Design Issues | Wrong Orientation
|
Demainman1:Baba erase that mindset o! Things are happening and 99.9% of what I've become today and the network of the bigger family where I found myself today is attributed to my years of experience with a diasporan whom we met in 2005. He made me realize that "You have to think BIG to grow BIG" and "The people you roll with determines your future" If you roll with street boys, you'll definitely grow up as an "Area Father or Eruku" and if you choose to roll with "Big Boys" there's a tendency you'll become "the Next Big Boy" Everything is all about positioning. Be in the right place at the right time while allowing God to guide your steps. These diasporan guys coming home are go-getter and they won't stop at anything to take Nigeria to the next level using Lagos as the testing ground. Now, Ghana is their new hub cos of political stability, non-volatile business environment and stable power supply. There are numerous people here as well who are in touch with me trying to understudy the business environment. Property investment is beyond putting blocks together to build a houses, hostels and shops.. Funny enough, you don't need all the monies to do things in Nigeria. You'll only need ideas that work and also be in the right network! #RaisedinIbadanGrewUpInLagos _____ I'm shy to say this but the pioneer of the 4th Mainland Bridge is my Pastor. You see what I'm talking about with positioning and being in the right network. |
7. Architect, designer and builder disagree on aspects of the build Sometimes, when the architect is left to himself to create a wow, he might go ahead to do things that are not only difficult to build but can give rise to conflict among the contractor and the owner. For this reason, everyone involved in the design and construction of any project should be carried along from the design stage when the building is still on paper. The major areas where conflicts arise in design works includes roof designs (the height and the materials), foundation design, concealing ancilliary services etc.

twinskenny:Na those bro's dey chop Lagos money o! You'll definitely learn so much under him. |
twinskenny:You have a lot to tell us na! You should be able to attest to the quality of blocks and bricks produced at Banksome |
@ Hajji Mufutau55, Here's one block and brick production company set up by a diasporan in UK (Anthony Somefun) and they're one of the leading block maker in Lagos today. They do everything and any specs of block and bricks to international standard. https://www.youtube.com/watch?v=jBqKHdR3TTE This is what we expect from Diasporans. So many of this Big Bros are back home doing stuffs and it's yielding positive results. |
mufutau55:Sure, there's a weather resistive barrier (membrane or coating) in between the walls. A very good way to cut energy. It'll always be cool inside. |
mufutau55:Hajji, the truth be told. Most of your guys are back in naija doing exactly what was done abroad. Establish company and plants where all this things are produced. This (first pic below) is what you're talking about, right? I wrote about this thing some days ago but my busy schedule last week couldn't allow me to give an update. I was given an order to supply those bricks and this (pic 2 and 3) is what I could get but couldn't deliver before I went out of town last week.

segcymoor:Bros dey near us na and he's really doing so well. Na leg we dey take waka go see am. Hin wan make we dey collect rebate sef on referrals. But you know the game na, na boys I send o! I really love the roof restoration they're doing and I believe you'll agree with me that it is cool. Those bros has really done well for themselves in the industry. _____ Baba, you dey patronize the big Bros for Coastal Hire for construction equipments. Their prices are reasonable o and they have everything to make life easier for you. |
ice4u999:These stuffs are long in existence in Naija. It's just that so many people aren't aware and are comfortable with the traditional felt/coal tar solution. A lot of this overseas company needs better representation here in Nigeria. |
@ ice4u999, this is exactly the type of product you're talking about.
|
ice4u999:You're in Lekki. Speak to Plusworld (Ikota, Lagos), they're in patnership with Hydroseal USA and they have the product you described and even more for waterproofing roofs, flashing and concrete decks. Remember to tell them "NextHome" referred you for a little discount.

Buying a Land or Building in Lagos: Know the Setback Requirements. Planning is a system that orders the use and development of land for the benefit of our communities. The overall aim of planning is to ensure a balance between enabling development while at the same time conserving and protecting the environment and local amenities. The idea is to create better and balanced environment for people to live, work, play, pray, recreate and move around with utmost ease.https://nexthomedesigns.com/2016/05/26/building-in-lagos-know-the-setback-requirements/

