Unlike our own resident Quack Engineer Brabus (hhhm hmmn clears voice), who rarely completes what he starts peacefully. You are right about the sink, another important thing that i forgot to mention is that some sinks are left sided and some are right sided, so the sinks needs to be in place so that they can leave the space for the spacing of the bit that dips within a sink i.e where you wash plates. |

The tiling you did on the kitchen shown looks OK to me, what size did you use for the worktop surface, and also the legs that the work top sits on, was it casted like a small pillar or did you use blocks to stand it. I first of all thought of blocks, but thinking about it now if one has mini drawf pillars it looks neater, takes less space and means that the blocks would not get in the way of design of the floor standing cabinets. I just thought with the right pillar width and height, 12mm rebar rods for reinforcement and maybe just 4 pillars needed for a typical L shape worktop. |
befto:Well, I just priced it but nothing concrete the guys were saying N1,100 per sqm. I am sure if one shows cash they can reduce that further. My trip then to Orile was more of a fact finding mission as I didnt buy anything as such. One other interesting thing that I learnt which I also confirmed from my plumber, whilst at Orile i priced kitchen sinks as well, I was shown one but it was very light and straight away I said, Oga no waste my time, show me Original !! We walked briskly into another shop and he said that one was better, said that one is N3,500 last. Here is the thing, my plumber said that used ones as in tokunbo is better quality then those ones that I priced @ 3,500 and were supposed to be new. May God help us sha. maybe the plumbing experts in the house can shed more light, shame I don't have a picture of that. |
Bosun / Brabus / Nexthome Upon further studying the documents you sent, I can see that it lacks a structural plan and some other documents. I cannot see where the beams are meant to be, the specification, calculations done etc. I have used the services of a professional architect and I know what to expect, in what you have sent its missing the following. Structural plan. Mechanical plan Electrical plan. Any ideas when you will send me the above ?? |

lastpage:I went to Orile last week, and I found these tiles during my research. The surface is very coarse, and Its very hard to see how one can slip on the surface, I can definitely say that one needs to be careful as to what kind of tiles to use in a wet/shower room.

When i first heard American panel doors as well, my face screw because I thought the person imported it from USA, I was like this is a no no no, I am not importing doors for USA for any tenant. Actually, its just called American panel doors but they are made in China of cheap light steel. I feel the attraction is just because it comes with the whole package, i.e frame / doors / locks. I have however heard that the cylinders are not so good, so one should change them. I am kind of ready to take my chances with it because why fix the cylinder when it has not broken. Also the sellers do not want the ones that came with the doors back, so in my case where I need loads of doors, I will now be left with a lot of cylinders. The guy I was speaking to said i can dash someone, I was like its not xmas yet, whilst we may be in Christmas month, it doesn't mean that I am father xmas. I no get red outfit and long white beard !! lol |
brabus:Why would 3D not be included, its part of the package that was agreed. I mean why pay 250k and you are here saying 3D is not part of it. |
I think one other important factor to also consider is the terrain, in areas where the soil is firm and not water logged. You can use blocks to construct your soak away. However in areas that are water logged/low water table / loose soil etc. You would need to build a soak away from the surface, sink it and then seal the base with waterproof cement mix etc. |

What we paid 250k for was full architectural drawings, to my horror what I got from him just now is a DOOR SCHEDULE. Is it door that i want to eat ? I mean is this guy ok in the head ?? @Fhemmmy, when I talk now you will say that he's being attacked....

My Ogas at the top. I have been reading a lot about American panel doors, does anyone have any practical experience of them ? I like them for their practicality and most importantly cost. I have been hearing from a trusted source that they tend to start falling apart with locks, handles issues. I would like to hear from someone who has used them or have any tips. The reason why i am considering american panel doors is mainly because of the hassle of wooden doors (buy door separate, construct frame separate, spray, buy locks separate) just so many things that can go wrong. One thing I noticed with most of these metal doors is that the lower/bottom part of the frame which one steps on starts to fall apart when its being stepped upon regularly especially in high traffic areas. Is there anything that can be done to avoid this, one advantage of wooden doors is that it doesn't have that metal thing that you step your feet on, the door frame is only 3 sides and not a rectangle which is 4 sided. The door below is the American panel doors that EMEL sell, complete with frame/locks etc 15k which isn't a bad deal.

