Early last year I was motivated to start a beer distribution business, I did my research bought the land and constructed the building.

Unfortunately for me, I didn't know someone is selling just few blocks to where I acquired the land. Although the competitor was a small scale but I do not want to compete because there is also a coke/pepsi depot right next to it.

I've decided to go into manufacturing but I'm not sure what I could do. I need ideas and possible the required capital that would start it.

Please no pure water factory suggestions.

Thank you.

Although you didn't state the location of your property, I'd suggest you go into rice milling. Get rice from any large farm close to you, get machines, hire people, dehusk these rice, parboil them, bag them and start selling.

You can also set up a palm oil processing mill too.

don't try that rice milling n processing e get why oh.. make red eyes hungry Nigerians no break enter, clear everything thinking that na govt palliatives wey dem hoard.
Seriously avoid rice business for now in that warehouse.

If it's Sango Ota, where exactly there? Is it Ojuore, Sango itself, Iyana, Ijoko Road? Where exactly? But I feel you should still go into the drinks business. Though the other may be a small scale, you can do yours large scale. I stay in Ota, and I see many drink depots side by side. Especially at Ojuore. The demand is quite much and you'll not lose out. Other than that, I doubt any of the suggestions will work in Ota, especially for a very large space like this. You must have spent quite a lot to put this up and believe me, renting it out per square meter does not work in Ota. It works in Lagos and in some areas like Ogudu, etal. If anyone wants to lease in Ota, it won't be by sqm. It will also take a long time to recoup investment.

But I do know that the drinks business moves faster in Ota. So be a capitalist and don't worry about the competition. Try to outsmart them and get your business. Unless you think you can't beat them, but trying to avoid fighting or competition isn't going to help. That's capitalism.

You could rent it out as storage warehouse on a yearly basis. Give allowance for contract renewal with whoever is renting it from you.

Leave racking for your tenant to handle. Don’t forget to involve a property lawyer when drafting and signing any agreement on this.

You can be rendering forklift service with it, if there’s need for it.
Take safety seriously and train all your staff on this so that your investment doesn’t go down while you watch.
Insure it as well.

You have built the place like a storage warehouse already. That’s what warranted the suggestion. To use it as a factory would warrant pulling down some sections of the walls to suit the layout or line or machine design of such a factory.

Assuming you haven’t roofed it, you could have decked it and turn the top floor to an event center.

That is a multimillionaire project..You should have all this figure out already.. Nevertheless, I will suggest you rent it out for now, then take all the time to THINK DEEPLY about what's best for you..Later and soon enough, you would know whether to port or continue rentals.. you will figure it out.
Congrats in advance.

Thanks brother, this was my intention when I built the warehouse.
To be a wholesale distributor.

There is cocacola company about 30 minutes drive from my place.

Nigerian breweries are not taking in new distributors, instead they referee me to one of their large distributors.

Stop saying rubbish. Come to Benue and see rice mills that are not even up to half this standard, yet churning out money back to back. Most dealers in Abuja buy from Benue and repackage to sell high.

irisher:

To setup a Rice Mills Factory will cost him a lot of fortune, and he's not in a right site for that business. Beside the warehouse is way too small for the machines involved!
Rice Mill Industry is only meant for very wealthy individuals that can be able to sink about $5 million dollars or more in an investment and let it grow slowly without panicking, because it requires some numbers of hectares of lands, and the Industry has to be planting its own Rice with the aids of an Industrial modern agricultural tools and machines.
More workers will be employed, build or rent apartments for company workers close to the Industry, create awareness and market your products. Never forget the competitions, and majority of the masses still prefer foreign Rice over the local Rice, so you've to fund more fortune in your Industry to make it reach the standard of that of the foreign Rice.

I already advised you last year but you didn't take it, With this kind of building, your best bet is a church business. The only thing you needed are just chairs and a sharp mouth prophet.

I will recommend our resident prophets here, falseprophet and righteousness2. Trust me, in few years, you will be an owner of a private jet

...and extras (actors) for the miracle healing sessions.
