In the past, the popular believe was that the earth was flat. Someone stepped out to say the earth was spherical, and today we know that the earth is spherical. It takes a man of strong conviction to go against popular belief.
I'm not against having an opinion in such case, but expressing it.
Expressing an opinion against a mob is unwise, so it's better you keep it, or walk away and express it to them individually to have people on your side.

God bless you for this. I belong to both fold, parents got married in Assemblies, while we currently attend TAC, through research when TAC was celebrating 100yrs few yrs ago, I got to know they are of the same foundation.
As a member, you know the rules, if you are not comfortable with it, stay away. The church allows them to do just traditional marriage rites and move on, but if you choose to do the church wedding, don't come with pregnancy, if you do and it wasn't discovered, if you give birth at a time that's around 8months less, and without a medical reasons, they will suspect you do the wedding with pregnancy and still discipline you.

I think they import a lot of their sensitive parts from abroad hence the management of materials to ensure that they remain afloat. I think the Govt. can do more by taxing them less and making forex and local currency with low interest rate readily available to enhance research et al to add to the quality of their production.
They don't have any parts on ground outside bulbs, filter, and pads, any other part, they will give minimum of 6wks which will definitely change.
Some of this parts are not covered by warranty so you have to pay for it, despite making prompt payment at ridiculous rate, they will still delay

It's not a lame excuse as most of you are insinuating here, though I understand we've made it a habit of not believing our Government because all they is to lie to us year in year out.

I work for an outfit that got more than 20 pieces of Innoson vehicles especially the IVM carrier and IVM granite model . As I'm typing this right now 98% of these vehicles are parked in the workshop with no spare parts to repair minor challenges. Imagine relying on that kind of manufacturer to provide vehicles for your entire fleet , it would become a logistic nightmare and will disrupt operations and to make matters worst the Innoson man himself is just your typical irresponsible Nigerian businessman who's not ready to make any tangible changes All he wants is to be paid without adding value to his vehicles year in year out after all he's fully aware that with the local content policy , we will always come around to patronize his greedy ass.
You are right. Go to GAC in Lagos that the state patronized, there are so many grounded vehicles with replacement parts issue. They will initially tell you 6wks, after 6wks, it changes to next month blah blah blah. I have one of such vehicles that the part eventually never arrived

It's a FG thing. Some of them were genuinely transacting with the Local Govt(LG do not have any jurisdiction over building matters), those staff that knows no left from right, while those that knows are dubious, continue to collect money from them. Another group is the I don't care, na money e go chop. Then we have the completely ignorant set.

Govt earnings dropped, so they tax where ought not to be taxed, seeking for funds by all means.
When taxing became difficult, they resort to ways and means, that is, printing money.

Get a surveyor to pick they coordinates of the land. Don't rely on the survey, let the surveyor go to the land.

Last time I did such, I spent about 300k. Had to pay the lawyer and surveyor, and they also had to bribe at the ministry of lands before verification.
I don't mean running perfect investigation as in checking title documents and the likes. I mean to run a quick check (not deep search) like who get the land, individual, Omo onile or govt. Hope no wahala for the land, etc.
Just give some peeps 5k 10k at random wey you feel sey get better insight for that environment, Dem go give you full gist, and you go discern truth from false, then you can request for docs to start running the proper check.
Sometimes, just go ministry, ask them if govt get any interest for any land for so so area, without any supporting docs yet, those guys know, Dem go hint you, to now determine if your particular portion dey of interest, you run the check. But some people see parting with such fund as a waste, that Dem go outsmart the system

You said it all!

Less than 1 million Naira could have been used for investigation and verification, which would have saved the day.

100k go do the investigation of any land. Na only when you wan run the document you go need huge sum.
Person wey wan buy land of 10m should not have issues parting with 50/100k to just find out the source of the land and potential risk as to title.

The CBN threshold is a minimum benchmark expected of them, it doesn't mean they ain't worth more.
Are you insinuating that banks are now not worth far above the 25bn threshold of Soludo era?

Under staffing is as a result of high staff turnover in the banking industry which is caused by japa.
Japa didn't start today, the current trend of Japa started about 4yrs ago, meaning there is opportunity to address that if it's truly Japa that is the cause.
Btw, most of those exposed to Japa within the banking system are core staff not the contract, remember that banks make use of mostly lower graders (ND, NCE, HND & BSc) as their counter officers, which are not really the class that seeks to Japa

Strong Capitalization without a cogent reason is counterproductive cos it stifles competition and growth. Oceanic, PHB and the likes had to be recapitalized then based on strong financial indicators which showed that they were already insolvent at the time. The current system is different with AMCON. It’s a rare thing to see such a situation cos of strict regulations. Understaffing isn’t a new thing. Every sector witnesses this and it’s not a reason to assume a Bank is distressed. The FUGAZ are even more notorious for this and you can’t say they’re distressed. Hard facts should drive decision making not textbook jargons. Governance isn’t by blowing empty grammar to cover political plots.

