Note: I just saw the pics of the one you have, no I dont have that kind of submersible pump. We are talking about the surface kind of pump.
Hajji M. Oh I now understand! You'll use solar panel for that. This runs on dc and/or solar system. |

DadR: Greetings to the elders and professionals in the house.
I've been a silent reader/follower of this ever active and informative thread. Thanks to everyone who make valuable contributions on here.
Please, I'd like to confirm if a 4 bedroom (all ensuite) bungalow could be built on 26.5ft by 120ft land in Ogun state putting into consideration the regulatory setbacks for building in the state.
Any cons, advise, recommendations?
Thank you.
Cc: rotecch77, Dennis3D, n3xt, et others. No! The regulatory setback requirement is 3m on all sides but front which is 6m or 9m. That's about 20ft on both sides. You won’t get govt approvals for it. Yes! If you're not considering the regulatory setback |

Abolarin91: OK sir.
First of all, we don't use square meter for electric fence-wire, we measure perimeter(meter). #2,500/meter(materials, energizer and installation inclusive), if you are doing for more than a plot charges will reduce(energizer used for 1/2 plot is still the same we use for 1 or 2 plots). Price negotiable.
Regarding America fence wire; we sell per roll(15 meter, factory packed). A plot of land 120ft by 60ft is 110meter perimeter(approximately), therefore, 8 rolls will be needed for a plot of land and 36-40 Y-angle iron will be needed too.
Sorry It takes me a long time to respond, nairaland put me on moderation for almost 48 hours now(I don't know the reason). Thanks for the information. I’ll be in touch soon. |

Mayor78: I got a qoute for a bag of lawn grass in Onitsha as between N1400 - N1700 (supply only) depending on the type. I was told a bag can cover between 3-5sqm.
If they would supply, prepare the ground with manure, plant, and nurture the grass for 3months involving 2-site visits per week, they would charge N2500 per Sqm. They are not responsible for watering on this condition, so you must have somebody to do the watering.
Buying the bags and planting would workout best if one has somebody on ground to always water the grass. The price may differ from place to place.
If I want them to just supply and plant the grass only, they charge N1,400 per sqm
I love green space, and have a compound littered with assorted fruit trees and flowers which now looks like a mini bush.
To avoid mosquitoes (My God! I dread that) I fumigate the compound every six months, otherwise 2weeks before getting home.
To wade of snakes, I have lemon grass planted everywhere especially, entrances by the gate, and into the house, along the fences. It would be dreadful to have your kids sight a snake inside their room or under a stair if we travel home simple because their Daddy loves living in a bush house.
Snake? Naaaa!!!! But green area?, Yeeaah 2500/sqm is not bad. It’s cheaper when they do it for you. I did about same amount last December in Ogun state. |

qdlvy: The idea that 'oyinbo can do all that but we can't' is why Africa will always remain the backwaters of the world. I diy my compound but I didn’t consider maintenance back then. YouTube really helped and it was huge success. Raising and maintaining lawn ain’t easy and a big punishment especially in a house without Musa. It requires a great deal of attention. ____ Speaking from experience. I planted a large field few years ago and did small one in my backyard.

omanzo02: The height look perfect in the drawing, some build kingpost height are sometimes exaggerated than its ruin the look of the house. I was actually responding to the 170 - 200sqm projection. That might mean lower kingpost than what’s on the model drawing which ruins the design. If he’s going for exactly what’s on that 3D, I’m sure it’ll be between 200 - 250 or thereabout. |

GoodFaith: Thanks , I was projecting 170 to 200 A very nice design you have there. Pushing up the roof height a bit will make it outstanding. Small builds with great landscape are very lovely. Don’t be too stingy sir . Kindly share the details of the wonderful architect who deliver this job. It’s a good design for small/narrow plots. |

GoodFaith: Question for you So my roof is like 120 sqm? Not sure but your building is 5.6 x 19.6 which is over 100sqm. Your roof will hover around 200sqm+ with a moderate kingpost. |

GoodFaith: I am doing two flats of One living, one bedroom, kitchen, toilet It will cost me about 3 to 4 millions Roof and pop likely cost 1.2 to 1.4 millions Your cost is in order. The footprint of your build is over 100sqm. That’s almost 3 times my project. Unfortunately this is a fresh project that we just submitted last week, I wouldn’t be able to share the design. It’s a flat roof design and an en-suite single room dwelling with closet, kitchen and visitors toilet. My design is a detached unit (that’ll drive up cost here) Flat roofs designs are far cheaper and we can drive down our cost because of the total number of units. |

Do they have to dig the foundation again??
Cos i had this kind of issue and the Engineer is saying we should just do a german floor and we would be find to start up. Are you building a bungalow? If NO, do the correction now before it’s too late. It’s not important if your engineer has ascertain the integrity of the existing column or if you’re maintaining the existing design. This is how to unload an existing column and introduce a new one if important.

The total land measured 650sqm while the building area is 350sqm. Please like how much i should budget for this project from - Blinding, Foundation Wall, DPC, Ground Floor Blockwork to Columns/Lintels to make it ready for decking.
NOTE: Location is lagos(mainland) and the land is dry.
Thanks in advance. CC rotech77 Dennis 3D Based on the attached, we used: Foundation Work60 tons of Granite (up to DPC level) 3 Sharp Sand (20 tons) 27 trips of filling sand 16 lengths of 16mm for the starter column 8 dozen of 7 by 7 ring (10mm) 15 lengths of 12mm for column base 1 ton of 10mm rod (DPC) 20kg DPM 1/2 bundle of binding wire 1850 blocks (due to the topography of the land) 110 bags of cement (all ground works incldg DPC) 30 pcs of 1 x 12 planks First fix pipe work (mechanical) Labour Rates (Foundation only) Sandfilling 3,500 per trip All ground works (Excavation, Blinding, Block Work, Iron Works, Formwork, Surface Treatment, DPC casting) - 440,000 Budget: N2.5m for the foundation work (minimum) Ground Floor (to first floor slab level) 3700 blocks (Headroom is 3.5m in some room) 80 bags of cement 30 tons of sharp sand 15 tons of granite 40 lengths of 16mm rod (1 length divided to 3 pcs) 27 dozen of 7 x 7 ring (10mm) for lintels/columns **Formwork was rented at this stage. Total amount spent on Formwork Rental (including slab and upper floor) on the project is 520k - Due to the slope, the foundation depth is 1.6m deep in some area and 1m deep in others. - Building size is less than 260sqm so I encourage you to keep some change in reserve. EgunMogaji2: Maybe is lucky to have laterite already onsite I found about 15 tons of granite on one land I bought like that. I honestly didn’t consider that possibility. My current build (personal) have an existing foundation that has been sandfilled and compacted. We just made few modifications, introduce starter columns in some critical areas and proceed to DPC. |

Oga n3xt, considering the small size area of the building due to the land 40x100, and there's small sand for sandfilling on site, I've informed him of change from 12mm to 16mm, let him proceed and deliver what he promised. I have 2 weeks with him. Great. Wishing you good success. |

oseiwe: It's a foundation to decking level, excluding the decking itself, on a 40x100 piece of solid high ground.
I will ask for clarification on the soft sand part.
I want to know if materials listed are what are needed and OK. They're needed but building from foundation to first floor slab level requires far more. The quote excludes excavation, starter bars, sandfilling, and a lot more. Thank you. |
