I must commend you -
In Architect, EVEN IF and i repeat EVEN IF the president of NIA designs a flat (as small as that is) - a year 2 student of Architect would fault it and be justified..... THERE IS NO 1 SOLUTION; just a client brief and a design that best suits that....
However, your comments are constructive because you have attempted to solve any client concern that arises....

The other guy in the same estate that used this plan has one of the best structure in the estate. So I guess Ilorin architect are not up compare to lagos architect.
Biko let me live lagos building structure in Ilorin ooo... I can see your estate’s deed restriction. Just state clearly exactly what you want and the estate requirements and we can get you the Lagos Building you wanted. Do well to share pics of the nicest structures in the estate. It helps too. Or orherwise, link me up with any of the guys in your estate office. I know exactly what to ask them. This story is getting too long bro! |

bixton: To the best of my knowledge it's all about being creative. It all gets down to how much one intends to spend in getting it done right. The option I described if done in an orderly manner and with a pre-cast slab will serve its purpose and also serve as added design on the plot while the other section takes the stamped concrete.
All it takes is to make the plan(s) from the beginning on paper from the layout designs and follow accordingly. Tbh, I did and I got almost 99% of the plan right but the pump part just missed me. |

bixton: Whatever the name it's being called be it "stamped concrete or Increte", its way better than interlocking or paving stones.
The issue of maintenance arising from pipes(waste or water) beneath the soil should not be a disadvantage. All one needs to do is to do your piping as close by to the building or by the fence in an orderly manner and make those areas green areas and the other section for the stamped concrete. The alternative option is to do some form of casement(block or concrete) to lay the pipes between and the covering should be sealed with partitioned precast slabs that can be easily removed if the time for maintenance arises. Baba, when the need arises you’ll understand why interlocking bricks are far better than concrete floors. It’s not just about pipes only but everything and anything else that might need to pass underground. You can see I was quick to talk about having no wires fly around in my compound. What I didnt share is that I’ve been racking my brain on how to relocate a pump for years now all because I don’t want to break the concrete. I just want to move the pump to my generator house. The options given aren’t ok with me so I’m currently living with it. |

omanzo02: Closet is a enclosure for clothes, shoes, bags and personal accessories etc.....a walk in closet is a walk in space for keeping clothes, shoes and person accessories and being that it's spacious you can easily manoeuvre to dress up in it. It could be in concrete, wooden, aluminium or preferred materials.

omanzo02: I have a different opinion about client and professional(architect) relationship, client uses instinct of attraction to source product (building) whether it's compatible, affordable, compliant, durable, suitable etc is irrelevant in the first instance, it's the duty of the professional to bring the client to reality of the instance mentioned above. Yes, the client own the build and employed the services the architect but he/she must render his professional services without conceal or misleading a client in buying nor accepting a plan, he must exhaust all avenues to get the client to understand the advantages and disadvantages of a product. I know Nigeria have reliable professionals that do their work judiciously but majority have Alaba market ONE CHANCE mentality toward marketing.
It's easy to follow up my project from distance, I thoroughly studied my plan before approving work and I get pictorial, live video and audio reports at intervals daily and an independent individuals checking if all the necessity conformed and I didn't find anything different when I am on ground..... it's modern time, there are a lot we could do without being physically present. |

I know you’re carried along in every other negotiations but the figures are just too much for what I’ve seen so far. Ibk2020: Infact, most building in that estate is built without fence, most buildings are built on all the plot without any parking space. Some built 5 bedroom with bq on that same dimensions . The estate is secure with security, so most residents Park outside their building. That’s fine then. Just go with the edits and start building then. I was using my LAGOS sense before |

Let him make you a site plan showing the total area of the building and the space left for parking cars and landscaping.
All these are very important. It helps you make better plan.

