Also, I see 4 board for the foundation. If at a later stage one decides to increase to 6 board, in the metal work, I see 3 16mm rods tied at the top, can one use 2 instead of 3 for the extra 2 board ? Remember the bottom 4 board used 3 just like you have it in your picture above.

It is best to change the pump to a solar/DC pump for a long term solution. The other option is to user a solar aRray coupled with an inverter system, but it won't last as long as a solar pump would. We can help you with that if you want.

How can I deploy a solar powered pump ?
Can existing pump be used or a new one will be needed ?
How much will.it cost just to power submersible pump and another pump to take Water from a ground level tank to the tanks on a tower ?

The OP is saying that the number of pillars is different to what is on the ground and has asked BRABUS the following questions:

Who did the architectural drawings ?
Who did the structural drawings ?
The placing of the pillars on the building, was it done by guesswork or followed design which was put on paper ? Clearly its not the latter.
What are the credentials of the architect ?
What are the credentials of the structural engineer ?
Why is the COREN engraving missing from the structural drawings ?

It would be good to get straight answers to straight questions rather than side tracking. Just my 2 cents.

I see that the topic has changed here, and we are now talking about staircases and others like me are still picking up the pieces of a brabus/Bosun/Next home scam.

Brabus has started again, at the onset when he was managing my project and we were at the decking stage, I agreed to rent his marine board of course at a fee, as there is no such thing as a free lunch. What I didn’t envisage however was that I would be scammed big time in the manner in which it was done, I bought wood to the tune of almost 500k, this included 1 by 12 size which is what gets used for lining the base of the decking, it’s the long piece of wood about 1 metre wide.
For the decking, we agreed a sum of 250k to cover marine rental and the 1 x 12 metre wood was supposed to be used for the sides of the decking and also staircase, the edges of the decking and lintel + pillars. I thought I had enough there to cover everything but what I didn’t know was that Brabus/Next home/Bosun Davis was out there to defraud and scam me.
During the decking phase, my brother who happened to be in town went to site, and we observed that 80% of the decking was being lined with the 1 x 12 wood which I bought for other things, when I confronted Bosun on this, he denied it, but he didn’t know that I was armed with a picture taken from site just minutes before confronting him, when I sent him the picture, he changed story and said that the carpenters have made an expensive mistake by using my pako instead of the marine, the truth is that there was no marine board for them to use, as I recall Brabus/Bosun saying that part of the money I was paying him was to be used to buy new marine as the one he had were being used in other places and isn’t enough. So now he collected 250k from me for renting marine but used the wood that I bought for 80% of the decking.




This raises 4 questions.
1. Why should I pay for the mistakes of his workers ?
2. Bosun/Nethome was supposed to be monitoring his workers, why were they not called to order ?
3. Why the deception and lying first, I asked him first to wait for him to lie to me, then confronted him with the picture, at which point he was cornered? Well, I blame myself for dealing with a fraud !!
4. Should my 250k be returned or at least 80% of it.



I was told later that they would need extra 100 1 x 12 despite buying over 400, to which I paid for it out of annoyance, but I felt I had no choice and I wanted to be out of this hell hole !
I was later told another 150 would be required, at that point I was very angry and told Bosun\Brabus that under no circumstances would I be paying for that. He paid for it, despite threats from the wood supplier that he wasn’t paid and he wanted to come to my site to start removing the wood he supplied under Bosun name, although Bosun told him that I was the one who ordered it, so he used my own good name to lie (I always pay wood supplier promptly). Anyway, he sorted that issue out with the wood sup0plier when I said I would start giving people his home address s they can hold his trousers at his house and get their money back.
Now we can see from the pictures, pictures don’t lie or am I doing film trick here ??
What was said at the time was that Bosun would come to collect his 150 planks that he paid for with his marine, now my decking was done a month ago and Bosun came to my site today to pick up his dead generator and started complaining that why did I use his marine to cast my septic tank and that It wasn’t part of the agreement. 1. When talking of sticking to agreement, I am not going to receive lessons from Brabus/Bosun/Next home, this is someone who is wicked, heartless and most unsurprisingly a fraudulent individual. Will my marine rental money be returned in full or in part based on the pic I shared ?
2. I am not returning any 150 planks anymore; if I was vindictive I would burn the marine boards as retaliation.
3. I would recommend that Brabus/Bosun come to pick up his marine boards next week and not to step foot on my site again.
4. If Bosun is complaining that I have damaged his marine and he wants to be compensated, how about my own compensation for using my wood when he was supposed to use his own marine.
5. How about the works that I had to pay for fixing and still paying for fixing that he didn’t do ?
6. How about my front fence which I fully paid for and hasn’t been done (I don’t care about this anymore, I will swallow the cost but what I cannot stand and will fight to the teeth is the issue of compensation on his boards).



