In Nigeria, folks are still hitting their heads on the wall to build one..
Such is life ! Developing world vs Developed world. We’ve not had one in my hometown though. |

@michlins,
As I’m typing, I just received another request to design a massive mall in Ibadan.
Where’s all these money coming from? Dem no dey use N500m build malls. Let alone talk of a mall with 2 cinemas.
Walahi, I go so design this based on my experience working with the South Africans who designed and built some of the best malls in Nigeria. |

michlins: in this estate that am working, I see people working with 25mm rod and above. The thing tire me. You will see rods as Dem pack as if they don't pay for it I’ll show you what 100 tons look like later today. I hope I do not forget. We are no longer partying like before so there’s too much money to spend on projects. |

n3xt: If we are not buying, the prices won’t go up.
I said it yesterday that our spending habit has changed and people have too much money at their disposal to spend.
Please note that price of food stuffs ain’t smiling either. There are about 7 new projects happening within 500m around me. They all started last week. |

diordaves: Wahala dey o.
Maybe we should stop building storey buildings and concentrate on bungalow and one storey shopping complexes.
I think the crave for duplexes and four flats is responsible for upward fluctuations in prices. If we are not buying, the prices won’t go up. I said it yesterday that our spending habit has changed and people have too much money at their disposal to spend. Please note that price of food stuffs ain’t smiling either. |

See through gates still stands above those prison walls we call gates Lowering all my fence to 1.2m with fence grill. I’m tired of high fences. I was seriously laughing here when I read the comment on reptiles. I live in a place where you’d see nothing less than 200 monkeys a day. I turned the place to my animal sanctuary. My kids do see turtles, monkeys, variety of fishes, chameleon and many other types of animals and reptiles on a daily basis. We love them. Let me see if I can share pics of some of the animals we keep. |

rmx: Don’t think that is the major reason , COVID lockdown happened end of 2nd quarter to 3rd quarter last year
We don’t have more disposable income , for most Nigerians anyway , it’s the opposite , we have less compared to a year ago , the inflation rate and naira value tells us that So what are we buying highly expensive building materials with? I don’t think Nigerians have saved up that much to afford over 40% hike in price of building materials. And construction hasn’t really slowed down. What I know is that our spending habit has changed drastically. |

Marine Board vs Timber by NextHome brabus: The cost benefits of using Marine Plywood over Traditional Timber is so much. Here are few reasons you might want to give it a trial.
Smooth Finish: It is possible to have smooth finish where cost in surface finishing is involved. Thus saving you the cost of plastering the slab.
Labour Cost Reduction: Marine Plywoods come in large size panels which means it is possible to earn some savings in the labour cost/time of fixing and removal.
Reusable: Unlike Timbers, marine plywoods can be reused for numerous times. Huge savings for people building more than one house.
Higher Resale Vale: Used marine boards are sold currently sold N6,500 - N7,500 depending on how neat it is. This means you can recoup more than 50% of your investment after use.
Lightweight: the weight of a typical formwork panel (2400mm x 1200mm x 17mm) is 18kg. It can be easily transported from site to site.
Lastly, always keep in mind the impact of disposal. Of all building products, planks presents the greatest concerns when it comes to reuse or disposal. The plywood on the other hand presents least concern. |

beehorla: Please sir, can u tell us the depth of ur excavation, ur mixing ratio, implications of using marine board to normal planks (1/12), wat is best mix ratio for shallow foundation 450mm below frost level. However, a depth of 700mm is acceptable on ground with adequate bearing capacity. If the land is one with high water table, the bearing capacity of such land is halved, so it’s better to keep such foundations as high as possible. In such scenario, a shallow but reinforced foundation depth may be recommended. ________ Mix Ratio? This is dependent on the application of the concrete. Please kindly be more specific here. For the foundation column base and starter columns, we always use C30 (1:2:3 mix ratio) _________ Marine board vs Timber?I did this comparison sometimes ago. I’ll look for the link and share here. __________ Best mix ratio for a shallow foundation? As recommended by your structural design. |

rmx: Been wondering about this surge in demand , is it possible people are rushing into construction and real estate to hedge loss in value of there naira ? Seems unwise to keep substantial idle naira in times like this I think the major culprit is COVID19 which left a lot of half completed housing projects dotted our country like graveyard. So more people are trying to complete their near abandoned projects. The rapidly increasing value of land is also an accomplice as most people are racing to avoid the risk of building their homes in downturns. Lastly most developers who spent big on upscale developments are also pacing to avoid losing control of it. Most projects suffered a huge setback last year and many are idling away. ______ Unlike never before, more people are building NOW because we have more disposable income. |
