africa if things go according to plan. There is no where you will have a proposed Sea Port, Air port and ftz and not experience a major boom in the economic development of the area. I was very impressed with the pace of work i have seen this year compared to last year and i believe if more efforts on the part of the government is in place the writer will have a change of mind too like me. What i think is required is to drive more awareness for people to own residential plots there more because the village surroundings makes it look as if there is nothing going on there, but on a deeper cusory look i realised most of those lands have been bought by investors at a very cheap rate like N100,000 per plot like some 3 or 4 years ago to resell at a higher premium when full activities commence and i expect them to make the largest profits ever in Lagos when full business resumes there. Its just a bloody Gold mine!!

I would really like Eko Ile to talk about this since he seems to defend the actions of everything done under an AC Governed state is good. tongue

Lagos state is definately the worst in this regard and its from lagos other states copy this bad habit and there is no step to control it one bit; infact its being '. For example signing of Form 1c before you do your governors consent is another way to legalize omonile to pay N50,000 to N1Million depending on the area because without that Form 1c and the signature of the Omonile, you cannot process your documents. Before Tinubu came into power processing your Governor's consent wasn't that difficult and recourse to Omoniles was almost non existent. Yes the occassional N10,000 or N20,000 to the youths to be welcomed into the community was the norm but under Tinubu now passed to Fashola's government, Omonile is now a hydra headed Monster more especially in Lekki/Ajah today.

Virtually every indigene whether he came as a settler or a visitor to that area is now an Omonile to extort money for building and nobody can stop them. It emanated from the free hand given to Area boys to tackle lagosians without any form of repercussion because Tinubu needed the area boys for his political firm grip of lagos, gradually to make it more official and make them leave the streets,they switched to being emperors over landed matters to build. You have no idea how horrible this thing is.

You buy a land lets say 1Million, you pay omonile separately for the receipt e.g N50,000, You pay for fencing separately lets say N50,000 (Something that should be your legal right to protect your property), you pay for Foundation ranging from N100,000 and above, You pay for decking ranging from N100,000 and above, you pay for roofing again ranging from N100,000 and above, your forced to use their own community people to supply the building materials, supply the workers and still pay constant homage to the baale of the place by bringing him brown envelopes and that doesnt stop them from still conniving to re-sale your land and the whole process starts agains with another buyer. How much then did you buy the land and how much have you paid to Omonile and you havent sorted out legal fees, agency fees, survey plan, building plan approval, C/O or Governor's consent fees? How can anybody tell me that Lagos is working when it comes to landed matters and every Nigerian's right to own land peacefully?

The whole aim to keep the so called lagosians bloody rich and hold the political force intact. There are so many millionaires made in Lagos for no reason apart from waking up in the morning to collect omonile fees and drive big SUVs and worst of most of them are stark illiterates and its not fair whether you are an AC Supporter or Not. It started from that Tinubu war cry the ' LAND IS OUR OIL IN LAGOS' and that awoke the greed in land owners and the omoniles to skim people dry and they are exporting a very very very bad thing and precedent to the rest of Nigeria.

For example a lot of people decided to go outside Lagos such as Agbara, Ibafo, Mowe etc to buy lands so that they may be free of the scourage of Omoniles that is rampant in Lagos, not when you meet an Omonile in those places they are now competiting with Lagos Omoniles and they always make reference to the Omoniles in Lagos that they learnt it from there and hereto before you wouldnt pay anything more than N10,000 OR N20,000 to appease the community.

In my own opinion, the best way to check mate this thing is to first cancel the Form 1c that gives the omonile the mandatory power to sign as a seller. If a seller decides to resell his land to another person and the new seller sells it to another person, there should be no reason to go back to the omoniles to sign over and over again the deeds and Form 1c. This avenue of siphoning money is killing the land buyers in lagos and the government is encouraging this this so that the omonile gets money and Alausa taxes them. Its so strange that Ogun state Next door never had a Form 1c style to process their documents years back now they have copied Lagos hook line and sinker and Omonile problems are rising tremendously and i expect this complains to be rife through out the south west anytime soon.

Also deeds of assignments could also act as the official reciept. The fact that omoniles know lagosians reduce the cost of the price the land in their deeds to avoid excess billing during the assesment of their Consent or C/O is giving the Omoniles another free hand to fleece the buyer. Government knows about it, the staffs in Alausa and NTDA know about this. So there is no denying that this is an official conspiracy despite one commissioner or Government official paying lip service that this shouldnt be done and is illegal.