Lagos building permit requirements and price depends on the scope of your project and the rate of each local government area where you want to build. In Nigeria, it can be cheaper if you know how to get the building permit yourself in stead of letting your contractor do that (the last is more likely to be asked for some grease money). Welcome to the real world! See how easy it is to get your title documents in Lagos with links to various forms and documents required. 11 Things to Keep in Mind When Building Your Own House ____ If you are sticking to a tight budget try not to over indulge in luxury items at the cost of more important features of your house. Don't put a swimming in house that barely have space for 2 cars. ____ The bigger it is, the more expensive it becomes. Each square foot costs money and if it just going to be superfluous you should think twice about having it BIG. Big Houses does not necessary translate to Big Taste. ____ Go for cheaper options of certain items, for example, instead of actual granite top you could opt for a tile lookalike. Whilst the finish isn’t quite as deluxe, it still does the job and will save you a couple of naira. ____ Ask Questions? This sounds simple, but if something does not seem right at the time, it most likely isn’t – don’t be afraid to ask any questions about it, it’s better to be safe than sorry. You could even ask an outside and impartial source. Speak out! ____ Remember your priorities - Know where to save and where not to bat an eye. If your properties foundations are dodgy, then the whole building is doomed. ____ Always remember that things will most likely go wrong during the construction and this may mean that schedules have to adapt. Be the man, be in charge! ____ Imperfections are inevitable but they can more often than not be fixed; just ask. ____ Record everything. Write down everything you agree on, if it’s just spoken words it can be interpreted differently by both you and the builder. If you write down everything and keep a detailed record of all agreements you can minimise disputes. ____ Keep everything; receipts, sales slips, model numbers, chat messages, phone call records. This might sound too much, but it will be required if anything were to go wrong or disputes were to arise. ____ Make sure you have a detailed plan of everything you require from the house build, it will allow for a much smoother construction period and a far better result. ____ Is your budget in tandem with your spending? There's always a price for every house. Don't overspend!

16. Get a Good House Plan! An Incomplete Plan and Specifications is the beginning of problems Incomplete or ambiguous plans and specifications, either due to incompetence on the part of the architect or because not enough time and money was spent on them or because it was lifted off the internet can lead to problems. - Less accurate builders quote: the quotation given on such plans will be inaccurate. - Variations: Builders and designers will rely on variations to correct conflicts and inaccuracies in the plans and specifications. This cost time and money which is either borne by you or the builder. And most especially causes project delays, conflicts and in worse case leads to compromise of standards. Speak to an Architect today!

15. Doing Floors in Waterlogged Terrains | Do's and Don'ts. - Don’t use too many tiles. The trouble with tiles is that they aren’t very good at holding out water. In a windy rain, the water sweeps through the tiles into the house. - If you must use tiles in a waterlogged property or area with high water table, always lay down waterproof felt before placing the tiles. It's an effective water barrier.

14. Keep It Simple!! People will always value a simple house in a good location than a superb finished house in midst of a slum. Leave the frills and thrills for the Kardashians. You cannot impress everybody.

12. DON'T OVERBUILD! There will be many things that you think you are "supposed to have" as a successful professional that are really just a waste of money and space, try to fight that and use the money elsewhere. We all wanted to have a gym, an home office, an ante room, a porch, a library, prayer room, men's room, bar and other suites to show friend and families our status have changed. That I consider duplicity and lack of creativity because we really don't need them. Always value your location and ample space in the compound over the actual house itself. 6. Design is inaccurately drawn or dimensioned. I've been opportuned to see fully detailed design plans, so many plans we get from our architects are nothing compared to them. It goes beyond the normal architectural, structural, mechanical and electrical drawings we are familiar with. They have more details and specifications to help the builders and service integrators on site. However, the problem might not really be with the architects but with the owners who have little or no experience about this things and yet want to buy the lowest priced design plans not minding the missing parts.
|
11. As you pull your ideas together for your building project, think again about what you can afford and how you will pay for it.
|
10. The location of your land, and the position of the building can also have a big impact on your project. You need to think about the finished building and how it needs to sit in relation to: 1. sun (most people ended up abandoning their rooms because of heat from the sun due to placement of the room in relation to where the sun rise and sets each day) 2. wind 3. water, electricity and other services boundaries (a check with the town planning authority won't be a bad idea) 4. neighbours 5. access onto and around the site 6. any hills or slopes (and how they might affect your building) 7. existing features on the land that you want to retain (trees, valley, hillysides, water features etc) These are sure success recipe for building a house.
|
9. Put your ideas together, separating out the must-haves and nice-to-haves, so that you can think about priorities, budget and timing. You can also get some idea of cost from designers or builders and others who have successfully completed their projects, so that you know whether it’s a realistic project. |
ChinonsoDike2:Sorry about that. I wanted to make a correction to the heading but I couldn't edit the topic again. Aspireahead:It should read GOOD RECIPE FOR BUILDING YOUR OWN HOUSE cc: mynd44 |
5. Products/materials specified for the finishes are incorrect or inadequate (for example, cladding and flooring material) Many atimes, homeowners fell in love for the 3D models only to be disappointed during the actual building stage due to unavailability of materials to make the house look exactly as seen on architects model. Architects should endeavor to provide a specification sheet with all drawings produced so as to help the homeowners and builders understand what is been required and where to source them.
