Hello Everyone.

Below is an extract from a structural engineer's report on a building Brabus / Bosun Davies / Next home constructed before being sacked for non performance and fraud. Brabus stopped at the decking stage.


I had a qualified structural engineer visit site, not a computer technician turn builder overnight or textbook builder or scam artist.

I mean who does this out of wickedness, why and how on earth would you mix cement bag with concrete. Something that can be easily pulled off and thus pulling off some of the concrete fabric as well. This was all under the watch of brabus / bosun.

Now anyone can say this is all sour grapes, but I am just exposing what bosun/brabus is really like. I mean, would he claim that i am owing him money, not enough materials or what ??

Just take the picture of the foundation and show the following areas in the compound if possible. 3 or 4 pics will be fine. If there are paving stones, show them in the picture. The slope direction. Gate height in relation the to road. Neighboring compound (the height). Manholes. Show the areas where the prob is more obvious.


Solution may just be around the corner!
As they say a blind person that goes to a cinema is just wasting his or her time.

I find it perplexing that brabus is giving advice here where he himself needs a lot of advice. I mean what do you call the plumbing first fix job you did at my place (after paying over 200k), total shambles or the practice of mixing cement bag with concrete, absolute disgrace...

I am not going to dig into your "Building past and the various shenanigans that followed" as you suggested ....because YOU know them, I know them and we all know them! They are on "digital record" here on Nairaland.

I am not someone to "gang-up" with other people l have never met (and no one here has ever met me in real life as well) because l am able-enough to take on anyone in a discussion (l say this with due respect and modesty) and l dont bite more than l can chew.
I am not a Builder and will never claim to be a "Qualified Builder" despite the fact that l have built houses and have completely built a Storey building from "scratch to finish" without the input of anyone except the Architect and his team of Engineers who designed and certified the Drawings. To them l give the credit.
I am also not in your "League" because you build for a living while l dont!

Having said that, you will agree with me that any intelligent person, will pick-up a lot of knowledge from this property section... especially if you are naturally smart, educated, read widely and DONT BITE MORE THAN YOU CAN CHEW! undecided

Apart from one or two people here on Nairaland, most of you who parade yourself as BUILDERS are not better than any "experienced lay-man" because most of what you know today, were garnered from "Question and Answer / opinion sessions" of Nairalanders .... but that is exactly what we are doing here; EDUCATING EACH OTHER!

Most of Builders here started out doing "Trial-Error- Correction" process, learning from past mistakes and you are no different.
So, dont start "forming James Bond" of building industry.


To be candid, you have pulled-off a few good jobs due to your tenacity and doggedness (as against being actually trained and qualified as a certified builder) and l give you a lot of credit for that but if you check, you happen to be the "most reviled" builder here on Nairaland.
That is just the facts of the matter. Take it or leave it.
Truth hurts!

While we all make mistakes, what we should be/do is act and speak humbly, especially to those people whose job you used as "Guinea Pig" in your quest for improvement as a builder.
You are the least qualified person to be making snide remarks like "God punish hypocrisy"!
You are very good at deviating and deflecting responsibility, when you mess-up.

You hit the nail on the head, if you recall when I started having serious problems with brabus as well, I was very constructive with my feedback, gave him praises when it was due, expressed my disappointment when it was due also.

What I REALLY REALLY HATE/I MEAN SERIOUS DISLIKE about brabus is that he takes people for idiots, extremely arrogant, believes he's always right, tells a lot of lies, always out to get you, always out to prove a point even if it means client will suffer serious injury or serious loss of money over petty childish things....

Funny thing is that I started following brabus about 4 years ago, gave him my fence to do 2 years ago as a test, gave him my building to do back in March, gave him 2 building jobs (worth over 60m if they hadn't sacked him with a stick and put in in guard room for various atrocities). I was warned by someone very close to me to avoid brabus like a plaque, i thought they wanted the job and gave brabus the benefit of the doubt. What did I get, WICKEDNESS and IMCOMPETENCE, CHEATING !! Would I recommend to someone else, ?ABSOLUTELY NOT !!

I pray that he gets deliverance, because whatever he claims to be doing every Sunday isnt working for him..

Yes oo. When I wasnt dealing with omonile, it was made so difficult and so complicated. Although it didnt help that some miscreants were also working against me, not brabus in this case.

When i thought brabus was omonile, I realised he wasnt when omonile was blocking work because of a mere 5k or 10k. Brabus would prefer to let omonile hold up work so that he can claim to me that caster had to do return job and thus charge me for casting twice.

How can someone be this wicked !!!