Also paying Omonile for foundation, roofing etc is very very illegal and its borderline tresspass where the police has a right to step in when someone violently prevents another from going about his daily business. Here i have spoken to so many cops about this and they tell me the reason they cant stop them is because of order from above to leave Omoniles because Government has accepted its the culture of the community for you to pay them. (What rubbish Talk!!!! angry) Omoniles were virtually hiding under ground during the Military era. Who revived them from their slumber and gave them a new breathe of life to milk people blind and go unpunished? I remember vividly how Raji rasaki dealt with the so called Omonile in Maroko then and they went extinct now before you attempt to buy land in Lagos save at least N500,000 TO SETTLE OMONILE, MONEY THEY DID NOT WORK FOR OR DESERVE BUT JUST BECAUSE THE STATE GOVERNMENT HAS ACCEPTED AND HAS GIVEN THEM THE FULLY BACKING TO RIP PEOPLE OFF.  

If truely the Lagos State Government wants to stop Omonile activities, do you think it will cost them anything to do so and do you think they wont crush this menace under 1 week if they really want to do so? But because they are also benefitting from it thats why its rampant and am sorry to say to future buyers this scourge is here to stay until Tinubu who encouraged it and his cohorts have a change of heart to reverse this evil fleecing of Nigerians who have chosen to call Lagos their home

Well the other problem am having now is that the people that advertised Badagry are not forth coming anymore! I have called their numbers and sent private mails about the lands they have and I have gotten nothing in response! This is quite strange!

Good day Nairalanders. Pls i want to clear something up. I know Badagry won and i will keep my promise to go there and do my investigations but it will be done at my own pace and taking into consideration the geographical distance from my office to these areas. So many factors go into doing a search i.e getting the surveyor to be ready and not encroaching on his time, having the time to meet the owners and inspecting the location and making further trips back and forth till am satisfied. To be honest Badagry is way off my location and going there is a whole days job thats if the traffic from mile 2 down to alaba and ajangbadi will be free to make it easier for me. So please bear with me so that i find a reasonable weekend to even book a hotel that will give me the opportunity to sit down that weekend and do my job thoroughly because traffic and the rains won't make it any easier for me now. Badagry is a great place but those that know the terrain there know is not a place where you mismanage your time via traffic. In the mean time i will still look at the other ones based on convience of movement for now while i plan the badagry trip properly.

I will endeavour to go to all these places as chosen by you guys to meet the agents and show you the lands if they satisfy the criteria of being habitable now. Once again thanks for your assistance, transparency and civility so far and its time to get the ball rolling to see what you voted for.

To the agents of the winning areas, congrats and its time for the hard work now. I want you to now send me the plots of land you have in these areas, the prices and location so i can start in earnest with the investigation. Please i beg you, dont waste my time and yours showing me bush alone with the nearest sign of development some kilometers away. I will not endorse it and it wont be fair to me because your harming me health wise and adding extra pressure to my car, so please lets be reasonable.

Point noted! Will rectify it! That shouldn't stop you from voting! I don't know any of these agents that have posted these lands and I don't intend to favour anyone because the results have been made open and its a 1 man one Vote system so that I won't be able to influence anything except through you guys!

Even if the Sangotedo/Lakowe own wins, i cant alter the voting system now because i dont know the voters and i doubt if i can recall them to revote again but i promise to search the one that comes second due to this error only if sangotedo/lakowe comes first, so i might be searching 3 places. The error is regretted. Pls remember its the first time we are doing this and some errors might crop up but with constructive criticisms like this, future voting patterns will be better.

At this rate i think i have to write an article about this new tenancy law today to solve this problem once and for all. The truth is that this new tenancy law protects the tenant heavily and all your need to do is activate it by going to the rent tribunal. A violation is a violation. 6months rent for a sitting tenant is what the law says not 1 year and if you pay 1 year your also liable for violating the law.

Anyway will be back soon with a complete analysis of the law legally!

For 2 weeks now i have been running a competition for agents to  Locate hidden lands and future Nairaland Estates for our Esteemed Nairaland Audience who are interested in buying lands in Lagos but they dont have the time to do the running around to locate lands in areas they havent heard of and also the fear of purchasing lands from fraudulent people and finally buying lands that have good titles and documents to back it up which can be seen here https://www.nairaland.com/nigeria/topic-752036.0.html#msg9080166 and Nairalanders will have the opportunity to vote for the lands they want me to investigate and endorse based on my search report.

