rmx: I constantly do this, there are reputable business people that are have integrity and are reliable, look for them , don’t have such issues so far in construction
early this year bought about 120 tonnes of tmt tiger iron rods , included was 50 tonnes for a project I dint start till about 4/5 months later , not even purchased the land for construction then , no stories , been buying iron rods from him for more than 10 years, price difference was close to 60k par tonne at supply
Recently my cement supplier told me 3/4 weeks ago cement was going to go up from factory by 300 , said I should pay in advance to lock in prices, normally supplies on credit , I did at 3520 , just supplied this week . 1800 bags
Paid for cdk tiles 2 months ago at the advice of the sales rep , price went up 2 weeks after , they were disturbing me since to come and pick it up , space was not ready , only received first batch of 3 trucks last week . Will stretch the others to November ending
If you cannot hedge by buying ahead , how do u save on projects then ? Look for the right peeps @brabus , all must get sense
I have experienced it however in other lines of business , there are some Chinese coys we buy corrugation paper from , paid well ahead as my manner is to ensure continuous supply to the factory , as there were scarcity locally and internationally, and prices were rising , they refused to supply after giving half of the order , compromise was a price in between what I paid and the new price which was a 100% increase Yours is on different scale. I’m sure you forgot the volume of cement you do in a year is more than consumption of some town in a year. They’ll fight hard to have you na |

sonnie10: Honestly, the only reason I decided to overlook it is because these days I have decided to stay away from avoidable stress. My peace of mind is paramount now. Even if he decided he was not going to supply the whole cement, I would still not have done anytime. My mental health matters a lot to me. That’s why I’m working hard to save from things I can control instead of having unnecessary stress on things I have no control over. _______ On the flipside, I paid a guy some thousand of dollars some years back to get me a Toyota Venza. I didn’t see the car nor my money. One day, I decided to put a call through to the guy and told him “Bro, I’m not dragging anything with you on this issue. Please just feel free with me and let’s find amicable way to manage this issue.” I don’t want someone to start looking for me with gun just because he felt I’m pestering him because of my money. My life is more valuable than a Toyota Venza The mistake has been made and I’ve learnt my lesson. There are stores where they do pay and pickup and I chose not to buy from them. ________ In January, I made an arrangement with a delivery guy to assist a client to purchase 10 bags of cement. Till date the guy has not delivered the cement or refund my money It’s either LASTMA has arrested him; VIO block road; tire removed; his mummy is sick or he’s in traffic. I just moved on and made a refund to the client. Lessons learnt. Na help o I help o! ________ #ThisisLagos |

spyder880: I have been reading some of our submissions about the possibility of paying for materials with the intention of picking it up later, and the fear that the sellers may refuse to release your complete quantities, or insist on refunding your money and I am getting increasingly shocked here. When has Nigeria become that bad?
I give someone a large deposit running into several millions and he is making some transactions with my money, with the understanding that they will give me my supplies at our agreed price, and I walk in 3 to 6 months later and the dealer refuses to supply me because prices has changed, why did I pay you in the first place? I paid you to hedge on inflation.
In my experience, the dealers are happy that I pay early, they immediately deploy the funds and order heavier quantities and stock them. Most of my dealers are heavy stockists, offloading trailers and in a day. I have a dealer who offload up to 5 long trucks of cement in a day, pay him and he pays BUA, Dangote or Lafarge immediately and your supply is assured. He will be turning the money over till you come for your goods, in my case I just call, give me 50 bags, he will check and say, now remaining 150 bags? I will say, yes. And my goods will be loaded. I pay only transportation and loading charges.
Business is all about integrity, and I cannot be doing business with those I cannot trust, these guys I pay for goods hasn't disappointed me even once in the last 23 years, their children grew up to continue transacting with me, and maybe my children will grow up and continue with the business arrangement, I dont think they will start now to disappoint. These guys know me too, and we have mutual respect for each other. I will give examples.
The time Y16 iron rods jumped from N5,900 to N6,400, I had over 200 rods paid for. The time POP cement jumped from 3,600 to 7,500, I had 140 bags paid for, and I later collected it, even as it took time due to non availability. There are times I pay for 1,000 bags of cement at the same time, and we monitor how I take them, no matter how long ago it is. I just maintain a file to document all such transactions. It’s good to know that your dealers are born again . Don’t try this with guys in Orile, Lagos. You paid to pack immediately, you’re having issues (incomplete order, damaged goods, adulterated products etc). Let alone “Paid down to pick several months later.” |

sonnie10: How would you enforce this? Considering our justice system and for the fact you are trying to claim only a total of #100k in interest, it’s not worth the stress. Except you’re going to take laws into your hand, I don’t think anything can/will happen if the customer is offering a refund. Who’d pay the cost of warehousing the goods for the number of months it stayed in his/her store? Who pays the cost of securing the goods? Is the storekeeper a bank that pay interests? ________ Just as @spyder880 advised earlier, only do this with merchants that you’ve had good business relationship with and be willing to make some concessions too. |