The first pic, you can see the proportion of marine/my pako (wood) that I bought. on the decking I have 3 x 2 bedroom flats. The marine Brabus/Bosun supplied doesn't even cover 1 flat. If I had bought pako, I would have owned it and my 250k would have bought about 300 planks.

The second/third pic is a screenshot of the conversation that I had with Bosun/Nexthome/Brabus on whatapp. Now, we have the evidence here in writing, its not a case of dem say, he said, you said and all that poo...

Do you also do aluminium 0.55 grade, and I would like to know what the cost information is like between aluminium and stone coated tiles.

Secondly, from your experience what is the best wood to use for roofing, durability is the key here ? And where is the best placed to source those authentic wood ?

Is it just roof plan that you need to provide estimate, lastly I know its carpenter that puts together the roof wooden structure, who actually fits the tiles or aluminium ? Is it carpenter or separate roofer ?

I have another question for you on windows that open out, within my building there is about a 2.75 and 3m setback between the building and the fence, this is also the intended car parking space as well. Now with windows that open out, will this be an issue if cars are parked and the windows are opening outwards ?

Secondly, with the windows do you suggesting installation after plastering or before plastering. I look at it like this, installing it before plastering means that when plastering almost certain that the bricklayers will use cement to stain the burglary proof and the glass. After plastering means that the walls need to be broken into again etc.

Are there any disadvantages of having the burglary proof inserted into the windows like you have here, what level of thickness do you use for the rods ? Doesn't it also mean that if I'm unhappy with the rods that you have used, I now have to dismantle everything (windows/burglary proof)

What is the price difference between sliding window and the one that opens outwards, lets assume same size/design. I want to have an idea.

Lastly, how do you operate in terms of a contract, surely I would not be paying 100% up front before the goods are delivered and quality tested.

You are spot on, like I said to a previous poster who was suggesting that a contractor can build with his own money, obtain insurance and all that kind of stuff, in a developed country where there are checks and balances, YES that can work. But this is Nigeria, we need to be pragmatic.

Its like saying that when one goes to Lagos from abroad you don't need to organise car to move around etc, you will be environmentally friendly and you will enter train/tube to go to places like you can do in developed cities like NY, Paris and London etc.

I find that the legal system is fraught with flaws, the security agencies overlap each other and the system is completely KAPUT ! Just pray not to enter it, its the kind of system whereby if Omonile boys are disturbing me and wanting to encroach on a plot of land, Its more effective to carry a bunch of trigger happy soldiers to site than go to court bla bla bla.

Its the kind of system whereby matters are settled using crude methods rather than official methods. That's why you see thief with tyres around their neck and ready to be roasted. Welcome to Nija.....

Too much lies (don't know where to start), one example for my site, he was supposed to use marine for the decking, and my pako for the side boards, he used my pako for 60% of the decking and paid for 150 planks for the boarding at the sides. The 150 planks is what took time to settle the seller and that one wanted to start removing the side pako from my decking despite the fact that 250k was paid for marine rental, had I known and not fallen for the deception, I should have bought my own pako, which was what I was doing for other materials.

@Hajji, there is a terrible problem with us Nigerians. If a contractor uses his own money, some of the clients will not want to pay thereby putting the contractor in debts. My Senior brother s a logger of woods for building house. He almost went bankrupt because after getting the wood and even buying from sawmill to avoid delays, getting the money from the client is a problem. It then becomes a back-and-forth thing and meanwhile, you might see the client now living in the house and he will say that there is no money. What he does now is that once the number of wood required has been assessed and you tell him to supply, you have to pay a mobilization. If you pay 100k for instance, he brings in 100k worth.

A contractor came to our office this morning to report one of our staff who has refused to pay him after he (contractor) used his own money to fix wardrobes in his project. The guy is planning to move in but he does not want to pay for the work the guy has done for him. The guy wants to arrest him with police but he just decided to come and report him at the office before he goes ahead.