Ibk2020: I only plan to get a suggested floor plan to give him... I dont want to build and regret, I will appreciate if u can assist. Before you go ahead with the edit and revisions, get the accurate measurement of the land or probably the survey. The plan you have won’t fit a 20 x 21 plot of land. It’s a very big building.______ Again the architect supposed to have point all that out to you. The setback requirements for residential building is as follows: 3m on all sides 6m or 9m at the front depending on the estate. I don’t know anything about Ilorin tho, maybe they take 3m at the front |

Ibk2020: The land is 435sqm (20.50m X 21.46m)
* 1 master bedroom, master bathroom with walking closet * main lounge * dining area * bed room 1 en-suite * bed room 2 en-suite * visitors toilet * kitchen *average size**( only dining door and exit door behind) * ( kitchen store should have ventilation) * entrance porch * ante room * laundry * lobby (should have a window, to avoid **dark** lobby) If the land is 20.50 x 21.46m, then the plan you sent initially won’t leave ample space for parking and landscaping. And the attached won’t fit either except it is edited to suit your requirement. It’s 12.4 x 21.3m

n3xt: I don’t know what some architects think when they’re conceptualizing/designing a house.
How can a kitchen of 13sqm have 3 doors? How much functional space is left?
Space planning is a fundamental element of the interior design process.
Let’s not talk about cost of having 5 doors in kitchen/laundry. Yesterday, I talked about this. You don’t just need another beautiful building plan. The principles of space planning involve satisfying a defined criteria on a priority basis. In my case, the exterior part of my building is focused on providing adequate security. That being said, I designed it based on my relationship with my environment 1. Insider vs outsider (Porch, Terraces, Ancilliary Buildings etc) 2. Invitation vs rejection (Plot location, Party walls etc) 3. Openness vs enclosure (Setbacks...) |

Where I come from without telling the workman(mason) he knows it's 1 cement bag =8 paint bucket for plastering. You’re right. He is wrong. |

Lastly on security, I don’t need any professional with certificate to teach me how to put security in my house.
No one can cut off power supply to my building. The person would have to destroy the whole house to cut off supplies.
You’ll never see a single wire in the house.
Peace! |

Ibk2020: The land is located in an estate, Ok. That’s fine. Ask for survey or get the actual dimensions and the estate’s deed restrictions (that is there rules and regulations on what to build and how to build). It’s very important. But if it’s an estate formed by group of people, just give the dimension of the land. |

chiefbuchiV12: Most likely voodoo... It happens all the time and I don't think it would be any different if the building is a bungalow or a duplex, I remember one time an entire street with security gates was robbed and no one noticed until the following morning You’re very correct. The day I feared these guys was when they robbed a community bank at Ilugun. They removed a very heavy vault door and the question people kept asking was “How did that happen without a crane?” |

EgunMogaji2: Very well written.
I was Mr. Bungalow before I moved back home. I now know it’s duplex for me for safety. It’s makes for much easier living to turn the entire top floor into a safe zone than my safe room downstairs.
For the diasporans, try to do more planning while on the ground. Mist of my plans that were made in the comfort of the USA has been realigned today fit the reality on the ground.
One neighbor here was robbed. They woke up to find out that they slept all through a burglary. Money kept amin the same room they were in and electronics were taken. The 3 Rottweilers slept too and vet had to attend to those as they were comatose. Was it voodoo or some sort of sleeping gas? I don’t know but I think if it was a duplex the perps would have had a tougher time. Here’s what has worked for me over the years. - I’m the last building in the lane so no one have any business after my plot. -There’s 30 ft setback to my right and front and the next building on my left is mine. That keeps strangers at bay. If I can’t see you, someone will definitely see you from afar. - I’m not sharing walls with neighbors - There are motion sensor alarms around. - The setback between the building and the fence is almost 30ft. - No security, no dog but motion sensor lights at the gate. - My backyard is a swamp. Not an escape route. - I always preach to the bad boys and I’m not living a flamboyant life. - Lastly, God is my surest security. My gate do not have locks. I’ve never locked my gate for once. Although, it won’t open without a manual override. _____ Pic: Motion sensor at the gatehouse. I have 8 and they’re very annoying when they are triggered. They don’t sleep, neither can voodoo work on them. Naija Way
