Now, to anyone who is planning on delving into any kind of construction, the quality of the builder and his team of workmen are very important. I was following brabus back in 2011/2012 taken aback by his packaging (all false behind the facade), there is some deeper evil within the man.
Whilst I made up my mind not to give him the job of constructing my building at the time, the scope of the work was only to construct a fence and move away sharply, the fence was necessary as some people wanted to start encroaching on the land and something had to be done quickly. He collected part payment for the fence and would refuse to do one of the sides of the 4 corner fence, saying that I promised to give him the building to do and I had sold him out. Those were his exact words. I have the evidence here, and if he denies it I can provide the hard fact.

Now, apart from the building documents which he’s refusing to send, I know he has it because we just checked our email and I can see he sent the floor plans back in May or so, but is refusing to send the rest of the plans, when I say that this man is pure evil and very wicked, you may not believe it but look no further, look at the picture below of the work he did at my site.

Now you may look at it and say what’s wrong with it, if you look at the arrows well, you will notice that the block setting isn’t quite flush or level with the foundation, if this is not evil or wickedness, I don’t know what else to call it. At some places, the blockwork is about 5-7 inches off the foundation. This will make the plastering job very very difficult, as the wall needs to be straight and the level which starts from the bottom of the foundation often goes up, in this particular case we are going to have to compromise to fix the issue, my sensible bricklayer has already told me what we will do.

Now is this needed for such a basic work ? absolutely not. But for the evil/wicked/fraudulent will of Brabus, things like this happen.

Will this happen to someone else, most probably yes so long as this guy has cast his wicked intentions on your project.

Can he deny not overseeing this piece of work ! I dare brabus…

Has anyone seen a kind of kitchen whereby you cast it with blocks and also you can place marble/tiles etc as the worktop. I have seen a property advertised on NL where it appears the worktop was being lifted with some coaches of block, casted worktop and a surface or tiles/marble.

Are such kitchen worktops rather crude or practical and how does it compare to the wooded ones as we know it ?

It's a shame that you have to result to name-calling in order to get your point across. I’m quite sure you're aware I've had to print the 5 set of drawings and delivered to your dad three times between April and May 2015. The first set was when he's contemplating 4 units Dwelling. The second set was returned as a result of wrong placement of names. The third set of drawing has been serving as the working drawings for the building.

Should there be any need to reproduce any of these drawings like I said in our chat, please let me know. Otherwise you can speak with design architect of the building for the release of the soft copies of the drawings which remains his intellectual property. I have forwarded you his number based on your request as I do not have the soft copies.

I've had to send copy of the drawing based on your dad's request to Martin Longhurst of Wickes UK in April which he used to produced the kitchen cabinets shipped down to Nigeria in June.

What else can I help you with? I deal with specifics and I'm not the type who retaliates name-calling and insults. I'm sorry I don't feed trolls.

You were paid for the drawings and also to supply the soft copies as well. How can a grown man (well a fraud) come on here and say you have supplied all and have nothing else to do with it. You were supposed to supply the soft copies of the drawings instead you colluded with your architect to demand another 30k to supply the soft copies of the drawings, this what what he demanded when I asked him on Saturday and besides why should I be dealing with him when we paid you 250k. Why should we have to pay another 30k just for the pdf copies of the drawings. Remember your approvals are fake and what if we need to print off new copies for a genuine approval. Do you think we a genuine approval can be stamped on a fake ??

You know the right thing to do !!

As for not being a fraud, should I paste all the evidence here, say it one more time that you are not a fraud and I will place all the details of why you are one here for all to see.

Read very well on this guy, just type in brabus on the search page and make sure you educate yourself first before indulging. Otherwise you will regret it. Have you ever seen him finish any project for any nairalander and it ended well in peace ? A word is enough for the wise....

Now, before anyone says that I am coming here to moan again. I would like to spell out the details here in full and if brabus likes he can deny or confirm what I am saying. A family member of mine contracted Brabus for a building construction and also the associated architectural drawings. Now, according to Brabus, he said he has supplied the 5 sets of drawings etc.

I have asked him for a soft copy or PDF version of the plans, and he has refused to provide them. He’s saying to me that the architect who did the drawings is no longer under his paid employment. AS a customer, what’s is my business with that ? We paid you a certain amount for drawings, you gave us the hard copy but we are also entitled to the soft copy as well or is this not the case ?
From my own architect, this has never been a problem, from other professional architects that I have asked as well, the norm is that clients gets emailed the soft copy of the drawings. This is standard, but BRABUS as usual, unprofessionalism, fraud and deception is the order of the day.

He even went as far as saying that he can give me the number of the architect who did the drawing, now from what I have heard, he’s requesting extra payment to release the soft copy ! This is after we have paid Bosun/Nexthome / Brabus money in full for the architectural drawings. How unprofessional is this huh

Can people in the house inform me whether its normal to pay extra for a soft copy of your OWN building drawings. I just find this absurd from BRABUS, but at the end of the day, this is BRABUS, always expect the unexpected.

