The processing started and documents sent to the headquarters. I got the assessment report and the need to make payment. A cropped copy of the assessment report is attached.

Among the initial documents submitted for the processing are: 1. Original land purchase receipt. 2. Deed. 3. Original survey paper. |
The property documents submitted to the person in charge of the approval processing. PS: I used someone who's a level 14 staff of town planning in the state (Lagos). He proceeded with the approval process and shared the necessary requirements including tests to be performed, layouts, involved parties, and fees. I will highlight them below. |
I sketched the original idea of the construction and transferred the sketch to the architect for perfection. We got the designs ready including architectural, structural, mechanical and electrical. |
The process began in September, 2023. First thing, we got the deed for the land and proceeded with the survey to confirm the status. Survey results came out good and we got a certificate from the office of the surveyor general of Lagos state. |
Let me make this disclaimer before i open the thread. This thread is my personal experience on getting a building approval in Lagos, and it might not be the same for everyone else. Also, things might have changed depending on the time you're reading the post. Lastly, i might not remember everything involved since i contracted the process to a more experienced person. The process began in September, 2023.

You want to ban a geopolitical zone from contesting but want them to vote. What matters is for each region to behave themselves and play the politics the right way. |
dejonathan:The reason i don't have any pity for Nigerians abroad when they get treated terribly. We the citizens are doing more damages to the country than the government itself. Leaking a circular that is not meant for the public is the height of stupidity and supposed to carry heavy weight punishment. If you are waiting to be in the government before you'll know what's going on then you need to be checked. A lot of people in government have once criticized the government terribly bad. |
tomoregie:Property built without approval can still get post construction approval, however, it may be costlier than the preconstruction approval. Importantly, the land must be free from acquisition or disputes. My own was processed by a person in town planning office. However, the main approval and stage supervision is handled by LASBCA. |
Dreal1247:Only few people are truly interested in following the due process. I am working on a project and the process is quite tough. I have done the approval and paid nearly 2M to the state government, excluding tax which is required for the full approval. Even at that, i still need to write letter for inspection at every stage of the process. Many people just play victim but deep down they know that they don't do the due diligence.

Insulting elderly people on social media for the entire world to see is not a good way of calling them to order. #1. is generosity. I am glad i took that from him. #2. fearless and determined. My dad never attended primary school but can go anywhere. #.3 extremely responsible. He has multiple wives and children and he made sure that all his children are educated. There's definitely more traits of this great man that i will keep. |

HellVictorinho6:Your rant doesn't validate anything but the usual chorus of the majority (blame the government). In Lagos state, public primary and secondary schools are free. However, majority of the residents send their kids to private schools. Reason: Strike? NO. Quality education? NO, because many of the government schools provide way better education than the private that are mostly for extortion. However, the parents can pay 15,000 per term for school bus for a 5 year kid in private schools. Some of them have 2 or more kids. But when it's time to pay 1000 for household waste disposal then they remember they don't have money. Ranting... ranting... ranting... I am a Nigerian and i am not excluded in the system. If you choose to ignore the fact that the majority of Nigerians are terrible, then keep to your beliefs. Where i live, a community project was to be executed and the excos are to let everyone know what it would cost. They inflated the project from 700,000 to 1,500,000. How do i know? Three of us eventually do the project since the inflated cost has caused the delay for over a year. I don't have to attack the government all the time. I have seen Nigerians dumping their household waste in gutter, blocking water flow thereby contributing to flooding. But no. It is the government. Everyone is free to join in blaming the government. |
HellVictorinho6:I do not know about this particular area in Lagos, however, in most places, LAWMA trucks operate every week. Unfortunately, many people will prefer to keep their waste until night before dumping them into the canal, instead of using the available facility (LAWMA). The reality is that the average Nigerians expect everything free. They won't pay to dispose their household waste because they believe it is something the government can do for free. Terrible citizens. |
I will strongly recommend content and affiliate marketing. Why? This will help you to learn more about sales. Once you master the act of selling online, every other skills you acquire will be profitable for you. You will be able to sell your skills without stress. But if you have to choose other areas, then SEO is very good. |

brianromel:You have good points because there are so many do-it all digital marketing agencies that end up wasting companies' time and money without giving them any reasonable result. We can't blame the businesses that hire them, however, it is also important for businesses to be able to identify desperate agencies from the onset. Their response to almost every question is in the positive. After all, they are seriously looking for clients. Result oriented agencies are not desperate for clients. They are not cheap either. And they don't take on every client that comes their way. They are realistic with their promises, and they can back things up with data. |

I actually think it's not always the best to discuss some moves with parents especially if there's a lot of financial challenges in the family. Some family are very manipulative. Some parents, particularly mothers know how to push siblings responsibilities on their elder bro/sis. So, i think, genuine mentors will probably do much better in that aspect. |
yinkeys:SEO hard die you say. You would recommend copywriting for him because its easy, and then he'll struggle to get sales or people to work with. Right? By the way, you seeing SEO as something hard doesn't mean it's hard for other people. Just learn the right thing and implement. |
