spyder880: About the increasing cost of building materials.
There will always be some kind of economic fluctuation in every economy, be it in the form of inflation, deflation or negative economic climate, something must be an unpredictable variable that can either make or mar building projects. In Nigeria, its the inflation trend which has made planning difficult, if not impossible.
My approach to all these is to keep doing what you're doing, irrespective of current fluctuations or future projections. Prices may rise and fall, but I always target to average the cost down as we move along.
So if cement sells for N2,300, I will be building, if it rises to N2,900, I will keep building because I dont know if its heading to N10,000! Delays in construction could cost you more, the authorities dont care about this and even when they look into this, it will be with a punitive insight to tax builders and home owners more since "they still have plenty money to build" in this harsh economy.
The benefits of averaging up or down is much, because your project won't stop, except if money finishes. I started building my own houses when cement was N520 in this country, I am still building at N4,000 cement and will continue at N10,000 cement. The good thing is that those properties are increasing in value.
So, get out there and do the ones you can do, irrespective of what is going up or down, exhaust your building budget first before talking about inflation, and if the prices crash, you will still be here and you will still make more money to buy cheaper and continue. The risks of waiting is just too much.
Happy weekend everyone, especially to my Oga and mentor, Hajj Mufutau, for the holidays goodies you sent to me and my family, God will continue to enlarge your coast, and fill you with good health, long life, and too much prosperity. Thank you once again Sir.
yinkaoke: Thanks but we v already dug d space with d sand used
Even at that ma, you can do a cost comparative analysis to see which offers a comparative advantage (lower opportunity cost)
I’ve once blocked off a swimming pool on a project when we weigh our option between having a pool and driving down to the nearest hotel to swim
_______ Some project directors/engineers can’t think straight when it comes to money. They always assume you guys building a house pick money on the tree
omanzo02: Some projects will continue because some already have their plans set out, I for example already intended finishing the current phase I am before end of 2020, to move to the next phase from January 2021, so staying focused is not betrayal and protest suspension of project will make little or no changes to the situation....it will only get better when constituted authorities goes hunting them down.
Some people have ended up abandoning their lofty projects while waiting.
Let’s ask ourselves a simple question “Where do we start from?”
Is it the POP cement? Or OPC cement? Or cost aluminium profiles? Every business will definitely have one excuse or the other as a line of defense. I bought some tiles last weekend and I went back 2 days later to buy a few more. The seller told me price has gone up by 500 naira.
At that point, am I supposed to call the police or the authority on him to persuade or compel to sell at the old price? Or just buy and move on with my project?
Project owners should either scale down or forge ahead and accept whatever amount as the price to pay for the project. Believe me, that’s what I do on my personal projects.
Even when authorities clamp down on filling stations, has it really fixed anything in this country?
______ I’m stocking up Supafix till you all will start looking for it someday
A lot of people are still doubting the alternatives despite the fact that I didn’t produce it in my room

_______ Electrical Sockets
Do 2 nos of single sockets instead of double sockets in bedrooms and buy 3 way switched socket adapters as needed in each room.
_______ Pic 1 - 2 | 3-Way Switched Socket Adapter
I got this 500 naira pere in Adeniji that year. I quickly bought 16.

_____ Soakaway Talk to Biodigester guys. It’s a cheaper alternative to the traditional septic tank system.
_____ Electrical Fittings Do away with wall brackets and do spotlights instead. You’d save on wiring and electrical fittings. Use wall sconce (wall lights) in important areas and not bedrooms.
omanzo02: Inform the client the changes in the market and advice him to check or investigate your statements/claim independently, it's not the builders fault price hike or inflation took place. When my engineer tried to advice me to stock for my work @ ₦3000 per bag, I played deaf.....I later bought for ₦4100, am I going to blame him? NO!
I really wish there are many client like you who would listen and absolve their engineers/builders of all blames.
kopell: Excision in process is their selling point, to get you hooked. Many of those in process could be 10 years on more guys shine your eyes. I personally have one of those in process case for 8 years now we get stuck waiting for publication never happened till date, imagine getting that far in the process.
Thanks for sharing @kopell
I know someone here who has been living inside his house (a massive mansion) for over 5 years that ran into issues with government over this excision is in process palava. The building has been demolished.
Start the project and spend ₦50 without still completing the project.
That is NIGERIA
Well, it’s good (or let me say fair) you’re experiencing this as a homeowner and not as a contractor/builder.
Imagine you’re a builder/engineer receiving fund from a client in diaspora and all these happened, what will you do? Some of these things are what contractors/engineers experience on projects.
Jasobry: I was told today by a cement distributor that the current price of cement is caused by them(major distributor) and that the cabals want them to maximise profit for now. He said the government wont interfere because they are involved.
somehow: Anything I should know about companies like Revolutionplus, Ayhomes, Gracias group and Adron homes? These are the ones I have been in contact with for now.
I really don’t know anything about them my brother. All I know is I’d rather do Government Schemes in Lagos than doing any estate no matter how reputable they appear.
I’ve seen people here lost real money.
It’s just too bad they don’t come to share this bad experiences with us.
rajput4real93: My brother, don't fall victim to those ibeju lekki estate companies. Most of them aren't real. Why not go to ikorodu axis? With a budget of 3-4million naira, you can get a dry land in a fairly developed area
coldcandy: The difference btw the quotations is not much. But the difference in quality can be huge. I pay for jobs by careful balancing of quality, cost and reliability. Some low quotations can actually be the most costly.
Pls give us the breakdown of the charges per size of the windows.
Takoro13: How do you think this is the best answer to that question? The listed allocations are limited to some areas. Remember the hike in price is not limited to that area alone.
I stop my project bcs of the dramatic increase in price of building materials
Where are we going in this country. Bad or no policy is the father of this problem
Peace!
I do not say or think my reply is the best answer to the question raised by the OP.
I only gave my answer/opinion which do not form general consensus.
Here’s the question again:
Cindino20: At this rate how will civil servants afford decent home with their salary?
n3xt: By buying from Government Affordable Housing Schemes
Takoro13: By temporary/permanently stopping their building project.
omanzo02: I didn't notice it's work in progress....I thought you were just showcasing one of your firm past work and craft in the trade as usual, my bad.
Total Area - 41sqm + Tile Adhesive used - 3 bags OPC Cement used - 5 Sharp Sand - few qty from 5 tons load
Cindino20: but these prices will be adjusted for the next round to take into account the new cost of materials..we re seeing more than 50% price increase in building materials (more for some items e.g. pop cement) and this will invariably lead to price increase even in subsidised housing. We re nt seeing an equivalent increase in salary or earning power of Nigerians...
In 2007 - 2009, during Gov Gbenga Daniel’s era, expandable units on a plot of land at Workers Estate Laderin was sold 999,000k but some people doubted it and didn’t buy.
I’d ask anyone who’s familiar with Abeokuta to find out how much land is sold around that Estate today.