Well I don't think I need to say much, the actions of the man speaks for itself. If its a threatening match, trust me he has met his match. Like I said before, there is no need for me to threaten, I have my ways of dealing with things, and I do not brag. I am still waiting for an email to be sent today with the drawings. I do notice that strong rough hand is what yields results with Brabus / Nexthome / Bosun Davies , and I will not hesitate to leverage that option when the time comes. |

I quite like the kitchen with the granite worktop. I mean it lacks all the glitz of a wood worktop with the shiny red colors etc but I like practicality and durability that the casted one offers. Also on the bathroom, correct me if i am wrong but if one tiles the bathroom to head height lets say 6/7 foot high, could water splash stain the walls. Are there any disadvantages to tiling 75 - 80% of the height of a wall ? |

What a senseless idiot would do is be arrogant, talk a lot of rubbish and act like something never happened. |

Brabus obviously gave me the number of the architect, but after speaking to him and I could see that there were some money issues between the 2 of them. I said to myself, but why the heck am i even talking to the guy. For all i care Money was paid to brabus and not this unknown person Brabus was supposed to provide the softcopy, not this unknown person. Who gives it to who is none of my business. So why should i be the one chasing this unknown persons ?? |

Is it the stealing of materials, colluding with security to defraud, fraudulent delivery of materials i mean the list goes on. I think i should start copying and pasting them here for all to see. Of course brabus has the drawings but refused to send it, how come he has the floor plans, but to send the complete drawings now its story. What is my business with someone who is under paid employment and no longer under paid employment, if everything was alright with you, what is wrong with you contacting your architect and asking for a copy of the document..... Surely if you are claiming you dont have it, which I do not believe, is contacting your architect not the sensible thing to do on your path ? |

Can you imagine, after all the bullshit I took from him in terms of the quack work he did at my site, I have asked him since last week to provide the building plans for the old man, he has point blank refused. I do not like his arrogance, it stinks like a bad fart. Now, I am exposing his hand work and you think i am choking his livelihood, do you mean the livelihood of defrauding others. if that's what it is, I don't think there is anything wrong with choking that. Also, he never apologized to me AND I WILL STATE CLEARLY NOW, I DO NOT WANT HIS APOLOGY.... Supply the soft copy of the building plans and return the money you collected for building plan which turned out to be oluwole fake. Since this thing started, I have said that his bad work will continue to follow him anywhere he goes on nairaland. I stay true to my word. |

The case of the wicked minded and fraudulent so called builder or engineer (brabus, nexthome, Bosun Shoyoye Davies or whatever). Now, to anyone who is planning on delving into any kind of construction, the quality of the builder and his team of workmen are very important. I was following brabus back in 2011/2012 taken aback by his packaging (all false behind the facade), there is some deeper evil within the man. Whilst I made up my mind not to give him the job of constructing my building at the time, the scope of the work was only to construct a fence and move away sharply, the fence was necessary as some people wanted to start encroaching on the land and something had to be done quickly. He collected part payment for the fence and would refuse to do one of the sides of the 4 corner fence, saying that I promised to give him the building to do and I had sold him out. Those were his exact words. I have the evidence here, and if he denies it I can provide the hard fact. Now, apart from the building documents which he’s refusing to send, I know he has it because we just checked our email and I can see he sent the floor plans back in May or so, but is refusing to send the rest of the plans, when I say that this man is pure evil and very wicked, you may not believe it but look no further, look at the picture below of the work he did at my site. https://zenet.co.uk/images/rear_foundation.jpg More https://zenet.co.uk/images/rear_foundation2.jpg Now you may look at it and say what’s wrong with it, if you look at the arrows well, you will notice that the block setting isn’t quite flush or level with the foundation, if this is not evil or wickedness, I don’t know what else to call it. At some places, the blockwork is about 5-7 inches off the foundation. This will make the plastering job very very difficult, as the wall needs to be straight and the level which starts from the bottom of the foundation often goes up, in this particular case we are going to have to compromise to fix the issue, my sensible bricklayer has already told me what we will do. Now is this needed for such a basic work ? absolutely not. But for the evil/wicked/fraudulent will of Brabus, things like this happen. Will this happen to someone else, most probably yes so long as this guy has cast his wicked intentions on your project. Can he deny not overseeing this piece of work ! I dare brabus… |
I think i may have found what I think looks like a concrete kitchen worktop. See the post https://www.nairaland.com/2386637/let-new-house-most-posh Notice the kitchen worktop, it has tiles on it. I think one can make it look better by for example placing granite\marble on it. That wouldn't have all the tiling and grouting effect that standard tiling comes with. |
EgunMogaji:I thought it was only me who was looking in that direction, I asked a friend who is into real estate in Abuja, he shook his head and said NO. Maybe because of how I described it, it sounded barbaric but the point is that is it indestructible by the usual suspects, water, hot pots, lack of maintenance etc. |

Oga I have a question, have you seen kitchen worktops which are designed with blocks/ concrete slab and also some tiles or marble on it. Any tips on such worktops, what are the disadvantages over the wooden ones which gets constructed. When constructing worktops, what kind of wood should be used that is not so expensive but yet stand the test of time. Is it also true to say that tiling should happen before placing fittings on it such as lights, WC, railings, kitchen worktop or cabinets ? |
