Based on the peculiarity of your site as seen on pics though, I'll suggest you speak to a reputable drilling company to carry out pre-drilling geophysical survey to establish groundwater level and depth to aquifer point. This will help determine the type of drilling and your final cost.

The cost I received some years ago from a Pro-Driller is N11,500/m for drilling using percussion equipment, piping and other installation as required.

I was looking at buying already completed houses but the stuff i'm seeing on here in the property section is making me have a rethink. Valid C. of O. duly confers statutory right of occupancy on the possessor and this entitles the owner right to use the land for a period of 99 years after which the C. of O. can be renewed or the land revert back to the government.

Procedures:
1. Obtain application form from Lands Department of the State.
The following documents are to be provided along with the application form;

a. Deed of Conveyance
b. One Recent Passport photograph
c. Three years tax clearance
d. Survey Plan
e. Evidence of payment for Application Form
f. Evidence of payment for Publication (Advert)
g. Evidence of payment for Charting of the survey plan

Next step;
i. Physical Inspection by the Lands Department.
11. If all listed above satisfies the requirement of the lands department, the Lands Department prepares the Certificate of Occupancy in the name of the applicant and the purpose for which the application is made.
iii. The prepared Certificate of Occupancy is then forwarded to the Governor or the designated officer for signing.
iv Once signed, the land is then entered into the intelligence sheet to be charted to prevent re-issuing of C of O to another applicant within the stipulated period of 99 years.
v. Proceed to final Stamp Duties payment
vi. Finally, Collect your valid C of O.

If you buy virgin land from a family, how does one obtain a deed of conveyance? Can the land sale agreement be used in its place?

Can you explain "evidence of payment for publication"?

If I don't live in Nigeria, how do I obtain a three years tax clearance?

If I was doing a build with a fixed timeline and I can accommodate their Supervision fees then I'll go with one of these.

No one is perfect but I have found these list to be above reproach.

Why am I not using them?

My build has no immediate timeline (there are two houses, one of which is totally empty that I can stay in) and is go as I feel is necessary. Most of them would not want that.
I don't know. Their names alone sound suspect.

AbdulWastecx - will he waste my funds?
Aventures - will he go on an adventure with my money?
Skimanski - sounds like one chance to me the ski mask way.
Bitswork - will he steal my money bit by bit?
Spyder880 - I see a web of lies before my money is exhausted without a single block laid for the foundation.

You just know say I like movies. The bricks can be cut with hole saw and filing machine (the same type used for cutting concretes, slabs and tiles).


However isn't it better to see it life in action as shown in msogunro's video than just trying to figure it out.

the landlord did not steal anything, if he wanted to steal, he would have done that without passing through the roof. who goes stealing through the roof? tenant simply did not pay and equally refused to move out, hence the removal of the roof of which did not pan out well.

The landlord would have done it intelligently, or better-still, lock her out of the house.

I was googling precasted lintels yesterday after another Nairalander showed pictures of his lintels that were under par. Please share images of that too. How will they be lifted to first level window and doors? I believe they are extremely heavy.

Also, can you share the dimensions and price of the bricks? Do you know if dye can be used to change the color?

Will a masonry wall chaser be used to insert the plumbing and electricals?

A 50-year-old landlord, Solomon Kudu, allegedly removed the roof of his tenants’ apartment and stole one of the tenant’s N45,000, offences for which he was arraigned, yesterday, by the Police in a Lugbe Grade 1 Area Court, Abuja.

Kudu, a resident of Suka village, Airport Road, Abuja, is facing a two-count charge of mischief and theft, preferred against him by police.

The Prosecuting Counsel, Ukoha Ndidi, told the court that Benjamin Nyor and Abubakar Zainab, of the same address, reported the incident at Iddo Police Station on July 15. Ndidi said the defendant had intentionally climbed up and removed the rooftop of their apartment, while they were not at home.

She further told the court that the defendant broke into Zainab’s apartment and stole her N45,000. The prosecutor said the offence contravened Sections 287 and 95 of the Penal Code. However, Kudu pleaded not guilty to the charges.

The presiding officer, Mr. Garba Ogbede, granted bail to the defendant in the sum of N100,000 with two sureties each in like sum. Ogbede said that the sureties must not be less than grade level eight officers in the federal civil service and must reside within the jurisdiction of the court.

He adjourned the case till August 31 for hearing.

I'm sure the tenant didn't have #45K and provided no evidence that she did and that it was stolen. You can make up anything in Naija and the defedant will be guilty.

I'll pass on the advice that I was given by Madam GabbyTabby back then.

Try not to install your final wow gate now, delay until the end of construction and in the meantime just put a cheapie in there.

Those behemoth Mack trucks have a way of nudging the gates here and there.

Now if you have a straight shot into your lot then the issue is lessened.

As for locks, delay that for sure. You don't want copies of your key in the hands of potentially everyone that comes into your lot now.

I of course didn't follow any if these suggestions and I have my book of lessons learnt grin

Good luck. I haven't even finished this build but reading you and others that are just starting is giving me an itch to start another project. I think I like this planning stages.

@ msogunro, here's the only thing I can think of that will seat well on boulders. Unique site deserves a different touch.
That would be nice, but it's too big and extravagant for our taste. Our proposed design is much simpler and focused on the view.

I've only done this setup before (openable from one side only). The gate only open from inside using the deadbolt lock or mechanically using the Automatic Gate Operator remote.

If the gate is opened, someone with a key must have opened it. I really don't have to worry about lock picking or padlock breaking cos it's really a hardnut to crack.
Thank you for sharing. Your gate at the Chateau looks great!

This makes me feel a bit better about the idea. I would like the lock mechanism to be welded inside the panels of the gates so that only the key hole is visible. I wish I would have taken a picture of an entry door that I saw with this set-up. I hope it can be done with gates.

Pad Lock vs. Double Cylinder Deadbolt Lock

So, I'm still at the fencing and gate stage and would like the houses opinion on the locks to use.

I hate fumbling with padlocks at the pedestrian and car gates. Has anyone used double cylinder deadbolt locks for both of those entry points?

I know these locks are readily available.

Interesting information.

Are you able to share with us the cost of conducting a geophysical investigation? Are the charges per day, size of land, or something else?

How do we avoid "quacks"? Is there an association or society they are members of or receive certification from?

Lastly, can 1 "geophysical investigation" determine borehole depth and recommended foundation for a structure?


This will help us Nairalanders avoid being cheated when in search of this service.

I must have missed the picture of it. Instead of concrete, I hope to use solid mahogany stained black.