@ maverick Tx for understanding lafolabi, life goes on easily when you admit your mistakes rectify and apologies.
Back to our topic abt material procurement. I have had so many clients and we have worked wt different styles. My sincere prayer for all clients is that u will not fall into the hands of a wicked and greedy contractor/Engineers. The reason for my prayers is this: you may procure materials your self and end up buying extra unnecessarily as a matter of fact what you ve bought should be more than enough and yet you will buy extra wout anybody stealing from ur site.How can this happens? A greedy contractor can because of the fact that u are the one buying material and deliberately over use material into your project. Yes you may tell me that is not a problem since everything goes into your project! Alas it is a problem 1. it will end up shooting ur construction cost which u won't discover early until you find out that you have overshot your budget. 2. For instance in a decking where 5 tons is adequate he may end up using say like 7 tons by loading irons more than necessary or cutting the iron in such a way that the wastages will be enormous, and as a matter of fact over reinforcement is even more dangerous than under reinforcement because it cost sudden colapse .

In actual fact, one of the points you mentioned about Engineer deliberately sabotaging things is very true, YOU NEED TO SEE THE BLOCKS THAT BRABUS SET ON MY SITE !!!

Its shocking to say the least, or let me say shocking is an understatement.
I just thank God I have a good team of bricklayers who are putting things right, what should be very simple had catastrophic errors, in fact the bricklayers BRABUS brought to my site probably never used a PLUMB or heard of it. The errors are too basic. I am putting together a blog which i will place on one of brabus pages, It would be very unfair to place is on lafolabi page as he has nothing to do with it.

We bought additional materials today to be used on the upper floors of this house, some of the materials might last till the parapet of this house, and we might have some remnants even after that.

1. 50 bags of cement 1400 x 50 = N70,000 (concrete cast, lintels, columns)
2. 50 1x12x12 planks 700 x 50 = N35,000 (column and beams carpentry)
3. 6 trips of sharp sand 9,500 x 6 = N57,000 (making of more blocks, casting concrete and block setting)
4. 1 trip of stone 22,000 x 1 = N22,000 (concrete cast, lintels)
5. 25 lengths of Y16 rods N1,950 x 25 = N48,750 (Columns, parapet)
6. Carriage of blocks upstairs N10 x 1,260 blocks =N12,680
7. Making of 19 bags of cement x 700 = N13,300
8. Transport and loading of materials = N18,000

Total N276,730.00

Add this to the previous total and we have N4,015,211.00 spent so far in this house.

In terms of wood, when building in a place like Lagos, apart from using marine boards what other steps can one take to reduce the amount of wood that one uses ?

My own thought, forget trying to build anything for anyone to sell.

Get a good location.
Secure the title.
Sell only plots and you can reserve some for yourself for home construction.
You will be surprised how it will take off and how people will sort themselves out.

I mean in my own experience, here is how i see it.

We all know how unstable the country can be, with dollar rising at any point in time. If a contractor quotes for a carcass at X amount, 5 months down the line they are ready to do roofing, but guess what the roofing sheet from Wichtech which was N3,4,50 in November has then become N3,700 last last.

Who should suffer the shortfall ?

If it were client - Contractor doesnt have a problem. They simply deal with it, either the client compromises or close eye and buy it like that, not contractors problem.

If it were contractor - How many people think contractor will make up shortfall from thier own pocket and how many people think that the contractor will compromise ??


This can apply to any material. I have just used roofing here as per recent experience.

I have always preferred to supply my own material, as long as its not being stolen or spoilt and its being used in my site (big caveat here as i know a particular white Van with Nexthome builders written on it stealing materials up and down the area ), I dont care if i have to buy extra, and I do not feel the contractor should feel sorry about this. I am currently rounding off my plumbing project, I have had to go to my plumbing supplier 3-4 times even after making a very massive purchase, am i happy at spending extra unexpectedly ? NO
Am i happy that the same quality of material is being maintained everywhere ? YES

I have worked with a particular contractor here (BRABUS) who told my security to tell me that he has bought bags of nails where he hasn't, i mean we are talking of 5 bags of nails here @ 25k. If someone can stoop that low, can you trust them with anything else ? Now i am not painting every contractor like BRABUS but i am just giving an insight into what can happen.

My view is that should materials not be enough, and contractor has committed to a specific amount, they will simply compromise or not deliver at all !! Simple as, very few contractors will put thier hands in thier pocket to cover any shortfall. Notice I didn't say ALL contractors as one cannot generalise.

I am building something similar albeit a little bigger/more units and i know how much I have spent so far, some wastages\waste of money\theft of materials due to my so called "Brabus Engineer without portfolio or qualifications" but I have learnt a lot and if i were to do this again, I know what route i will take.

I just Pray Sege delivers, I know he will as he comes across as genuine unlike BRABUS !!

I do have a code, I will find it and post here. When I googled the code I found the temperature coolant sensor thing. Also worth noting that I put another coolant sensor that was bought from the UK in, and the light remained on still.

Also, what could be causing the fuel issue when the tank is filled up.