KolaShangOne: After all the wahala, if the seller says he's not selling again and refunds your money..
What will you do? I had a similar experience early this year. I bought some cement and told our CP I wanted it in a location near me. Unfortunately I didn’t pickup when I’m supposed to pick it because we had a change of plan on the project I intended to use it. 3 months later, the price had gone up and I asked for the cements. They didn’t argue with me. They just told me they've ran out of stock and that I should wait or go to pick up at their warehouse several kilometer away from me. Some issues aren’t really worth the stress in my view. |

dongc: Sorry for the Long post I did ask that question because I do wonder the kind of advice home owners do get from builders... 1.are perspective home owners getting the right advice 2.are overzealous builders just demanding for certain materials because it is what building demands or what they demand etc 3.what does building code say(non existent in some cases)
i don't work anymore with roofing today but I still have contact with my old mentors who are private roofing contractors and one still work at one of the companies respectively... First stint as IT student...and after uni... worked 6years before moving for greener pastures ... I have worked with two of best aluminium companies in Nigeria and have climbed over 250 roofs even industrial buildings with steel trusses...while most of our roofings are southern part of the country...I dont remember any 0,55 quotations with my name(company quotations are co-signed) on it which are not 1.steel trusses 2.industrial building's wall claddings 3.flatroof with slightly above 10-15% pitch 4.where customer insist or makes that request
Money is not first instance of what customers gets... 1. Heights 2.roofing styles 2.environmental conditions;rain and winds etc... A client once asked for 0.7mm for his roof. I gave him a sample of a complete 0.55mm, he said “Yes this is better! Let’s do it. “ He does not know the difference. A simple research of what’s obtainable in other countries can help though. Meanwhile, it was SON that mandated 0.55mm (NIS 448:2004) as minimum standard while trying to control influx of substandard aluminum roofing sheets into the country. In 2019, SON revalidates the 1989 NIS code (NIS 180) that specifies 0.15mm as minimum standard. Read up more on NIS codes #GenuineThickness |

Charisdesigns: This still falls within the premises of what is been discussed (roofing sheet thickness and all)
planning/design is everything, and it should be gotten right from inception. Most atimes it’s not about the roofing sheet thickness but the installation process.
In the construction of flat roof, you must show the water where to go and how it can self drain effectively, also pay attention to the part where the roofing sheet meets the wall Some guys were roofing 2 building in front of one of my project and I told the guys “This roof will leak.” They quickly reject it in Jesus name. Eventually it leaked this week after the installation of the POPs. The failure of flat roofs most time starts from the roof design. If the span is too long, it’ll leak no matter your lapping or the corrugation. |

kopell: Wow are you serious 0.35 that’s like a thickness of aluminum foil unbelievable, I have never used any less then 0.55 thickness. An interested subject issue to discuss. Lets have deep view about it from the experts in the house. I have always wondering about the thickness of those aluminum under the stones coats and the weights, again why are some of them faded? Are those ones not original. I’ve not seen any faded or defects ones in west despite the fact they have the most harsh weather in there climates. Many of them has been installed for over 70 years without any maintenance, still looks good till date. I’ll be happy to have experts view on this as well. On the issue of fading, this has a lot to do with the quality of the resin used in paint to bake the aluminum coil. 70 years is possible if right materials are used in the paint system. What they always sell us is “oven-baked”, what we failed to ask them is what materials was used to bake the coil? It’s like going to the market to buy “very strong gum/adhesive” because someone claimed it’s strong but the question to ask is “what class is it?” Is it class 0 or class 1 adhesive? That’s how you determine the strength of a gum |

