MrOkenwa: I'm interested in buying from these schemes sir. Please guide me on how I can go about it. I would appreciate if you have any link too. Thank you sir. The only link I have is “I’m on the project and I’ll definitely know when allocation will be done.” All you need right now is the pre-qualification form and to open account with Gateway Mortgage Bank if you’d be interested in financing the project through mortgage. All other details are available at the Ministry of Housing, Abeokuta or you can dm for more details. ______ Is the project worthwhile?Yes! Yes!! If nothing else, not having to worry about any document (building plan, survey, CofO, etc) makes it juicy for me. ______ People in diaspora can open Gateway Mortgage Bank account online. https://www.gatewaymortgagebankng.com/open-account |

omanzo02: Adhesive is suitable for already flatten floors or walls, the ones we have here has waterproofing qualities to act also as a layer between the tiles/granites and the concrete wall/brick/block wall. They uses cement if the house is a heated floor system and simultaneously tiling & flooring (tiling and floor slab works goes simultaneously), cement and adhesive are available in different colour to suit your preference and tile colour, some are specially made for indoor and outdoor. Note: modern floor heating uses slim pipes or heating element that accommodate the use of normal layer adhesive. Valid. I agree completely. |

We usually adapt quickly in this part of the world I don’t want to sound negative but if you can stock cement at 3,000 or 3,100 now. It’s best to do so as unconfirmed source have it that the current situation is unlikely to end soon. EgunMogaji2: I used 300 tons to fill my foundation because I stubbornly wanted an even floor. I will never ever do it again because I now know better.
What “I” would do is step the foundation but this needed to have been designed by the architect when he made a site visit.
Building a high foundation and the resulting filling is a total waste except one is doing it because of water.
We recently finished building a house in Ijebu on 3 plots of sloping land and didn’t bring in one spoon of fill dirt. The house and yard were all stepped appropriately.
Good luck on your project. Baba, Nigeria is not USA o. Our building inspectors care less about environment. Overbuilding is allowed at the foundation stage to prevent story that touch. _____ A friend of mine do not have water issues in his lot until over 3000 houses without proper drainage design were developed around him. He has almost filled up his building while trying to build flood protection around his build. _____ I’m currently landscaping a Federal Government project and we were forced to introduce an underground reservoir despite having a very high foundation. This is because the project is at the receiving end of a steep slope in a community we are very sure the residents won’t give a hoot about having a drainage.

BuildingProject: Hello all,
So work has commenced and my Engineer said the land is sloppy so he had to lay 9 coach at the back and 8 coach at each side so that when they start constructing the drainages I won't have water flood in my compound.
Here is now my question....
He said he wants to bury another 3 coach at the back so that when it's time to start sand filling, the walls are not going to collapse due to weight of the sand been resting on the walls.
Am thinking if there is an alternative to this cause he has consumed 1200 blocks already to dpc level and it's not a water logged area.
He said we either build another wall of 3 coach to hold the wall or we pour concrete inside the block so that it can stand the pressure.
Please what options do I have cause they've started casting already. Foundation is one stage we advise people not to bat an eyelid. Overbuilding is allowed. I’m in support of everything he proposed here. _______ I ended up buying the property of my neighbor who ignored a similar proposal few years ago. In my own case, I decided to do a beam raft in the sloping area while he use blocks (which is not bad if he took all precautions). _______ We just completed foundation of 50 units of 2 bed semi-detached building and we had to do bury blocks in about 4 units because of the height (just 3 courses above natural ground level).

omanzo02: Moisture Theory is the general assertion that kitchens, toilets and bathrooms must be tiled from the floor to the ceiling to prevent water or moisture from getting into walls. I believe in the theory of as long the space is well ventilated, the right primer and paints used only wet area requires tiles...... it's a interior deco in practice where I am and it WILL also work in Nigeria, I prefer a lively interior not a shrine! EgunMogaji2: I don’t always go by the prices on here. Some of the prices are hyped up for the abroadians and IJGB that can’t or won’t enter market themselves. There’s always a problem for every solution in Nigeria. 40,000 per sqm for hardwood floor. Anyone can quote anything. I got my 8mm Parquet Floor (with underlay, waterproof and silent) from Shoprite clearance sales section in Lekki for fraction of that cost. Because Nigerians won’t buy cos of their fixed mindset, I got it dirt cheap from the store. Less than 6,000k per pack. ______ If you go to Mushin, the 40k per sqm will be demystified but the “pros” will tell you it’s fake even though that’s where most of the 5 star hotels in Lagos shop. |

Some few years ago, I did a mobile office construction using steel. The qty of cement used was very negligible when you consider the size of the project.
We didn’t use a single block or brick and there was no need for plastering as we use plasterboards for the internal walls and the exteriors were cladded.
_________ We used less than 10 bags of cement per unit on the 32sqm office building.

zuraking: okay. The battery I am using is 150ah which cost 60k for one. So let's assume your house is 2 bedroom to 3 bedroom, you can manage 2 batteries. If your house is 4 bedroom or duplex you can use 4 batteries and have it in mind that you must be checking wattage of any electronics you are buying or using (the lower the wattage, the longer your battery will last after fully charged). You MUST use original AKT energy bulbs with 5-10 watts maximum in your house to make the batteries last longer.
So what's are needed :
1.. batteries 150ah cost 60k, 200ah cost 95k
2... Inverter (this will be the one to supply light and also charge the batteries when we are in raining season) price is 65k for 1kv and 120k for 2.5kv. you can buy used one to cut cost which is 35k for 1kv and 75k for 2.5k.
3... Solar panels. 150ah batteries needs 300watts to charge it full with 5-6hours sunlight. so you can buy 150watts 2 for 150ah battery which cost 25k per 150watt. If you don't want your roofing to be filled up with panels, you can buy single 300watts for 38-45k (but I prefer 150 watts)
4... charge controller: this is used to control the sunlight that will be charging your batteries with solar panels to avoid over charging. It cost 8-10k
5... You need wire that will connect your solar panels from.th roofing to the batteries inside. The price depends on the height of the roofing and the location of the batteries price shouldn't be more that 10k assuming the house is 2 story building and you live down.
In conclusion, your pocket will give you what you want and the more the batteries and panels, the longer the power supply. When my batteries are fully charged (with 5-6 hours sunlight my batteries are full already) we use it from evening till the next morning. Nice |
