Horlardorjah:The happenings around us. If you ask most homeowners, no one really want spend extra money to fix burglar protectors on their windows but the insecurity situation in the country led us to that. We necessarily do not need to sink a borehole in every home if the Ministry of Water Resources/Water Corporation is working. |

Ibadan Nonuplets | Pre-construction Meeting Spent some quality time with my team to define the scope of our upcoming project, analyze needs, identify potential issues and get them introduced to some new toys from DeWALT, Hurt, Hilda and Bosch. This is to ensure that all project players starts the job on the same page and progresses as a team. #NextHome

Horlardorjah:Environment dictates our final choice. Even when we set out with the best intentions and out-of-this-world design, it's no use if our environment dictates otherwise. A good and functional design must pick from what other people are doing and the way our environment is set up to determine how we should act. |

rmx:I worked in several malls in Nigeria for years and I know how the management struggle to meet their financial obligations, even the ones managed by Portfolio Asset Managers. Most of the beautifully dressed visitors (even celebrities) are only using the malls as destination spots to hangout rather than to shop. So the “over 200m population” crap data/analysis is totally wrong with limiting consequences in a country where inflation is at all-time high. This data might work for churches who are ready to collect the small monies the big shops are looking down upon but definitely not for major mall tenants who pay heavily in foreign currencies. I knew the Ibadan mall and other malls coming up in many south west states are going to face lots of trouble maintaining their facility right from the start because they were built on optimism rather than reality. ________ About the same time Ibadan was being proposed, we were asked to look for spaces in other cities in Ogun state. I laugh out loud and shared my experience in a struggling shopping center in Abeokuta about 13 years ago with the team. The owner of a compact shopping center in the Abeokuta city center had to open his doors/lower his pricing drastically to the poorest of the poor in order to increase foot traffic to the property. I agree completely with a compact mall idea - The Ebeano, Blenco... way. If possible, add a space for a church Jesus never fail! |
twinskenny:The mall-going culture is dwindling fast in Nigeria because most developers lack ideas that resonates with the local market. Even most Lagos malls (Silverbird Galleria, The Palms Mall, Park ‘n’ Shop, City Mall...) didn’t get it right at the very beginning. A smart play right now for developers would be to switch the focus from building large fancy malls in central business districts to smaller sizes like Ebeano and the likes are currently doing. That’s why I love The Bruces.’ The Galleria wouldn’t have been a success without the cinemas which wasn’t part of the original plan. And of course, Silverbird Film distribution - a stolen idea ![]() For any mall to be successful, the management must be ready to review her strategies on an ongoing basis to meet the demands of the local market in a new way. |