So many times small money like 2k, 5k (even though over 8m passed through him) were made to hold up work so as to prove a point to me that he was better handling things from start to finish and I should not supply any material so that he can defraud me (not with prices but with quantity, if he needs 100, he will quote you 250 at a cheaper rate and you will be thinking you are getting a bargain), he even sent me a whatsapp message saying that when I was giving him money on a contract basis to handle all the works, did any omonile disturb ?? So his point is that my involvement was not welcomed, he even said to my friend that if he did the work (cant remember the specific scope of the work) 100 bags of cement will be ok, and if my friend supplied the cement 100 bags of cement wouldnt be enough. Something along those lines (example).


This guy is toxic, enough said.

The same drawing he claimed were not his is what he has now fully stamped and sealed.

Were the drawings stamped before construction especially the structural ones or you backdated it after he complained to you ? As i understand it, there was some reconciliation with the drawings etc.
Still no details of your architect nor your structural engineer abi was it you ?

FYI, I did did the drawing specifically for Brag3 using the existing building dimension and sent over 7 roof options to choose from. I have records. For the structural drawings, check the name on the drawing. He's one of the biggest structural guy in Ikorodu. Does that answer you question? You can probe further and do your findings.

The original "as built" drawings we used for construction of the project were fully stamped and sealed and are already delivered to the client. Does that help?

1) Forget options or roof design, Brag3 claims the drawings (structural and architectural) you gave him isn't what was on site. Did you commission a drawing for him or use that of another person YES / NO huh

2) Did a Coren registered engineer do his structural drawings ? YES / NO

3) I dont care where the architect lives, just provide us with name, registered office and qualifications. Hopefully you can also help advertise his services. (Shifting nose grin)

4) Were Brag3's structural drawings stamped by a COREN engineer ? YES / NO

Can we get to the site to check the missed pillars? At least I asked for the same to be done with Sir Brag3. And when we did, nothing disastrous came out. So why not let us do the same.

Thank God we didn't do the plans maybe it'll be another story of fake plans.
And for the missing supporting pillar, how come the Architect (one of the most respected Nairalander who did the fake/incorrect plan I guess) didn't spot it after visiting more than 4 times during the build. I guess we are all waiting for a time like this.

I'm ready for the challenge. Let's walk through the build and show the world where and what we did wrong. That won't cost anything than time!

The missed pillars were not at my site neither were the inconsistent drawings or what can be termed misrepresented drawings, i am referring to the situation with Sir Brag3. It was not at my own site because I didn't use your phantom architects to do my plans and also your invisible structural engineer to do the calculations.

I challenge Brabus to confirm/deny the following queries about Brag3 architectural drawing plans.


1) Was it drawn for Sir brag3's actual site, the drawings tendered to him were they for another site or for his site, because apparently what was on ground isn't what was on the drawings you gave him ?
2) The structural drawings, were they drawn up by a COREN registered structural engineer ? I am not talking of the new plans that you intend to do for him, I am talking of the one used 10 or so months ago when the construction started ?
3) Details of the architect that drew Sir Brag3's drawings, name, registered office and qualifications.
4) Were Sir Brag3's drawings stamped by a COREN registered engineer, I am not referring to new plans but the one you originally did earlier this year or late last year.

If myself/whole world can get the answers to these questions, that would be good. I don't want waffle just simple answers to simple questions.

There's a big difference between fact and fiction. Everything I've said here are backed up with verifiable pictures/datas and not some theories. Until you show me the same bro, I'll only take it that you're on a long-thing.

As per the comment with brabus, I am aware of a lot of atrocities that were committed during the building phase of projects that were handled by brabus.

1) Building with fake/incorrect plans. Built house A with a plan designed for house B and still collecting the money from the owner of house A for full set of building plans.
2) Missed supporting pillars
3) I also agree with the comments of a previous poster who said that brabus likes to be (Engineer (:-). Architect, Builder, Electrician, Carpenter, Bricklayer, Plumber)
When I started constructing my building, and I asked brabus if I could speak to his architect to tell him what I wanted, he said NO that I should tell him what I want and he would pass the message on. At that point, I smelt a rat and decided to get an external architect. How on this earth can someone want to charge me over 200k for architectural drawings but I am not allowed to speak to the architect to discuss what I want. It just sounded to me as ridiculous.


I still have an outstanding case with Brabus that he's refusing to settle. Full details to come later as it appears there is no resolution on the horizon.

Hi All,

I have a question, down at my site the front drainage hasnt been done yet although I understand there are plans to do it at some point in time. Saying this, there is a canal at the back of the property but some people are silly enough to build on a drainage channel/canal, so sometimes i hear it does get blocked and then sewage water can come into the property through the channel pipes meant to channel waste outwards.

My question is that for the compound, do they use metal/aluminium drainage channels like the one attached. I know one can have like small tiny gutter/drain to the side of the fence and then just channel waste water outside of the property, my setback is about 3m and there isnt much space, so I dont know if its a good idea to use something like what is pictured ?
The disadvantage that I can see straight away is that if sand gets in, it might be tricky to access for maintenance.

Also, I hear about concrete stamping, what does this mean and how does it compare to interlocking ?