Thanks for your recommendations but i want us to be uniform to be sticklers for time. This is the first experiment we are carrying out and i promise other ones will follow. There will be mistakes and achievements to be learnt from this process, so the earlier we start the better. If this one is successful then other agents will see the viability of the next one we do. If we even see 2 agents am okay with it. Its the first time we are carrying out this experiment so lets see the outcome.

Any outstanding beef with anybody should be opened in another thread and discussed extensively unless it gets too nasty. I owe no apology to anybody who intends to derail this thread and not give the Agents the opportunity to shine but rather based on their selfishness choose to turn this thread to a battle ground for a war that has no head or tail. This is a competition amongst agents and not individuals, so take your war outside and leave Nairalanders in peace to interact with agents and select who they want to do business with.

If the agent is acceptable to you and the price is convienient and also the location, then all you have to do is be convinced that it might be a viable project for you for me to investigate it and report my findings back to you free of charge! I am advocating for plots going for a maximum of N3Million per plot and it will also be preferred if you talk more about individual plots and their prices rather than the total amount for the plots like N320Million. Contact your nearest property lawyer to take the case up. Once its in front of the rent tribunal, you will see the changes to his attitude. Nigerians like to test the law to see if it will be successful but once they are the guniea pigs they wont let it happen to them twice again. FYI do you know it is punishable for you to offer beyond 6months rent? Claiming Ignorance of the law won't help you because you already know the law. Dont let people push you to do otherwise because its only you that will experience the wrath of the law once it catches up with you or your landlord.

As you all know, i normally move around Lagos to investigate and Locate hidden lands and future Nairaland Estates for our Esteemed Nairaland Audience who are interested in buying lands in Lagos but they dont have the time to do the running around to locate lands in areas they havent heard of and also the fear of purchasing lands from fraudulent people and finally buying lands that have good titles and documents to back it up. Also in the course of me trying to investigate and locate lands for Nairalanders i also want to establish pockets of communities that Nairalanders can come together to develop and become neighbours, so am now inviting some of you agents for us to be partners to help achieve this lofty goal.

While am limited by movement to jump from one place to another based on distance and the time frame for me to thoroughly investigate the lands, owners and documents, i have compiled a list of areas for you agents that have extended networks there and you have the power of attorney or are direct agents to show me the lands you have available for me to investiagte and expose to Nairalanders .   

The Areas i am interested in for now include the following:

1. Ogombo

2. Sangotedo

3. Eleko

4. Eko Akete

5. Monastery

6. Elemoro

7. Eputu

8. Abijo

9. Lakowe

10. Langbasa

11. Ibeju Lekki

12. Bogije

13. Badore

The above areas could probably take me 6 months or more for me to go everywhere to investigate and endorse but i will take it step by step and pray God gives me the strength to accomplish this task.

Also these are my rules if we your lands and or properties are chosen for us to progress as the Next Nairaland Estate:

1. The price of the lands should not exceed N3Million per plot. The cheaper the better. You have to realise that a lot of Nairaland browsers are young up and coming people and about to start their lives so quoting lands that are 10million Naira and above isnt realistic. Lets start small and see how it goes.   

2. I will be appreciative if the lands have an existing C/O or gazette. Family receipt alone will be my last option to look towards your lands except its extremely Unique.

3. The Owners of the lands must be transparent. Any report of prior shady business or fraudulent activities will not suffice with me

4.  It will be really good if the lands have an existing general survey plan and layout where the plots have been mapped out.

5. If there is any land that has a previous lawsuit or the family members are quarreling based on family partitioning of land.

6. An added bonus is if the town is already developed to an extent with light, some good houses, People should be living around and roads linking to the lands. I will not expose mere bushes or jungles that has no potential of being developed in the next 2/3 yrs. Please take extreme note of this rule.

7. Please try to avoid swampy or marshy lands if possible.

Your free to advertise the property you have on this page but its only Nairalanders that can jointly select and Vote which lands they want me to investigate and promote to be their Next Nairaland Estate. If you start spamming this thread as an agent you will be banned. If you dont follow the above rules and post your properties anyhow, you will be banned. Your entitled to promote only one property as your preferred Next Nairaland Estate e.g "12 plots of land at agbara with c/o at 500,000 naira per plot ". Your not to bring another property on this thread other than the one you started with unless it will be regarded as spam and be sanctioned, so choose wisely before you advertise your property her and pick the one you think Nlanders will be more receptive towards. Remember the fastest way for you to be noticed and voted for  is for you to find cheap hidden treasures and Next Nairaland Estate and if you have pictures or videos its an added bonus.