Another thing i see is that clients do not want to face realities. A client will say that he wants to complete a project is say 6 months but he/she does not even have the total project sum. He will say that the contractor should start and that God will provide. After a phase, there is no more funds and the project is stalled. When he/she now gets some funds after several months, he calls the contractors and says that he/she should come and continue forgetting that material prices have changed and when this is mentioned, he/she points at the contract and he will even say that he now wants to be supplying the materials for you.

In my firm, we always put a caveat that all quotes are valid till a particular period. Once that period elapsed and you want the work to be done after that, we will have to give you a fresh quote.

That's what I was saying that in Nija, its not common for contractor to use their own money to do the work first, maybe with government contracts etc. But that's out of scope here.

Of course I don't have any business with your suppliers , that's why I said I have had to call the woman to order. What I have a problem with is when they come to my own site and I have nothing to do with it.

I guess a recent saga of a similar case was what caused a sleepover in a police cell last week.

300 bags of cement, I don't know the agreement between you and the woman. Current supplier, I don't deal with offloading that's included within the price.
I have always settled testing people and I have records of payment. and If you are going to start going on with petty things, how about the 30k overpayment, have I mentioned that to divert away attention from the allegations on ground ??

How about the fact that you collected money for marine board and it was used for less than 30% of the decking, and I paid for 100% coverage. In order to move on, I have had to buy extra planks, spent over 500k on just planks alone excluding renting marine and then he gives me annoying excuse that planks were not counted when it was dropped to cover up for his own fraudulent practices.

OR THE FACT THAT ON NUMEROUS OCCASIONS YOU ASKED MY SECURITY GUY TO COLLUDE WITH YOU TO DEFRAUD ME ON THE MATERIALS BEING DELIVERED (CEMENT, NAILS, SAND DELIVERY), NOT ONCE DID YOU ASK THE GUY, BUT NUMEROUS TIMES YOU EVEN OFFERED HIM 10K CASH TO WHICH HE REFUSED BLANK AND TOLD ME EVERYTHING. Why why why Brabus. You are more than this now.... They say in Yoruba that "iso kekere ni eniyan fin ba nkan nla je" . You carry small mess spoil big things. I introduced you to 2 other people who used your services, do you EVER think I can recommend you again... Cant even recommend you to my worst enemy.

If you read my post very well, you will see that I state that most but not all contractors will do work with their own money, BUT I was explicit in saying BRABUS will not.

Is it someone who hasn't done the work when you give him your hard earned money that will do work with his own money without payment up front.

I'm not blackmailing, I am just sharing my experience. that's all. Lastly you argue that all these were not there when you were handling the project, its easy to work out na, you were running a ponzi scheme of robbing peter to pay paul, so some of the stuff coming to my place then were nicked from somewhere else, and some of my own stuff were nicked to be taken somewhere else. And also how were you able to control cost, YOU FAILED TO PAY WORKERS despite getting payment from clients, do you know how many people come my site claiming this and claiming that, it sounds like a familiar experience, remember an earlier poster said you delivered iron rods to him when you collected money before hand, and then the supplier of the rods came to the site demanding payment from the owner of the site (Brag3).

In my case, wood supplier threatened to take off decking planks before we casted decking after complaining of not being paid, and worse of it you told him that I was going to be paying him when this is clearly not true, you did that so that the guy can supply the wood because he said he didn't want to do business with you again . Can you guys imagine that kind of deception !!!!

Some block seller came to my site saying they were told to come there for payment, when clearly I was arranging my own blocks. And you blame me for going DIY. If I didn't go DIY, maybe they would have been removing blocks and planks one by one.

Cement seller calling me saying you are owing her and avoiding her calls, I had to call her to order that look whatever happened between you and her isn't my business. When I bought from her, I paid her up front. and you insisted I buy from her in order to improve your credit rating. When I heard this, I changed supplier sharp sharp because I knew stuff like this would happen. All this I have in writing, just don't have the time to be collecting screenshots, saving it on laptop and then uploading here. But If I am driven to the wall, I will do so for all to see.


You want to argue about the materials again, I want you to say it explicitly on this forum that NO CEMENT/NO RODS were taken from my site. If you do, then I will decide on what to do next.