Hello All.

I have a Mitsubishi Outlander 2003, I have some teething issues with it.

Only been in Nigeria since May, about 145k kilometres on it. The car hardly gets used, in fact most of the year its just on a stilt.

1) When you start it in the morning, the car stalls/dies. You have to leave it to run for like a minute or 2 and then its fine. After that it runs fine for the whole day. If you want to move off after starting it, then you have to press the accelerator/raise it and quickly change to DRIVE then move off, then it will move off slowly.


2)
When the car is filled up with petrol, it just dies after starting it and moving off a few metres. You then have to start the car, raise it gently then move off. Once it stalls/dies once and you use the technique of gently raising it, then its fine.


3)
There is a service engine soon warning light coming up, when i checked it with a scanner. It appears the coolant sensor is bad. I had that changed and its still thesame.

I am not worried about the last issue, but the first 2 are the ones that worry me.

I think some people are missing the point here, I am not saying that Lafolabi is a bad person or does a bad job, in fact if you look at my comment history, you will notice that I have always praised his work, and if i wasn't impressed by it, I wouldn't get in touch with him. I think we know some contractors here who are terrible and have had numerous complaints despite false pretence and false packaging.....

What happened was simple, I contacted him, he went to my site on several occasions, led me on, and promised to give me a quotation till finishing. Was genuinely considering using his services.

When i asked him why i have not heard from him, he said he heard I don't pay contractors, and I found that absurd..

I think its very good that you are educating all of us, but only you sabi the knowhow. So what will be good is some kind of summary of ways to reduce building cost, be it reuse of materials, negotiating tactics, actions, decision making etc.

I appreciate that some things may not apply to some of us due to location etc, but most of your techniques should be universally applicable.

I agree with you 100%, its just such a shame. I believe that there should be nothing wrong with supplying materials. Or if the contractor has a problem with it, state it from day 1 and everyone can move on. At the end of the day, its not by force, I am not obliged to give work to anyone and also no contractor is obliged to accept work that I offer them.

What is fxxking shocking about the whole thing is the response he came back with. I am glad its not just me who has had such an experience.

I dont know who your source is, I only used Brabus and I dont know where 4 contractors came from. The issues I have had with him is well documented. If I wasnt paying contractors, I dont think I will be doing my

Roofing wood supplied by a Nairalander, cost almost a million. I paid him using trade by barter by giving him sheeps abi, you talk a whole load of rubbish.
Roofing wood work completed. I also paid the carpenter by giving him palmwine right !!
Internal plumbing completed by a Nairalander.. Cost me a lot of money, again I can point you to the pictures of the work by the nairalander.
Roofing to be completed tomorrow - Dealt directly with Tilcor, again they will supply roofing sheets to site without being paid first right ??
Plastering going on as we speak - Cement is free as I dug it up from the ground right, and bricklayer will send his boys here because I pissed inside can for them to drink right....
Window - Frames in place downstairs, others to follow suit. Again he will do that without payment right.

Me that have spent over 30m on that building (have all receipts and proof of payment for everything up till nails), God will carry on giving me the means to continue. The cheap and dirty comment you have posted here is untrue and will not be tolerated, and I feel it was a cheap criticism over comments that I made about your lack of communication.

Simply because I said I supply my own materials, you ought to have been straight and said you do not work under those terms, not visiting my site, holding on to my documents and then leading me on. The funny thing is that you come here and make such foolish comments.

I wonder if you are confusing me with Brabus.

Very funny guy, was speaking to you about my site and you just suddenly decided not to respond to my messages or contact me again, despite claiming to have sent people to my site. I was actually going to give you the contract, but your attitude stinks. Just a shame that some people dont know what good customer services mean.

Despite the atrocities committed by Brabus, one of the reasons why he gets customers is good customer services skills, and knowing how to deal with a customer before money changes hands, when money changes hands his attitude also stinks not to talk of the terrible work he does as well.

With you, I thought you knew what you were doing, you could well do but the way you put me on "he's coming" was just shocking. Anyways, I am making my own arrangements now sha.

I have read some posts before on this thread which talks about screeding. I need to make an important decision about screeding, the info that I have got on this forum suggests its a waste of money.
At this stage, I cannot afford to waste any kobo, so the plan I had before was as follows.

Install full pop in the living room/dining.
have a cornice + screeding in the centre for everywhere else.

When I had 2 quotes for the Pop work, the measurement are pretty close.
Going with the plan I had before would cost over a million and I cannot go with this option for cost reasons.

My question is, if the decking/ceiling is plastered well, can that just not be painted to get a super smooth finish.

Also, most tenants might want Pop ceiling elsewhere apart from living/dining, happy for them to do it as long as i am not paying for it.

Any thoughts people ?

Welded with a machine whereby the pipe goes on a hole within the hand held machine, heats it all up, which reveals a glue part, then they couple the pipes together. The pic above by Topsy/Kola is that of the ongoing pipe work at my site.

Can one put dpc before sharp sand. Will this prevent weed growing underneath.