If one buries pipes underground, which is easier for access and maintenance ?

What does wall screeding mean ?
If one is building a house with blocks, do you just not plaster it and paint it and job done. If the person likes they can put pop on the ceiling etc.

I have a block of 6 flats and the wiring has not been done yet.
What kind of proposal do you have for this scenario.

# I dont know what kind of dish/satellite tenants would like to use, at the same time I do not want dishes sprawling all over the place, how do you propose to sort this out ?
# Easy maintenance and doesnt use electricity ?

# Can we pre-wire Tv access for the flats and will the coax cable enter every room ?

# When do you need to be involved ? Guessing before plastering.

# Can we have one disk for everyone to share, doesnt use electricity and has multiple LNB'c covering the various satellites ?

Do you also do like residential buildings, as this particular pictures shows what appears to be a mobile concrete mixer pouring concrete. Was this for a commercial build ?

If you do residential buildings, do you have a list of your past clients that one can speak to for verification and would you be able to show us what you have done in the past ?

Any mention of qualifications ?

What would you require to be able to provide a quotation for a complete electrical wiring for a block of 6 flats ?

I guess i should perhaps ask the staircase question differently, if one has a building with 6 flats (3 flats per floor with 2 wings of staircases and a pent). Do you have to tile the staircase, is that the norm/standard now ?

the Nigeria i grew up in over 30 years ago, staircase were concrete or like terrazo covering like white n black stuff. So i want to bring myself up to date with current trends, people tile the staircases internal to their building i.e a terrace or duplex.

Lastly, with the staircase that you have pictured which has just been nicely tiled, where would the handrails be fitted ?
Is that bolted to the side of the concrete staircase ?

Just some questions, was this project based on a deliverable of you delivering a finished building or did client provide any material input ?
The staircase that you are tiling, are these the staircase for the compound or internal staircase for the duplex etc ?
Do you mind telling us if you are putting pop in all the rooms or only selected rooms and roughly how much the pop cost either per room on a SQM basis ?

Thanks for the question. My project is going good thank God.
They are doing the formwork for the paraphet as we speak. Then its the casting next. I understand the best mixture is 3:1:1. I am looking at getting engineer/architect and bricklayer present during the casting of the paraphet. Is this an Overkill ? Ideally who would you recommend that should be there when they are casting the paraphet ?

Also the ornamental stuff around the windows, what i meant is that is it the person who does the pop that also does this design as well ?

Well, the approval people came but our client is handling that. We no for sure that the Material Testing guys can as well come, but we know for sure when they come there would always be away out.
We have varying heights of our ground beam some are 1.6m high while some are 1.3m high (approx. 4-5 boards). Well it is better to be precise about your fdn height before commencement because you may not be able to add to it as long as it is raft fdn, but rather what some people do is to add filled solid blocks to the top of grd beam and later add a capping beam before the reinforced ground floor slab

Did you say that one may not be able to add to a raft foundation, I have seen a raft whereby it was initially casted as 4 coach, but later 2 coaches were later added to it, so rods were tied to the existing 4, boarded up and filled with concrete. Any issues you see here ?

Some questions.

Is it only the living rooms that need pop for a commercial flat ?
How is it calculated in terms of price, rooms or the square meter ?
To get value for money, is it better to buy materials and only pay Pop man for labour ?
I also understand Pop man does the design by the windows etc.

Hi All.

I find it very rich that Brabus/Nexthome/Bosun Davies is opening up a new thread scouting for new customers whilst old Ex-customers like myself are dealing with the following.

1) Non-accountability of materials used, he even asked me to call a scientist to verify what he has used. I have screenshots and evidence.
2) Shoddy work on my building (Still fixing till today and still costing me extra money)
3) Stealing of my materials
4) Fraudulent documentation (serious matter, plans are underway to deal with this)
5) Numerous attempts to collude with my security guard to defraud me.
6) Heavy financial losses as a result of using your services.
7) Non-performance and serious incompetence (who inserts used cement bag into concrete)


In actual fact, I am not the only person. There is another thread which I will bring up shortly. There are dozens who have fallen into this trap, and I will urge anyone to do their research. The fact that he's still being allowed to post on this forum despite all the grievances that remain unresolved, is simply beyond me.

Wise words for anyone.

I have some questions for you.

What kind of pipes did you use for the plumbing mechanical works ? Enco imported pipes or local pipes. please state, lets assume the building is for commercial and budget is for medium class quality and not most expensive.

Lets assume that you have a carcass, i.e a house up till roofing (foundation, german floor, decking, blockwork and roofing with some mechanical work). What are the next stages until the house is ready for occupation i.e the stages/steps etc.

Were your window burglary proof done on the walls from inside or recess into the window blockwork ?

Was it Pop man that also did the design around the windows ?

Who installs cladding on outside ? Is that Tiler also ?

Do you recommend anyone for installation of tank tower ?