rotecch77: That your 0.35 is what people called 0.45 today and thank God you have much time to get the best product and monitor the project then if not what happened in year 1880 will reoccurs again Interestingly I wasn’t there to monitor the project at all. As a matter of fact, I visited the project a year after it was painted. I did most of the jobs remotely and through other people but I gave them freehand to work. The only thing I didn’t do is to rush myself during the roofing stage If you check the thread where I shared about my roofing in 2011, my woodwork waited more than 6 months before we covered it. I was waiting for my no. 1 roofer Mr. Nnamdi to come for the installation because I no get money for turn-around maintenance. Even as at that time nobody is buying .35 gauge because they believed the thicker the gauge the better. _________ The same applies to my wiring. I bought most of my wires from UK against the “naija cable is the best in the world” thesis and my house never burn. |

rotecch77: I suggested the gauge I always used without Leakage issue. I don’t have time to carry out repair on Aluminum roof always A decade plus ago, I decided to give 0.35 gauge a shot on my personal project called Chateau De Brabus Here’s what it look like after several years. No maintenance, no worries. The thickness of the gauge is not always the cause of roof leakage but bad installation. Some might think I got lucky. Villa Rosa which is the next build beside my chateau had a similar gauge installed on it, though it has faded we’ve never had to fix a thing on the roofs. But I’ve seen .75 gauge roof that’s leaking and I've seen stonecoated tiles that got replaced within first year of install. Expensive doesn’t really make it better. __________ Person wey no get money must have sense cc: Dongc

spyder880: No I don't think so, these guys has known me for too long and we always have this agreement. This was how I started building houses in 1998. As a boy then, I will be paying for 15, 20, or even 10 bags of cement at a dealers shop with my salary till I will have about 150 bags. I also did same with rods and all other materials. By the time i move and do a decking to completion, my friends were surprised.
It's a great way to save money for those who cant keep money, as well as a way to defeat inflation. Just do a foundation excavation and then start buying materials and waiting, you will find new reasons to save more and avoid waste. That's how we started investing in properties those early years.
Please remember to do this with only established names, not dealers that can pack up and run away with money tomorrow. Wisdom. Person wey no get money must get sense. |

And with your work localized in mostly Lagos, Ogun, Oyo and the whole south west, you will make it big in a short time.
You are doing well, well done Sir. I’ve not really opened up my tools and machines for hiring business because I’m not really good at chasing people. So for now, we only use them for our projects only. I learnt one must have a higher degree in craze/madness if you’re planning to get into construction equipment hiring business in Nigeria. I’ve been welding on-site everyday for more than 2 months now. I can imagine the amount I would have spent if I’m hiring generator at 7,000 per day. On a single site, we had 3 welding generators and 4 welding machines. I think we need to start looking at construction efficiency moving forward. |

spyder880: My brother, change is not easy here at all, prices soaring away everyday. The only people I pity are those that are owing me for all the materials I paid for over 3 months ago. I have many rods, and about 350 bags of cement with two different dealers waiting for collection. 100 bags at N3,000 each and 250 bags at N3,150. I hope they won't fight me when I come to pick the cement later this month. Nice one. I chose to invest more on tools and machines. My focus now is how to cut down wastages in orojects and also minimize downtime’s without compromising on quality. Just yesterday I was introduced to Laser Concrete Fascia Steel Mould (mechanized operation). I’m also doing frame structure on my upcoming build because it’s far cheaper and faster for me right now than using the conventional timber/wood method. I’m not buying anything to achieve this as I have everything needed to make it happen (Shutters, mixers, poker, etc). Also looking at gantry and galvanized steel scaffolds for my multi-floor projects. Buying bamboos that’ll end up wasted from site to site is killing in my own view. So I’m focusing more on the things I can control. |

holocron: I put it to you that this is a tissue of lies and fabrication. OP sounds like an ingrate. You are serving/working for your family and instead of appreciating the results of your good works, you are grumbling, complaining and whining. Your husband struggles to do his part in upkeeping the family, you do not appreciate his role but you complain of your own role. You purposely abandoned your family and children for a fake independence and shallow ambitions and now you are regretting. You lost your cherished family for phantom degrees, career and independence. What shall it profit a man to gain the whole world and then lose his soul? It took me 12 years after our marriage to find a perfect day to appreciate my wife for all efforts at making the best of my kids and making sure our home stands. Even her friends were shocked to see the amount of love I showered on her during her 40th birthday celebration. My dad once shared with me “If you have right, if you claim it too much. You’ll eventually lose it.” This is exactly what happened in the case of the OP. My wife does more than all the OP listed above and she’s happy that she’s fulfilling her duty as a virtuous woman in the home. |