You may be the illiterate here. It’s not a priority. Besides, the Banking sector haven’t shown any sign of vulnerabilities in recent times to warrant such plan. Mopping liquidity should be backed by a certain reason - inflation will be the closest guess. However, it’s common knowledge that our inflation is an imported one. Basically tied to exchange rate fluctuations as a result of the inefficient market. So what’s the whole point of increasing capital base? How does that directly affect monetary policy goals in the short run. It doesn’t make any remote sense. The obvious suspicion will be that they want to politicize the mergers and acquisitions that’ll follow suit from that policy. It’s as simple as that.
Intercontinental, Oceanic, Afribank, PHB, Skye, of recent Polaris(New Skye), Union, First Bank, etc are having issues.
You enter so many banking halls and you find 2people manning a space created for 6.
FYI, some banks have even recapitalized themselves before now, strong capitalization means growth, as it spurs finance support to real sector of the economy.

I just saw a new bank named signature bank or so .they covered it's name.but I peeped. I also saw globus bank last year.
So you approve new banks then after one year starts talk about recapitalization.
Same thing happened to microfinance banks .
Also fintechs
Why can't we be consistent.these are what scares investors.
Are we always in trial -and- error in everything..
Hmmmmmm, globus isn't new, it's about 8/10yrs.
The recapitalization can categorized them into Regional, National and International banks.
Any serious investor investing in the last 5/10yrs and isn't aware that our banks are undercapitalized isn't fit to operate a bank in the first place.

Properties / Re: My Family Now Homeless - Man Whose ₦300m Mansion Was Pulled Down In Lagos by OlujobaSamuel: 8:53pm On Nov 24, 2023
casualobserver:

Stop pretending as you don’t know civil servants are crooks. And don’t put words into my mouth. I said it is possible ( I am speculating) that a civil servant sold land (legally) knowing you can’t build on the land. Even if you have a c of o you cannot have a legitimate building permit over drainage/canal.

Bottom line is that you have seen that you need permits from the MOE to build near canals and evacuation drainages. You cannot build in such a place and claim you didn’t know it was a drainage/canal. Like I said if you have a legitimate c of o, your problem is with the agency that issued it to you, go and meet them. If you have a legitimate building permit over drainage/canal go and meet the agency that issued it to you….simple. Wike said: in Abuja there are plots of land that have 5 different CofOs!

It will be interesting to see of all the many homes demolished how many can actually with full chest challenge the LASG. If your papers are legit, just get a lawyer. Abi?

The commissioner for environment is a lawyer, he worked for one of the top law firms in Nigeria. He is telling you with chest on TV, not once, not twice, if you claim to have papers, go and meet the person who gave you papers, what does that tell you? He knows you have no leg to stand on. He knows 1) you don’t have any papers, 2) whatever papers you have ( if you have) you must have committed some illegality to obtain it. 3) your papers are forged.
The building permit even comes before the CofO, except you want to modify after you have gotten the CofO which will require seeking for a new permit.
I remember a case, the man was trying to process his CofO, so during inspection, an power supply line passed through his premises to the next street, those that came told him he can never get a genuine approval with that wire in his compound, that he should find a way to discuss with the community (the wire installation was done when the area wasn't developed) to chanel it through the right way(the cost will be high due to distance).
The inspectors told him that if they should collect any money from him, that he won't still get a genuine permit, sey na runs he go get, that he will have issues in future

No sentiments in this case.

People brought land. Went to state ministry of land to process C of O and they were told that the land belongs to the FHA.

Some cut their losses and moved on. Other felt they could bribe their way with money. Some bold ones decided to take the FHA to court.

The area in contention has been in court for over 5 years. Now my question is why proceed to refill and build on the land, when y'all are all clearly aware of the impending court case?
God bless you for this. Some of them know but they felt money solves all things. I will bribe my way through mindset

You won't hear them now!

I see those marks in several places and people won't say anything now, they simply ignore or start looking for who to bribe, until government decides to act. This is not restricted to Lagos, you see those marks everywhere and people simply ignore it claiming 'no law in Nigeria' until they suddenly have to face reality.
Exactly. There is a govt acquisition in my area, it was during fashola time, they put a signboard at the bus stop to the area, and another where the land started from, people commot the two signboard dey buy and sell land dey go, the year Dem go come for Dem, Dem go dey shout.
One thing is, majority don't make effort to research the land nor believe in land documentation.

Lol see contradiction. So it is the building permit that is the issue now not the c of o?

and the c of o was given without verification of building permit from ministry of environment in lagos?
Lasg do not issue CofO on FG lands in the state, it's the Fed Min of Housing that issues it. To have a CofO, you must have an allocation.
From the report, you can see that the victim appears not to have an allocation, as he got the land from a 3rd party without allocation or Omo onile
